Even though I didn’t end up actually renting through the company - Dan, one of their agents was so accommodating & helpful through the entire process that I just had to leave a review with how impressed I and my wife were with how above & beyond we felt he went to accommodate and help us even after we’d told him we’d found renters elsewhere. Our experience with Colin Dean Residential was super pleasant as my fiancé and I looked for a 1-bed property to rent.
Given that this was during a time when the property rental market was super competitive and stress-inducing, it was Sarah that guided us throughout from viewing the property up to signing the tenancy agreement.
Sarah was our main contact. She was very kind and accommodating to our schedules, given that I work 9-5 shifts while my partner works 12-hour shifts. She had patiently waited for us to view the property even though it was past 5pm.
Sarah had answered our questions and clarified details via email or phone call very quickly and made the process of viewing the property, signing agreements, and getting the keys incredibly efficient and straightforward. She even went through a folder of the property with all the certificates and manuals for all appliances in the property! She was certainly the most essential part of our pleasant experience.
After we got the keys, we were handed over to the property management team who greeted us on the start date of our tenancy. They had also checked in on us regarding the property whether there were any problems or issues they can help out with in the following days.
Our overall experience with Colin Dean Residential was nothing short of incredible and easy. Sarah was our go-to contact and provided us with ease of mind, but also the other members of the team who helped us with our tenancy. Would definitely recommend!
UPDATE: It's been over 2 months since we moved in to our new flat with Colin Dean. Kier has been our property manager and has been extremely helpful with required fixes. We had a problem with our bedroom door the other week, a handyman was called in the next day!

Having recently worked closely with Colin Dean on a rental transaction (assisting the tenants), I would like to commend their exceptional service and support. Communication was excellent throughout and the process smooth, even when, inevitably, unexpected issues arose. I interacted with multiple staff members, each helpful and unfailingly polite, but would reserve special praise for Kyarna, who handled with professionalism all of the day-to-day process, and Dean, who's market insight and advice was thoughtful, balanced and, ultimately, spot-on.

Missed out on a house through Colin Dean, offered the asking price at first viewing & told I was I was in "the driving seat" by the agent as it was the best offer. Some days later, this was followed by a blind auction of sorts with an extremely short cut-off point, leaving it very difficult to make a fairly considered bid. The experience with Colin Dean upset me very much indeed, very off-putting & vexing.

Unfortunately, this estate agency comes across as very forceful not to mention unprofessional. We wanted a lease extension on an 88 yr old lease and were told we were completely unreasonable and that we should accept it how it is. And there phone calls on phone calls enforcing the fact that we were asking for too much work from the freeholder in order to extend the lease. The person I dealt with was Dean Ayling, very paranoid and forceful man. Please don't be pressurised into anything! He seems to imply that never mind what the solicitor is requesting his verbal word is a sufficient basis which the solicitor must accept. I would not recommend this estate agent! Be careful

Chris assisted me through. It’s my first time renting a house so we rely on Chris pretty much from the beginning. Of course you could ask for the agent to do extra and extra, but essentially he’s done what is necessary and has been patient to guide me through. I am not sure how would it be when I finally move out but I expect we could always stick to the agreed procedures.

Beware avoid avoid this estate agent we really had worst experiences with this estate agent that we never face like these troubles in our life while renting the property .Beware they will go after your deposit when tenancy ends with surprise fees they will give ridiculous reason. Go elsewhere if u want peace of mind and better service. Staff are not professional never look after the tenants. Shameful and worst experience i would not recommend this agent for anyone!!!!

I had never seen such a cryptic agent in my life over the last 15 years in London.I rented a property and paid £975 per month but they want the property new branded for what reason? They took money from my deposit to decorate the property.If the landlord wants to keep the property branded better not to give for rent.My worst experience advice please please and please never go to this agent to rent a property and they tried to take our deposit with nonsense reason they don’t care about tenant as they don’t have working condition shower , commode was not flushing no parking as when I viewed the property they said everything working but they lied to us.They don’t look after the tenants the staffs are rude not professional they never listen to us and understand the tenant. If there is 0 rating I would rate this estate agent 0.

BEWARE. These con artists will try and take you for every penny they've got when you leave AND send SNOTTY, RUDE emails when demanding money for damage you have not caused! Kier a notable little madam to watch out for. Snakes in the grass this company. Avoid at all costs.
Even if I was turfed out of my house that I now own, and this 'company' was the only one who could provide housing, I'd pitch a tent and risk my life out in the wilderness. I could give you saw stories about this lot that would make your bones curl. God bless anyone unfortunate enough to have been conned by these bullies. Beware.

