Terrible experience! I was a tenant with them until November this year (2023). I moved a month ago for work (lost it when I did), found someone to takeover my tenancy, she did the deposit before I moved out, and I am still waiting for them to give it to me. The problem is their service and treatment towards me. I’ve been talking with the main manager, Alex, the account manager, and now a third person, for weeks (at least 12 times), through the phone and mails. My friend went to the office as well. I moved to another city and I am struggling financially to get my basic needs and they don’t event care, because keep saying they will sort it “tomorrow”. Today, 22nd of Dec, I called once more and another person answered and found out that the return of my deposit wasn’t even in process and promised me to start it. APPALLING. NEVER IN MY LIFE HAS AN ESTATE AGENT TREATED ME SO BADLY. SEEK HELP ELSEWHERE.
Both me and my partner are long-term disabled. She’s in receipt of universal credit, I’m planning on applying as soon as we’re moved in together and I have some savings that are helping with things like house deposits.
We clarified our situation to the agent who set up the viewing, with my partner emphasising her flawless credit and that we’d be able to afford the place. Despite this, he repeatedly expressed overt disbelief that we’d be able to afford it. This only went away when I made a joke about my personal class status, and being better off- it came back over the phone later. We were essentially told that the landlord would ‘favour someone employed’ (which is illegal, especially having just heard us out on long term disability.)
Such was the disbelief that we’d be able to pay rent- despite my partner having never missed a payment in her life- that the offer the agent opened with was 6 MONTHS’ RENT UP FRONT. An obscene sum, for rent deposit on a £500/month place, having JUST heard an in depth explanation of our situation.
I took the offer due to a relatively desperate current situation. We viewed the house on Friday, called to request the application forms, were told ‘Be careful, I don’t think you’ll pass the credit check, they will request a holding deposit (no such request was forthcoming) and you don’t get it back if you don’t pass.’
We applied on the Saturday. We were told on the Monday that the person we’d mailed the application to wasn’t in and that she’d be in the next day. The following day she told us she’d ‘let us know if there were any issues.’
Three days of ‘processing’ later, we were told ‘other people have applied by now’ and the landlord ‘might decide to go with someone with a job’ (again, illegal.) he said he would ‘get back to me the following Monday’- he did not. We rang, and were told the landlord had ‘gone with another agent’ (small wonder).
Obfuscatory and bigoted. Nobody should be continuously undermined while they property search. If you hate working class people and think we’re all dodgy/unreliable don’t let £500/month properties. There’s absolutely no reason anyone should waste their time.... Read more

DO NOT BOTHER THEY WILL DECLINE YOUR APPLICATION WITHOUT A GOOD REASON
My partner and I recently applied for a property to rent with this company. Although I have passed the reference checks, my partner haven't and for this reason we have been declined.
The checks they have done were just credit checks no reference checks. None of our employers nor the landlord have been contacted. No one asked us for payslips or about our income. It is possible for a tenant to have a low credit score and yet still perfectly able to pay the rent. This should not be end of the line.
More than that, I've been told that my partner has a CCJ on his name and this is another reason for not getting the property. This was just an excuse from their side as there is NO CCJ records on his credit report and I showed them the proof as well.
But let's say there was a CCJ ... I offered myself to take the property just on my name. Legally I have the right to do so as I pass the checks and I haven't failed the affordability calculation for the entire rent but I am still being refused without a good reason.
Had to take 2 hours off from work, waste my time and money to attend the viewing just to be told today that we are not successful without a clear explanation. My partner might not have an excellent credit score however there are no CCJ's registered on his name, he's on full time employment with permanent contract and an average wage.

In Leeds the rental market is not the easiest to navigate. Alex and Evie were both incredibly helpful and transparent throughout the process all my questions were answered and they were able to offer me tenancy on a fantastic apartment in Leeds Dock.
Thanks for your help again! I would highly recommend using this agent. Far too often we are met by huge franchises, here you have a chance to get a wider range of properties that are kept to a good standard, but with a smaller pool of potential tenants.

