Very prompt with handling maintenance issues - no quibbles, and good quality contractors are used, who get the job done quickly and neatly. No rent rises in our first 3 years, but sadly our rent went up 8.4% in 2023 and a further 2.3% this year - but Eightfold have been very helpful in negotiating with the landlord about the increases.... Eightfold is poorly run, with a lack of honesty, integrity and an incredible lack of any concern and respect for their tenants. Eightfold represent all the worst traits of lettings agents. I'm amazed this company get any good reviews at all. Not surprising that most of the good reviews are from landlords and ALL the bad ones from tenants. NO STARS. Left me for 4 days with no heating in -2 despite speaking on the phone and via email on the first day. Were extremely difficult about providing a dehumidifier to battle huge damp problem and water running down walls in every room but one. Heating broke again over Christmas and despite emailing a number of times, the only reply I received was one asking for rent I’ve already paid (I’m still waiting for a response regarding heating which has been broken now for 4 days). After moving into a property that wasn't ready to be moved into as decorating equipment and tools were left in one of the rooms that wasn't completed leaving one housemate unable to move in we was quickly abandoned by the company and given rude attitude and responses when we complained, We paid for the bills included contract to which we had no heating for a month and a half, and we had no WiFi for 3 weeks when we was paying for it in our package, when we complained to them about this and asked for a rent reduction we was told "no not until we pay the rent in full" for the first month of having no heat or wifi when we did pay and returned to them about it they refused to acknowledge our reduction request ignoring emails telling us they "don't check that inbox" when it's their admin email address and yet provided no alternative, and that wasn't even the worst, please see images attached to see the wonderful world of mold and state of the house we had to live with and still do to this day, they tell us to use their ticket system fix flow to report issues, we did for mold and no one responded or showed up, or even tried to contact us about it. Id recommended highly to not stay in a eightfold property as the company only care about your money and they'll leave you to live in a favela house then take no responsibility for their own incompetence and blame you, when the house was already falling apart.... Me and my group had the worst possible experience imaginable with Eightfold Property. If you are a student (or otherwise) looking for properties to rent in Brighton, avoid this company. In our experience, terms that were clearly expressed previously by them, both written and spoken by the lettings manager himself, were later made out to be mere “mistakes” and so deadlines for due payment were drastically changed. They scoff down the phone at you when you enquire about terms of contract, and on one occasion we were hung up on by them. They are poorly trained in customer service, exceedingly ill-mannered and a both a disservice and waste of time to anyone with a genuine interest in seeking out property in Brighton. Edited: I am revisiting my previous review to affirm that I have no regrets about my initial assessment of your service. Having rented with other agencies during my second year and now privately in my third year of university, I've found them all to be more graceful and professional than your agency could have ever been. The countless other one-star reviews seem to agree with me. Contrary to your claim of a 'saga,' we consistently kept you informed of the situation and updated on every change of circumstance. Having now experienced renting with other agencies and landlords in the Brighton and Hove area, I can confidently stand by my initial review. I've been living with Eightfold for 4 years now and it's been great. The property is large and spacious and the rent is reasonable (which these days is a miracle)! They have also been extremely flexible with our contract and allowed for people to move in and out without having to have everyone leave at once. They always come to fix our problems quickly. We have had a hob and oven replaced with no hassle after first inspections and they don't skimp on the hardware. The general contractor, Deane, is especially brilliant and is always so kind and goes above and beyond to help with issues. Brighton itself will always have some issues with old buildings and damp walls etc but they've always done their best to help us out and speedily too. I would recommend this agency, having lived with 3 others in the city previously who provided nowhere near the level of service and flexibility!... Read more

