IAN GREEN was recommended to me by my lessor after wasting time with 2 other agencies. Ian was forthright from the 'off' as I was fixated on a higher price owing to a sale only a few doors down in 2018 in which the vendor benefited from an agent led 'bidding war'. In 2020 / 2022 a similar price was never going to be achieved on my 2 bed ground floor Edwardian purpose built flat just within E16 between Barking Rd and the A13, however I got the 2nd highest price of any of the flats sold on those streets. The average prices being in the late £200ks and mine going for £325k. He got the viewings in, gave me great notice so I could leave it tidy. Gave me full feedback both electronically and on the phone and was super supportive once we had a buyer till the end. Ian is also a really lovely gentleman. He follows-up queries and does his best to keep all parties informed. I hope others whether vendors or purchasers, landlords or tenants, will have a similarly positive experience as the one I had. Amazing agent. This is going to sound like a spoof review it is so good but this is all real. Never knew people like this still existed, especially in this business. Ian was a joy to work with, throughout our purchase (and beyond) and at times if it hadn't have been for him, things might have gone sorely pear-shaped. He is dilligent, honest and most of all knows his industry and area. Estate agents who understand that there are two parties involved in a transaction seem hard to find but this is one. I instructed Ian to sell my late fathers property and a buyer was found quickly. The sale turned out to be quite complicated as it was a shared ownership but every issue was dealt with and we were updated at all stages. The buyers viewed the property on a number of occasions and Ian was always available to meet them there even if it was sometimes outside of normal office hours. Great service from start to finish! Deciding to sell a family property inherited from the last surviving parent was not going to be a pleasant task but had to be done nonetheless. Compound this with the fact that my wife and I are not youngsters ourselves and have never sold a property before meant that it was not a task we looked forward to. Falconer and Co were one of two recommended Estate Agents plus we had a third to consider. From the moment we met Ian, his professionalism, courtesy and compassion were evident. Plus, the fact that Ian listened to our apprehensions as well as offering advice was refreshing – we had heard stories of other Estate Agents ‘taking over’. Ian did nothing of the kind. Once Ian and his team were engaged, we were kept informed every step of the way by text, email and telephone calls – even out of office hours. What more can you wish for!! The property being sold was empty and in the Forrest Gate. We are from Kent; so it was also reassuring that Ian visits all of his empty properties at least once a week to ensure all is well. It was a complete contrast to lots of other estate agents I've dealt with in the past. I think it's quite rare to find an estate agent that you can have complete confidence in. I would thoroughly recommend if you're looking for a house in the area. UpDate - We've now sold our house, again through Falconer & Co and Ian was just as helpful and efficient as when we bought our house. Buying a house a very stressful however having an friendly estate agent that you can trust and call upon anytime during office hours and more importantly outside office hours helps the during the process. We cannot recommend Falconer and Co. more highly. Our first encounter was when they valued the house on the death of our uncle. They gave advice on a range of options for us and then respected our request not to contact our aunt and pressure her or us. Throughout the process of marketing and selling, Falconer’s Ian Green acted in a professional and supportive manner. The property was checked twice weekly and we were kept updated. This was very reassuring when we lived so far away. We have experience of selling a property with an estate agent who has branches nationwide, there is no comparison; Falconer and Co. is by far, superior. Ian was always available. As a first time buyer I was a bit daunted by the whole process. I couldn't have asked for a more helpful and lovely person as Ian at Falconer & co Estate agents. He talked me through every step of the process, he would text / ring to check on how I was doing & if I needed anything all through the process. Liaising with both solicitors & helping it to keep on schedule. The property is mine after a very smooth exchange and Ian even dropped the keys off to my parents home as I was at work & going straight to the airport. I sold my house through Ian, he was extremely helpful, very professional unlike many of the other agents out there, he is transparent and only tells you the facts - such as the price I could get for my house. No big sales pitch! Other agents approached me saying I can get £25k more which was just lies just to get me on their books. That's what my previous agent did and he later said what can he do if people don't want to pay the asking price. My wife and I were totally happy with Ian's service, his knowledge of the market. Taking the decision to sell one’s home is difficult enough but to find a suitable estate agent is a tad more challenging. I visited most of my local estate agents to obtain an understanding of the process and the people behind the sales exterior and fancy suits. Needless to say, they tend to see commission walking through the door or hitting targets or both……..and not necessarily you. I left these places wondering, could I really entrust my home with them? Crucially, could I be confident and work with them through a time-consuming, emotional and arduous process. Entering Falconer & Co.’s Offices in East Ham on a cold winters morning I was greeted by Ian Green; I found Ian to be extremely personable, experienced and most importantly someone I could entrust with the selling of our home. Trust and experience does not complete a sale – Competency, passion, understanding of the market and delivering an all-round service does; we found their service to be exemplary. Amazing Customer service, It only allows me to rate 5 stars or i would honestly rate it 10 out of 5. From the start of the sale to the finish and even after i felt like i was in safe hands. I personally dealt with Ian but his colleagues were very helpful too. Even though i had a little issue on my side of the mortgage and the estate agents were just being put under pressure by the vendor, Ian was still very helpful and advised me of all possible options. I bought a new house as an investment and in the process of it made a really good friend.
