The property was a hard sell as it was a holiday let with a very tight market. the fact they pulled this off in such a short timescale was really a great achievement on their part. Cannot recommend them enough if you want to buy or sell in the highlands

3rd Nov 2023 (1 year ago)(While the company did finally provide compensation, it's important to note that I still experienced a significant opportunity cost as a result of their actions.) It has undeniably been the most regrettable experience of my lifetime, dealing with a solicitor team that exhibited a severe lack of professionalism and courtesy. Initially, I placed my trust in them based on their positive Google reviews, which now appear to be misleading and have led to significant frustration and inconvenience on my part. The solicitor in question was Shari, who astonishingly took a full year to complete the anti-money laundering check, despite my having submitted all required documents promptly. To compound matters, she repeatedly requested the same information, leading to redundant submissions. Regrettably, she ceased all communication, failing to respond to both my emails and those from the seller's side. My attempts to reach her went unanswered for two months until she seemingly disappeared without a trace. I was dismayed to find myself in such a predicament. In desperation, I enlisted the assistance of the estate agent, who contacted Joni, the National Head of Conveyancing. However, this interaction proved to be equally disheartening, as Joni not only displayed a lack of professionalism but also declined to provide any insight into the unilateral breach of contract, responding in a profane manner. I strongly advise against engaging with this company. As a result of their inefficiency, my funds remained in limbo within my bank account, as I had initially believed they could promptly resolve their business matters. Consequently, I have incurred substantial financial losses due to the failure of Simpson & Marwick to deliver on their commitments.

However the process of having many stakeholders in the mix, like conveyances, their solicitors, legal vendors etc made the process very laborious. There ought to be a system where the potential buyer and seller can speak to each other from day one after price has been settled. There seems to be a strong resistance for this to happen presently - not good. JCC

We had a few complications during the purchase but Amy was amazing and helped with every question that we had. We are from England originally so we had a few extra questions on the procedures in Scotland but Amy held our hand and guided us through the whole process. 2nd May 2025 (6 weeks ago)Helen and Maggie did an excellent job of selling my house in 5 days and achieving a significant amount over asking for my property. The reason I chose them is firstly for the professional photographery of my property (which very few estate agents do but makes such a huge difference to the interest you get, as first impressions count) but also the excellent fixed pricing structure for their fees. I wouldn’t use anyone else again.

Her attentive, personal and invested efforts in getting a sale were really appreciated.
