DO NOT RENT FROM THIS HOUSING AGENCY, I went through 26 days to get my deposit back. Choosing a property from this unprofessional agency is the worst decision you will ever make. One of the women in this agency is the rudest and cheekiest person I have ever met in the UK.
1. I contacted them to refund my deposit after I checked out and they ignored me. Until I submitted the dispute at Mydeposits, she called me at 10 pm to ask me to cancel the dispute and even threatened to return the deposit through the dispute longer if I didn't cancel, and the conversation was full of excuses and lies.
2. When they wanted to conduct viewings before I moved out, she was very rude and said that I didn't need to know the exact time they would come and see the room. When I asked for them to provide at least 24 hours' notice, she replied- “viewings will be taking place every day until you leave from 11 am - 5 pm. That includes Saturday as well. This is sufficient notice for you”)
3. she brought the wrong key when she was showing my room and asked me if I had changed the locks privately, which of course I hadn’t. The next day they came and changed the locks without notice and without giving me the key, leaving me stranded.

I have been renting with the acton branch and have renewed my contract 3 times, I find the staff to be very friendly, helpful and competent, not only do I love the studio flat I'm in, it has constant maintenance checks, which we are informed about before they happen and and problems I might have are dealt with very professionaly and quickly by the lovely staff, I would definitely recommend them to anyone looking for a flat to rent , which is clean well maintained and serviced, and looked after by amazing staff... Ashley Samuel love to lure people in with seemingly great offers, but it’s only once you’re trapped in their talons that you realise how unprofessional these scam artists can be. They must be avoided at all costs, do not give them your money because they’ll only try to steal more from you!
Upon arrival the apartment was filthy, they’d just swept all the dirt underneath the clutter they thought was clever to leave there. It also took me a month of deep cleaning to scrub all the mould off of the walls.
At the interview I was told that if I wanted any furniture removed it would be, but of course when I brought this up after moving in I was informed that that would be impossible as they didn’t own any storage space. Surprise surprise!
There was also a clove of garlic sat in the toilet bowl, next to which sat the broken lid. Try as I might, I can’t find an explanation for this one. It was hilarious and it baffled me.
After finally getting sick of the smell that had been wafting out from the back of my fridge since I first entered the apartment, I finally decided to investigate. I feel sorry for anyone that looks at the photo I have attached, but it proves what I found: a rotting mouse. Lovely! If that doesn’t demonstrate the amount of effort these people put into looking after you then I don’t know what does.
The mouse was the least of my problems, however, after I discovered all of my belongings covered in ants and cockroaches.
Of course, these cockroaches aren’t nearly as bad as the socially inept ones you’ll find downstairs in the office.
Ashley Samuel then thought it was a good idea to wait over a month after my lease ended to return my deposit back to me, after refusing to bother to make any form of communication despite me making several attempts to contact them. It was only after I threatened legal action that suddenly, by some miracle, they could read and write.
The only part of my Ashley Samuel experience that I thoroughly enjoyed was writing this terrible review, and believe me they deserve far worse than that. Avoid at all costs!!

The reply below from this so called “professional” agency only further proves my point that they are complete liars. Also be sure to notice that they did not state a reason as to why they did not contact me about my deposit or why they didn’t return it to me.

I’d rather take my chances on the street than deal with these people ever again - do not rent from them. If you read this and you’ve signed up to rent from them, do whatever you can to get out of it.
I’ve lived in seven flats over seven years in London, so I’ve had experience with a fair few letting agents. I mean it when I say: I have never had such a bad experience as I had with Ashley Samuel.
They never once responded to an email, getting them on the phone was nearly impossible, and half the time their office was closed in the middle of a working day when I tried to speak to them in person.
When I did manage to speak to someone, it was, without exception, the rudest interaction I’ve ever had dealing with someone who was meant to be a customer service professional. The staff refused to take any responsibility for repairs, and couldn’t wait to hang up the phone.
One single repair out of a long list was carried out in a year of living in a flat they managed, which they charged me for, despite it being a problem with a landlord’s appliance
On two separate occasions, the fire alarm was damaged, resulting in a warning beep being triggered every 5 seconds throughout the building, which I could hear even on the top floor. This went on for over a month both times. Despite calls, emails, and visits to their office, they refused to lift a finger to call a repairman who I would eventually watch fix the problem in under a minute.
When it was time to leave, they attempted to charge me for almost every issue I had raised, some of which predated me living in the flat.
They also wouldn’t accept my notice until the very end of month, meaning I was charged for three additional weeks where I wasn’t living in the flat. They also held up my reference for the new property, which could have meant I ended up with nowhere to live.
Once I’d left, they took over three weeks to return my deposit to me. For your own sake, go with literally any other agent in London.... Read more
