I had the pleasure of viewing a property with Sam Patterson. He took the time to understand my situation, what I was looking for and expectations beforehand. When me and my family arrived to view the property, he was respectful, open and honest with us about the details of the property. It wasn't just a sale for him- he wanted the best outcome for me and the seller. Incredibly mature and respectful in the way he handled the situation..we didn't go with the property in the end and it was lovely of him to give us a call afterwards. Just finished almost a 3 year tenancy with Charlesons who seemed lovelier than ever at the beginning! Super quick to help with getting documents signed and moved in, maintenance responding quickly to queries. Oh, how it changed so quickly..
We were told to report maintenance issues promptly - which we did, this doesn't mean it was fixed promptly! To give you an idea, we waited:
- 2 years 3 months for a new boiler - during this time our shower was either boiling hot or freezing cold
- 1 year 7 months for new windows - continuous drafts and condensation
- a broken cupboard door hanging off for 9 months - which never actually got fixed before we left
- 6 months of no fix for a broken bathroom cabinet - again, was never fixed before we left
- 10 days for a response to an urgent electrical fault - which we had unknowingly lived with the whole time due to their shoddy workmanship from the cons that they hire to maintain the property
The maintenance department leave a lot to be desired, and had the cheek to try and retain almost 40% of our deposit - luckily, my next property was already arranged and I wasn't waiting for this money so fought to get my deposit returned after it being raised to the Deposit Protection Service who found mostly in my favour and stated I only owed 3.75% of my deposit for a small part of one issue, as opposed to the 4 issues that Charlesons stated. However this process took 4 months!!
As for the renewals department, they like to employ blackmail and bullying tactics despite their own errors with renewal documents. This is despite them not actually contacting us in the adequate time to confirm the rent increase - obviously we were supposed to know this via telepathy...
They haven't responded to my official complaint that I sent in 8 weeks ago except for an email confirming receipt of this - this has now been escalated to the Property Ombudsman.
? If I could give any prospective landlords or tenants advice regarding Charlesons, it would be to turn and run for the hills! They don't look after your property properly & don't provide an adequate service to tenants. ?

I m very disappointed about Munyua and this agency . I was to see one house in Newbury Park , we was agreed about everything, we sign the precontract and we pay 1 weeks and after , when the people from the house he supposed to move they don’t wanted to move anymore. After one month and one week waiting.They tell us that they will give money back but surprises they give me back just from 600£ just 180 something like that. I don’t recommend ever this agency. And that Munyua is very arrogant

This complaint is against your team member MUNYUA NGANGA. This person was due to show a property at 4pm at empress avenue. He called me at 2pm to arrange the viewing and said he could do 4pm because he hasn’t had his lunch and will need time. We have driven 2hrs from Paddington to come to ilford and arrived 3:30 we called the office and HIS HIGHNESS MUNYUA answered we asked him if we could conduct viewing early as we were near the location and it had been 90mins since munyua’s call we assumed this ‘lunch break’ would be over. His response was disgusting, rude and insulting. We are potential customers, this is his job. He responded saying ‘I told you I am at lunch I haven’t finished so the viewing will be at 4. And the office is empty i can’t leave it.’ Customers needs are first in any industry. He was hostile and his attitude was extremely rude. As girls coming to view this property do we want to be around such hostility? We waited till 4:12pm and there was no sign of mr munyua. When he arrived he was sat in the car with his shades on he didn’t bother coming out the car. We are disappointed because we did 5 viewings and to end with this nonsense.

They don't have properties available which they advertised online and they just capture clients data for marketing purpose on the base of fake advertised properties online, I will not recommend them ever to any one, just waste of time, complete disappointment, very very bad and unprofessional

during the rental period the house was sold and the respective landlord changed...now under the cover of a landlord, my deposit is not returned because the landlord does not accept negotiations with the investments made in the house,you only know how to deduct profit.but under what conditions I took the property and how I left it is a very big difference it looks tens of times better and neater.and the discussions with Kelvin and Akeel are no longer valid because you replaced them with other people.
anyway, I hope I don't end up in the same lane soon .I already have experience .

