They are terrible!
I have reported them to the Property Ombudsman due to their bullish, oppressive and unlawful approach to me. Their communications is poor and have very poor management and people skills. Their complaints procedure is inadequate, poorly implemented as led by the person I complained about. No response to a Solicitors letter either.

I received great service from Simon, I’m in crutches due to a sprained ankle and I arrived 20 minutes late to the viewing but he waited patiently for me, showed me around, answered all my questions and offered to drive me home. He’s very responsive to calls and emails which is rare for most agencies when you’re not a buyer and just looking to rent a place. Would highly recommend this agency.

I have only good things to report from the team! Simon was super helpful in finding me the right place, and organising extras. Shweta handled all admin and communication perfectly. I find all of the team I met very nice and welcoming and it all went so smooth, I highly recommend Colin Bibra as an agent!

AVOID THIS AGENCY!!!!, after viewing one flat, Simon sent us the form for the holding deposit, which is not refundable at all,so be carful if you deal with them make sure you read all the T&C, we told him that we didn’t agree on that so he called us trying to fight and being very rude, we never had those kinda issues with any other agency before.

An awful team to manage property! Property wasn’t cleaned on receipt, garage full of old junk which we had to co-ordinate the removal of. Really slow response time to the simplest of questions / information. Our flat was mouldy and damp due to gutters leaking and a multitude of issues that would of been simple for them to rectify if they weren’t so he’ll bent on blaming us for the mould issues! They tried to Liam all of our deposit and blame us for the issues. They lied about things and have zero professional integrity! Please be careful with this company not one I would ever use again.

I had viewing for a house last week, first I had the viewing for less than 5 minutes because 2 couples were waiting and 2 couples left so no respect to give you time to check the house, second I said to the agent that I will take the house he said he will sent me a format at 7 I have been waiting until the day after I called them and the agent said that you will receive within the next half an hour and I received after 7 hours or more with lack of communication, I sent the holding deposit and still no communication after the agent sent me that the landlord didn’t accept my moving dates I asked him when is the latest date the landlord can accept he didn’t answer for 2 days and after refund my deposit without any answer. So unprofessional and lack of communication. Avoid

I have dealt with many staffs at Colin Bibra Ealing from head of office, senior and regular property manager. First and foremost, please, voice record any conversation you have with these people under consent because they lie as they breathe.
For landlords, including the head of the ealing office and senior property managers, staffs in the office significantly lack legal knowledges around housing act and tenants' rights. Colin Bibra will not be the one summoned to the court, you will be. They violate basic housing laws and council's advice on behalf of you, of course without communicating with you. Also, be prepared to be charged for their unprofessional work such as absurd mistakes, such as failure to put deposit in deposit scheme on time, having to re-write contract because of outdated clauses, wrong names, wrong date on legal documents and many more. Again, these are not mistakes by Joe, a trainee property manager. The entire team lacks basic legal knowledge and is absurdly careless, which brings extra managing costs.
It will be an absolute mistake to let these people handle your property unless your main goal here is to feed undereducated people. If you want to reduce absurd managing fees and do not have intention to ruin young people's life in your area, please do not work with them. I mean, your kids will grow one day and will become a tenant too.
For potential tenants, let's be straightforward here. No agencies will treat you like how you would like to be treated because letting agency works for landlords, not for tenants. Keeping this in mind, the treatment you will receive from these staffs is not unkind or insensitive. It is beyond that. It will be illegal and inhuman. By far, this experience has been the worst human interaction I had to do in my entire life.
I understand that the property you have in mind, managed by Colin Bibra, looks great and you feel like you can do anything to sign the contract and live in it. Please reconsider. The dispute I had to go through with this agency ruined my mental health, physical health, job and finance. Though not easy, which is perfectly understandable, please take a little more time and find another letting agency to work with. It took me a very long time to come to write this as this experience was quite traumatic. yet, I do think this review will save a few souls from this foreseeable nightmare.
The place I rent had serious problems which were physical threats for normal life, stated by law. i.e no cold water so you burn your skin unless you can take shower less than 2 mins. However, believe me on this one, you will not have anyone to ask for solid help to 'sort it out' because the council and the law will not able to save you unless you hire a lawyer, which will cost you a lot more money than your monthly rent.Therefore, please skip this one.
If you have to, absolutely have to work with them, please voice record every conversation you have with them and have a decent lawyer, citizens advice bureau at least if you are a tenant, near you. Good luck.
Staffs at Colin Bibra, if you ever read this, please reconsider moral values and mission of your business and work you do. Because current state of your business is nothing more than a social harm to Ealing Borough.
Response to John Bishop, you and your team refused to resolve this when it was ongoing many times already. To be precise, your team failed to serve legal documents multiple times - wrong name & dates, failed to put tenants' deposit in deposit scheme and still threatened tenants with not returning the deposit, refused to share landlord's contact nor email, failed to fix severe hazards of category 1& 2 by HHSRS, failed to provide EPC, 'How to Rent', Safety certificate and also tried to charge tenants with never-existed inventory list and more. Also, my intention is not about helping your business to improve rather to warn young professionals to avoid under-qualified service. Last but not least, yourself and your team showed contempt to tenants in every communication. It is a shame.

I walk passed this agency daily and I am shocked to see how they constantly disregard COVID measures. I’ve seen people sitting at their front table clearly not social distancing. What about the 2 meter rule? It’s 2 inches in their minds.
In this time of a pandemic, I am utterly disappointed that they do not follow protocols and put themselves, others and the community at risk. Avoid if you want to stay safe.
Shame on you, Colin Bibra.

