Awful company. AVOID AT ALL COST
Flat is full of black mould and they’ve said to keep the window open, wipe the condensation and run a dehumidifier (at my cost) Also said it’s because I dry my clothes inside but I don’t have a dryer and I can’t dry them outside it’s winter and I don’t have a garden.
They are refusing to acknowledge it’s an actual issue and not my fault. I have reported them to the council and won’t be dropping this. It also took them over 2 months to respond to me after my first report of the black mould.

Zenko have been great letting agents throughout my tenancy. The whole process from viewing to renting was smooth and straightforward, and the team genuinely went above and beyond to get everything sorted. I was on a tight timeline, yet they still managed to get me moved in within a week, which I really appreciated. Like with any move, there were a few issues along the way, but the team handled everything professionally and kept me updated throughout. Massive kudos to the whole team for their patience, responsiveness, and persistence. I’m terrible with names so can’t list everyone individually, but every person I dealt with was helpful and supportive. What really stood out is how personal the experience felt. As a small independent business, they make you feel like an actual person rather than just another number like with larger letting companies. Overall a very positive experience and I’d happily recommend them.

I recently ended my tenancy at 8th Dec and dealt with Matt Kendrick and Aleksandra Gerasimovic from Zenko Properties. The whole move-out process was incredibly smooth and efficient!
Matt and Alex was very responsive – they replied quickly to all my queries and handled all the administrative matters super fast. After I handed back the keys, the checkout inspection and all procedures were completed the very next day. I didn’t have to wait a full week like with some other agents; within just a few days, I received my full deposit back in its entirety, with no deductions needed.

I had a disappointing experience with Zenko Properties after moving out. They tried to charge me for issues that were clearly listed as pre-existing on the inventory, as well as unnecessary cleaning costs even though the flat was professionally cleaned. Only when I challenged the charges did they remove some of them.
I also explained my financial struggles and mental health difficulties, but they still insisted on unreasonable deductions. I took the case to the deposit protection scheme and won, with the final amount reduced to £150 from an initial £350.
If you find yourself in a similar situation, definitely appeal.

From the moment we met Ian Darley, we felt confident. He was professional, knowledgeable and never pushy; genuinely helpful and focused on getting results. Incredibly, our flat sold in three days!

I found their lettings team super friendly and proactive. When I called interested in one property they were quick to find FOUR that suited my needs that could all be seen within a one hour visit. The viewings are all within walking distance of the office, I was shown around by Martin who was not only knowledgeable about all the properties but pointed all the cultural sights of Leeds as we passed them and things he knew would be important to me such as distance from my workplace and transport links. Overall I really valued their honesty and straightforwardness, you don't always get that with letting agents.
There is metered street parking outside the office but space may be limited during the daytime as the office is in city centre.

A very indifferent and irresponsible intermediary, one of the spotlights in our bathroom didn't light up when we reported it for repair, but no one responded. After reporting it again, Zenko staff said that the broken bulb was our responsibility, and I really don't know how to blame us for damaging a spotlight embedded in the ceiling.

If you’re renting then completely stay away from this company, I moved into a property and was not informed I’d have to be doing viewings almost immediately after moving in, Ian would try and enter without knocking, would always leave lights on in the property if I was out at work and one time turned up to a viewing without prior consent which is illegal. I never caused any issues in the property and I was accommodating to viewings even though I did not have to be, however when it came to me moving out and my new letting agents tried to get a reference, Zenko told them ‘they have no idea who I am and nor do they manage my property’ this meant I had to go down the route of a guarantor which luckily I was in a position to do. Definitely a completely unprofessional agency and would avoid at all costs.

I recently moved houses and while in my search, I came across a property at Leeds Dock that I was very interested in. I got in touch with an agent called Aleksandra who was very professional in her approach to my queries, scheduled a viewing straight away and directed me to her colleague Myah who conducted the viewing and provided all the explanations as well as answered my queries, demonstrating professionalism and knowledge of the area/apartment/my needs.
Furthermore, my property manager Emily, has been an absolute pleasure to work with and is a true professional. Apart from being super quick with the key handover to myself, Emily has answered every question that I threw at her as well as went above and beyond fixing an issue with a key that I had. All in all, I am extremely satisfied with the approach that Zenko Properties has had towards my house search and move.