Worst ever letting agency I came across. They don't respond to any of my emails and letters, and always forget to call me back. The atmosphere in the office is cold and unfriendly. The office itself is shabby, not up to a standard letting agency. On top of that they lie to you and try to do anything to keep your deposit. This is scandalous in the UK.
The landlord visited us at the beginning of the tenancy, and was stunned when told her how the flat was when we first moved in. We found clothes left in the dryer, condoms in the room and so on. I was also surprised to see some of the agents cleaning the flat themselves before moving in. As a result, the property was really dirty. I believe we are being used to cover damage that was done by the previous tenant. Also, they ask us to sign pictures as the inventory, and they claim that we damaged the property based on those pictures.... Read more

If I could give less than 0 stars to this agency I would.
Words cant discribe how disgusted and frustrated I am with this company. I only wish I could explain my feelings further, in hopes to negatively affect their bussiness like they have potentially affected the lives of my family and I.
So here goes!
We had a viewing at a 3 bed property with garage in the birkdales that was listed as unfunished with Alex Duncan. All seemed well until we asked for the funishings removing as they should not of been there anyway.
We were told the landlord had 20 other propertys. So our request did not seem unreasonable. However we were told the landlord would not agree to this whilst we were still viewing the house.
We asked if we could store them in the garage, also no.
When we what they think we should do with our belonging, the farage was fine for our things. Or we could stand up there ved in the property to use ours. We have 3 small children! Utter stupidity.
Other than that the house was perfect for our family and needs. We had all the funds available for fees immediately and wanted to put in our application.
Alex said as we were leaving "I'll call the landlord (regarding our requests, conserns) and get back to you in 1 hour, GET PACKING!".
So all seem well we waited, and waited.
NOTHING, no calls no text no emails, nothing.
We left it a day, then we called the office when we were greeting by 2 horibble women, 2 seperate times with all their facts wrong, and suprise suprise Alex was unavailable.
So in a last ditch effort i tried circumventing Alex and approached Kyle via email. Guess what? Also nothing.
Terrible people, zero customer service, no comunication good or bad, disgusting phone manner and plain rude.
I'm thinking of contacting the neighbours regarding the property owner and I'm considering contacting the property ombudsman.
All this from a estate agent who you would presume may see the same people looking at other properties.

We rented through this company for a year until our tenancy ran out recently. I would not recommend renting through this company if they were the only estate agents left in Leeds!
We had numerous communication problems with them throughout the year. We would ring to inform them of problems with the flat and this would not be followed up. They would lie and say they had passed the problem onto the landlord however when we would speak to the landlord at a later date he would deny having known about it. When the washing machine broke Martha was most unhelpful in the matter and told us we would have to ring to arrange a replacement or fixture of the machine. This is not a tenants responsibility, this should have been sorted by themselves or the landlord. This resulted in a £30 phone call to Hoover to get a replacement to which they wouldn’t refund to me, despite it costing me money and time to sort out the problem for them.
At the end of our tenancy we had various problems in getting our deposit money back. At the final inspection a few issues were raised to us, some we agreed to be our fault, others such as a few cleaning issues we sorted that day. Alec then said the deposit would be sorted and refunded in around 3-5 days. He then got back to us with a list of problems he had not raised to us on the day of inspection which delayed us getting our deposit back and caused unnecessary stress. We rang the office and left messages several times to sort the issues and query what was happening with the deposit to which nobody would reply. It took Alec 24 days to get back to us with a figure in order to resolve the issue with the deposit. It then took a further 3-4 weeks to negotiate and actually receive our deposit money back.
At one phone call during this time Alec, who I believe to be a senior person of the business, was most unhelpful and always biased in the landlords favour.
Not all employees were the same. Kyle was always polite and helpful when we called. It’s a shame the same can’t be said for the rest of the employees here.
Overall we found these people to be untrustworthy, rude with appalling customer service. After renting for 6 years I have never come across as many problems as I have encountered with this company. Avoid at all costs.... Read more

