Naomi, the manager took over £300 from my deposit for no justified reasons. Balcony something broke due to weather, on me. Dirty mattress prior, i used topper, still charged. Cleaning and oven cleaning over £100. Many things where X1 will need to cover for maintenance but they'll finesse tenants and make them liable.

I lived with my partner in an x1 flat for a year and that is all I could take. If you need something fixed they won’t help, the security on at night sit on their phones not paying any attention and will let literally anyone in the building. The building itself was terrible quality, it was a brand new block of flat with slow lifts that barely worked, the bathroom lights didn’t work the entire time we lived in the flat and were told we may have to pay out of pocket for them to fix it. And don’t even think about getting your deposit back, even if you left the flat spotless they’ll find a reason to charge you. In general I can not warn you enough to chose a different company to go with. We also received a parking fine on move out day even though they had provided absolutely no parking for people moving their things in or out of the building.
