Can't fault Q Estate Agents, communication is always smooth, information are received in timely manner. If any visits needs to be arranged i.e Flat inspection, I always got sufficient notice and there was never a problem to rearrange it to suit my schedule when I needed it. Amy Parry has been my primary contact since the beginning and I'm very grateful for her patience and the support. I also dealt with Matt & Sasha and again, efficient and prompt communication. A good friend recommended Q Estate Agents and I have been more than happy with the services, help, support and advice that I’ve received. I’ve met several members of their team, including James. We rented through Q for a number of years. All problems were resolved by the Landlord. When we moved out they withheld our deposit for no reason and even when Deposit Protection found in our favour still kept items on the check out form.
I ended up paying a fraction of what they demanded and should have had more back but they refused to take some items off even though they confirmed it was not my responsibilty. BEWARE

Shockingly unprofessional. Arranged a viewing on Saturday afternoon, drove down from the Guildford area (over 2 hour round trip). Viewed the property and was told that we should ring on Monday if we were interested. Called on Monday but no answer so emailed them to say we were interested. Called on Tuesday to find out what was going on only to be told that the the landlord had already accepted an offer the previous week! Be warned.

Refreshingly professional! I came across Q Estate Agents several years ago when my trust in this industry was badly dented. Much to their credit, they have restored it. Initially letting and recently selling a flat, I could not fault the service provided by this small and very personable team. Jim and James did a superb job carefully and calmly steering the sale from marketing to completion in less than three months. Clearly an effective duo who definitely set a benchmark for estate agents.

I have been told to remove my previous review by Q estate agents or I will be sued.
I’m sure Q estate agents are professional and helpful if you are a buyer or a landlord.
However in our experience….
My family has rented our home through Q estate agents for the last 4 years. From the beginning we have felt harassed, rushed and at times bullied.
The first day we moved in a banister rail, (that had obviously been previously broken) came away in my mothers hand as she walked up the stairs she called straight away to report the issue. Q came back to us and told us we needed to be more careful as the railings are delicate. We felt this was not a good response from Q as felt we were being blamed for this!
From that day we have been cautious when dealing with Q.
Inspections have occurred every 3 months for 4 years. This feels excessive and we have requested 6 monthly inspections ( which is common practice) but have been denied this, when every inspection we have had in 4 years there have been only minor maintenance issues and the property has been kept in immaculate condition, clean , tidy, carpets professionally cleaned, painting touch ups and the garden and outside of the property is always kept neat and tidy.
We have had family illnesses and bereavements over the last couple of years and have kept Q informed during this time but feel they have increased the pressure for inspections, intrusive questions about our situations and have felt harassed.
We have always felt as tenants we are not as respected as the landlords.

Awful estate agents, seems they are professional with landlords and sales but for tenants the staff are rude and act like their too good for the rental market and deal with it begrudgingly.
Poor communication and were terrible with keeping appointments or maintenance issues but happy to rent crumbling mouldy properties for top whack, when asking for better communication or basic curtesy i was even told "we're not the customer the landlord is", after being a good tenant of theirs for years they tried to steal as much of our deposit as they could to maximise our landlords profit and grossly mislead us causing enormous stress, dragged it out over months and did not live up to their legal responsibilities, for the best part the TDS eventually sided with us, we still lost more money than we're happy with but that does not make up for how we were treated.
Its no wonder all their reviews from tenants are negative, leaving reviews for others to read is the only power we have as these people figuratively and literally hold all the keys and basically print their own money, they have a awful superiority complex and are absolutely to be avoided.
Being an estate agent is a morally dubious profession at the best of times and like many other toxic industries rewards sociopaths, it seriously needs to be more regulated as people like this are a huge part of the housing crisis in this country and can ruin peoples lives.