TERRIBLE & UNRELIABLE (and complete time wasters... oh, and LIARS!). I live around 40 minutes away from Leeds and therefore I set out a schedule of viewings for the day starting at 11am. My first viewing of the day was with this agency, an apartment I had been looking forward to seeing. I rang the agency on the morning, ensuring that the viewing was still on. A woman answered the phone and said 'I think that apartment has been taken now... although there are a FEW other ones we can show you from the SAME apartments block'. I was annoyed that the agency (despite having TWO working days to inform me that the property had been taken) did not bother to ring, email or text me. Although, I let this go as she said that there were a FEW other apartments from the same block that I could view. She told me to go straight to their office. So I got on the train (40 minute journey) to Leeds and headed to the office. When I arrived, I sat down with a guy called Calum, he informed me that they did NOT have anything to show me in the same apartment block and he did not know why I wasn't informed of the property being taken prior to the viewing. (A woman in the back of the office churped up and said it was her who spoke to me on the phoned and lied to me. She has blonde/grey longish hair with black glasses and said there was something they could show me). 'Something' ... NOT a 'few apartments form the same block' then like she said.
Calum scraped a viewing together and showed us this run down apartment, far from where I wanted to live. It was sort of nice but badly damaged and over priced. I said if the landlord came down to 600 we would consider. He said he would try his best and contact me with a response from the landlord. GUESS WHAT? HE DIDN'T! What a surprise eh?
1) unreliable agency who doesn't inform you of cancelled viewings
2) an agency that lies to get you into the office, filling you with hope of seeing several properties (but don't fulfill their promises). Instead, you get shown ONE run down apartment.
3) time wasters. If they had let me know prior to the viewing that it had been taken, I could have booked in other viewings.
AVOID THIS AGENCY!!!! Terrible customer service. Try Linley & Simpson and go speak to Ollie. Great guy, great chat, great properties.... Read more

Be aware when you deal with Leeds Accomodation Bureau!!
I left the property four months ago and I still have not received my deposit back. I asked for deposit repayment through the dps website, but four moths later, I am still waiting for their answer. I've been told by one of the clerks in the office that it is the head agent who can only deals with deposits. He is seldom in the office, as I managed to speak to him just once, which was a couple of months after I left the house , when he asked me to pay a 120£ , for faults that I made to the property, which in my opinion are pure fantasy or another way of saying leave me a nice tip for my awful service.I feel like he deliberately hides until my patience is over and I don't accept what simply he feels like paying me back....
Not to mention the ridiculous taxes they ask for such as reference letters(20£ per person), renewing of you contract(150£ every six months) etc.... Read more

Have moved in 6 months ago. They took 6 months rents in advance together with the deposit. Once I moved in, the flat door was broken and they promised to replace it with a new one. It took them 3 months to replace it. Then, there were many other issues that I asked them to handle and they kept postponing and delaying in replying to my emails or not replying at all. This is really time consuming for me as a full time student because I have to wait many days, cancel my appointments and take days off from the university and wait for them to come and finalise the repairs.