I was a customer with Charlesons (originally Century 21 when I first started with them) for 12 years. They were able to get me 3 sets of tenants for those 12 years, the last ones lasting for 9 years. They were always in communication with me if something was needed and where I could not pay for services being demanded by the tenants, they met the cost and took from the tenants' rent. They provided documentation for things like gas testing, etc. I cannot forget some of their staff who were very helpful indeed, e.g. Sharon Rooprai, Nicole Carter, Kevin Bhurosah and Rebecca Gatt to mention but a few. They have been of immense help to me with the management of the property which was left in a very good condition when the tenants left.

Unfortunately tenant’s do not receive the same level of treatment from Charlesons as landlords do. I had a very bad experience with Charlesons and the landlord with whom we rented a property with. From the get go I was met with issues relating to Charlesons communication which I have to say got worse as soon as I gave my deposit and moved in. This wasn’t helped by the fact that the property was advertised as luxurious and state of the art but it honestly had more things wrong with it than one could imagine. Charlesons, please do your future tenants a favour and don’t advertise a property as something it isn’t. My tenancy agreement stated I would have communal garden access, and I was even given an extra key (stated to be for the side garden entrance), god knows why they gave me that key, as the garden was under construction and had materials in it the entire year I was renting. The key would not open the gate and even if it could there was nothing to walk into as the garden was not complete. Misrepresentation at it’s finest. When I was moving out and had people coming over with Charlesons for viewings, their staff kept on trying to sell the fact there is a communal garden and I had to interject and let the respective tenant know that there is no garden access at all. Please do not insult people’s intelligence by outright lying and making false promises. I have now moved out and received my full deposit back, but rest assured if I hadn’t then I would be taking both Charlesons and their cowboy landlords to Court. Tenants, be very careful before choosing to rent with Charlesons. It will not be a smooth journey.

Unfortunately a bad experience which will make me homeless in a few days. I would suggest anyone that leaves a holding deposit so MAKE SURE they get a signed contract as soon as possible after paying the holding deposit. I passed all referencing and my holding deposit was held for a month with no signs of receiving a contract. I was told to pay by a certain date and no contract would be signed without payment. I emailed them saying i am happy to pay as soon as I receive the contract. On the day I was supposed to pay. They call me as the landlord has supposedly withdrawn letting her property out to me.
This is very bad practise and I would suggest if you do decide to rent a property from Charleson - get a signed contract as soon as you can. Within 15 days of paying your holding deposit.
Anyway due to this. My current tenancy is running out and I was supposed to move into my new place in a few days until the landlord “decided” to back out.

Charlesons lettings helped my partner and I move into our new home and made the process as smooth as possible.
In a situation where we are in a pandemic and finding many other agents out there very unhelpful Charlesons have been amazing to deal with as a tenant. I dealt with Ash who very professional and is very experienced in his field and ensuring he met expectations from both myself as a tenant and the landlord. I can confirm this as I met the Landlord of my property upon move in.

First class service - you get what you pay for! The demands and stresses of life itself is enough to deal with then add being a Landlord to that! I needed an agent to take care of my flat , let it and manage and just keep me posted throughout the process. I did not have to worry. They handled everything incredibly well. Absolutely Brilliant Estate Agent Team
When it comes to customer service, Apple is the benchmark by which I judge providers of a service and I must admit that the service my wife and received from Charlesons with regard to our house sale was unto the standard of Apple.
Yaseen, Arvinder and the rest of the team were absolutely brilliant and a real pleasure to deal with, keeping us informed at all stages in the proceedings, even though we did experience problems attributed to the original potential buyers deciding to "play the fool" regarding our sale and their purchase!
Charlesons really deserved their fee for all their hard work. Would we recommend them? 100%!! These are guys who really DO care and understand the true value of exemplary customer service.

