Avoid. They'll ensure they take even a small amount from your deposit over something trivial, even if you're a model tenant, live in one of their properties for years, look after it with love and care and leave it in a better and more well-maintained state than when you move in. They will then fleece the next prospective tenants when you leave by listing the place on Rightmove for £150 more per month than what you were paying when you lived there. Rental market is a joke when landlords and companies like this can get away with charging more for renting a small 2 bed flat than I am now paying for a mortgage on a 3 bedroom semi detached house in a far nicer area. SO unprofessional. Had to get our own keys cut on move in date at our own expense. Sent over the wrong contract for us to sign. Renting a house where the landlord lives abroad. Have had water pouring through the kitchen ceiling from a leaking toilet twice, no apology from Abode. No urgency in getting the problem fixed, eventually sorted the toilet both times with a botch job... one contractor said he knew the toilet was still leaking but he had been told to replace the vinyl floor without fixing the leak. Mad! In the end, we couldn't use the upstairs toilet without it leaking so Abode told us not to use it - we were left with a downstairs macerator toilet only for nearly a month. Eventually agreed to replace the faulty bathroom, leaving us with no shower for ten days. No apology when works are delayed or completed incorrectly. Bathroom has been left half finished now for another week - no flooring, walls unpainted, no storage space, tiles covered in excess grout. I understand that contractors may be off sick but an apology for the wait & the poor job done and some form of urgency to get us back to normal would have been appreciated.... Read more

Avoid at all costs. Put us in a property with damp and despite calls nearly every day they failed to resolve any of the issues, knowing that one of us had health issues. Once you’re in they don’t care. Had a different issue nearly every week and property management were absolutely awful. Then when we left, they charged us nearly £200.00 for a clean. Absolutely extortionate amount and I found three cheaper quotes which they refused to match. Never received a call from them except for the day we handed the keys in and they needed our help, didn’t return our calls about issues but as soon as it benefit them they were straight on the phone. Been renting of Abode for years now and they aren't helpful when it comes to property repairs or emergencys they have sent a emergency plumber out to fix my central heating, he has not made it worse and I am with out heating for me and my partner who by the way is at risk. I'm absolutely disgusted and fuming with the outcome and the engineer has said he won't come back till Monday to repair it. We are left with no heat at all for 4 days in the middle of December. Great experience buying and selling our property with Abode. Mike and team really went above and beyond to help us out. There was added complexity to our move with the lockdown being in place but Abode made sure all parties involved were kept updated and the deal on track. I would highly recommend Abode estate agents. I am buying through Abode but selling through a different agent. I just wish I had used Abode to sell my house too as I can't get through to my agent in lockdown. Abode, despite the lockdown, have gone above and beyond to get the property ready for completion. They've given me their personal email and mobile numbers which has relieved so much stress on our behalf. Would highly recommend using them to sell your house. They will lie. They will be unbelievably rude and offensive. They will not help with ANY of your issues. They will tell every utility company and the blasted council that you have moved out of a property when you haven't, causing you to fall behind on your bills as all of your accounts have been closed without your knowledge. All that has happened is your sensible landlords have taken their property away from their 'management'. They send some no mark 'peter' round to your house for the inspection. An inspection that involves him taking photographs to see if you have ruined anything and smirking in your face when you bring up things that have not been fixed in over a year which they as a property manager were responsible for. They lie. They are rude. They cause you nothing but aggro. When you call to complain the 'manager' (David) will pretty much just laugh at you. A gang of absolute charlatans. I have experienced Abode both as a buyer and a seller on 2 different occasions. As the vendor of a property, I'd rate their professional approach and good communication with regular feedback on the viewings they hosted throughout the process. I had three local agents out to value my house in Crosby. I was extremely impressed with Amber, she was very knowledgeable, passionate and I knew immediately I was going to use Abode. Straight away, I received an introduction call from Mike, the manager, who explained his staff were already proactively calling prospective buyers. He also booked an appointment with Chris, the financial advisor, who was able to save me over £1,000 a year on the mortgage side of things. The house was sold after three days for £6,500 over asking price by Rachel who was superb - she kept me fully updated with feedback after each viewing. Two complaints from me, firstly they sent me 2 unsolicited marketing letters in the post without stamps on! So all I received from the Post Office was a bill for £2 and a note saying they have a letter for me - you can imagine my disappointment after making the trip TWICE to the sorting office to collect their marketing BS, and having to pay for THEIR postage!! Secondly, when we put our house up with them all they kept saying was "slash the price for a quick sale" although it was already very competitively priced. I dealt with the letting agents at the branch when letting out my property, I told them that my tenant had just handed in her 4 week notice and asked if they could find me some suitable tenants etc. They asked and agreed with myself and my tenant at the time that people could start viewing the property so once the current tenants notice was up the new ones could move in staright away. We found and agreed on a new set of tenants however Abode got them into the office and had them sign the tenancy agreement and promised them a move in date when my previous tenant still had 2 weeks of her notice left! This didn't give her any time to have the property cleaned and at the standard I gave it to her in because she didn't have enough time and I then was pressuring her to leave which wasn't right for me or her given legally she had two weeks. Whilst this was going on I expressed my disappointment to Abode that they had promised the new tenants a move in date which couldn't be met and when they were told they couldn't move in on the date Abode promised they were angry aswel (and rightly so considering they were going to be homeless due their notice being up on the flat they were leaving). I got my property back not at the standard I handed it over (i.e scuffs on walls and grass not cut etc) however couldn't justify taking this out of my tenants deposit due to her not having enough time, I then had to apologise to my new tenants about the state of the house and now when they leave I can expect it back in the same condition or worse! The only good thing I can say is the two tenants I've had from Abode "touch wood" have been no bother. Wouldnt recommend and won't use again. I'm in the process of buying a new rental property through them which is unfortunately something I can't control, surely it can't get worse. I hope not anyway.... Read more

Ann Roberts did nothing to keep the sale on track. Ann made me (buyer) feel like I was wasting everyone's time. The seller did not like the surveyor and immediately jumped to incorrect conclusions about how I was going to continue. Ann sent an email making out it was down to me that that the seller was taking viewings again? I did not receive one answer that I put to Ann. Ann did not negotiate with me re a revised offer as Ann does not like to be challenged. Ann would rather say "I'm not arguing with you"!or put the phone down on you. I believe the sale would be on track if Ann communicated better between both parties rather than pander to the sellers uncompromising view.... Read more

Not sure what they did when selling my grandmothers property. For 12weeks the property was only advertised in the newspaper once. All other weekly advertisements focused on every property they had sold?? Their slogan "everything we touch turns to sold', eventually when the property was sold we had to chase them to chase solicitors to get updates. They seem to have developed a habit as well to let viewers and purchaser to view property without informing the owners... extremely poor communication from their end. Would I use them again to market any property definitely not. People I have spoken to including our buyer have also said the same thing, however when this has been fed back to them they dismiss all these comments...... Read more
