London City Island (LCI) is a beautiful residential development in the east of central London.
CAMPUS LAYOUT
Pros : The buildings are spread around one way drive. Each building has it’a own dual security door entrance. Of all buildings, one has 24 hr concierge, indoor games, outdoor swimming pool, indoor gym, sauna and spa. There is a decent size garden which is beautiful in summer.
Cons : since the campus is not gated so anyone can drive in.
CONNECTIVITY
Pros : Canning Town is the closest metro station with DLR Line and 25 mins JUBLIEE line to central London.
Cons : if you are driving, it can take about 25 mins in 3-4 miles in the peak hours to reach LCI.
APARTMENTS
Pros : One and two bedroom apartments are the most spacious I have seen in London in their price. They are comfortable to stay.
Cons : if there is any issue in the apartment, it will take a long thread of emails to get it repaired or three weeks approx. The agents have named it high/low/medium risk issues.
FOOD
There is one restaurant and you will see some food trucks over the week. There is Sainsbury Local too.
PARKING
Pros : currently, there is a six story parking building with dedicated 1 floor electric cars. Paid provision for visitor car park.
Cons : Current parking space is not enough for the total number of apartments. Sometimes it’s not available so you have find parking around the area.
OTHER FACILITIES
There is a receiving house for all the parcels. They keep hosting events around the year. The day care for kids is an add on.
Overall it’s 5 star place to stay in if the cons don’t bother you much.... Read more

It looks soulless as you pass by. I must be the only person who isn’t fond of the architecture. And it’s so expensive, built not for the local people but for those with tons of £££ to splash, as is common with all new developments in zones 1-3 in this city.
Also saw someone in the reviews complaining about those in social housing. If that’s the type of person London City Island attracts you’re best off staying away, no one wants someone that judgemental for a neighbour.... Read more

I moved on the island very recently. And I'm extremely happy for doing so! I have an amazing view with a lot of green, the river and the banks!! Before I move here I was really worried because I read some negative reviews here.. Far away from truth.. Some people complained about the mud in the river? It's a natural phenomenon and it's a home of many microorganisms! Someone said it's an overpriced Lego.. Really? The flat is huge!! The internal design is incredible! About the gym-pool? Very clean, with all the equipments! Someone said also about the "rude gym manager.." Well, I met the gym manager Miki and I had a long conversation. She is one of the most helpful and positive people, which I met the last months! She gave me too many helpful fitness advices!! I was really surprised by the negative reviews.. If someone complains about the LCI, they would complain even for the best palace! :) LCI is an amazing place to live!!... Read more

Google 2 words "Ballymore Fire" and you'll see the Grenfell horror that happened recently with a Ballymore build down the road. It's basically a box in Canning Town. You'd normally pay for the facilities, which has been closed for months, manned by tacky, chavvy staff. - Only 3 showers for all residents, which is normally out of order. A few of us had a bad run in with that mouthy chavvy girl who works at the gym and acts like she owns the place. Sorry love, you're just that - irrelevant staff. Seriously, why she is still employed (or furloughed) remains a mystery. There's a Sainsbury built, which is somewhat convenient, long way from the supermarket. Prices are dropping as people do not really need to be close to the office now.... Read more

Lots of new building and ongoing construction in the area, modern facilities, looks good for young people but not sure about families till this area develops more. Easy access to Canary wharf and tube. A tiny river flows around it, currently with a lot of silt and mud but hopefully will get clearer with time and allow for good walking place along the edges.... Very beautiful and safe-ish community, a little never-ending issue with a few “bad apples” selling drugs and smoking weed on their balconies and not caring about the disgusting smell blowing to the surrounding neighbours. Ballymore staff very friendly and a nice atmosphere overall. Could have a little more conveniences like shops and food places but still under construction. Little pricey for canning town but the prices have gone down since the COVID pandemic and a lot of people have been moving out. Lovely place and people though! :)... Read more

At least 5 time in a month when you are in the middle of a 30 minutes shower and hot water runs out.
I have been told that gym is included in rent but you have to be inducted which no one tells you how to use a thing but it costs £45.
Its a good flat I would say, its just not ready to be moved in yet.... Read more

Beautiful facilities but I was shocked by the service at the front desk!
I went to visit my friend yesterday and i had to ask the pregnant lady at reception to help me find my friend as she had given me the wrong apartment number. I provided my friend’s name and she kept saying in a very rude tone of voice that she didn’t understand what I wanted her to do , that she was not going to tell me who lives in the apartments and went back to her phone call!
What about searching in the system my friend’s full name ? She was obviously bothered for me interrupting her phone call.
This is supposed to be a 5 star place but that level of customer service I received was extremely disappointing.
Being pregnant does not justify being so rude, I hope this is passed on to the management.... Read more

