The entire end-to-end process was smooth, efficient, and well explained step by step. The property was professionally cleaned and met a high standard. Everything was handled properly, and we are very satisfied with the experience.

21st Oct 2026 (12 days ago)This letting agent has no empathy or common decency if you are a tenant, I highly recommend if you are going to rent a property from them DON’T. See the list of incidents we experienced living in a franklyn james property<br><br>1. Allowed us to live for over a week in a house with no heating or hot water when our boiler broke and offered us no compensations<br>2. Said that we should just accept the mould in the flat because of the age of the flat and that’s just what happens in these buildings<br>3. Allowed us to live with an active leak and severe damage to one of rooms for months, and the water was leaking onto our electric boiler<br>4. Allowed a person to live in our flat for months without adding them to the tenancy agreement<br><br>These people are cowboys and have zero empathy. If you are a horrible landlord and want your tenants to suffer, franklyn james are the ones for you! In particular Yawar and Daniel, you should be ashamed.

Sufaida was showing me around was friendly, welcoming, and happy to answer any questions. Overall, it was a positive experience, and I appreciated the time taken to show me around.

28th Aug 2026 (9 weeks ago)I have recently moved out of a flat managed by Elms, but wanted to leave a review to flag the great experience I had with them. My point of contact throughout was Nasim, he was always very responsive to any issues I had, making sure they were quickly dealt with. A massive difference from other agencies I’ve had to work with as a tenant in the past.<br><br>Nasim also helped to quickly get me rehoused after an issue in another flat I had been renting, finding me an available property within a day of being told I’d have to move out. Couldn’t recommend them highly enough if you’re looking for professional, responsive, and friendly letting agents.

Any issues are dealt with smoothly and stress-free. All members of the team (Diane, Russell, Paul, Lenka and Mitchel) are professional and friendly and I’d wholeheartedly recommend them to others in the area.

2nd Jul 2026 (18 weeks ago)I could not be happier with Johns & Co, and in particular Anthony Norton and Rhiannon Howard! They made what can often be a very stressful process so much easier. They were incredibly responsive throughout, even while on annual leave, and consistently went above and beyond to keep things moving. It felt like they were doing the job of my solicitor as well!<br>Unfortunately, I didn't get the chance to meet Rhiannon in person when I collected the keys to my flat, as she was in a meeting, but she truly deserves special recognition for all of her hard work and support.<br>As a first-time buyer, I found the whole process incredibly stressful and frustrating at times, but Anthony and Rhiannon were there every step of the way, providing reassurance and chasing things whenever needed.<br>I'm now officially four weeks into my new home, and I couldn't be more grateful. A huge thank you to everyone at Johns & Co, especially Anthony and Rhiannon. I would highly recommend them to anyone looking to buy a property.

Thanks to Oliver for facilitating and coordinating the viewings of our property, and setting things up.<br><br>And a huge apprecation for all the hardwork Martine put in toward the end of the journey, making sure we got over ther line to completion. Martine was our guide throughout, and was helping us through some challenging moments, but her commitment and hard work in dealing with all other parties in the chain ensured we were able to get through to the end. She always kept us informed, and was instrumental in pushing other parties (solicitors, agents and clients) to act quickly on outstanding enquiries. And she was super communicative, always willing to jump into urgent video calls to keep things moving. She was our guardian angel. Thank you Martine.<br><br>We would highly recommend Butler & Stag (and Martine) to anyone wishing to buy or sell a property.
21st Sep 2026 (6 weeks ago)called them on 3 separate occasions post moving out of a property and getting deposit back, every single time been told the admin team are ‘not at their desk’ and no manager seems to be available either? Does noone actually work at this company during working hours? Poor customer service, cant speak to anyone ever no matter what day or time it is.<br><br>Also their staff have no compassion or empathy to their customers after getting burgled in one of the properties they manage<br><br>Oh and still dont have the deposit back after 21 days of moving out, despite new tenants moving in 24 hours after we left.

12th Oct 2026 (21 days ago)?Moving into a recently renovated Prime Land property turned into an immediate headache. Upon arrival, I went 9 days without hot water in my floor’s bathroom and 13 days waiting for working Wi-Fi (this was included in the announcement).<br><br>?The issues didn't stop there. The pre-paid gas ran out several times and, on occasions, leaving us through freezing weekends with no heat and no ability to cook until someone arrived the following week to top it up. There were active leaks, unfinished renovations, and contractors who repeatedly left work areas wet and dirty for us to clean up. The cleaner broke our mop and cleaned his boots in our sink. They tried to get us to remove all our stuff from the living room within 24 hours to turn it into an extra room, I was able to stop this by referring to our contract which included acces to living room.<br><br>?When I requested financial compensation lack of basic infrastructure (as per our contract), I was bluntly told the property was rented 'as is.' Potential tenants should be aware that with Prime Land Property, missing essential amenities is apparently considered normal and not worth communicating upfront. I was planning to rent a flat through this agency and stopped looking at other properties because I was expecting to move forward with this one. They asked me to provide my personal information and complete all the required paperwork, which I did.<br><br>After all of this, they suddenly informed me that the current tenant had decided to extend their stay and the flat was no longer available.<br><br>Because of this, I missed out on other properties and was left with almost no time to find somewhere else to live. This has been extremely frustrating and a complete waste of my time. Really disappointing way to treat a potential tenant.