Having moved into the house with a hole in the bath, unaware we had to wait 3 months before we were able to use the main bathroom. The contractors came and replaced the entire bathroom without our knowledge - they turned up we were not informed and assumed they would just replace the bath. We filed for compensation for this lack of bathroom at Christmas, were messed around and told they were in the process of sorting it every time we asked them between December and August (when we moved out) after moving out we were then told the landlord refused compensation. Throughout the year reported several issues which were disregarded. The state in which we moved into the house was unacceptable and we should have been told beforehand that we would have one shower. We were not informed that the whole bathroom was being renovated, and would leave us with one of windowless toilet & very mouldy fly infested shower for such a long time, bear in mind there was 6 of us, this is against regulation. We would not have signed the tenancy if this was the case. After the new bathroom was finished, glue was seeping up from the floor. We reported the glue on the new floor and the leak in the bathroom several times. This was not fixed, and instead the plumber ripped the panel from the bottom of the shower and did not return to fix this, again we followed up with this, and it was not fixed. Several times we had to chase the agency up about the mould issue in the bedrooms as it was affecting our health, this took too long to be sorted out, and was only done after we informed you we would escalate this with health services. The tenant before us was charged £200 for a new mattress, which was not bought in the ground level front bedroom, when I contacted them about this I was ignored, the mattress was water damaged from issues in the house the previous tenants had to deal with, the mattress as a result was filthy. I did not receive a new mattress despite taking the £200 from the previous tenant. We have chased up the compensation several times and had to continue to do so after leaving. , as a result we withheld the last months rent, we were then told the compensation would not be considered until the rent is paid is unacceptable as the compensation should have been sorted out when we sent the form in at Christmas. We were within our rights to withhold rent due to the experiences we have had. We were told that we were within our rights withhold rent via a phone call and once this was mentioned the agency insinuated we lied. We were told the rent and the deposit were two separate things, later on the agency changed their stance on this. The return of the full deposit was used as an incentive for us to move out of the house earlier than the tenancy said. So the fact we were later told that the deposit would not be returned until the rent is paid suggests that there is a reluctance to return the deposit because we did not move out earlier. The experience we had was abysmal, we were messed around throughout the tenancy and continued to be when we moved out. We are not the only ones to have had such a poor experience with eightfold, several others have also complained about the agency. Bear in mind these pictures do not show how much damp there was in the house, this is one room, and it affected several rooms. I would not recommend eightfold at all.... Read more

Moved in to a recently painted flat (in April) which was clearly covering up lots of mould in the flat. After 4 months of requesting for fixes on numerous things; broken back door letting in water, fan in bathroom not working, rendering on exterior of property bust ETC.. nothing had been done (the request was during summer when the weather was reasonable). A dehumidifier was offered 2 months later after pestering them about the request but this has had a limited impact to all of the mould in each room. We could fill up a dehumidifier within 4 hours in certain parts of the room and this was the only immediate solution they gave. This is now affecting my health and the agency have not been able to document any of my issues positively, asking for photos a number of times when they were in a previous email etc... not documenting the issues correctly. During this whole process I have had limited contact from the agency, and the maintenance team have been better after going in, in person. There were however promises made about getting these issues resolved, and although there was no time frame mentioned, two months and no contact is not good enough. Will be moving out ASAP because this is negatively affecting my health, with all the moisture and mould spores in the air.... Read more