This is a bad agency acting in bad faith: they tell us lies and lies. They manage a flat at 1 Elton Lodge that we rented. When we moved in, there was no mould because it was the summer and the weather was hot. But when it began to rain in the autumn, a lot of mould started to pop up on the walls of the living room. The agency told us it was our fault!! But in fact it was a matter of poor insulation never fixed by the landlord. And one cupboard has a water tank made of asbestos!!! Unsafe and unhealthy as a flat for rent.

Awful agency.
Have given them over £18k in 2 years. Service is horrible when you decide to leave.
The manager Denise is truly awful to deal with.
They charge check out fees and will take out from your deposit.
Also will wait till the last minute to return deposit.
Should be in 10 days, however it’s nearly been 3 weeks and haven’t received.
DONT GO ANYWHERE NEAR THIS ‘COMPANY’

Not trust worthy. Do not use Colin Bibra. They found me a nightmare tenant, they assured me the tenant is very reliable gentleman. It's 7 months tenant not paying rent and not leaving the flat. Colin Bibra did not take any responsibility. They called it my bad luck for having a nightmare tenant.

This is the worst estate agent I've ever dealt with, they cancelled the deep cleaning without my permission and then brought the clerk to do the checkout report without even informing me.
all of this because I've complained several times from the mould in my flat and the humidity in it, the air suction in the bathroom was very weak and there is no windows there, they then accused me of not opening the windows!!
They are trying to hold me accountable for their careless to save their image in front of the landlord, regardless the ignorance of my complains and their conspiracy acts.
I don't recommend this place to anyone.

Very poor property management. We ask for their help with water boiler for over a year and they always told us that there is nothing wrong with boiler ( we didn't have hot water after one shower).

They seem to be more concerned with disrupting the tenancies of renters and "purifying" the area. We are constantly being threatened with legal proceeding by this company (on behalf of leaseholders) for seemingly small and quite frankly ridiculous issues. They show nothing but contempt for young professionals. Avoid this agent like the plague!

In terms of Block Management this company is a joke. When communal entry door lock is broken they will advise to replace a key at your own cost (25GBP). No water for 6 hours as they are fixing something an no one let tenants know to prepare. AVOID!

Very poor and untrustworthy Estate Agents! They confirmed a Landlord and Director of block would be okay with letting to me with my dog and made me send money etc. I handed in my notice, started buying furniture to then be told, 'oh, the director won't allow the dog' which is way different from what I was told previously! So they basically lied about the Directors allowance of my dog and put my in such a bad situation now handing in notice, buying furniture and sending them money when I had no chance anyway!!!!!! Cannot believe it. They were obvi desperate to just get money in and didn't care about anything but themselves and their money. Awful - would defo to avoid.

I wouldn't choose them if I were a landlord because our neighbour had a leak, we reported it to Colin Bibra and they never contacted the neighbour's landlord to paint the damp stain it left in our flat.
Furthermore, this agency do not care about tenants at all.
They just contact us when they have to increase the rent.
If there is an issue in the flat they take ages to solve it. The washing machine was broken for over a month. Furthermore, they are doing nothing regarding our noisy neighbours who wake us up every day including weekends at 6. 30am

What a horrible service I have got from this agency. I was dealing with nice people like Sozi and Georgia till other take over. The guy entered the flat without any concent or telling me. The new guy was talking to me like a general in the army talking to solder !!!! Please avoid

With almost every interaction from the moment we handed over our money and signed our lease we met with repeated incompetence. The day we received the keys to our rental property the lack of professionalism and care was clear. When we first arrived the property had not been properly cleaned out, with the kitchen covered in bags of rubbish. We then realised Colin Bibra had given us a copy of the previous tenants lease and it took nearly our full tenancy to get them to provide us an original copy of our own lease agreement. We spent months hounding them for what was rightfully ours and something we needed for legal processes to prove where we lived, which was unbelievably annoying and completely unprofessional.
Further to this we raised issues with the windows and moisture building up in the flat and although inpart they tried to fix the issue to some degree our issue with moisture build up and subsequently mould was met with ‘please purchase and use £1 mould spray to fix the issue’. This can hardly solve an issue which saw average humidity levels over 60% in the property, likely leading to significant mould and subsequent health problems for any occupant not to mention the long term cost for the landlord if not dealt with properly.
We also encountered multiple instances where tradesmen were let into our property without our knowledge, and although they were responding to issues that needed fixing they repeatedly broke the terms of our lease even after we made a number of complaints by letting these people in without our consent.
To top this off when we gave end of tenancy notice and Colin Bibra were organising viewings, one estate agent let himself and a potential renter into the property without knocking nor ringing the bell whilst we were home, and got a nice shock when he realised people were there. This is just bad conduct.
Following all of this the lack of willingness to take responsibility for breaking the terms of the lease on their part, and then penalising us financially for moving furniture around due to issues of moisture we had raised was the cherry on top. Although it was a small amount it was the priniciple that Colin Bibra could not seem to comprehend - in that they can break their terms of a contract with no consequence but should we break ours we are penalised.
I wouldn’t want to rent through this company again nore would I want a property I own managed by this company. They clearly do not have experienced people running the day to day operation and certainly don’t care for renters rights nor the state of the properties they manage.

I have dealt with Colin Bibra for the last 18 years I would say they are the best block management company in west London not just Ealing.
This is shown by the number of blocks they manage and the high standards they set.
They are very trustworthy and fantastic staff and always a pleasure

I rented my flat out through Colin Bibra and Sosi was so fab through the process. Now every time I see her she asked how I am getting on and genuinely cares how I'm doing. I had to phone recently and ask if the previous tenant had turned in an extra set of keys and Jason knew exactly who I was (even though we'd never met) and offered to have his colleague David drop off the keys while he was doing a viewing. Talk about going the extra mile! Thanks to the whole team at Colin Bibra!
