Couldn't even get through to them to book a viewing. Left several messages and they don't return the calls. Actually viewed one of their flats through another agent. The place was a mess with lots of repairs required. The agent told me they'd be fixed and UrbanSplash are good at sorting out repairs. I lived in "Chips Apartments" in Urban Splash's marquee residential project "New Islington". Which, at the time I was leaving, had been declared as not fire safe, until all the cladding had been removed. To which their response was to bill the residents for their construction mistake.
They also fitted the building with only one boiler despite the original building plans showing it required two. Unsurprisingly it broke down, so many times I lost count (at one point we had no hot water for around 3-4 days) to the point it needed to be replaced with two boilers, to which their response once again was, you guessed it, to bill the residents.
The building was constantly vandalised and burgled, due to poor security measures, over half the post boxes were forced open and stolen from, and not repaired for months, several people had bikes stolen from the "secure parking"... the list of unpleasant experiences, I experienced first hand is endless.
What with the thoroughly unpleasant experience I've had dealing with Urban Splash over several years, I'm so glad I no longer live in one of their buildings. To think there was a point where I seriously considered purchasing that property, is now laughable, and I pity the poor people who have. As they're now footing thousands of pounds worth of bills, for new boilers, security and safety measures.
But the point that needs raising the most, is their utter disregard for their residents. Once they have your money, you're no more than an inconvenience to them.
I've found the company to be totally unreasonable, rarely contactable, and only ever in touch when you want something – never to help or assist.
Utterly incompetent. And some of the worst customer service I've ever experienced, more comparable to used car salesmen, than a professional business.
Steer well clear. There's plenty of other flats in Manchester city centre, and many more developers, don't choose these cowboys. You will regret it some point down the line.... Read more

Urban Splash appear progressive, friendly and pro-active in both their media and when you first meet their representatives. DO NOT BE FOOLED. Once you have signed on that line, their empty promises, bad customer service and their pitiful maintenance service becomes clear. I lived in their property for two years- there were still maintenance jobs from before I moved in outstanding when I left, as the maintenance team deemed them 'too big' a job. We had no lights in our kitchen for three months over winter while they decided if they could be bothered to replace them.
In all my contact with Urban Splash as a resident, their customer service was underwhelming and often fruitless. Often I had to ring several times about the same thing before anything was done. They overcharged rent on several occasions, their responses to complaints (when they bothered to respond) could be summed up as 'like it or leave' and they attempted charges that were specifically not allowed under the redress code they themselves had signed up to. Not to mention the underhand way I was deceived into signing for a condition report (Titled - hiding under the other piece of paper - Tenant Deductions).
As for the company structure, when it suits them (like when they are increasing the rent or forcing you to sign an obligatory new fixed term contract) Places for People are the landlords and they are just an agent carrying out the will of the landlord. But if ever you mention you want to speak to your landlord about Urban Splash's terrible service and behaviour, suddenly it turns out that the relationship between US and PfP is much closer, and in effect US are management and decision maker, effectively operating as both landlord and agent. The way they use this relationship to extort money from customers is dodgy at best.
My advice? Steer well clear.... Read more