Absolutely dreadful company - despite my son moving out of his property on 2nd Oct they have still not paid back the deposit - albeit with some deductions, which i accept. They will not deal with me as I’m not on the tenancy despite me being guarantor, paying the deposit and the monthly rent. My son has emailed and they have not returned his emails. I had a very short space between the property being available and move in date and as such, there were a few bits and pieces that required fixing or attention (including a fence panel, the shower etc) which were addressed and FIXED (!!) very promptly and efficiently by the contractors and the contractors in attendance have all been great. Very knowledgeable, friendly and provided solutions. I was expecting a lot of push back or dragging of heels which has not been the case at all. I am a student in brighton looking for accommodation and this review is a warning to other students or those looking to rent that Eightfold is not worth the trouble. Finding a house is no easy feat and when met with behaviours such as those demonstrated by the Director of Eightfold it becomes all the more difficult. In the beginning communications where positive and we were hopeful this was the house for us, however, as soon as interest was shown in the property emails and communications from the agency ceased. A little disheartened we, in a polite manner, continued to contact the agency trying to find out if the property was still available. In return we received many unwarranted, unprofessional and outright rude emails from Dan the companies director many of which were personal attacks and sarcastic remarks. Do not rent with this letting agency especially if you are a student ! Would give them 0 stars if possible. Firstly over charged for a flat which was falling apart with numerous issues. The letting agency told work men to let themselves in with a key , so would wake up to random men being in the house with was awful considering we were a flat of 4 girls , also illegal and against tenants rights but they don’t care . They have tried to take thousands off our deposits, charging over £600 for a clean even though the flat was a state when we first moved in and we cleaned throughout before leaving . It’s been 5 months and we still haven’t had our deposit back . Terrible communication and customer service, so overall useless. Absolutely terrible do not rent with them. If I could rate 0 stars I would. They lie and do not do things with care for anyone. When we moved in the apartment had not been professionally cleaned, many appliances broken, windows broken, completely unacceptable living standards. We documented all these things and sent back to the agency to add to the itinerary but they did not. Throughout the year many things went wrong, bathroom ceiling fell down on Christmas eve etc, and we tried to speak to them about it but no progress. 11 months into tenancy we had a meeting with lettings manager to discuss these issues, our additional itinerary sent at the beginning of the year and hopefully come to a conclusion. We tried to be as reasonable as possible but no such thing was done. It has now been 3 months since moving out and our deposit has still not been returned. It was agreed that cleaning fees would not be added to deductions but they have been. They have tried to make deductions for things despite having proof it was there to begin with and have not been fixed even when reported. We are having to take legal action as they simply will not have a meeting with us or take us seriously. My advice would be to NEVER get involved with them in the first place.... Read more

The worst company I’ve ever dealt with. We had a rat infestation almost our whole tenancy. It also seems that everyone has had the same experience with them when trying to get their deposits back. Nobody ever answers emails or calls. The only way we managed to get their attention was by sending a letter to the owners home address, which got him nicely angry and our deposit was returned shortly after (although over £600 is still in dispute). Avoid this company at all costs and if you’ve been a victim to their slimy ways of operating then make sure you report your experience to the ombudsman.... Read more

Unfortunately my housemates and I have had nothing but a very bad experience from Eightfold. All started well with the moving in and somewhat of the house maintenance (although it seemed they pick and choose what jobs to respond to). It has almost been 2 months since we moved out of our house, we received our leaving admin 4 weeks late... where Eightfold are trying to charge us for issues that already existed in the house (ones they even posted in the move in agreement). We responded with a house email to dispute this and ask for a recalculation and yet again we have heard nothing. Eightfold are comfortably holding our money and wont respond to any emails / calls. Dan has been nothing but great the whole year. Not only was he quick to rectify my issues with one of his employees but he also kept regular correspondence during the whole ordeal. I have edited this review to reflect his quick response and prim and proper conduct. If you have any issues with the estate agency simply contact Dan and he will quickly rectify any issues. I definitely would recommend eightfold as they, other than one, have all been lovely and helpful throughout the year. I will definitely be using them again once I'm back in brighton. I will leave the original review there for transparency sale to show how much Dan tried to help me out in my situation, and to show that not ever7 review is as black and white as it may seem. Note, the following review is outdated and has been changed: Throughout the year I've had a decent cordial relationship with the staff at eightfold. However, last week I called regarding my houses deposit and for any advice that Dan could provide. Instead of aiding me, Steve, who "knows nothing about deposits" wouldn't let me speak to a member of the deposits team and laughed at me when I asked to speak with Dan. I then asked what day I could call to speak with Dan and he said that he "just wouldn't tell me" and laughed again. This is the same estate agent who didn't know anything about a house he wanted us to move into, and even told us wrong information that Dan had to correct. Disgraceful, unproffesionalism at its finest, had I not had this interaction with Steve I wouldn't have left a poor review, it would have been decently positive. But every single interaction with Steve has been negative and really makes me realise that for a good eightfold experience it's really down to whoever answers the phone. I don't really do reviews, but these guys got under my skin. We did not have a good experience with Eightfold. We paid our rent on time. We moved out because the landlord didn't address the mould problem. No one should live in a mouldy flat, but the landlord knew I was battling cancer at the time. Then they tried to keep most of our deposit and charge for things that were already broken or clearly not our fault and we had to go through MyDeposit to get it back, this took 5 months. We didn't end up getting everything back, because our pictures of dirt in the flat when we moved in were not time stamped. We end up paying for some wear and tear on the paint work as well, they initially charged us to get the whole apartment repainted. We agreed to pay for the oven clean, but they initially charged us oven, hob and extractor fan and this amount didn't correspond with what they had actually paid to get this cleaned!? Communication wasn't good throughout. They waited 3 weeks or so to reply to every email. At one point they just came in with new tenants, didn't ask us or let us know. Worst thing is that now we've been through the process, we've seen all the detailed bills and they just painted over the mould again!!! Our rent was £1250pcm. I think Eightfold is buddying up with landlords to harvest deposits, hence some positive reviews. Advice for new tenants: Take a lot of pictures (timestamp!) when you move in even and especially from behind the toilet.... Read more