All i can say is avoid this estate agent like the plague!! If i could put -0 i would! As a black woman it was a very sad experience to see the poor service from an agency run majority but ethnic minorities. As a woman of colour myself it just left me with a bad feeling. It was the worst experience we have ever had with an agency. They seem really nice at 1st but when u move in they make you feel like a nuisance if something needs looking at, always trying to get you to do things yourself. Lots of hidden expenses when you move out. They are currently trying to take all our deposit plus extra even though the flat we moved into was mouse infested (we found out afterwards), got very mouldy quickly, kitchen door handle fell off my hand because it was faulty and actually caused a big bleeding cut on my hand. I didnt take legal compensation for this, however, when a glass shelving unit fell on onto the sink (nearly cutting me and my 2yrold nearby) and broke the sink they have tried to charge us £300 to replace the sink from our deposit. They are trying to charge us soo much for everything you can imagine to the point they are trying to take ALL our deposit plus more. They were very unhelpful when it came to repairs. You had to kind of fight to get them to do anything and felt you were being a nuisance even though it is their duty to manage the property. They seem to forget tenants are paying clients not charity! They treat you as just a money sucking being not as a person. Its all about how much money they can get out of you and the least amount of maintenance they can get away with. This isnt a company it id a scam. I dont even think they are registered with the council as we had a council visit and they said theyd never heard of them. They deserve to be exposed cos i dont want anyone to go through the stress we went through with them. Its not worth it!

If I could give 0 stars I would. You will notice that most reviews are from landlords - this is because Charlesons treats tenants terribly. They dragged their feet on addressing our moldy, unfit to live in flat because of 'other priorities', and then when they were about to evict our family, decided they then wanted to do it. Around this time we even found out the neighbours down stairs were witholding rent due to refusal to do works. They have now dragged their feet for 3 weeks on returning our deposit, hoping that financial pressure will cause us to give in to their vexatious attempted deductions. I'm aiming for as much bad publicity as they deserve!

If I could give 0 stars I would. You will notice that most reviews are from landlords - this is because Charlesons treats tenants terribly. They dragged their feet on addressing our moldy, unfit to live in flat because of 'other priorities', and then when they were about to evict our family, decided they then wanted to do it. Around this time we even found out the neighbours down stairs were witholding rent due to refusal to do works. They have now dragged their feet for 3 weeks on returning our deposit, hoping that financial pressure will cause us to give in to their vexatious attempted deductions. I'm aiming for as much bad publicity as they deserve! Bunch of sheisters!

Please please stay away from them. They are bunch of cowboys, unprofessional, scammers looking to fool people. They have no moral values. They never pay ontime. Deposit registered on fake name. Never been given info where the deposit has been secured. Big liers. When they need something from you they will call/txt/email and even arrange office meeting with you and when you need to speak to them then they wont pick up your phone, wont reply your txt/email and will not even let you in the office. Save yourself and your loved ones from them.

I approached Charlesons early this year in aid of converting my house into a HMO. They guided me through the process and upon acceptance of their quotes carried out works with their builders.
Being an overseas landlord there were a lot of areas which we had a few concerns however we have to say that the project management given from Kevin was excellent and all works completed within the 2 months time frame. We had Charlesons let and manage the property and have to thank Ashtun and Akeel in helping find suitable tenants.
A massive thanks to the entire team at Charlesons for their professionalism and aid in the whole process. Thanks to Yaseen and Sharon also with their constant updates throughout the process!

We approached Charlesons last year regarding issues with our (at the time) block management company. Yaseen and Kevin explained all the step clearly on helping us residents take control of our block. Given their expert advice, we managed to have our own RTM company formed and finally had own control on our block. Our residents association decided to take on Charlesons shorlty aftewards as our block management agent and since have done an excellent job. Their charges are reasonable and always on call for any issues. Since charlesons have taken over, we have had nothig but an excellent service and clarity from them. It has been 10 months since management had changed over and slowly they have managed to maintain and bring back our residence which our previous managing agent had failed to do. We cannot fault them.

Pathetic company and highly unprofessional. My offer was accepted for buy to let property. Confirmed with my solicitors and the agency. All documents in place now from my side and after a month the same agency has found another buyer without having any discussion with me. I got to know when I called them today to find the status. Avoid dealing with this agency.

I recently opted to renovate one of my property's to a HMO and Kevin and his amazing team of builders had done a brilliant job. I have been a client of theirs for 2 years and their property management department is excellent. I was given numerous quotes and finalised on Kevin's recommendation. We had the works carried out over a 10 week period and their lettings team had all rooms rented within 2 weeks of having it on the market. Everything was clear and smooth. As always with renovation projects, you come across a few slight issues, however the way this was handled was extremely professional. Massive thanks to Kevin and Sharon! And to Ash and Akeel for getting it let quickly!

