I've rented with the majority of major estate agents in Aberystwyth and my poorest experience so far has been with A1Property. In my case they were letting on behalf of Emyr Davies who was written is as my landlord on my tenancy agreement. If you're not aware of Emyr Davies he has been featured in the news multiple times for providing unhygienic and misleading accommodation.
The first thing I immediately noticed when moving in was how unsanitary all the communal areas, upon contacting A1Property I was told that the house is not cleaned between each tenant moving in and it is instead just checked that it is in a reasonably clean condition which it was far from.
I noticed there was black mould/damp underneath the kitchen sink, upon mentioning this to them they told me it was 'discolouration' from a previous incident (which I think may be the most creative way of describing mould that I've seen). The cupboard reeked to open and yet again they just stated this with no intention of doing anything about it.
The oven igniter was also out so you had to manually light the pilot inside the oven and on the hobs each time you want to use them. Safety wise this is obviously not ideal and a reasonable estate agents would normally carry out this repair. But A1 are far from a reasonable agent and told me that I must continue to manually light the pilot each time and they had no intention to repair it as they had provided the means to do so by providing a box of matches to use.
I noticed the seal around the shower was filthy and covered in black mould (pictures attached), I sent them 3 emails about this all of which were completely ignored.
Oh their was also a random hole in my housemates room which had been comedically taped over (picture attached). To be fair there's tons of other issues I could probably mention here which I experienced during a short (but stressful) 3 months of being an A1 tenant but I think I've made my point.
The only remotely positive thing I have to say is that I received my full deposit back after having to email them to send it.
I don't know if the blame is with A1 themselves or the landlord but either way I'd strongly recommend staying away from them and going with a private landlord or an estate agents who care about their tenants.... Read more

Two properties I have enquired about. Left an answerphone message and emails as follow ups. No contact back from A1 letting agent. Call yet again and informed that viewings were taking place that afternoon. And we live two and a half hours away. We had not even been invited or been contacted/refused/turned down. No excuse for feedback of short staff, phone not picked up or emails stock piling. You advertise a property and you should be there 100 percent to follow it through. Judging by your current Tenants experience, think we have had a lucky escape! Been with A1 for an academic year and I have nothing bad to say about them, only good. I am very unsure about the bad reviews they've been having and none of what's been mentioned in the negative reviews have happened to me in the duration of my year. A1 have been absolutely phenomenal.
People have been saying that A1 are slow at responding to their emails, but I did not experience that. I had to contact A1 on multiple occasions, and every time I did I would get a very quick response, within an hour. One reason we had to email was a few things not working or damaged around the flat. A quick email, and a very quick response later, and A1 are already on it. They would send someone over to sort the issues out within a day or two!
I should also mention that you should always expect there to be a few issues with the place you move into, I have never moved into a place where I didn't have to contact an agency to have something fixed, and I have rented a few places before I rented with A1. Just send them an email, and acknowledging A1's amazing service, they will have that issue sorted in no time!
They are very kind, caring, patient and understanding people. Right from the time we had a viewing around the house, to the first day of moving in I have felt this. I'd pop to the office about something and all the time I've felt welcome, it's always been a very comfortable environment.
A1 have also been fantastic with giving back our deposit. We had someone move out in the middle of the year, and the deposit was returned to them before our tenancy ended. There was a bit of a misunderstanding at the end of the official tenancy in regards to the deposit, but this was not directly related to A1. The misunderstanding was caused by the complex situation of my previous flatmate moving out, and DPS's very confusing website layout because it was not made for a situation like this. We should've received an email to confirm our bank details when A1 filled in the necessary details. The situation was sorted after contacting DPS. A situation like this will not happen if you don't go through the same as we did!
Just a note, don't blindly head into a tenancy, do lots of research beforehand. Read all information in your tenancy agreement, read all terms and conditions of deposit protection, know what to do, and keep your accomodation tidy and in the same condition as it was the first day you moved into your accommodation and you will not go through any issues.
All in all, A1 have been absolutely wonderful and I highly recommend them.... Read more

