I’m appalled by some of their agent’s customer service skills! James who just took my call earlier was incredibly rude. After I had enquired about a property, I mentioned that I had been in contact with Sarah to arrange a viewing but hadn’t heard back from her yet. To that James rudely replied ‘so did 70 others’ without being of any help whatsoever. I would highly recommend Mollie Browning from the property management team. We had many issues with our rented flat after we moved in due to old windows, not enough ventilation, and overall poor damp proofing in the building. There were delays to rectify these issues due to peak covid times. However, as soon as Mollie was assigned as our property manager she went above and beyond to ensure all issues were rectified as soon as possible. We are particularly thankful to Moz Khan, Letting Manager of Walton on Thames office who helped us with his expert advice on many occasions, which he delivers in a friendly and personal manner and his team members like Suzy Cunningham, who just recently managed to increase the rental offer with new tenants. In the property management side, Larissa Tilley of Leaders Woking team manages our property and we can commend her on her efforts, prompt response and actions to ongoing issues. Recently we had an issue when incorrect rent payment amount was transferred to our account. Although this appeared not to be within Larissa’s remit, she did her utmost to resolve the matter by contacting the tenant and liaising between the parties keeping us up to date. I rented a property earlier this year that was managed by Leaders in Olympian Heights, Woking. 1) WARNING FOR FUTURE RENTERS: If a break clause is important to you, be sure to clarify the exact terms of the break clause in your renters offer. I asked for a 6 month break clause, Leaders worded this in the contract as "...at the end of 6 months, you can put in your notice of 2 months" effectively meaning I could only leave the property after 9 months. This only became apparent after I received the contract 2 days before my move in date, at which point I was already committed to leaving my previous flat. 2) Our flat had numerous issues when we moved in. A leaking kitchen sink, a dishwasher that didn't run, and the heating not working. I recommend trying all appliances when viewing. We were rushed in and out of the viewing (a warning sign on hindsight!) The manager for the property was unresponsive to emails and calls. Eventually I had to contact the owner/landlord myself and Leaders then assigned a new property manager to the property. I have much longer list of issues we had with them, but the picture is clear. They get 2 starts as the new property manager was decent in the end and tried to make the move out process stress free as possible.... Read more

Very poor customer service, made enquiries with no answer online so went to visit them in person, door locked a lady in there saw us waved us away and ran off the the back and saw her come out a few minutes later in her car and drive off, no time to even wind down her window just to say she is running late or when someone will be back. No where in the website to get in contact other than a generic switchboard to say noone is available. They have a massive office , maybe could be an idea to leave one person in the office to answer calls and advice as we called over 10 times and different times of the day and they answer machine said "all agents are on another line or you have called out of hours" that is a lie, don't blame the customers there is no one ever in the office. They will lose a lot of business as whilst we were there waiting other customers came with no idea what is going on.... Read more