Q have been managing my rental properties for nearly a year. I’d have no hesitation whatsoever in recommending Q’s services. The team are friendly and professional, reliable, responsive and efficient. All processes from routine processes like responsive repairs and payments, to more complex processes like managing larger jobs, work flawlessly, so I have to get involved much less often. All the team are great communicators. The stand out difference from other agents are all the contractors I have met are reliable, honest, trustworthy and personable, and Q always take responsibility for all parts of all types of repairs issues, whether big or small, from end to end of the process, from repair identification, to checking the job is done to the required standard. It’s important to me that the contractors are personable and reliable and treat my tenants as the customers they indeed are.

Tried to steal money out of my deposit. They claimed some keys weren't returned despite being in the same envelope as the others they had received. They only returned my deposit after countless emails of me explaining the situation described and how it would be impossible for them to have one key but not another. They didn't believe me and were condescending the entire exchange.
Worst of all they charged £5 for a replacement lightbulb. I saw the lightbulbs in that house, they weren't anywhere close to £5. I guess you billed for labour too, how many estate agents does it take to change a bulb am I right?
Edit: Updated to 2 stars, still the worst experience I've encountered whilst renting by far but they returned most of our deposit after fighting.
Obviously the worst thing wasn't the lightbulb, that's called a joke. The worst thing was the sheer volume of property viewings we had to endure, I counted 24 emails within the space of a few months, this was all during COVID. A student house having 24 viewings before a rental agreement being reached says a lot about the house and the company in my opinion.

i used this estate agent for my university accommodation during my time at university, and all i can say is it really wasn't a great time.
The agents did not give us 24 hour notice for a house viewing sometimes, even though it is a legal requirement. as well as not telling us when a house viewing has been cancelled / altered. there were house inspections out of the blue with no notice of time, i completely understand how house viewings are completely necessary but a notice of what time of day would have been nice. During a pandemic there was no sanitation during viewings which made us feel very uneasy and brining in 3/4 people inside a house viewing (when 3 tenants where in the property) during a pandemic.
The agents are also happy to let out houses poor condition - cracks , mould, dirty , almost everything is broken. Our house had mouldy kitchen draw - agents stated it had been professionally cleaned which it most definitely wasn't. agents also said that they would get professional cleaners for the draw which did not happen. They also stated that either the sofa throws / covers were replaced or deep cleaned at the start of our tenancy which i believe wasn't carried out as our sofa covers were dirty upon arrival .
On one occasion, agents just walking in for a house viewing without knocking/doorbell - student tenant walked out of a downstairs bedroom to 2 random boys in hallway.
There was a lack of communication between them - multiple people emailing me back with different statements (04/05/2021 an agent gave two boys a house viewing and then another agent turned up unannounced for a property inspection but had no previous idea of the house viewing prior where the inspection could have been done) we were given a date for this inspection but no time. As well as a lack of communication from them to us as tenants. there was also no notification to us if there was a late house viewings - never told if they're going to be late or cancelled, or notified of anything really.
The agents come off as rude and aloof , we felt as if we were being mocked / patronised because we are students and this is our first experience of house lettings. they also get annoyed at us when we have to cancel bookings (even though we only cancel if we absolutely have to like university exams and as students we are not always available due to online learning from home)thinking they can get away with stuff and we won't notice because we are young and university students.
I just think there are much better estate agents out there for students in Brighton.

My son and his friends viewed and reserved a property through these agents. Whilst they were going through the letting process the agent went off sick with Covid. The colleague who was supposed to be continuing with the paperwork stopped responding and, after some chasing, advised that she had let the property to another group. So don’t believe them when they say the property is yours!!

If you want to sell your property, then use "Q" and TAKE THEIR ADVISE! They are incredible! During these times of unchartered territory and uncertainty we were full of doubt and questioned their decisions. If we hadn't used "Q" before we admit that we may have disagreed with their advise, as selling your home is a huge undertaking, and we were anxious. Despite the challenges of 2020, "Q" Sold our house for more than the asking price (AGAIN, second move with them). Professional, tight, and friendly small team; with an astounding knowledge of the everchanging moods of the market and their clients. The way they presented and marketed our home has been fantastic, we received lots of viewings and objective feedback, great market and logistic advice along the way. Our journey into our home was fairly bumpy but Q were there every step of the way with sage advice, support and humour.
We hope not to move again for a long time but would absolutely use Q again without fail, and couldn't recommend them more highly.