It all started one frightful monday night, curt (my other half) had just finished his tea and I was putting his work clothes from the day in the wash.
The cycle goes on as planned, now at this point I need to tell you that when our washing machine is finished it plays a lovely rendition of jingle bells. (We did not choose this and cannot change it!) But this time was not the case. It stopped spinning and gave 8-10 loud beeps. Nothing appeared to be wrong so I popped them on a spin cycle and about 20 minutes later the joyous sound of jingle bells played through the flat!
So...tuesday morning I was having a lie in so asked curt to put some of the towels in the wash, only 3/4 and I would get them out to dry when I got up, so after a little nap and morning tv I went downstairs, opened the washing machine and out came Niagara falls (bit of an over exaggeration but you get the picture)
Confused and annoyed i mopped up, drained the washing machine and cleaned the filter. It was spotless so I'm not sure why it didn't drain.
As I had to leave for work I left the towels in a tesco bag for life (other brands are available) and decided to tackle the problem that evening. Upon returning home I tried just 2 towels on a quick wash and I was greeted about 12 minutes in with the dreaded beeps! Bear in mind I had checked the filter that morning and it was clean so I decided to leave it to the professionals.
Now, This is where the team at Leeds accommodation bureau come into play! I called the team Wednesday morning and reported the fault, Calum was very understanding and promised to contact the washing machine technician so he could sort it!
At this point I must add I had plenty of clean clothes but I knew curt was going to have dirty work clothes to wash so I hoped it would be sorted soon!
Simon was not available until Thursday but would be picking the keys up and coming to have a look on Thursday. Well it turns out another contractor had the keys (we had a sink issue the previous week) so Simon could not get the keys until Friday.
Simon came on the Friday and sorted the problem..it was the pump..or so we thought.
Friday night's are for gin and relaxing so in the knowledge that my washing machine was fixed I had a gin and tonic and promised myself I would do some washing Saturday morning!
So bright and early Saturday morning I put curts dirty work clothes in the wash and 12 minutes in...yes...you guessed it...the beeps!!
I got straight on the phone and spoke to Kyle who explained it was probably time for a new washing machine and asked if I could send the details of my current machine over so a new one could be ordered via my landlady. No worries!
So Monday came...and Tuesday.. and every day from then I contacted Leeds accommodation bureau, I like to be in the loop and even when I was what can only be described as sounding a little crazy and desperate Calum, Kyle and Jackie were patient and kind, sympathizing with the fact that my pile of clean clothes was quickly diminishing.
They did not once blame me, make me feel silly, dismiss my calls, they were always very helpful and continued communicating through the process.
We live in a beautiful flat and if there have ever been any problem you can guarantee that the team at Leeds accommodation bureau will always work within the best of their ability to make sure it stays that way.
So now, I write this review after finally receiving my new washing machine surrounded by racks of clean clothes!
Living without a washing machine for close to 2 weeks shouldn't be an issue for someone with a wardrobe full of clothes but it made me realise I don't wear half of them!!!!

We liked the very first viewing with them of a property in Leeds & since then Kyle was assisting us until the contracts were signed.
We were suggested clearly what’s IN & whats NOT in the property upfront.

Not the best experience for a first timer
Moved in with my partner they charged a fee for 6months then to extend we were charged another fee. For another 6months. Extend for a year as we weren't paying the fee every 6months. The property had snagging jobs to do when we moved in... moved out 2 weeks ago still snagging jobs need doing. The property was full of mould as much as we cleaned it up it just came back. Had several issues starting within the property. All jobs completed by the landlord. (Will say at this point the landlord wasn't the biggest problem) we had a new kitchen fitted but wasn't completely finished. On doing the refurbishment they damaged the radiator in the bathroom. Many issues I could go on for days. We didn't have much dealings with the agency as I liked to go direct but this last few days we have being trying to get answers and readings from both parties without any success. I wouldn't use them again simply because of the last 2 weeks whilst being out of the property. We left it cleaner than we found it. For the amount of rent charged you'd expect to be communicated.
Whilst moving we had many emails asking to go in to the property to view whilst we had boxes of our property about. We refused after the first where my now husband was told it would be 4:30 but turned up at 4pm.
They entered our home with an excuse of a gas leak 30 minutes after we left for work for 7am.