I would like to recommend them because of one person/agent solely. Her name is Kate Ostinelli and she spent 1 hour and a half from her own time(not being paid) yesterday, chasing and sending about 20 emails in that time with the single purpose to allow us to move in that day and not leaving us on on the street just because the people from Lettings hub had not done their job properly and delayed the whole process. I don't know about the other people/agents working in Leaders, but Kate is from that old generation which still have the human side of the things and a person you can rely that will not tell you 'Sorry, my working time just run out, call me back in Monday' She also does not reply with templates messages like more people today, but she is reading through your message, she is working on it and even if she calls you after 3 hours, she is calling with some result. I believe those are the qualities that most professionals are lacking in these days and become harder and harder to be found in the new generation to come. She is first human and then she is letting agent. Therefore, I would give Leaders 5 stars based on Kate Ostinelli's attitude and merrits alone. In all honesty, I was torn between using the online estate agent purple bricks and the high street estate agent, due to the vast difference in price. In the end I went for Leaders, because I figured that the estate agent’s service really comes in once an offer has been accepted, and that was 100% the right decision! I was selling at the most difficult time, in the middle of the Covid pandemic and the rush of stamp duty reduction. It took 6 painful months to sell, even with no chain and a cash buyer! PLEASE READ. One difficulty for renters is that if you find a property you like, you don't have any choice in the Estate Agents who manage the property. Should you be able to choose your Estate Agents, I recommend that you do not choose Leaders. We moved into our rented flat in January 2021. Here is a summary of my experience with Leaders from January 2021 to March 2021.: - Rental Contract before moving- Leaders were slow, unresponsive and failed to provide accurate feedback to our queries prior to moving into the property. Queries such as; what would be included in the property / who the utilities provider is / details needed for a contents insurance quotation / how we get hold of the parking permit. - Leaders opted us in for a no deposit option even though we confirmed that we had our full deposit ready. They sent us a contract with a payment scheme for those renting without a deposit paid in advance and I had to chase for this to be changed. When I spoke to Leaders, they tried to convince me to take the no deposit option even though I had said several times that we had the deposit already and did not want to pay the additional charges for the no deposit option. - Moving in - I chased and chased for a time to collect keys - drove 4.5 hours to the property with all of my possessions and called Leaders at various points on my drive to confirm my ETA. There was nowhere to wait other than my car given it was lockdown and it took 5 hours for Leaders to confirm when I could pick up the keys on the day our tenancy started. - The hot water was hit-and-miss when we moved in and then went off altogether 3 days after we moved in. Leaders sent the Engineer to the wrong flat. We went without hot water for 48 hours before an Engineer arrived who put the system on 'boost mode' and told us they would return in one week and that the boost mode was a temporary fix and not longterm as it consumes more energy. We chased Leaders who said they had no record of this visit and would arrange for someone else to come out. They came on 20th Feb when we reported the issue on 19th Jan. - Professional Clean - the property was NOT clean. Dust everywhere, shower gel residue in the shower, hairs in the drains, food still in the fridge, carpets not hoovered, floor not clean. Especially poor given the need for additional cleanliness and after Leaders claimed that the property was professionally deep cleaned two days before moving in. - Utilities - Leader said they would send our details and meter readings to the utilities provider. I chased this from 4th January and I am still chasing Leaders TODAY. We had letters from Eon to the old tenant (which we didn't open) and so I contacted them myself and set up an account 6 weeks after Leaders committed to doing this on our behalf. I chased for meter readings continuously and then they provided the wrong readings! Current update - March 9th - we still have no parking permit, Leaders apologised that the property was not cleaned but did not offer to clean it and they have not changed the inventory report which stated a professional clean had taken place, Leaders apologised for providing inaccurate meter readings and they have kept the videos I sent to them when I moved in and found the property to be unclean on their records. Who knows what will happen when we want to move out? Apologies for the long review - we experienced the same lack of accountability and response from four different employees at Leaders Woking - a Senior Negotiator and three different Property Managers. Very poor.... Read more

Leaders does NOT CARE. They did not care when they delayed our entry into the property having confirmed a date, meaning we had to look for somewhere to stay within 24 hours for my wife and 3 month old baby until the property was ready. No apologies, no options offered. Also, had to put into storage all my belongings until the property became available. Hundreds of pounds spent for accommodation until the property became available as well as for the storage, which I then have to move myself. Leaders did not care. It took 2 months of continuous phone calls and emails to get the property into a liveable state. The property was dirty despite they claimed it had been professionally cleaned – something I reflected on check-in report. 2 months before they finally removed the shower screen which was broken and presented a health hazard, they clearly did not care. After 3 months of insisting about a key into the utilities room, had to get a key cut from one of the neighbours. Seeing the lack of interest, responsiveness, professionalism and overall apathy, we realised that anything that needed done would have to be done by ourselves as Leaders did not care. Although it is not Leaders responsibility, the lift did not work for 3 months. Not having the use of a lift with a baby is quite inconvenient and asked Leaders if they could help by also phoning the building management. They may have helped if they cared. It has been an awful year living at this property (mis)managed by Leaders, and even on check-out had issues with them, as they tried keeping over 600 pounds from the deposit. After continuous delays, as expected from them, it was not until I mentioned taking them to Small Claims Court that TDS was involved and managed to get some of the deposit back. Following their overall attitude and ways of working, with continuous delays, it is not until February this year (left the property back in September), that we have managed to get our money back and feel I can finally close this dreadful experience which I would not recommend to anyone. Given the amount of Estate agents in Woking, and the amount of properties available, it has been simple to find an alternative to Leaders. Hopefully, if enough landlords and tenants choose not to have to put up with Leaders, there may be a time when Leaders may start caring.... Read more

