I am a landlord. Cooke have been managing our portfolio for quite a few years. Communication is terrible; emails ignored, calls not returned. 4 of the 9 reviews are from staff so not a true reflection of their 4.9* rating. Gail, the business owner, is rude & I do not know how they are still in business. They do not do a thorough job on anything & when you have to chase them for rent money due, it takes then literally weeks to get back to you, let alone get the rent money to you. The staff turnover is high, I wonder why? This is never a good sign. When we gave notice to terminate our contract, they done everything to make things as hard as possible for us and the new managing agent. I would not recommend this company in any way shape or form. Learn by our mistake; use another company. A very unprofessional company.... Read more

We were apprehensive when we set out to let our planned retirement property initially, (currently living in a tied house) but were so very thankful that Cooke and co was recommended to us, as we could not possibly have left it in better hands for which we are so grateful to Gail and the whole team. We were kept informed at every step of the way, new tenants were always found straightaway and any problems were sorted without any need for us to worry. We were kept fully informed of anything that required attention, with associated quotes for any work that needed doing. We were sorry, when our planned move did not work out as we had expected and we had to put the property on the market, but again Gail and her team dealt with the sale, helped our tenants find an alternative property and handled every aspect without us having to worry at all. It has been so helpful for Cooke's to be able to deal with both the tenant and the sale for us, especially when we do not live anywhere near the property. A big thank you is due from us to everyone at Cooke and Co who have looked after our interests so well for us over the last 5 years.... Read more

Slight gripe to start with… we went to view a property and waited 20 minutes for the agent to arrive - when we called them we were told she had come and gone already and we weren’t there. Turns out, we were the other side of the building and we hadn’t noticed each other. Luckily we were able to reschedule our viewing later in the day and we put it down to ‘one of those things’ although it would’ve been nice to have been called or email from the agent who was waiting for us to find out where we were…. HOWEVER, having said that, we’ve experienced excellent customer service from Imogen in the office. We told her from the start that we needed to be in within two weeks and we truly believe she was able to get all the ducks in a line quickly and expertly navigated us through the lettings process. She was clear from the beginning and able to tell us exactly what we needed, at what stage and was flexible to our needs considering we were moving considerable distance. When we picked up the keys, it was an efficient process, I was in and out in minutes. Helpfully, Imogen explained that the landlord would now takeover and that he had a second set of keys for us, and explained that he was on holiday. It was fantastic and refreshing having someone able to set our expectations, with clear and honest information. It’s made the whole process so much easier for us and eased a lot of stress. I just want to say thank you to Imogen and her team for pulling out the stops and supporting us on our tight and demanding turn around. Completely done with this company !! Every time we call about renting a property from them they turn around and say "NO PETS" yet on there adds they do NOT state this... why waste peoples time and your own time ?? Why not just put PETS ALOUD / NO PETS SORRY on the Dame adds !! I don't believe for one second that all of your renting portfolio is full of NO PET homes !! I think its you time wasting Armatures that are making that rule ???? ?? STAY AWAY PEOPLE FIND A DIFFERENT LETTING AGENT ??... Read more

We had our house to let with Cooke and Co for the last 6 years. They were very professional and communicated well with us, especially as we live overseas. They sorted out all the business issues with us quickly and successfully including licences, inspections, repairs and end of year tax statements. We had four sets of tenants and Gail and her team managed to let out our house almost immediately so there was only a lack of rent for a couple of months. Our last tenants loved our house so much so that, when we decided to sell to buy a house where we live, they made a successful offer. I am a 75 year old retired lady looking for a rented property and when speaking to a woman at Cooke & Co was told there were no rented properties that would except housing benefit. I can accept that there are some tenants that don't pay their rent and don't look after the property but I am not one of them. I would pass all credit checks have been with the same bank for the last forty years and never owed anyone any money so it would have been common courtesy to have met me and gone through my history not just dismissed me in the way she did. It has been declared unlawful and discrimination to ban people from renting a property if they are in receipt of housing benefit and yet just the other day when I called about a property in Weston-super-Mare I was told strictly No housing benefit, also that there were no properties available to me because of this! I have been with the same landlord for over 7 years and have and am current with my rent, also I keep the flat spotless and I could get references to prove as much, I only need to move because my son has left home and so need a smaller place however this was of no interest to the women I spoke to, I was flatly refused! I live in a block of flats in Bristol which is run by this company it’s absolutely disgusting it it’s hardly cleaned it needs painting haven’t been painted in years the carpet inside are filthy general maintenance in the garden never happens it’s like a jungle there’s walls being knocked over constantly where there is no bollards or CCTV in car park really really badly ran,filthy where i live In communal areas... Such a bad experience. The agent showing us round the property told us he had handed in his notice, which showed he was (and he was!!) uninteresting and didn't want to be there. Still the property was great so we decided to take it. Went in to sign the paper work and was pretty much ignored for the first 2 minutes. Nothing was prepared for when I came in (after being told it would be) and the man didn't know anything at all. He kept asking questions and didn't explain anything very well. After questioning the move in date all I got was a no and a blank stare. No explanation as to why we couldt move in later and not even any attempt to see if it was possible. This man was clearly bored of the work he had to do and was uninterested in helping. Ended up leaving without renting the property. Gutted... Read more

Matt went above and beyond! He was very helpful and put us at ease straight away. He walked us through the process and his fees were very reasonable. We agreed to go with him and a few days later we were on rightmove as well as other places. He then proceeded to sell the house on the first weekend at a higher price than other estate agents were quoting. During the process of pushing the sale through he was keeping in constant contact and even gave the sales team at the new build I was buying regular updates on how the process was going. I can’t praise Cooke & Co highly enough. From the very start, they gave me excellent service. The owner came to value my house and, even though I said the visit was just to get a valuation, she advised me how to prepare the house for sale and where I could get hold of someone to do some of the DIY jobs. They charge a fixed rate for selling your house and this is excellent value for money (much less than any of the other high street estate agents I asked). Matt came to take photos and prepare the ‘blurb’. He showed the prospective buyers around and kept me informed at every stage of the process. My house was sold after only two visits. All staff in the office were helpful on the phone and when I visited the office. I can not fault the service I received and I thoroughly recommend them.... Read more

Arranged a viewing with this company no problem. Arrived to the viewing and the agent nearly walked past me and we were almost joined by her next client she had booked 10 minutes after me, I couldn't work out if that was a selling tactic or genuine mistake. Entering the building she then lead us upstairs (when we were viewing a ground floor flat) and had to ring her boss to find out which flat she was showing us round. Was then told I have to earn a certain amount of money before I can rent which I know is a common thing with estate agents but I rang up to ask if they would make any allowances as I am fleeing domestic violence and if they would accept a guarantor to which I was told yes and someone would ring me to organise letting the property in question to me. After the weekend I got a call back to be told no even with a guarantor I still have to earn double my rent which fair enough rules are rules but then why was I told otherwise by another employee? Not had a great experience and will be actively avoiding this agent.... Read more