From the start and throughout they have been informative, helpful, and responsive
We were able to view our flat at times convenient for us, as they are centrally located in the city. Martin is friendly, and warm, with great knowledge of the area and the properties themselves. He's also an excellent liaison to the landlords, and was happy to assist with any queries we had regarding specific properties.
The process was efficient and quick, utilising digital systems, and within a week of viewing we had our keys!
Since then, we've been in our flat a few months, and the team at Zenko have been just as attentive.
Faye, our property manager, has been very communicative and swiftly responsive to the (little) snags we've had. Any minor repairs or detailing have been promptly sorted, such as a dishwasher wheel that spun loose.
In a city where it can feel easy to be lost as a tenant, Zenko have stepped up and made us feel seen, welcomed, and maintained.

They will find the smallest things including wear and tear to take your whole deposit when you decide to move out.
Also, after posting this review I received an email from a managing director threatning me with legal proceedings for writing a review online.

Ian is the type of guy you want to be working with on a purchase. Seen a few properties with him before. Gives you all the info, good and bad -- then let's you make up your own mind.
There will always be complexities in a purchase. One of the main issues we had was slow links between all parties involved, after a quick call to Ian things would get moving - he has good relationships with management companies, solicitors, seller and buyer. Sale genuinely wouldn't have moved the way it did without him. Also he is just a sound guy ????

I am one of multiple tenants who have complained at how appalling Zenko Properties are as a lettings agent. I lived in Park Residence for 1 year and not only have they attempted to deduct over a third of my deposit, they were horrendous to deal with during my living term.
Not only was the flat given to us in an unclean state, we made certain it was deep cleaned to a high standard before moving out. We were then left with a very large cleaning bill because of the ‘smell’… When challenging this the sheer attitude and inconsistent communication was appalling.
Multiple maintenance issues were never followed up across the 12 month period. Broken door handles, incorrectly fitted skirting boards, cupboards falling off, broken toilet seat etc.
Their communication feels dishonest, inconsistent and seriously lacking in professionalism.
Avoid at all costs, save your money and go through a more reputable and trustworthy agent!

Seen other people have had similar experiences to when me and my partner rented with these lot (tenancy ended earlier this year). Always paid rent on time.
We were given the flat in a rough state; floor was sticky (me and my Dad spent time cleaning it) , a broken toilet roll holder and broken bed frame.
At the end of the tenancy I was even nice enough to agree to the cheek of a cleaning charge (we spent hrs cleaning) but this was a mistake, as once they had this in writing they sent back a revised cleaning charge at triple the cost !! All for some dust that had settled over a week after we had left the flat. Luckily I had taken photos the day of moving and their own inventory was full of mistakes, so once this was pointed out they reverted back to the original cleaning charge anyway! ????
Hence this is a well deserved 1*, I would not ‘recommend’ to a friend.
Probably going to reply to this review and say there is no record of me renting here. We know what you’re doing and it’s not slick.
If you put as much thought into your customer service as you did your ever so amazing 5* reviews maybe you wouldn’t have so many people leaving negative feedback, ey.

Rented for a year and not a nice letting company to deal with at the end of tenancy. Flat in poor condition when we got it - broken bed frame, ripped lampshade, broken toilet holder (these are only a few examples). Tried to triple our cleaning cost for dust that had settled a week after the end of tenancy and moving out.
Received a call 10 minutes before about a viewing for the flat which we consented to, then letting agent never turned up or informed us of cancellation. Tried to ring up and no answer, we nearly missed an appointment because of this. It was very unprofessional. I would advise avoiding renting with Zenko.

AVOID!!! Zenko is an agency that will make false promises, won't do any work and when you move out will attempt to rob you of your deposit!
They kept promising to fix a lot of things in the building but have done nothing but talk. For example, the building we live in has been robbed 5 times and every time the promised to look into the security, but they never did. After we have decided to move out they tried to take all of our deposit for a bunch of random work we have nothing to do with (e.g. repainting ceiling in the whole flat, removing towel rail?!). They also charged a ridiculously high cleaning fee for a flat that we spend many hours cleaning every inch of it.
After calling this out, they would ignore all of the questions or any of the evidence I sent. Once I sent all the evidence to the deposit protection agency, soon they agreed to settle for 50% of the deposit. They also asked me to remove this review as part of the settlement.

