I recently sold a flat I had been struggling to sell for over a year with other estate agents like Purple Bricks. The Woking branch of Seymours worked tirelessly to generate interest in the flat, during a period where there was quite a sharp downward turn in the housing market. They managed to find a seller twice (as the first one pulled out), and worked with me through some very difficult and drawn-out situations involving my solicitors, the flat's managing company, and the flat's land owner, all of whom were proving extremely difficult to work with. The sales process was further complicated by myself having recently moved to the US. Overall, I owe the team at the Woking branch my deepest gratitude in handling all of the difficult situations that came up and allowing me to close off a very stressful part of my life. Given how long the process ended up taking, I can't thank everyone by name, but will call out: - Amy Sandys, for being a voice of reason through the sales process and helping push along tasks that were taking forever. - Zo Khan, for on a number of different occasions, using his expert industry experience to steer the sales process and ultimately close the sale when it was looking like it was going to take much longer. - Thomas Hill/Kieran Clifford, for bringing so much energy and passion to the initial marketing of the flat, which was critical to getting the sellers in the first place. I would definitely NOT recommend Seymour’s. They were disorganised with viewing and came without the right keys, had no proper access to 2 properties and had to ask passing residents to let them in and unprofessional in the lack of communication and pre booking arrangements. The guy who tried to show us property’s was realty polite actually and helpful it was was the organisation and lack of back up form his office that was most shocking. If this is how they treat potential letting clients, what are they going to be like once they have you hooked .... Read more

Amazing experience from the initial call to arrange the viewing all the way through exchange. Always approachable, reachable, professional and reliable when they say they would call you back. We truly believe we wouldn't have got the house without Amy's perseverance and huge efforts to keep the chain going. It was a tricky sale given it was a leasehold, so a particular buyer had to be found and the team wasted no time in getting people through the door. Given it was a leasehold the freeholder was also involved with their solicitors, which increased legal proceedings and communication. Amy Sandys has politely and persistently chased the broker for weeks, probably saving the sale from falling through. She also sourced a building regulations certificate for the property which solicitors, the managing agent and the landlord were unable to track down, literally within minutes of my asking her. Whenever Seymours answer my phonecalls, the person at the other end can give me an up to the minute progress report within seconds. We purchased our property in Woking this Jan 2024 using Seymours estate agents. We were very satisfied with the service we were provided; I’ve used other agents in the past but I can honestly say that Seymore’s are the best! Although I was the buyer, I was particularly impressed with the service they provided the seller, they made sure we were appropriate buyers and had all our ducks in order before accepting an offer, they also fought to get the best price for their client and also advise us on the fair market value of comparable properties. One more important point, use the mortgage providers and solicitors they recommend! They are not exaggerating when they say they will get you the best deals, I paid £500 for my last mortgage adviser for a lifetime service, and they couldn’t get me anywhere near as good a deal as their associates (Complete Mortgages). They also wave the £350+ fee if you go through Seymours. As for the recommended Solicitors (PLS Solicitors), they were also exceptional. They were through and very fast! I was particularly happy with the fact that I could pick up the phone and call them at any time, within working hours, and not just told to go online by a robot. It makes such a difference. Overall we had a really pleasant experience with Seymours and would recommend them to anyone looking to buy in the area, also please do consider their recommended services, they are all intertwined professionally so its harmonious.... Seymours are well known in Woking and they gave a very competitive fee and price so we opted for them. They were aggressive at getting people through the door as their main tactic. Meant we had a lot of viewings which was good but we didn't have any offers early on. Had to cut prices a couple of times, and then they released a similar property a few weeks later which really put us on the back foot. Felt they had overpriced us from the off. All good getting people through the door, but felt that it was a numbers game more than anything and we had bad luck too. When we did finally get an offer, it was lower than hoped (almost 15% lower than the first quoted - to be clear, the market was trending downards too). We had been waiting a while so we accepted only to find the buyer raising issue after issue. Not sure how the property was pushed to the potential buyer but Iit got too much as they asked for discount after discount, so we decided to pull it from them and moved to another estate agent in the area. Beaware!Beawrae!Beaware! Please make sure to add a break clause in your tennancy agreement otherwise you will be in big trouble and will get rob in daylight. In our case they asked around £2000 for an early release then after long arguments agreed to £465. After that they took two months to find the tenants, despite their claims that they will secure the tennants in less then a week. In addition to that they made us to pay two months rent, they threaten us with the County Court Judgement and legal actions, if we dont pay the rent. We paid rent for two months for an empty property, which we vacted two months ago. Now they're trying to rob us with our deposit, by saying that we didn't clean the propoerty by a VAT registered cleaner. The property was profesionally cleaned and fully painted before handing them back. Infect we handed it back in much better condition then the one we recieved it. We have all photographic evidences to support our claims. We dont want others to go through the same pain that we went. We cloud'nt sleep many nights because of their threat and rude behaviour. This turmoil badly affected our lives and mental health. Now our whole deposit is at stake.... Read more