Very unprofessional. Was told that the apartment would be contract cleaned when I moved in and a tile would be fixed. On moving in there was a film of grease everywhere and the apartment smelt bad. The agent laughed and said I should open a window. On moving out they didn't check the inventory and tried to charge me for items missing that were highlighted on moving in. On leaving they took an £80 cleaning fee for issues that existed on moving in - this is evidently a way for them to make a small profit on each letting (3 years as a contract cleaner taught me that the flat wasn't cleaned when I moved in). I had to chase to release the deposit numerous times. Not surprised at all that the business has such poor reviews on Google. In my experience this is completely justified.... Read more

Been dealing with this Agent for around 3 months, all experiences have been friendly and helpful. I usually do not write product/service reviews but wanted to share a the experience of renting a property via Leeds Accommodation Bureau. I rented a property a year ago and recently moved out and I should say that the whole experience was painless and professional.
The staffs were really helpful - special callout to Anthony for his service during viewing and vacating and to Alex & Marta for their support during the contract extension and closure times. All members of the team were really helpful and professional.

I've had more problems with this letting agent than I could possibly write into 1 review. They DO NOT respond to emails or phone calls and are extremely rude as soon as they have your money. I was on holiday with my partner in August last year and a boiler leak had occurred in our flat. Leeds Accomodation didn't have a key to get in (which they are legally required to have) so they rang us in Spain and had a massive go at us because (and I kid you not) we wouldn't "fly home early and let the plumber in". This conversation was with one of the directors as well so there wasn't even anywhere to escalate a complaint to!!
That's just one of the horrific tales I have. They have also taken half of our deposit off us for faults that already existed before we moved in!!! (And I have the photos to prove it) but when I told them this they just completely ignore me.

These people are cowboys and crooks, PLEASE read this review and other reviews here and elsewhere before using their 'services'- you can learn a lot about their standard business practices.
After viewing a property and calling them to say we'd take it, we paid a £100 'holding fee' and they told us, and I quote
"The property is off the market, it's yours."
They then proceeded to go quiet for a few days and when we called up (2 weeks after our viewing and being told the property was ours off the market) they told us that the landlord HAD LET THE PROPERTY TO SOMEONE ELSE- at this point we had already given notice on our current home since it was a week since we were told the property was ours.
They took £100 of our money in return for 'holding the property', which THEY DID NOT DO and left us potentially out of a home. This is not an acceptable way to run a business, never mind when peoples' homes and lives are at stake.
EDIT: After them telling us that the property had been let to someone else, a friend called up and asked for a viewing- to which he was told the property was available and he could get a viewing whenever he wanted. When I called to question them about this, they told several bare-faced lies- that the property had been let- which it wasn't, as they were offering viewings, and that the property advertisements had been removed from their website (the advertisements were in fact still up on their own website and on Zoopla). They also told us on the phone that the property had been let as it was lying vacant- which it was not, as we had met the previous tenants on our viewing and they told us they were not leaving until a month later. Even if any of these things were not lies, it shows very clearly the incompetence and lack of professionalism and internal communication in the running of the firm.
In summary, a bunch of shady, incompetent, and potentially criminal estate agents that are happy to lie to the faces of their customers and are tremendously, almost unbelievably bad at their jobs. All the other reviews online will back up the fact that they have been engaged in this dodgy behaviour for a long time. I urge anybody looking for somewhere to live to avoid Leeds Accommodation Bureau like the plague.... Read more

We should have read the reviews before renting with them. It has been a nightmare.
We rented a property for three months and there were a lot of problems. First of all, when we first saw the property, there were scaffoldings outside and we asked them how long were that workers going to be there. They answered that just two weeks, that they were doing some repairings on the outside, but we found out that not only that works were going to be there for three months, but also that the workers had to come inside the property to improve the isolation. Besides, they didn't advised the landlord of our arrival, so the property was not ready to be rented.
They are only interested in money, very unprofessional staff. Loads of emails that were not answered...
They do not deserve even one star. PATHETIC