Terrible estate agency. From the beginning to the end as they have no communication with the client.
Booked a viewing for a flat and the agent somehow forgot to send me a confirmation, I called the next day to inform the agent that I still haven't received my confirmation with the time of the viewing. Once rectified I then received a phone call at around 4pm to tell me if I can do a later appointment as she didn't inform the people who was still staying there by the sounds of it. Day of the viewing she is 10 minutes late and doesn't really give me much to work with as I was the one asking questions whilst she just stood there and didn't really selling it to me.
I have been chasing her down with calls and now it turns out she had given me fauls information. This agency has wasted my time and should look for staff who actually know what there doing. Im 6months pregnant trying to find a home for my family and yet I've been running around doing an agents job.

Do NOT deal with these people. Typical conning behaviour from then trying to charge us £500 for cleaning due to wear and tear.
Went to an independent adjudicator and was reduced to £165. Just shows you should NEVER give in to these con artists. Disgusting and shameful. AVOID.

Thanks to all at Colin Dean especially Hina who helped my mother and brother secure their flat. Hina went above and beyond her job to help put myself and my family at ease. She walked us through every step of what is usually a pretty stressful process to help us successfully secure a tenancy. I was really impressed by the kindness and understanding expressed by Hina throughout the process and very struck by the level of support provided to help us secure the tenancy. Also the clarity with which the whole process was explained significantly contributed to a quick and efficient turnaround.
I would recommend Colin Dean to all (in fact have already recommended them to my family and friends) as they are completely professional but also have a real human touch which is so rare these days.

Rented through Colin Dean many moons ago, can see from reviews they have not changed their ways in regards to not being completely upfront about hidden fees and at least the law has changed now since 1st June 2019. Yes, I remember Mr Ayling laughing down the phone at me as we were sent a no fault eviction at the end of our tenancy as we did not agree to pay a hidden renewal fee for the tenancy, I had a 6 month old baby at the time and was living in a 2 bedroom flat in Watford, even though it was a new property it had nothing, but issues which the landlady couldn’t be bothered to do anything about and got us to do all the work to sort anything out as it was a dodgy Taylor Wimpey new build. No way, did we want to be tied in for another 12 months to that property dealing with issues that were no longer going to be covered by the landlady’s warranty on the place. The estate agents were aware that I was having a baby as I moved in when I was pregnant. I realise the landlady as advised by this estate agent had a choice not to let the tenancy become a periodic one, however, I do not respect your ethics (not sure why you are commended for them on LinkedIn) in kicking a tenant out with a young child and laughing down the phone to me and the stress it caused at the time, especially when I had a baby that only got over having a serious neonatal infection. Ethics you have none, sir, and one day the law will be changed on no fault evictions, that day will come!

Absolutely ridicolous. What a disappointment.. I had two viewings booked with this agency the other day, I took a day off from work, I don't drive so my brother drove 20miles to pick me up, my mum came all the way from the other side of London to advise me and the agency people never turned up. When I called I'm there waiting I've been told that they tried to call me (no missed call) but BOTH houses have been rent. I said you should have left a voicemail which again the guy said he did but I don't have any. He was so unprofessional and so lost in his words he was obviously lying but it's okay to rent a house Colin Dean! It's just not okay to not take other people's time and money into considerstion!! So they basically wasted my day, my brother's, my mum's and we have been driving around like idiots. We obviously dropped my mum off then he had to drive back to my town and back to his. He he must have drove about 100miles that day plus my mum came too. Thanks Colin Dean for wasting our time and money.

We had a great experience of renting a one bed flat from Colin Dean. They were very flexible about the viewings of the property (had a few because I forgot to take measurements for the furnitures). Whenever we had an issue, such as with the boiler or blinders, the agency always sent someone to fix it for us. We were informed about planned works (scaffolding around the building) well in advance. They were professionals and always available when we had a query. We moved out because we bought our first own property. We gave the notice in time but unfortunately, there was a slight delay with the handover of our new built home; although the agency was flexible and understanding (and luckily found the next tenant who didn't mind waiting a bit) so we could stay as long as we needed to. Receiving the refund of our deposit also went smooth. Afterwards, I had problem with one of the supplier and the agency was still extra helpful in that matter, even that we weren't living there anymore. I would definitely recommend them. Very unpleasant experience, this company will make up ridiculous excuses to take your deposit when your tenancy ends. They will side with the landlord and make you pay unfair hidden fees. Through out the tenancy they will harass you with calls and visits accompanied by ridiculous reasoning. Their customer service from the director to the agents are a tragic excuse for an agency! If you find a property that you're interested in, also listed with a competing agency, my advice would be to cross the road!