Moving to a new place is never easy, but LCI made it as painful as possible for me. Ten days after completing the purchase and getting the keys, I have moved to my flat in Java House with great expectations but a series of events killed all the buzz. Its facilities were a big factor for me to pick this place because I regularly exercise. But my attempts to use the gym and other facilities were blocked instantly by the concierge. They said I first need to fill a form and give a copy of identity. I said it is all fine and did these. But that wasn't enough, I was asked to send an e-mail to the concierge for gym induction, and I did that as well. Later on, I got a response from the concierge that it usually takes five working days to process my details. Then they need to be added to the resident database, and once I am on the database, I will have to speak to one of the fitness coaches regarding my induction and I may need health and safety tests to start using the gym and other facilities. Sounds a bit of too much, doesn't it? I protested as I have paid £590 in service charges and another £716 as apportionment - service charge to use these facilities for just about two months. Yes you don't read it wrong - a total of £1306 and I am not allowed to use this precious gym, which looks empty anyway whenever I see it from outside.
I sent an e-mail complaining about this and in response I received an e-mail from LCI admin, apologizing for any inconvenience, and saying they're still waiting for confirmation of the transfer of the property to me from Ballymore's head office and advised me to contact the head office to see what documents I might be missing. I have contacted them to got an answer that I will get an answer within the next working days. I was becoming worried as there maybe a bigger problem than just gym induction, and I called my solicitor. My solicitor said all the payments have been made and sent all the relevant documents to Ballymore to register me on the day of the completion, and there should be nothing wrong. I sighed relief and thought gym and sauna can wait, but my misfortunes did not stop there.
The next day my bed and other furniture were going to be delivered, and I alerted the concierge so they can take precautions and open the door for delivering the stuff to my flat while I am at work. I've got a call from the concierge in the morning, just a couple of hours before the delivery of my stuff that they can't allow the delivery because LCI admin is saying they don't have any documents proving my ownership of the property. I panicked as I didn't have chance to cancel the delivery without incurring costs and I sent around e-mails asking estate agent Johns&Co to intervene as they knew very well that I bought that property. After phone calls from Johns&Co, the concierge relented and let the truck carrying my stuff in. Shortly, I've got a call from the driver of delivery truck who said the concierge is being very rude to him and rejecting to sign that my stuff was delivered. I apologized to him for the concierge but I didn't know what to do. Call the estate agent or my solicitor again? Some time later, the driver called again and said he found someone at the concierge who accepted to sign the documents and I managed to get my stuff.
Now I am feeling not only I was deceived with shiny pictures of buildings and social activities, but I am worried that I made a wrong investment because with such customer service, these guys won't go a long way. They have no idea what kind of a difficult situation they are putting into a new resident with their processes. If updating your records is taking weeks and you can't give any service before that, then why are you charging people for the weeks that they can't use their services? If this is your routine process, why don't you tell new residents that they need to wait before moving in?
All this lack of understanding makes me give one zero to LCI.... Read more

What an amazing location. Easy access to Canary Wharf and Bond Street in 20 mins. Quality of apartment is top notch: finishing, Kitchen, bathroom and bedroom is very aesthetically pleasing, and every little design has been put through serious thought on practicality as well. I'd like to give special mention to the carpet in the bedroom is so soft. The onsite groceries and restaurant is of good quality. The in-house gym and amazing swimming pool is to die for. Was still very much a construction site when I visited,from an investment perspective I find it difficult to understand the draw from a capital and rental yield perspective. Prices seem over priced and I see little upside based on Brexit and oversupply of new builds across East London. That being said there may be an air of "exclusivity" for being on an island ??
Also someone mentioned it felt vibrant... I welcome anyone to visit at any time and tell me it's vibrant...... Read more

A great new space on the edge of a lot of new activity for the east side of London. A wonderful Italian cafe is newly situated on site and the new bridge over the river Lee to Canning Town makes it very easy to get to from Canary Wharf, London Bridge, Westminster, etc. Very close to Trinity Buoy Wharf which is well worth a visit.... Moved into London City Island yesterday. I think it’s very much still in development. The surrounding area as well as the island itself it very much an eyesore. For a brand new development I think the apartment is certainly lacking. The windows make you feel like you’re on a ship and to add to the effect it can feel surprisingly claustrophobic for a 80sq/m flat.
I acknowledge that I made a rash decision and even though my gut feeling told me that this is just like a cheap student accommodation I had a bit of hope. The fact that there are two galleries isn’t much consolation when you hear construction every Saturday morning.... Read more

I was considering purchasing a flat and moving here, so went to take a look around on a Thursday afternoon. Aside from being desolate and bland, do Ballymore really think I'm going to take out a £450,000 mortgage to live in a building with all the deadbeats living there at my and other taxpayer's expense? Social housing for low paid workers is a great thing and needed in London, but for people hanging around at 3pm on a working day, blasting music outside their windows and stinking of weed? Single parents with 5 kids they can't support that will never work and who have zero need to be in such a prime location? No way. I'll sooner wait until I can afford somewhere the developers put buyers first, or until London councils start allocating social housing more fairly.... Read more