My first negative experience was by email: when asking anything about the flat, I was met with blunt unhelpful answers which left me no better than before I had asked.
When I arrived, they took me to the flat I have rented. The hall was full of spiders and cobwebs, and the living room was disgusting (see pictures). It was clear no inspection of any kind had been done. The lock of my room had been forced open by one of the other tenants and the bed and a chair were broken while cigarettes littered the floor. Jason, I assume the owner, changed the lock that day but I was so scared that night that the next day I went to the agency to ask for a change of flat. I have to say that the kitchen and the bathroom in that first flat were OK and looked relatively new.
I was shown another apartment which was in a similar state. The carpets were filthy and there were still crumbs on the table. It was immediately obvious that no cleaning had been done since the previous tenant. Upon further inspection, I discovered: clothes and papers in the wardrobe; dirty socks and half eaten food underneath the bed. The carpet was frayed at the edges (see pictures) and the window was cracked and the latch did not work despite being on the ground floor, meaning that it could be opened from the outside. A further thing, the bed was damaged so when lying on it, my back was at an angle rather than being flat. I went to the agency and they told me to email them pictures of the things that were wrong, which I did. It took them 3 weeks to fix the bed. The day they came to fix it, I reminded them of the other things which were not OK. The answer to the crack was that I wouldn't be charged for it but it wouldn't be fixed either; to the carpets they said it was a normal thing about old carpets and they wouldn't do anything; and about the latch that they would send the carpenter to fix it. This took over 2 months. Luckily, during that time I was able to get it fixed by a friend. Two days after getting it fixed, I noticed someone attempting to open the window. If left until the carpenter arrived, this attempt would have been succesful and I would have been sleeping while a stranger entered my room.
Overall, I would not recommend to rent with this agency. Flats are not in good condition and at the price they charge. There is no excuse. I believe they don't put the effort in because they know that they are dealing with students, who are less experienced and less likely to complain. I felt unsafe and uncomfortable for the entirety of my stay and I am very glad to be out of their accomodation.
Edit: having read the response from the agency, I have decided to add this edit as I believe it is better to air my grievances publicly than respond in private so everyone can read it.
I have to say that you were nice the first day. I went to the agency's office and you drove me from there to the first flat. However, this was after several missed calls and waiting in the cold despite giving an approximate time that I would arrive.
Yes, I agreed to the second accommodation. However, this was admittedly due to my inexperience as a tenant (which honestly in hindsight I believe the company takes advantage of). There was a time pressure in place as I was informed that other people were interested in the property and I had only one day to decide, and the fact that I had just arrived from my country and had nowhere else to go.
I did complain about the flaws as mentioned in my main review. I went to the office in person to report the problems and was told it would be fixed and to email them pictures. The next day (25th September) I did this and received no response. Three weeks later (14th October), with still no response, I emailed again to chase up these issues and attach more pictures but again received no response.
I think my concerns are clearly expressed and correctly placed.... Read more

I was looking into renting with the company but noticee a short while ago a vague 5 star review appeared with a common surname to an employee of the company, upon a little digging on facebook it has become apparent that many if not all of the positive reviews are by friends or family of employees of the business, for example one of these reviewers has recently married an employee of the company, among others who clearly and publicly have other ties to the company, this not okay.. as it's a conflict of interests and misleading for people seeking an estate agents.
If the company would like me to elaborate or provide public evidence I would be more than happy to oblige. But I would personally prefer not to name names of employees in the company without need.

A1 property services should not be trusted and will attempt to retain deposits at the end of a tenancy by making false and inflated cleaning and repair charges. My son and friends rented a property from them for the 2018-2019 academic year. Despite an inspection in May 2019 when they were assured they would get their full £950 deposit back, and despite the property being cleaned they attempted to retain £850 for cleaning. The claim was appealed to the Deposit Protection Service who found A1’s claim unfounded and the deposit returned to the tenants. Advice to students is as follows:
Photograph everything when you move in.
Email all complaints Re repairs to A1 and retain them for a later appeal.
Clean the property fully when you leave
Agree who will be the spokesman for all of you.
Appeal any deductions to the independent adjudicator at the Deposit Protection Service- it will cost you nothing and you will win.... Read more