If you’re a student, there are agencies that treat you better. I have been in Brighton 5 years with 5 different student agencies and Q estate agency is the worst one. The level of communication between them with themselves and our house is poor (Even before Covid-19). All 5 years my deposit in other locations have been handed in less than a week after moving out. Q agents still haven’t returned any deposit, 2 weeks + just because of their communication within their own establishment. We only know because WE have to keep calling them everyday and emailing and always get told a different story or that they forgot to tell someone to do it. The lack of communication is what makes them unprofessional and come across worse.

I bought my home through Q a few years ago and found it a really stressful experience. Whilst they got the job done, I found their customer service lacking. They were quite aggressive and rude - at least the guy we dealt with who i think was called James. He was frustrated with us because we were cautious first time buyers and wanted to ensure everything was done properly (such as getting confirmation that an RSJ had been put in after the removal of a supporting wall), which he took as us intentionally holding up the process (which we had no reason to do). We also felt they were a little sexist in tending to only deal with my boyfriend. I felt that they made our first home-buying experience quite unpleasant unfortunately. I can see they have lots of other good reviews, so maybe it was just a personality clash. I imagine they're good for sellers, but weren't so good for us as buyers, although they did leave us a bottle of red on completion, so that was nice and i enjoyed it very much.

Q Estate Agents sold my home in East Sussex in 2019. From start to finish, the team were thorough, professional and friendly. The sale itself was not without problems due to prospective purchasers who presented a number of problems along the way, but eventually a buyer was found and the sale secured. John, the negotiator was charming and helpful when showing people around and I had no qualms at all about leaving him with a key to the property for viewings. I found the experience difficult because I was moving from a much loved family home, but Q offered to do accompanied viewings, despite the distance from their offices; this meant I was spared the trauma of dealing with people looking over my home, a prospect which I found quite hard to deal with. Both Jim and James were sympathetic and gently guided me through the process, recognising how hard I was finding the whole thing. I can thoroughly recommend this practice and would have no hesitation in putting their names forward to anyone looking to buy or sell their home.

This was our third attempted house purchase (only one that was successful and only one with Qs Estate Agents) In the past we had some not so great dealings with estate agents who were very pushy, dishonest and not good communicators. Not the case for Qs! Very approachable, happy to answer our questions and did so in good time, yet were not pushy with us (for instance when waiting for things like the survey, or other things outside of our control!) this made the process a lot less stressful (considering how stressful house buying is) and although I hope I don't need to buy another house, if we did I would happily use Qs again!

During our home purchase process we have dealt with different agents and a lot of them "make mistakes" on floorplans, use nasty tactics to reveal your real budget, give your personal details to their mortgage broker without your knowledge or consent and so on...
Luckily for us Q Sales & Letting are honourable exception from property agent stereotype. Even though our process was bumpy because of issues on other front, I have to say service provided by Q Sales & Lettings was great and I could definitely recommend them to anyone.