Poor service. The house had a broken boiler at the time of their supervision before we had to move in, but apparently they didn't seem to notice. It took 10 days of cold showers and no heating since the time of our notification up until when someone acted and that was because we contacted a private worker despite our repeated emails. Myself and my partner are overseas landlords and after our original letting agency merged with Eightfold Property they have now become our agents. We have recently had some issues with our tenant which ended in them vacating the property very abruptly leaving us without a tenant and with various works that needed to be completed at the property before it could go to market again. Dan and his team have been great, organising all the necessary works required, obtaining new marketing material and finding us a new tenant all within a 2 week period. The majority of my year with Eightfold was pleasant to be honest, I loved the property I was staying in, however how they dealt with post tenancy has made me completely change my opinion about them. I left the property the end of August and I just got my deposit back yesterday, they tried to charge me damages to the room even though they had proof that the damages occurred before I even moved in, they also tried to charge me for a replacement mattress as they said they had thrown my one away, however, I messaged the person who took over my lease and found out they didn’t throw away the original mattress and lied to charge me an extra £100. They have been rude on the phone and email to me and to other tenants who left and took ages to solve a bug problem in which got so bad one of my flatmates had to move out. Again I really did enjoy my year in my flat but the whole ordeal afterwards really made me realise how they try and cheat people out of money, and from the looks of other reviews, I guess I’m not the first one... During the tenancy we informed the agency of several problems with the property that were in their interest to fix, yet there was a complete inaction despite being told they would promptly get to it. Even worse was after leaving the property, the agency straight-up stonewalled myself and the other tenants when it came to returning the deposit. Emails and phone calls were left unanswered and I had to initiate arbitration with the deposit protection scheme (myDeposits) to even get them to participate in a conversation. Only here did they actually provide the check-out inventory and slapped on a £400+ cleaning fee that the arbitrator themselves reduced as they saw at as being completely unreasonable. It has taken a total of 5 months to return what was left of our deposits which is absolutely dreadful, and they have tried to drag their feet at every step. I first moved into my flat in Brighton 13 years ago when Eightfold property was under its former name of Brighton Accommodation Agency. Dan the director was ran the business back then as it does now. I found Dan to be both professional and passionate about the properties he first shows me and after seeing a couple, I decided to choose a flat in the North Laine area. The flat was perfect for me, and would have been perfect for a couple sharing. It was clean, and well maintained. Everything I expected, I was quite satisfied with my decision and pleasently surprised at Dan and Brighton Accommodation (Now Eightfold Property's) empathetic attitude. Brighton has a notorious reputation when it comes to landlords and renting flats, things have changed now. Dan and the team at Eightfold have done a grand job in changing that attitude and to his hard work and credit, I think this needs to be recognised. I never once had an issue with Eightfold, not in 13 years. They have always been courteous, kind and friendly, always listening and not looking to get you off the phone or short change you when it comes to any maintenance. Gladly, there was very little maintenance to be done on the flat. The odd tap washer, a new washing machine, but that was it. Its been a thoroughly pleasant experience getting to know Dan and the Eightfold team over the years, not that I had many conversations with them, but when I needed something, even a copy of my contract, they always serviced my requirements without having to ask twice. Eightfold seems to have been build around the common values of respect and dignity and not what renting a flat used to be in Brighton in the past. Dan is passionate and enthusiastic about Eightfold, as he was when it was Brighton Accommodation Agency, he and the team care, they want their tenants to be happy and they go the extra mile to make sure that happens. My only wish is that after relocating to another part of the country that I could have taken both Eightfold and the flat with me as I beleive I'm going to be hard pushed to find a better landlord or flat (for the rental price) not just in Brighton, but in the UK. I was honestly sad to leave. On a final not, I want to mention the maintenance team? They came to my rescue when on my day of moving out, let me back in the flat after I locked myself out. No charge...just kindness, understanding and a first class service. I will miss Eightfold, they have been awesome.... Read more