Disappointed with their service. Initially Sharon/Kevin seemed to be good but as the time went by, they did not fulfill their services for full management of tenant. When we decided to leave them, Sharon sent an email with irrational overcharges to be paid. Both of them were unprofessional when they understood we will leave for sure when it came to answering phone calls. Sharon took 6months to complete our departure process, though she charged us £270 for 3hrs of work to complete this process. It again confirmed their unprofessionalism and inefficiency when they charged us for the maintenance work done a year ago following our depart. Would never recommend this agent to friends and family. Looking at the reviews here, they may be an helpful agent for the tenants but in my opinion, not for the landlords.

Offer on our property was done 6 months ago. This agency Failed to conclude the sale. Our initial rep left the company inadvertently midway and no one notified us. The replacement rep lacked customer focus and wasn't able to complete our sale. This impacted our purchase which fell through. Back to square one. Communicate is a massive issue with this agency so please do research into getting an agent.

BIG Scammer, when you go there they talk to you very politely once you got signed for contracted you finish, before you going to this scammers pls take a specialist with you. and do not put more then six month contract and then have the contract with landlord directly. other wise you don't get any benefits and also you don't get your deposit back

The whole office vibe is different and the staff try to overcompensate with pleasing which comes across very fake and desperate especially from gursharon.

Very bad service. Lied to us til the last moment. They found some stupid reasons to tell us we haven’t passed the verification on the day we were supposed to move in, even though we received an e-mail from them a week before saying Congratulations, you passed all the verifications..and asked for the full rent to be paid and the deposit as well, which we paid. On the day when we were supposed to get the key, they said we failed and 500£ will be retained for their services. So we lost the money, we lost 3 weeks when we could have found another house and now we have two weeks until our current contract expires. The only thing this agency can offer is stress!!
Plus, the agent that was working with us, Akeel, was super nice at first and very helpful, but once they got the money his attitude shifted. He was very arrogant and every time we tried to speak to them, he tried to get rid of us. When we asked something, his answers didn’t make any sense and he kept telling us to call his colleague.
Such a horrible experience! I hope we’ll never hear about them again!

I found Charlesons a pleasure to deal with – a little difficult to get hold of at times, but they always come back to you and between them they have good communication. We had a boiler leak at one of our properties and due to their Management teams experience they expedited this within no time at all and keeping all parties in the loop. Only once you have been with an agent that has very little experience can you really appreciate how valuable it is to have an agent that has experience and the know how – it saves time, aggravation and makes the challenging situations as smooth as possible to deal with.

Very professional work. Kevin, Sharon and Yaseen kept me updated throughout the whole managing process. I was sceptical after receiving such good service and whether it would continue after the Letting of my property. Well I can honestly say (after 9 months) that it has, the service and commitment towards keeping my flat in great condition is apparent.
They arrange quarterly inspections, full reports, they comment on the reports to pick up on potential issues and prioritise what works should be considered – it’s great because I feel like I know what is happening with my property and with service like this I have no reason to visit in a long time! This is exactly what I pay for!

Standards could be raised for this agency. Since they have rebrandedto Charlesons they have been lacking customer focus. The tan aren't quite there yet with their skills and the upheaval of new staff starting whilst the old staff took all their knowledge away has really left the business sinking. I can only hope Charlesons stays afloat!

Awful experience. The team weren't honest and very deceitful and more or less lied about everything. Gursharon Rooprai and Raluca Ciausu are very inexperienced especially when it comes to customer service although it may be to do with a language barrier with Raluca. Dimple Johal and Sita Pithia are both good to work with and reliable but they have left. Please come back to the new office.

Avoid at all costs.
Just a few examples:
- Charging us for carpet cleaning and professional cleaning when we had already paid for a service (and have invoices to prove it).
- Charging us for a balcony door that broke due to poor quality; the locksmith confirmed that the issue was not our fault and had had happened to similar flats in our building. There was no mention of a charge when we made the agents aware of the issue but they have decided to add it onto the DPS at the end of our tenancy. They blamed it on 'Misuse and abuse'.

Sukh at Ilford was efficient, proactive and considerate and I would most definitely recommend him to anyone else who is thinking about renting their property. The entire process from my first phone call enquiry to the tenants moving into the property took only 2 weeks. All queries I had were answered without delay , I was kept in the loop at all stages and importantly, no time was wasted with any tedious sales pitch as the quality displayed in getting the task completed spoke for itself.