Edit 2: I have downgraded my review as I have still not received an explanation as to why my front door was left open and a cat was allowed to escape due to an agent of Seymour’s. An explanation should have been provided in 2021, but it was not. Pathetic. Original: My experience was tarnished by the estate agents on two major occasions. The day the tenancy started I went to collect the keys and was told that I “could not move in as the flat was not habitable”. As it turned out the bathroom had been stripped out for updating/renovating and was sitting in the driveway in pieces. There was no heads up of any renovations occurring before or during the tenancy in any discussions with Seymours. I advised Seymours that I had moved my entire life that morning, and could not return to my previous residence. There were negotiations and as I had no real choice I moved in and accepted that I would not have a functioning bath, shower or sink for up to two weeks (it was not for two weeks, closer to four). The loo was functional but as someone who has a chronic illness, access to hygiene and loo facilities was required. Seymour’s did compensate me for the “inconvenience” of moving a tenant into an incomplete property. The previous tenants had taken the bed which was supposed to be part of the property. Therefore I slept on the floor in a makeshift bed. How this was not picked up prior to the move-in day is beyond me, but that’s on Seymours for contracting an inventory on the day of a tenant moving in and not earlier. A new bed was delivered on Thursday of that week, the person ordering the mattress clearly had selected “double mattresses” and ordered by price “low to high” without reading the description as they had ordered a “small double” meaning it was about a foot too narrow for the bed frame. Seymours had a new double mattress delivered by Friday, meaning I slept on the floor for four nights in the first week of my tenancy, and without a functioning bathroom. (I was not going to soil a mattress to be returned to the retailer by using it, this was not the retailers fault after all). I’d add that during this time a contractor continued intermittent work on the bathroom which kicked up plenty of fine dust throughout the place. Wonderful. But it can’t get worse can it? The work continued for approximately two weeks past the agreed end date for the and when a member of Seymours team came to visit to view the finished work I found myself pointing out the plaster that was left on the bathroom window panes, and across the new tiles and generally across the floor. Awful really and the landlords only found out when I spoke to them in the summer of 2021 and it was confirmed that Seymour’s had not told them of the issues with my move in. Seymour’s blamed the contractor for the construction running over, the contractor told me that they were asked to BEGIN stripping out the old bathroom shortly before my tenancy started. Oh but what else could go wrong? When I chose to not renew the tenancy and new prospective tenants were duly brought around to view the location I had made clear that I had an indoor only cat and asked Seymour’s in writing and verbally, to ensure he does not leave the flat. This included on one occasion me demonstrating to the agent in person that the cat can be picked up with ease and popped back into the flat if he escapes into the communal hallway. This was because I would not be in during the viewing that afternoon. I went out that afternoon and returned to my neighbour asking if I were aware that my cat was roaming the hallway. At least he didn’t get any further which was a relief. However it turns out the agent had left my front door wide open and not secured/ locked it. When I contacted Seymour’s about this there was no credible reason giving for leaving a tenants home insecure and frankly I don’t think they cared at all. Edit: 4 months for a response. since you responded you could have reached out directly for more detail. I wrote plenty here originally. Your processes need reworking clearly.... Read more

They have told me 5 months out from our contract that the landlord is selling the home and they will not fix anything which is neglecting the tenant. Unfortunately the experience I endured with Seymour’s was extremely unprofessional. At the beginning it wasn’t too bad but after dealing with referencing and being turndown due to something that wasn’t even on my credit file I was declined the property I was interested in my offer was retracted and I was told my holding deposit was non refundable because Seymour’s don’t actually keep it. Well that turned out to be false information given to me by a letting a manager (Taylor) his words were even if I wanted to refund you you’re money I wouldn’t be able too (this was a complete lie) after speaking to my solicitors they informed me that the deposit was being retained unlawfully. After numerous attempts to contact Taylor being told he’ll call me back and never receiving a phone call. Luckily I spoke to a nice guy called Tom who within no time assessed the situation and confirmed in a matter of minutes that I was in fact under current legislation well within my right to have my holding deposit refunded (Tom you’re a star mate thank you, Taylor owes You a beer for cleaning up his mess).... No furniture, no maintenance, depressing flat, no curtains, railings are falling off, after putting the pressure, they provided the beds which has no head boards, no comfortable at all and we have signed the contract for 3years, Agency only know to take the money . Sales department: Very bad experience with rental department. Very disappointing. One week into a rented property and opened 16 tickets of issues in the house. Still waiting for check-in report, and asked twice already. Instead of replying on google reviews take care of your tenants. 