Letting through Eightfold has been a nightmare. Even from the point we moved in. Any issues we had would be either met with no response or unhelpful and empty promises. In the end, even our Landlord told us to report any issues to themself as Eightfold wouldn't help us. We're now almost month out of our tenancy and despite our contract saying we would receive our deposits in 10 days, we're still waiting. Not for having tried to contact them multiple times only to be met with the same unhelpful promises and a blunt, rude attitude as to when it will turn up. They're operating under the premise that they're really busy at the moment and that they're trying their best, but it really boils down to two options. They either don't have the staff or the facilities to help people get their deposits back under the terms of the contract, or they really just don't care. Nothing but hassle and rudeness. Our tenancy ended over a month ago, I have been promised the deposit money would be returned about 6 different times over 2 weeks and we still have not had it. Many of my emails get ignored and I can sit on hold for 30 minutes with no response. Staff have been overall generally unhelpful and rude, despite it being a 'busy time' as they say, they've known our tenancy end date since the beginning of the contract so there is really no excuse. Tenants avoid! They were late giving back our deposit. It had been several days with tenants already living at the property and they only proposed charges after we chased for our deposit nearly a month after moving out. They wanted nearly £400 for cleaning fees for a 1 bed. They are profiteering despicable letting agents. This is during the covid-19 pandemic and my wife is pregnant. The documents they gave us for moving out said to leave it in the state we found it. The inventory taken for our move in said domestic clean. We cleaned it ourselves the day of leaving. This is clearly a way they make extra money and take advantage of tenants. They have been unprofessional and uncaring throughout and only care about maximising their profits. Edit: Their below response shows again the lack of care. Couldn't justify the cleaning fees and also claimed to help our move which they did in no way. All they did is cause financial strain by forcing us to dispute the deposit. We still didn't get it all back (£150 out of pocket after disputing). We even had to dispute the whole thing because they did not give it back with the £400 off. Not sure how they are claiming to have helped me, we rented with a different company after. How do they find this review out of the blue when they tried to take £400 for cleaning a 1 bed which was dirty when we arrived and didn't even have a working lounge light among other issues. The below response is clearly an attempt to save face. They either don't know who they are talking to and making false claims that they helped me which I think is the case considering the dispute has already been resolved and they are asking me to put in a dispute. By far the worst letting agent in Brighton. Renters stay away, landlords stay away if you value letting agents that aren't dressed-up scammers. Unresponsive throughout the entire tenancy, useless at fixing things, barged in on us without proper notice on many occasions. Worst of all, lied & falsified invoices in an attempt to take nearly half our deposit, then decided to stop emailing/answering phone calls when asked why they've done this. It took 6 months and an extended, drawn out process with the deposit scheme, in which it was found we owed way less than what they wanted (about 10% of what they asked for).... Read more