They did not respond to emails until you had chased them and took ages to resolve any issues - always blaming an inability to get a decision from the landlord. Do not trust Leaders. The young guy who showed us around was friendly, but when we wanted to press forward with an offer, his managers got involved and things got ugly. At first they insisted that we pay extra fees to cover guarantors (by this point the fees were in the region of £800), so we suggested paying the rent up-front instead, which was accepted. They then quickly changed their minds and insisted that we pay the rent up-front AND would still need guarantors, despite not quite being able to tell us what the guarantors would be guaranteeing if the rent was already covered. The manager dealing with us was aggressive, rude and talked down to us, constantly using the phrase “that’s just the way it is” over rules he had clearly just made up, that made very little sense. Their behaviour was completely immoral, and I would not trust them for one second as far as money’s concerned. We have since rented a flat through a different agent and had none of these problems. If you want your unrecieved rent chased up by your "management company" (leaders) it might be once or twice a week with no real urgency. If you have issues with receiving payment leaders might get back to you if they have time. The worst service I have ever received... It's more like working with a start up company. The communication is poor and border line non existent. They do not make you feel at ease or like you are a partner's. I actually pay for this head ache. Terrible! Leaders of Woking advertised a house for rent, suitable for students and available from early August. My son and his friends - all due to start at uni in the first week of September - viewed the house in June, agreed that day to take it, and my son paid £2,000 of his own money immediately to cover the registration fees and guarantor fees for the group. Over the next few weeks, Leaders regularly changed the move-in date, then kept claiming that they didn't know when the current tenants would move out. Finally they said that the move-in date would be two or three weeks after the group would have started at university. This made it impossible for them to take the house, which was not available for the date stated when they signed up for it, so they had to pull out. My son was assured from the start that if there was a problem he would receive his £2,000 back in full. To date, in spite of repeated chasing and repeated assurances that it would be done in the last two weeks since they had to walk away from the house, he has not had his money back. He is now in the position of needing a house for university and not having the money to secure one until Leaders give back his money. I wouldn't touch this company with a ten-foot pole. If I could give zero stars, I would. One star is too good for them.... Read more

Gazumped! Extreme dissapointment, both at losing the property and the handling by the estate agent. I was gazumped on my dream apartment. The estate agent 'chose' not to inform me for 10-11 critical days whilst the gazumpers offer was being researched for validity. I put my flat in Woking up for sale with an online agency (Purplebricks) in the hope of saving some money...but after 3 months of it being online with only a handful of obviously non-serious viewers - I gave up! I was then introduced to Jack and James at County Property who arranged to visit at a convenient time after my work and got to work straight away. They were not bothered at all if I kept up the listing with the online agent as they were confident they could sell it. I signed the agreement with them on a Tuesday, was contacted by them on Wednesday about some viewings, which took place on a Friday and had accepted an offer by the following Monday - at 100% of the asking price - and a sale was agreed - with less than a week of signing with County Property. Very courteous group of professionals who were happy to help with any query and resolve any issue. Honestly, after having to still pay Purplebricks near £800 just to put up an online ad for me - I can only recommend to anyone to just stick with an agent with a High street presence. This is the agent is negligent and without doubt the worst I have experienced in more than 20 years of being a landlord. This agent allowed a tenant to move into our flat without paying any rent and it took more than six months before we could get him out. In the meantime he wrecked the flat and removed some furniture. Meanwhile Leaders told me the girlfriend was taking good care of the flat while the man languished in jail. At the conclusion we have been left thousands of pounds out of pocket and Leaders are not prepared to help. This review forces me to give them at least a one star rating but in real terms it should be -10. If anyone knows a good agent in Woking let me know.... Read more

I would highly recommend that tenants and landlords do not use this company and I have said the same to other people who have moved into the area. They failed to provide evidence of cleaning at the start of the tenancy despite my relocation company demanding this on several occasions and yet when it came to moving out, the invoice appears like magic. What I did find interesting was the handwritten invoice from a company called 'You've been cleaned' which was charging for a deep clean which included the dishwasher and cooker hood. The property had neither of these appliances. Needless to say I would avoid that cleaning company also if they do indeed exist. I appealed to the TDS and glad to say that I was not liable for the full bill in the end - always appeal against them, your instinct as far as these guys will be correct. They are not better than you despite how they will make you feel. They are only a small letting agency trying to make money and part of the larger Leaders Group. In addition, whilst I had given notice on the property I never heard from them at all in regard to viewings. To my surprise one day I was stepping out of the shower when one of their less than professional representatives dressed in a full fur coat appeared in my hall with a viewer. When I questioned her she said permission was granted and in fact viewings had been taking place prior and for that full morning. When I challenged her and in fact stated that I was the tenant, needless to say she had nothing to say and left with her tail between her legs. I felt sorry for the viewer but hopefully this made him realise the lack of integrity and respect that CPM show their tenants. I still have very fond memories of the flat, just not the stress that this company caused.... Read more