10 months update. After contacting seymours lettings several times, the house does have leaks that were reported since the beginning of the tenancy and not solved yet. I paid one year in advance cash and that's how they treat their tenants. Third world state agents. If you are a tenant looking for a house don't rent 53b Mabel street gu21 6nw. 2 year update: We asked for a renewal with a flexibable contract, but instead they wanted us to sign a 2 year contract with 1 year break only for the ladlord. When we said that we no more want to renew they said that the landlord will accept our requests. Sales department: Been using them for about 10 years now. They are very good showing us the houses. But was let down twice now with buying and selling. If you are a cash buyer or a no chain client you will walk in their red carpet, if you have your house to sell and need a mortgage to buy your next property they will not help you at all.... Was asked on a Friday if I wanted to view a property on the weekend. Said yes, then waited a few hours for a reply, only to be told that they were fully booked. Was asked again on the Monday if I wanted to view that coming weekend, said yes, then heard nothing for several days. Chased up, and received a reply that they were fully booked again. Told them not to bother after that. Have no interest in dealing with them again. Update: after 2-3 months of not using them, I thought I would give them another try. They showed me a property that I liked. I made an offer, and then they asked me to provide a mortgage in principle. I did so, and was told that because it was a couple of months old I needed to get a new one because interest rates had changed. When I explained that the principle was still valid, and that their argument made no sense, given that rates would change again by the time it came for the purchase to be made, they still said they wouldn’t submit the offer. I told them I was no longer interested and withdrew my interest. At the time I didn’t realise that they were actually obligated by law to submit my offer to the vendor regardless. I have since found another property with another agent and agreed a purchase (using the same principle), and the property that they declined to submit my offer on remains on the market, currently at a price less than what I offered them for it. Awful con merchants. Tried to charge me £1700 for repairs. The TDS evaluated the charge to be £30. Don't do business with these people they are your stereotypical wide boy, con men estate agents. I would never use them again for anything. I should also mention the water pump in the flat that broke every month for 5 months consecutively leaving me unable to flush the toilet for a week every month. Their response to this was slack to say the least. Each occasion took an alarming amount of phone calls to get repaired. Each time the same, each time it simply broke again the following month. Each time I would report it on the website, no response, call them, promises but no action, call again and again and again. Seriously, renting from these people was an awful experience. #Thomas Cheape was my main contact. The amazing thing about him was he came back with the property that we were exactly looking for. When I had a first phone call with him and explained what we want, they didn't have a property that is suitable for us on the market, so I had to wait for him coming back to me (Not many agencies remember you and actually call back). A couple of week later Tom called us back and booked for the place he suggested at our convenient time (again, not many sales person do this as they want to finish their work day on time or due to an agency closing time). He stayed in the office quite late in order to get things done for us even though the next day was his off-day. The next day his colleague called us and gave us an update which was very fast response and clear communication. It showed us how professional he was as he asked his colleague to give us an call during his absence. It was fast! Very well communicated! Professional! They are really responsive and professional and listen to your needs. I have been dealing with Michael Mottram at the Woking branch and he was amazingly helpful with negotiating lettings price and also with putting forward my enquiries to the landlord. I had a recent intermittent heating issue and originally an engineer wouldn't be able to come out for 3 weeks...the heating issue became worse and another appointment was booked with British gas for a weeks time...I mentioned to Caitlin at seymours that I had a medical condition and straightaway she managed to get an appointment with British gas for the following day! Heating now working perfectly and I would just like to say a heartfelt thanks to Caitlin for pushing for the appointment...she was extremely empathetic to my situation and dealt with everything with a high level of professionalism! Seymours were chosen and appointed selling agents to act on my behalf from experience of dealing with the sale of my father's bungalow 18 months earlier. From the outset we had a good business relationship with Brett and his team. They have been both friendly and approachable throughout the whole process during the stressful and emotional time of selling my home after 35 years of living there. The whole process of buying and selling was not straightforward as my property purchase was a long distance away and involved many failed bids and disappointments Having secured my purchaser at a very early stage, Seymours managed my purchaser's expectations until I was able to secure a purchase for myself. The whole period extended to over 8 months and I had a good relationship with Seymours by keeping them up to date and vice versa. The sales staff handling the negotiations were always courteous and once an offer had been agreed then Clarissa (Client Relationship Manager) took over with the day to day dealings and communications with me.