We have had an excellent experience renting with Eightfold. The team were quick to respond to any maintenance requests we made and were in regular contact to ensure issues were solved. Dan was extremely helpful when we raised concerns about not being able to return to the property due to the COVID-19 pandemic. The eightfold team have been fantastic during the COVID1-9 pandemic. Dan was responsive to our concerns that as students, we would not be able to return to the property due to online learning and being unable to travel back to our university accommodation. We have just waited five months to have the deposit returned from a student let that finished back in August! We ended up having to seek third party adjudication to have the deposit returned which proved in our favour, but only because we had made sure we had substantial photographic evidence from the start of the tenancy period! Do not rent from them! After your tenancy ends they will withhold your deposit, and expect you to chase up other tenants to pay absurd fees, without bothering to contact them themselves. They also try to charge you random bills, hoping to get more money if you don't question it! Wish there was a way to give 0 stars. This is their new name, it used to be Brighton Accommodation Agency. Moved in to a property which had substandard cleanliness levels. One room had a leak in the roof causing rain to protrude down the walls. Paint work was ancient and every time a wall was touched paint would peel off and settled like dust on the floor. When we moved out it took over 2 months to receive any of our deposit back - even the amount not in dispute. Endless ignored emails and phone calls, weeks on end. The first bit of communication we had from them regarding deductions was just an invoice for work done to the house however, NO CHECKOUT REPORT WAS EVEN CONDUCTED. Be aware they will charge you for things they have no proof for. So, unless you want an agency that provide dreadful customer service you should AVOID THIS AGENCY AT ALL COSTS.... Read more

Students - Beware, do not use this company and do not be fooled by the name change. Continuous issues that have had little to no action. Very clear that they dont check the condition of houses before new people move in When I signed the contract, I was told than the overgrown garden would be seen to => Did not happen Shelf left damaged by previous tenant and over five months later, we are still waiting for this to be fixed Heating wasn't fixed until we had to take the initiative and get a engineer to look at it because the agency didn't want to. Engineer said that there was a issue with the central heating which they then helped resolve. My daughter has been at one of Eightfold's properties for a couple of months. Eightfold have been friendly and efficient throughout so far, but the reason I'm writing this review is their response to a minor emergency recently. The property suffered an unforeseen inrush of rainwater in the middle of the night, leading to electrical problems, minor water damage and the continuous activation of the fire alarm. This was pretty distressing for the occupants but, Dan really stepped up and reassured everyone, promising to stay up himself for as long as it took to get things sorted Thanks to Dan's efforts, things are now well on the way to being under control.... We rented with Eightfold during my second year of Uni and found them to be beyond helpful and understanding, so much so that we decided to rent with them for a second time with a new property! Half way through the tenancy the house was sold to a new landlord and therefore a new agency took over our tenancy (Grosvenor). Grosvenor are one of the most unprofessional, childish and greedy letting agents i've ever had the misfortune to deal with! Grosvenor (Kim Champion and Linda Strange) consistently ignored our emails and phone calls through out the tenancy even when they failed to pay a bill for wifi which we had to sort during the COVID 19 pandemic while writing our dissertations causing an immeasurable amount of stress when we couldn't leave the property. They also tried to charge us £1700 from our deposits for issues clearly detailed in the inventory provided by Eightfold at the start of our tenancy in addition to illegal charges as outlined in the Tenant Fees Act 2019 which thanks to Grosvsenor I've had to read in detail regularly. Dan, Jamie and all the staff at Eightfold provided us with excellent advice on how to deal with these rouge traders with prompt replies even when we were no longer customers with them. However, the landlord changed agency and we got moved to Grovsenor Properties by default, who not only have tried to use emotional blackmail to make us pity the landlord... they also have tried to take nearly half our deposit (£1500) despite us cleaning to house to a high standard- which we then we disputed- with a lot of help from Dan (Eightfold)! I would like to thank Dan and all the other Eightfold staff who have helped us immensely throughout this year despite not even having us as customers! While we were with them, they always resolved any issue we had as fast as they could and always got back to us quickly. They were happy to show us round as many properties as we liked and gave us lots of advice about renting. I strongly recommend this agency as they do not take advantage of students like most others do in Brighton!!!... Read more