This is the worst agency ever, I would not recommend it at all!
My experience with them was disastrous (well, it’s still disastrous) although the flat and the landlord were nice. They were not helpful at all during the year we spent and they never ever respond to an email, NEVER!
We had a few problems, but the straw that broke the camel's back was at the end of the tenancy agreement: we left the flat even better than we found it and they kept £200. We left in the flat some bedding stuff in perfect conditions for the next tenants and we broke one table bed, but that bed was really old so it was broken due to the normal use. I was told to accept £450 of the deposit as long as they were dealing with the landlord. They told me they would give me the rest of our deposit back if the landlord doesn’t invoice them. I was stupid and accepted the deal, then I called the landlord and he told me he was not going to invoice them anything...finally the kept the money anyway!
On the other hand, when we left we asked them to let us our last meter readings. I rang them about 15 times from Spain to get that readings, they always told me in a very polite form “no problem, we are taking the readings and we will let you know shortly either by phone or by email”, after a few days I recalled them and their answer was the same….as I said before, they never respond to an email or a phone call. It has been more than a month since my first call and we are still waiting for the readings, they were very fast to keep (stole) our money however they are so slow to give us the readings. They just lie and lie, so, if you are thinking to rent a property in Leeds, Leeds Accommodation Bureau is NOT the right agency.... Read more

My experience with this agency was absolutely horrible. Please read the reviews and do not consider using this agency. They were not helpful at all. Several times they promised to deal with reported issues with the flat when I called them and stopped by in person, but never replied to emails and never actually dealt with anything. They always blamed the landlord or something else (eg flooded office). It has been 6 months since I have moved out and my deposit is not sorted yet. They kept ignoring my emails and lie to me over the phone and I had to go directly to deposit scheme to start the claim process. That is still not finalized. If you are already using this agency I recommend taking detailed pictures of the property and documenting all your communication. You WILL need it.
Reaction to the agency response - the landlord knew about the cat from the beginning and as such, the contract was not breached. The agency was also informed. If either of the parties were not happy with this they should have informed me and ask me to move out. That never happened. Also, they found damage caused by the cat even in rooms where the cat did not have access at all. The flat was in bad state and I believe me and my housemate are being used to sponsor redecoration of the flat... Read more

Leeds Accommodation Bureau have to be the worst estate agents going. I myself do not live in one of their properties but my partner does. All he has had is hassle! They are constantly breaking the tenancy agreement and entering the property without any written notice.. as stated in the agreement that they have to give you at least 24 hours written notice. On one occasion they called my partner early in the morning stating there was a viewing an hour later, my partner did not get this message as he works full time, therefore they didn't receive his permission for entering the property therefore breaking his right to live in peace. After this incident Leeds Accommodation Bureau was told to make sure 24 hours notice was given before attempting to enter the property, to which they ignored and then entered the property giving no notice whatsoever. By which this a criminal offence and they can be prosecuted. Whenever reporting problems to them, they are dismissive and do not acknowledge the fact they are being unlawful, cowboys comes to mind! Staff are arrogant and extremely patronizing. DO NOT USE .. have a right mind to report them to Dominic Littlewood or even WATCHDOG!
p.s this isn't even half of the problems my partner is having with them.. and he will be taking further action I suggest everyone else does the same.... Read more

if your thinking ' we'll be fine why dont we just go with them' you couldnt be more wrong. thats what i initially thought. as mentioned below they NEVER return calls, emails and even threaten to hang up the phone on you? i mean come on!
our flat we rented was not as advertised and almost falling down, damp, condensation, new everything needed, no tele, no hot water.
the people that work in the office I have no words for apart from how do you sleep and night and CRIMINAL. all i can hope for , as i could do nothing about they way they treated me, is to hope that they go bust. the older woman especially didn't give any care about the flat and said she would hang up on numerous occasions.
just one more thing, the builders they did actually send in, were caught by me, lying on my sofa, stealing food and urination all over the loo seat. nice... Read more

If you want to rent a house in Leeds then don't bother with Leeds Accommodation Bureau.
They don't return phone calls when you've got a problem, they don't respond to emails or letters and they don't bother turning up when you finally get an appointment for someone to fix things. No one bothers to apologises for any of the above. Alex prefers to let his young assistants answer any problem calls as he is incapable of dealing with anything complicated.
