I received great service from Simon, I’m in crutches due to a sprained ankle and I arrived 20 minutes late to the viewing but he waited patiently for me, showed me around, answered all my questions and offered to drive me home. He’s very responsive to calls and emails which is rare for most agencies when you’re not a buyer and just looking to rent a place. Would highly recommend this agency.... Read more

An awful team to manage property! Property wasn’t cleaned on receipt, garage full of old junk which we had to co-ordinate the removal of. Really slow response time to the simplest of questions / information. Our flat was mouldy and damp due to gutters leaking and a multitude of issues that would of been simple for them to rectify if they weren’t so he’ll bent on blaming us for the mould issues! I had viewing for a house last week, first I had the viewing for less than 5 minutes because 2 couples were waiting and 2 couples left so no respect to give you time to check the house, second I said to the agent that I will take the house he said he will sent me a format at 7 I have been waiting until the day after I called them and the agent said that you will receive within the next half an hour and I received after 7 hours or more with lack of communication, I sent the holding deposit and still no communication after the agent sent me that the landlord didn’t accept my moving dates I asked him when is the latest date the landlord can accept he didn’t answer for 2 days and after refund my deposit without any answer. I have dealt with many staffs at Colin Bibra Ealing from head of office, senior and regular property manager. First and foremost, please, voice record any conversation you have with these people under consent because they lie as they breathe.
For landlords, including the head of the ealing office and senior property managers, staffs in the office significantly lack legal knowledges around housing act and tenants' rights. Colin Bibra will not be the one summoned to the court, you will be. They violate basic housing laws and council's advice on behalf of you, of course without communicating with you. Also, be prepared to be charged for their unprofessional work such as absurd mistakes, such as failure to put deposit in deposit scheme on time, having to re-write contract because of outdated clauses, wrong names, wrong date on legal documents and many more. Again, these are not mistakes by Joe, a trainee property manager. The entire team lacks basic legal knowledge and is absurdly careless, which brings extra managing costs.
It will be an absolute mistake to let these people handle your property unless your main goal here is to feed undereducated people. If you want to reduce absurd managing fees and do not have intention to ruin young people's life in your area, please do not work with them. I mean, your kids will grow one day and will become a tenant too.
For potential tenants, let's be straightforward here. No agencies will treat you like how you would like to be treated because letting agency works for landlords, not for tenants. Keeping this in mind, the treatment you will receive from these staffs is not unkind or insensitive. It is beyond that. It will be illegal and inhuman. By far, this experience has been the worst human interaction I had to do in my entire life.
I understand that the property you have in mind, managed by Colin Bibra, looks great and you feel like you can do anything to sign the contract and live in it. Please reconsider. The dispute I had to go through with this agency ruined my mental health, physical health, job and finance. Though not easy, which is perfectly understandable, please take a little more time and find another letting agency to work with. It took me a very long time to come to write this as this experience was quite traumatic. yet, I do think this review will save a few souls from this foreseeable nightmare.
The place I rent had serious problems which were physical threats for normal life, stated by law. i.e no cold water so you burn your skin unless you can take shower less than 2 mins. However, believe me on this one, you will not have anyone to ask for solid help to 'sort it out' because the council and the law will not able to save you unless you hire a lawyer, which will cost you a lot more money than your monthly rent.Therefore, please skip this one.
If you have to, absolutely have to work with them, please voice record every conversation you have with them and have a decent lawyer, citizens advice bureau at least if you are a tenant, near you. Good luck.
Staffs at Colin Bibra, if you ever read this, please reconsider moral values and mission of your business and work you do. Because current state of your business is nothing more than a social harm to Ealing Borough.
Response to John Bishop, you and your team refused to resolve this when it was ongoing many times already. To be precise, your team failed to serve legal documents multiple times - wrong name & dates, failed to put tenants' deposit in deposit scheme and still threatened tenants with not returning the deposit, refused to share landlord's contact nor email, failed to fix severe hazards of category 1& 2 by HHSRS, failed to provide EPC, 'How to Rent', Safety certificate and also tried to charge tenants with never-existed inventory list and more. Also, my intention is not about helping your business to improve rather to warn young professionals to avoid under-qualified service. I walk passed this agency daily and I am shocked to see how they constantly disregard COVID measures. I’ve seen people sitting at their front table clearly not social distancing. What about the 2 meter rule? It’s 2 inches in their minds.
In this time of a pandemic, I am utterly disappointed that they do not follow protocols and put themselves, others and the community at risk. Avoid if you want to stay safe.