After a couple of issues with the property at the beginning, now coming to the end of my tenancy with eightfold has sorted all issue leaving me with little to no issue with the company. Dan (the manager) was the one to show me around the property and who I’ve largely dealt with my whole time whilst being at the property every issue has been dealt with and had always been understanding and reasonable with the current COVID situation that effected my income. would not recommend at all. At the beginning of the tenancy we had to buy our own electricity and gas when it was all included and they still haven't returned all of what they owe. They barely reply when it involves students money&issues and not surprised they changed their name to try n hide how shocking they are. STUDENTS DO NOT RENT FROM THIS COMPANY 'Eightfold Property' is a new name for the old 'Brighton accommodation agency' , look at their reviews on google maps for other horror stories. Where do I start.... - when we moved into the property we didnt have a kitchen - House was always full of mould - Heating didnt work - never replied to emails - took 5 months to replace a broken chair , emailed them every 2 weeks about it too. - the house was so cold, because there was no insulation in the roof, this wasnt fixed until near the end of the tenancy. - our deposit was given back over 2 months late after 2 phone calls a day, many being ignored, with different excuses being given each time. I could go on , but you get the idea. You are better off living in a tent. terrible company, which i dont think a name change will fix... Read more

THE WORST AGENCY. Everyone we spoke to (Dan, Jaimie, James) has been very rude. Shortly after moving in to a dirty house our shower started leaking so badly that unless we turned off the water supply completely, water would continuously pour through out ceiling, this broke the light in the front room and caused A LOT of damp. We rang and emailed the agency every day and they barely responded. This was dragged out over 5 weeks. We had to walk up the road to get containers of clean water from our neighbour in order to brush teeth, cook, drink etc. We had to go to friends houses to shower. FOR 5 WEEKS. We were expected to pay full rent during this period. We were faced with many other problems like this, including woodlice infestations which was NEVER fixed, a broken toilet, apparently a common fault that WE were charged for. They also have not returned all of the agreed upon deposit, instead have kept a proportion and now are ignoring all emails - very illegal and dodgy behaviour. AVOID AT ALL COSTS, not worth it - even if you find a perfect house, everyone I know who has rented with them has had AWFUL experiences. ALL of the good reviews look suspiciously like someone from the agency has written them - laughable how unprofessional and dodgy they are.... Read more

Awful service! Does not suprise me that the agency's name was changed due to many negative reviews. Since offices are closed due to the Covid emergency. On 18 March 2020, I wrote an e-mail requesting my landlord's contact info, at least her email address to reach an agreement about ending my contract early because this Covid force majeure event has obliged me to go back to my home country and you didn't even reply. I am trying to settle things in the best interest for both parties and Eightfold Property Agency, far from helping, just blocks the path.... Read more

I used this agency for 2/3 of the years I spent at university. It was always easy to arrange viewings they had a great balance of professionalism and friendliness. Any emails sent over or issues with the property were dealt with quickly and we were always satisfied with the outcome. STUDENTS BEWARE! They've re-branded from being called 'Brighton Accommodation Agency', due to the terrible reviews they received for their terrible service. Search up 'Brighton Accommodation Agency' for real reviews, not on this new name that has reviews clearly from people that work for them. Absolutely atrocious agency with no respect or regard for its student tenants. Maintenance issues take actual months to be done, they charge ridiculous prices, and don't care about the issues of their tenants. I really recommend searching their previous name for the reality of how useless these lot are.... Read more
