The Sales Team at Colebrook Sturrock in Sandwich are biased, disrespectful and seem to lack the skills required to handle negotiations with tact.
When we found out that the house we wanted had been suddenly taken off the market the year before, we asked for the current owners to confirm that they would still sell to us if their onward purchase fell through for any reason, i.e. would they consider moving into rented accommodation?
This is an extremely common request and one that we had fulfilled in the sale of our own property however, Philip King (Sales Manager), had the audacity to call us naive for merely suggesting it.
Given how much money can be spent on searches and surveys before exchange of contracts, we wanted some assurance that we weren't going to meet the same fate as the previous potential buyer.
The negotiations after our viewing were simply embarrassing and we were shocked that Colebrook Sturrock entertained some of the proposed sale conditions from the sellers. For example, they had requested a £10,000 non-refundable payment in the event that we decide to withdraw from the purchase and this was even before they had accepted our offer, and before we had the opportunity to request searches and inspections
An estate agent with any sense of integrity would understand that such a request straddles the line of ethics this early on in a transaction.
Anyhow, later on but immediately after we received our mortgage offer we requested access for a Homebuyer Survey. Sarah (another member of the sales team) was extremely rude and suggested that we had left it to the last minute to commission a survey and asked if we had made the sellers aware that we wanted one. She reiterated that the sellers wanted to exchange contracts at this point and we felt this was an attempt to rush through the entire process. They knew very well that we had only just received our mortgage offer.
Firstly, a survey is the next logical step after receiving a mortgage offer so it should have come as no surprise to the agent, and secondly, in line with their own policy, any communications between the buyers and sellers should be made through them. Why would they not consider that we would want to commission a survey for a 44 year old home? Lynne (sales team) also felt it necessary to advise us that surveys are not compulsory and we again felt this was an attempt to rush us through the process.
We then had a bit of back and forth regarding inspections for the gas and electricity because the sellers couldn't tell us when they were last safety checked. This coincided with a request from us to bring completion forward by a week so that we may take advantage of a reduction in land tax. Lynne was rather aggressive in her approach to us and passed on that the sellers would only agree to that if we exchanged contracts in the following two days and as such, leaving us no time to book safety checks and review the reports.
Had we not have loved the property so much, we would not have have continued on with Colebrook Sturrock. It was very clear that they were over familiar with the sellers and it reflected in their level of professionalism throughout the transaction.
If you're an experienced buyer who knows how to negotiate, Colebrook Sturrock will not be able to meet your needs and are sure to disappoint. They do not value buyers, only sellers.
Do your research and look elsewhere.

Very disappointed with recent service. We have used Colebrook Sturrock for eight years. They used to be professional - prompt and attentive. Sadly their service has deteriorated in recent years. They found us a tenant who trashed our house and did very little to prevent this from happening (inspections were not carried out on time) or to enforce the contract. We had to go to the courts to evict the tenants. They refuse to collect the rent from the tenant as stipulated in the agreement. Avoid.

Colebrook Sturrock looked after our house for many years while it was rented out. They did so with such care and professionalism, significantly reducing all those stresses often associated with renting property. So when it came to selling this house, we looked no further. Here again, Colebrook Sturrock's thoughtfulness and professionalism was evident throughout. We were kept constantly informed about the progress of visits and responses, and when it came to receiving an offer, they ensured everything went smoothly to a successful conclusion for all concerned. I only have praise for Colebrook Sturrock and their lettings and sales teams.

They are ok as long as you are buying and not renting. If you rent I dont believe the same amount of care is given in any sense.

Very petty people to deal with. Took some money off our deposit when moving out when there was absolutely nothing wrong. Actually I'd say it was in better condition when we left it to when we moved in. Other people that lived on the street for years told me that whatever you do. These guys will always deduct money off your deposit it has happened to lots of people before, which makes me feel that these guys are not honest people. Also they said we would get our deposit back within 5 days but came back on the 8th day after constantly calling them as i had to do the chasing! They are also liers telling my partner one thing over the phone and me another. Life lesson learnt!

Could not recommend this company, agents are positively horrid, almost lost my house purchase as a result of these awful contentious women. I eventually was contacted by the seller direct and we managed between us to finalise the sale without the agents, even to the last day of key collection from the buyer. They have absolutely no interest in the sellers or the buyers they are only interested in money. They were absolutey terrible

Arranged to see 1 bed cottage and while we arrives a good 10,15 minutes early, the agent was nowhere to be seen. We had to leave as we both had work to get to.
No curtesy call to be told agent was running late and told it's just one of those things.
Very disappointed as it was a lovely location.

We bought our house in Sandwich with Colebrook Sturrock in September '18 and they were brilliant. We had a number of viewings and they were extremely accommodating with timings etc to fit around our work schedule. They liaised quickly between us and the vendor and the sale was arranged very quickly. During the sale process they were very communicative and our solicitor said they were a good agent. We were not pushed into using their mortgage advisor or surveyors which was refreshing having spoken to other estate agents.
We would highly recommend Colebrook and were very appreciative of the bottle of bubbles we found at the house on move in day. Thank you very much Colebrook Sturrock.

Had these guys give us a valuation in regards to putting our house on the market towards the end of last year and thought it was reasonable but ended up trying a different estate agent who had offices in London. We then had a look into a house buying company who asked colebrook and sturrock to give them a valuation. They proceeded to drop the value of our house by £205,000. Both valuations were carried out without visiting our home and conducted by the same person, Simon, who i believe is the branch manager/owner?
So in my opinion not consistent at all or trustworthy in any way.
This being said, i would really like to hear a response and how they justify there actions.
So please get in touch!!