I have emails that prove everything I have said if you would like to see them.
I think you'll find it was me that was in tears after Jemima came and served noticed and laughed at me for getting upset whilst I was having a panic attack. I was also on skype with my brother at the time so he was witness to the incident.
I never shouted at your colleagues that "I was going to leave anyway" I actually asked politely whilst trying to suppress a panic attack if there was anyway they could speak to the landlord about extending a few months as we were currently saving to move out and was told no whilst they chuckled, nervous laughter I don't know, but that is not an appropriate reaction.
That is when I decided to leave my reviews, and then suddenly it was okay for us to stay as long as they were taken down.
Further to the points you made:
I ran my cake business for only a few months before falling ill and I had windows open at all times when baking as we did not have a cat at the time, so that is not a cause; plus, I only baked a few cakes a week, some people bake more than that as a hobby!
Once our cat was big enough not to fit through the gap in the windows and the safety locks had been fixed on the windows so they didn't fall open all the way, we literally lived with the windows open 24 hours a day - it was freezing. I went to bed with a hot water bottle and a blanket every night.
We also sold most of our furniture within the first 6 months of moving in (2 people moving in normally causes excess furniture to begin with), we had a bed, set of drawers and wardrobe, 2 bed side tables, a dining table and chairs, a sofa suite, 2 pc desks and a couple of bookcases, a fridge and an ikea unit; pretty standard amount of furniture really. We also didn't keep ANY of it by the external walls after the wardrobe was destroyed because it would have got ruined, everything was next to internal walls.
The 'passive air vents' the landlord fitted, were already booked in prior to us moving in and work was carried out a few days after we moved in, (we hadn't even unpacked) so there was obviously a known issue otherwise why was it already booked in?
The damp surveyors told me that there was rising damp through the whole property, that is structural, nothing to do with us 'not venting a property'. I was there when the survey was done and watched the damp detector go red/yellow every time it was placed to a wall.
Also yes, there were times that I wasn't available for people to come round, that was mainly due to me being at college during the last year or so of our tenancy and I wasn't comfortable having people in the house without me being present, however, that was my right as a tenant. You don't win brownie points for sticking to the law/doing your job.
I think you'll find that the landlord wanted to re-mortgage his property (he sent someone round to value the flat on the same day the lead flashing was being put up outside), the guy that visited said it was a horribly damp property (and that the lean-to devalued it massively because of the damp issue it had caused).
You can't say I was aggressive, most of our communication was via email and I can't really be responsible for how it was perceived by yourselves or your staff. I may have been short at times, mainly when I was called a liar by Jemima regarding the boiler leak and told to pay a fee, and when there was a random man in my house - I had a right to be angry!
Obviously you are going to be defensive of your business but I think the way you have responded by being highly personal of myself shows the unprofessional nature in which you dealt with us through the majority of the tenancy we had with you.

Moving is the second most stressful thing after divorce, and if you don’t want your house purchase to end in divorce you need an estate agent who will take the stress away. Look no further than Q Sales and Lettings.
The guys at Q (Q’sters I called them) are excellent. Right from the start their calm and measured approach was a breath of fresh air from the ‘all flash no trousers’ or downright dull estate agents that we met with. They gave an honest evaluation and guided us on how to make our house look its best for the open day. Once the offers came in they gave us good, honest advice without pressuring us in any direction.
Our move was a protracted process with many ups and downs but James, Jim and José were always there with a thoughtful, calming and realistic response. They offered expert advice, let us know what to expect, and even gave us an ear to help us vent our frustrations at times.
So remember, if you don’t want your house buying process to end in you sitting in a bedsit in Portslade in your pants, drinking special brew lamenting on what could have been while watching Top Gear on Dave, go with Q.

Highly recommend this estate agent. I am a student who rented with a very large Brighton estate agent last year. From my experience, and other stories I have heard, the main goal of these bigger estate agents is to take your money. However, I got the impression that Q lettings is an honest and reputable company who care about their tenants. We were going to be renting a house with them next year but, unfortunately, the plans fell through and we went from a 5 person group to a 4 person group. Q lettings were patient and understanding of our situation. Although I therefore haven't rented with them, I can say that feedback from the tenants who lived in the house we were going to rent was excellent. The guys reply promptly to queries and are good to communicate with!

Just helping my little sister sort out her first student house, reminded me of how lucky we were to have QLets. Everything was transparent and idiot proof, thank God, and they didn't burst in on me naked like my last letting agent (by that I mean they email you well before they come over). Any problems were fixed pretty quickly. Very swift return of deposit at the end of tenancy! Good eggs! Highly recommend!