I rented with this company during my undergraduate study at Aberystwyth University. Broken promises. Incompetent, verging on dangerous, management of properties. We had a gaping hole in the wall of the communal area of the property and exposed wiring for a prolonged period of time, including during the stormy season. They erected illegal scaffolding at the back of the property. On one occasion, I woke up with Jason in my room fixing a sink, that was supposed to be fixed many months prior, with no warning whatsoever. BEWARE! STUDENT TRAP! These are some of the most despicable and two faced people you'll ever come across. All good and friendly untill you sign the contract. They were nice to let us move in before all the repairs for the house were caried out but once we moved in they stopped caring about the property and any damages that they didn't fix before we moved in got automatically blamed on us in the first couple of months, so don't expect your deposit back. Ive waited months for things to be fixed. During my stay in their property I've overheard them openly lying to prospect tennants about the state of the house. For example we had a massive problem with our back yard that they were made aware of in December, by March/April still nothing was being done about it yet whenever they were showing people around they were telling them how they didn't know about it but were going to fix it up before they moved in... Over a 2 year period no repairs have been made to the state of the house. Another favourite trick of theirs is to not reply to your emails if you have a problem, forcing you to go speak to them in person. Then they act nice and promise taking care of it but since they haven't replied to you in writing they just end up not coming to fix it and just tell you that there was no-one in the house to open the door, yet somehow I've woken up to random people walking in with keys to the property. Absolutely shocking treatment while with A1. Same problems as other reviews and more, huge trouble with repairs, them turning up without requesting access, ignoring attempts at communication and allowing workers in the flat without our consent. After speaking to others who went with A1 this seems to be an all too familiar situation. Best to avoid at all costs. Completely ruined one of my years in aber when I should have been concentrating on study.

I asked for your formal complaints procedure on 3 separate occasions and was never given it, there were also numerous unanswered emails over the course of my tenancy in which you had the chance to discuss things. I am a full time student at Aberystwyth University. I decided to go with A1 as they were cheap and seemed friendly when we first met them. As soon as the contract was signed things started going wrong. We were given a move in date of June (as we have our own furniture, moving isn't easy) then the date was changed to July, I had to take time off work and come back from Scotland. We arrived and the place was absolutely disgusting. I had to hire a carpet cleaner for the bedroom and even this didn't get rid of the smell. When I was ushered to sign the inventory, I thought nothing of it, as Sarah assured me that if there were any problems we would be able to amend it. This was not the case, and after returning my copy of it to them with amendments I never saw it again.
Communication was terrible throughout, no notice of access was given and if we were told they were coming it was and email saying 'we will be around this morning'. I asked for notice on several occasions and was continually ignored. Workmen were given keys and told to enter without our consent or knowledge. We found out from our neighbours that throughout the summer period (after we moved our furniture and belongings in and went back to work in Scotland) that the workmen who were in to replace the bathroom floor (which I had to point out was rotten through when we arrived in June) had been given a set of keys to our flat and left them on the windowsill OUTSIDE in the front garden, for weeks, so they could access our flat whenever they needed. I should point out that no notice of entry was given the entire time, something which continued throughout our tenancy.
We had a carbon monoxide leak and we were never told about by the letting agency. The boiler was in our neighbours part of the house, however, as it was a shared stairwell and there was no door at the top this would have affected us as well had my neighbor not been in the kitchen upstairs to hear the alarm. The emergency plumber who was called out informed us that the entire heating system was not up to regulation and had to be replaced. Following this, we went without heating and hot water for two weeks in the middle of winter and were not offered alternative heating arrangements until I emailed to complain. Some old and severely damaged electric heaters were then left in the house one day, again with no communication or notice of access. No gas safety certificate was ever provided despite my requests.
When I first arrived I asked about a damp patch on the living room ceiling. I was assured it was an old problem and now fixed. We returned from a visit home one weekend to a sofa soaked through with dirty water and a flooded carpet. This leak, which was right above the light fitting, caused an electrical short in the middle of the night and the fire alarm went off. My neighbour rang Jason and he advised us that someone would be out in the morning to check the electrics. I wasn't happy with this and phoned the fire department, who informed me that it should be checked immediately. Upon inspection, we were advised that an electrician should be called first thing. After his information was relayed to our agents, Jason himself turned up, blew the dust off the fire alarm, and no electrician was ever called. The plumber came round several times (never with any notice or on the days he was supposed to), however the leak continued for months, right up until the day we left.
We had a mould problem caused by disrepair which they refused to deal with and repairs that were made were quick fix. The stress of living in that flat ruined my year at university so much so that I had to go to the doctor about stress and nearly failed my exams. After consulting shelter we tried to negotiate an early termination of the contract and were met with hostility. They even threatened to take our deposit but we got it back in the end as the place was spotless when we left. STAY AWAY.
