Most disgusting letting agency ever. Firstly when we moved in we were given a rubbish bathroom with a broken shower door so it would flood every time somebody showered, broken extractor fan so black mould kept growing multiple times, 2 men came to visit and mentioned our bathroom hasn’t been renovated even though it should have. Cold water for 3 months when first moving in and we were told to fix it ourselves. Broken oven for months, broken stove, mice multiple times, homeless people breaking in because the building door is never secure (me and flatmate had to call 999 twice as they were on our floor doing drugs and x1 said they can’t do anything!) huge leak on my bedroom roof left for months, pipe bursts in the coup-boards under the sink, broken sink tap and leaking countertop, flood on ground floor of the building which made the whole building smell and nothing was done about this, broken lift for months, stolen parcels and bathroom light exploded whilst my flatmate was showering which caused every light in the flat go go out, we were left in the dark for a day. Calling the investors, DO NOT buy and rent with X1 I invested a property to let with X1 Developer, inclusive furniture pack (which when the property completed furnitures will include in it). Paid deposit on the 05/Nov/2015. Completion date should be on the 2017 but delayed. Building completed on 22/12/2020 (after 5yrs). First tenants rent out on March 2022 Renewed contract March 2023 with new lease increase rent but still receiving the old rent until the tenants moved out October 2023. Found out the furniture pack is not included in it? Since then chasing for the money I paid for the furniture pack, until up to now, I still have not receive the refund yet. After the completion from X1 Developer lead to letting with X1 letting directly (that is a big mistake). Flat rent out on the 5/March/2022, lower than market price. X1 Letting give me the reason was due to covid, market is down and it’s not easy to find the tenants. I accepted with the low price to rent it out. One year contract ended on the March 2023, before renewing the contract, agent contacted me saying we can increase the rent because this is what the market at. We agreed on the price with the tenants to continue the contract. But, rent were delayed for 2months, I do not know why. Contacted the agent and ignored my email and phone calls. After few weeks of chasing got the email saying she is leaving the company. Anyway I am still getting the old rent until the tenants moved out October 2023. Then that’s where another problem started, my flat is unfurnished that is the reason the rents were low. (But I paid for the furnitures pack to completed with the property). I trusted X1 developer from purchased the property with them to letting with X1 letting. From October 2023, I have been asking them to furnished my property which they neglected to delivery what they promised. During this chasing period, furnitures are finally ordered at the beginning of January 2024 (after 3months), but waiting for the delivery date (one whole month) until end of January and no updates. Then I requested to send me the invoices of ordering the furniture pack and no response. My flat’s been empty with no tenant for 4 months up to that point. I have no choice but to leave the X1 Letting agency. After I wrote the review on Trustpilot 01/February , they contacted me via assigning to another agent. Told me they will investigate the case and will give me formal written response by 5th March, which of course not delivery to me. Again I contacted that agent and he gave me another email to contact. She then assigned me to one of her colleague to issue the refund. I still have no receive the refund of my furnitures pack yet until up to today. Warning to the overseas investor if you’re not in the country it’s likely that you’re will be trapped. I would not suggest to any of my families and friends to invest with the X1 Company in the future. Very disappointed experience with them. This is my second reviews for this company, I will continue to share my experience with this company until I receive my refund. I am not even asking for what I lost from the day I started renting with them and yet they still holding the money I paid for furniture pack from 2022 to issue the refund.... Read more

I'm a landlord and will never go near x1 again and will tell everyone I know about them. I NEVER received any rent unless I sent numerous messages chasing. We rented furnished and they didn't do any audit on move in or leaving. They never got the keys back. Didn't arrange or coordinate any change of utilities. Actually lied about saying they didn't receive rent from the tenants when I know they did. Every month was a new 'manager' who always just said they needed time to catch up. Avoid at all costs... My recent experience with X1 has been nothing short of a nightmare. From the very beginning, the problems started piling up, turning what should have been a comfortable living situation into a constant source of frustration. Upon moving in, one of the first issues I encountered was with the Fob, which simply didn't work. It took not one, but two attempts to fix this basic access mechanism, leaving me stranded outside my own flat and utterly disappointed with the initial impression X1 provided. The lifts were another perpetual headache. Filthy and seemingly on the verge of a breakdown at any given moment, the unreliable elevator service created an inconvenience that I hadn't signed up for. It was not only inconvenient but also a safety concern. The HVAC system, touted as a modern amenity, turned out to be a source of annoyance rather than comfort. Unserviceable, it continuously blew dust and dirt over the ceiling, adding an unsightly layer of grime to my living space. This not only affected the aesthetics but also raised concerns about air quality and hygiene. Security was another major letdown. The front doors to the building were malfunctioning for 95% of my tenancy, and things took a turn for the worse when the door to the stairs eventually broke. This left the entire building vulnerable and raised serious safety concerns. X1's failure to address these security issues promptly reflects a lack of commitment to tenant safety. The promise of a receptionist in the building was nothing more than a marketing gimmick, as I never once saw any evidence of such a presence. This added to the sense of isolation and frustration when dealing with various issues. The parcel room, a basic amenity for many modern apartments, was only open at specific times of the day, making it a constant challenge to access my own parcels. This inconvenience seems entirely unnecessary and indicative of poor planning on X1's part. Reporting maintenance issues proved to be an exercise in futility. Weeks would pass before any response was received, and when issues were eventually addressed, the solution often came in the form of a low-budget replacement that further cheapened the overall living experience. In conclusion, my experience renting a flat with X1 has been a series of disappointments, inconveniences, and safety concerns. I strongly advise potential tenants to think twice before considering X1 properties, as the promises made in advertisements are far from the reality of the living experience they deliver.... Very disappointed, saw a nice apartment in Eastbank tower , organised a viewing for monday , got cancelled 15 mins prior as Mo said he couldn’t access the apartment due to the tenants not having enough notice and in the process of moving out. I was understanding even though i was already on the way and it was so last minute. I had to call about 5 times the following few days to finally rearrange for today Sunday. I called yesterday Saturday to check it was still going ahead and was confirmed it was still booked in. Wake up this morning , get ready and leave for manchester to then be called AGAIN, saying the staff member who was meant to be showing us the apartment didn’t show up for their shift , and they don’t have enough people on a Sunday. I have now been cancelled on twice and seriously let down it’s a disgrace , after reading the reviews on here they sound like an awful company... Read more

We lived in X1 Campus in Salford. The lift got broke 3 months ago but even after several complaints its still not fixed. Their service is horredous i would request you not to move in as a tennant or purchase unless you like burning your hard earned money. Thanks... Read more
