We’ve let a number of our properties, both locally (and throughout south Wales) via Matthew and his team at First 4 Rentals, for many years, and constantly received a professional, capable and friendly service.
In over 25 years of dealing with various agents throughout Wales, First 4 Rentals is the only one I’ve ever been impressed with enough to write a public review. Their level of service, attention to detail, prompt communication and helpfulness is something that sets them apart from lesser agents.
Over the years, Matthew has helped sort out everything that a remote landlord will encounter, and all with satisfactory outcomes, for both us, and the tenants. (We were always relived to know we had found a letting agent who supported and facilitated our goal of being a decent and fair landlord, always ensuring all aspects of the letting process were compliant, safe and secure for both parties)
Additionally, their level of personal attention is exemplary. By way of example; we requested a swift turnaround on a vacant property in Cardiff city centre at then end of last week - today at 8am a comprehensive video inspection report arrived in my inbox!

Absolutely disgusted by the services provided. Viewed a house, had credit checks, everything was fine. Got told we could move in end of October 2021. Date came and told another 2 weeks. Then there was a problem with the ceiling and we would be expected to move in in January 2022. They have not contacted us to discuss the landlords intentions and have now put the house back on the market. Poor communication between so called 'professionals' and their clients. About a year ago me and my now husband got our first flat together, we came across this rundown 2 bedroom flat in commercial street mountain ash, it looked like there was plenty of jobs to be done, before it was liveable. nevertheless we decided to have a viewing and then took it. We decorated throughout, new carpet, painted throughout, carpet tiles in the kitchen, tons and tons of cleaning in the kitchen (because of the grease on the countertops, on top of the cupboards ect) it took us about two weeks before we could live there because of all the jobs.
We moved in and didn’t see any problems until about 2 months into the tenancy when we realised our boiler was faulty, we contacted the agency and had no response for a month or two, We was left without heating for a month may I add!
They finally got around to getting a boiler engineer to the flat and we didn’t speak of it again.
The real problems started to arise 6 months into our tenancy, we noticed rat droppings in the bathroom, again we contacted the agency and no response.
I then noticed my cloths was being bitten and torn, we contacted the agency and they finally got someone round to look (they put rat traps down)
Things started to get unliveable in the flat about 7/8 months into the tenancy when our neighbour downstairs was contacting the agency saying we have been having parties and using the washing machine late at night.
The agency was quick to come visit us and speak to us, this was a ongoing theme with them. We had numerous problems with the neighbour downstairs which we told the agency about But again no response.
Things started spiralling out of control when our neighbour’s ceiling fell through, They got somebody in to take a look and they told the landlord and agency that there was rotting floorboards under the bath, We was told to be careful because it could fall through when we was in the bath ( they didn’t fix this issue).
There was one week when we couldn’t use a toilet because the sewage was going into our neighbour’s garden, they told us not to use the bathroom until they had someone out to fix the issue!
We then noticed damp on the main bedroom walls, It started off slowly and then got pretty noticeable, I started to have breathing problems, again contacted the agency but no response.
They got somebody in to retile the bathroom and put a new shower screen in. They fitted it wrong and took the shower screen off, we waited patiently for them to put a new shower screen in but there was still no sign of them doing it 2 months after they’d promised, I needed a shower because I struggle in the bath because of various health conditions so I had to shower up my parents house, I contacted them but guess what? No answer
The weak prior to us leaving we found rat droppings in our bed ( I was 4 months pregnant)
Contacted them but no response.
A combination of the rats, damp, no shower, our neighbour making our lives hell and being scared to bath (because of the rotting floorboards) made us stay with at my parents house. We contacted environmental health and found a new house. We never heard back from them about any of the problems stated above.
Please take this into consideration before renting from this agency!... Read more

The issue we had with the house when we moved into was sorted the very next day, again very happy with this sevice.

Went to view a Basement flat in Mountain ash, seemed all happy, friendly, the nice kind of estate agents. Barring in mind when I went to view this property, there was a dehumidifier on the kitchen counter and a faint smell of damp. (I thought nothing of it as the property had been empty for a while).
The energy rating paperwork they gave me showed the property hadn't been serviced since 2014!!! I didn’t see this until I signed on the dotted lines. As the tenancy went on, my property went rather damp and mould not quite fast. Their response was to keep the windows open. (This was back in December2019/January 2020). They eventually had enough of me emailing them pictures of the flat that they came out with the damp reading meter and tested several walls within the flat all saying there’s damp.
Since then I haven’t really heard back off of them apart from a vague email telling me to post the key back through the letterbox after my 6month lease and to start taking my inventory out. After asking for my bond back and reimbursement for my damaged property due to damp and mould, I have had no contact.
I think it’s fair to say these are the worst estate agents along with the landlord of said property I have come across. Thanks for making my life hell with anxiety and health issues ??... Read more

Extremely unprofessional. First4rentals have not replied to emails nor called back after they have promised to. When I rang them for the 3rd time for details about our rental application, I was told that they just didn't have time to help me.
They also require 6 months of bank statements as part of the application, which is incredibly invasive, especially when other estate agents only require 3 months of pay slips with a credit check. When I enquired about other ways to prove we are reliable tenants that weren't so intrusive, I was told in an accusatory tone "well bank statements don't lie". (As if pay slips and a credit check do??)
The agent took a very abrupt manner on the phone, even after we offered to pay 3 months rent up front to try to move things quicker. I would not recommend renting from this company. Agents are ill-mannered, unreliable and unwilling to accommodate clients requests.... Read more

Total time wasters, after being made aware of my situation moving back from France to the UK I was assured that my sister who is based in south wales could view properties on my behalf as I did not wish to be left homeless upon my return. If you are booking a property viewing with this company, please be aware that they have a policy where they will contact you 30 minutes before the viewing to double check you are still attending. If you miss that call, for any reason at all, they will cancel you ON THE SPOT with no exception.
We were en route to the viewing and missed the call (which could happen to anyone for a whole number of completely innocent reasons) but even after calling the agency and explaining our situation they still cancelled our viewing. My partner and I had both taken a day off to view a property with them, but the person I spoke to was completely unsympathetic and didn't seem to consider that his company's stupid policy had just cost us time and money! I guess this agency doesn't actually WANT to rent any of its properties if it's happy to throw away potential business like this! Definitely dodged a bullet with this agency; absolutely awful customer service. Avoid at all costs!... Read more