Horrendous service from this agency from the top down, BEWARE they will harass you during your tenancy and will go after your deposit when you leave with surprise fees. All in all, would not recommend this agency at all! Go elsewhere and pay that little bit extra if you have to for peace of mind and better service!

We sold a property with Colin Dean in August 2017. We had such a wonderful experience with their services and all the team members.
We were aiming for a high asking price and so the sale took a long time (our own fault). Even though it took a long time staff would call us weekly without fail to let us know of any updates or bookings. We were quite stressed about it all but they supported us and assisted us as best they could.
They were always courteous and conscientious with timings for viewings. If alterations or cancellations occurred then they would let you know asap. Whenever they came to our house the staff were polite, kind and respectful.
When it came to the sale of the house we could not be more grateful. At one point it was very stressful but the staff (Chris in particular) went above and beyond to help us make the sale go through quickly and efficiently.
We would not hesistate to use them again or reccomend to a friend.

Worst Estate Agents for tenants. They made me sign a contract which had no break clause without letting me read the full contract. I trusted the agents as the flat is owned by the Mr Dean Ayling himself. Then the horror began when I had to leave the tenancy mid-way through the contract. Colin Dean initially tried to hide the 'Assignment of Tenancy' clause from me and was extremely adamant that there was nothing in the 'Contract' that would allow me to move before the end of agreement. Then when i found out that there was a 'Assignement of Tenancy' clause, the estate agents started asking for compensation. They denied me the right to assign the tenancy to another tenant which was part of the contract they signed with me. After running the dispute and wasting 2 months of my time. Mr Ayling agreed to speak to me and let me assign the tenancy. Then deducted money for cleaning and damages which were present at the time of me moving in. The dispute is still ongoing with the Adjudicator. However the mental stress Colin Dean caused me has been unbearable at times. I only got £400 out of my £1300 deposit for a flat where i only stayed for 18 months. Worth mentioning that he charged me £170 for referencing and £150 to protect my deposit with TDS which is genereally a responsibility of Landlord but he transferred that cost onto me. Also charged me for checkout fee which was also hidden in the conract somewhere and re-surfaced at the time of moving out. This excludes other costs he imposed on me which I havent even mentioned.
Also, worth mentioning that the flat was initially rented for £1000 a month but after 12 months the rent was increased to £1075 which is almost 8% for no reason while inflation has been less than 2%

The worst agency ever I had to deal with.To get my deposit back i had to fight for more then a month time.
My advise...when you move in to the new property go thru all inventry book and take pictures of everyting in side and out side of property,if you have any issue with the property always email them to have a proof us you move out.
If you have a problem to get your deposit back is good to contact the deposit schem company,because the agency can't charge you for something like wear and tear.

We have worked with various Estate Agents in the past and have found the staff at Colin Dean to be extremely efficient and professional at all times. In particular, I would like to mention Charlotte Brown (Property Manager), who has been extremely helpful by assisting in arranging appointments, liaising with tenants and landlords and providing as much information as possible to allow us to complete works within a reasonable time frame, therefore pleasing the landlord and the tenant.

Easily the worst accommodation company I've dealt with.
When I moved into the property in December, I found the electric heater in my bedroom didn't work. After months of being told by my Colin Dean representative that it would be repaired “soon”, contractors finally took a look at it in early Spring (by which point, I'd already suffered through the coldest months). The contractors, who looked very young and inexperienced, mistakenly replaced the only decent heater in the property instead of the broken one. It took another month to rectify this error...
The second ordeal was due to water damage at the entrance of the property. Colin Dean immediately pointed the blame at us. We repeatedly told them we'd done nothing wrong and they should send someone over to investigate. Once this was done, they yet again blamed us. I discussed the issue with a manager at Colin Dean, but he was very condescending and told us that we didn't understand how to look after the property. I looked at the issue myself and found the carpet beneath the water boiler was soaking wet. I contacted them yet again, and they begrudgingly sent someone out to repair the boiler. No apologies were offered for the issue not being identified in their investigation or for repeatedly pointing the finger for a problem that was beyond our control.
When we moved out of the property, most of our deposit was deducted for very minor damages, such as scratches on doors and walls, that could trivially be painted over. I tried to contest this, but they wouldn't budge. I decided to cut my losses and move on. No compensation had been offered for any other problems we'd endured, so why would Colin Dean have a change of heart now?
All in all, I was very disappointed with their quality of service. They had next to no respect for us as tenants and dragged their heels at every opportunity.