After visiting other property management companies around Leeds. I went with Zenko as they were honest and upfront about all the costs associated with property management and offered the best value fees for full management. The properties I moved over to Zenko have resulted in Tennant's being much happier with queries, problem resolution and feedback.
So far I have had several Tennant's move in and out of my properties. the team at Zenko have been professional and treated residents with the upmost respect, dealing with both their and my queries promptly. I have always had very good feedback from Tennants on how they deal with maintenance requirements promptly and are transparent and clear on costs with me.
Zenko have made ownership of the BTL properties I have in Leeds stress free!

I don’t usually write reviews but I feel like this is something others might find helpful, as it put my friends and I in an extremely distressing and frustrating situation.
I viewed a property with an agent from Zenko a few weeks ago which I was planning to rent with my 2 friends (a married couple). One of them and I are students in our 5th (final year) of Uni and we made that very clear since the beginning. We were told that as long as we provide a guarantor, we would be fine (which we did have, 2 of them).
We applied for the flat minutes after I left the viewing and raised the rent offer by and extra £100 per month. Again, we made sure we stated that we are students on the application form, also including the details of our 2 guarantors.
Two weeks exactly pass by since the application form was sent and the holding deposit was payed - we had been communicated that we passed references and we were requested to pay the deposit and the first month’s rent, which we also did promptly. A day later, we get a call from the agency informing us that the landlord wants to pull out from the agency - again, a day before we were supposed to move in. We were already on our way to pick-up the van to move our belongings from my friends flat, as their last tenancy day was on that day.
First, the landlord motivates that they are afraid we would not be able to pay the rent - although we had guarantors and the fact that we passed references should ensure that. Regardless, we offered to pay 6 months upfront, which was declined. And then we offered to pay the full 12 months upfront, still declined. (??)
Then, they blamed it on the fact that we are students, and that was the final reason for which they categorically rejected our application, although they knew about that for 2 weeks.
We were transparent and hoped we’d be dealing with transparent people as well. Not the case. They incurred us a lot of stress and extra costs we were not planning for (storage and extra days for van rental).
Although it sounds like the root of all this stemmed from the landlord’s last minute decision to pull out, the agency is equally responsible in our opinion, as they actively choose to enable these types of people and they still maintain a professional relationship with them. They also made no meaningful attempt at mitigating our situation.
Disgusting behaviour from both the agency and the landlord.

Worst letting agency in Leeds centre by a long shot and I have many years experience. My shower and hob immediately didn't work and Toby refused to rectify the issue even though it was in the contract. After nagging him, he raised my rent conveniently although he says it was because of the 'current climate' fair enough but not by 200 pounds, I have since found out that this is illegal, so I am seeing what my options are.
Also, he kept my entire deposit even though my flat was pristine. He said it was a cleaning cost. Take heed of the genuine bad reviews and keep an open mind when reading their perfect 5 star reviews. Everybody in my area that I spoke to had similar grievances, so these great reviews are too good to be true and seem to be paid for..

Rented with Zenko from Sept 2021 to 2022. Avoid this company like the plague. Absolute sharks. Made me pay two months rent upfront for a REFERENCE for my new property, aside from the first two weeks nothing was ever fixed, turned up with no notice at times and to top it off withheld nearly £70 of my deposit for "cleaning", the flat was left spotless and in better condition than i found it. Scummy company and scummy employees. They can say what they like but they were terrible and unprofessional after the first two weeks. Abbie got me to do a good review in this time and stupidly I did, now removed it and added this more appropriate review. A lot of their 5* reviews are fake, dont believe them. Susanna and Abbie are awful. AVOID!!!
edit: since theyve randomly replied 8 months later (??) with lies, just like any other landlord in the leeds area so they're not that special, thought id edit this reponse. the flat was left better than when it was handed over to me, anyone who rents in leeds knows this is a common scam from landlords and letting agents. i requested photo proof of the "mess" and didnt recieve anything for weeks, when i finally did it was some very obviously staged photos in a flat that wasnt mine. then tried to pay me back to remove my bad reviews. disgusting company.

Seen multiple people having the same experience as me from these reviews. Cleaned the whole flat with multiple people helping and left it spotless. They tried to charge me for a cleaner although the flat was in much better condition that it was handed to me with cobwebs, which was apparently cleaned by a "professional" and yet they still claimed they needed it to be cleaned. They then resorted to baseless excuses in an attempt to extort money for a cleaning fee.

I had a few delays with my buyer and it looked like everything might fall through but Zenko were good at finding out what was happening and trying to get all the parties lined up for what was ultimately a successful sale. Probably the best thing is that you can get in touch with them whenever you need and get a quick response, unlike some bigger or more internet based agents. The fees are also competitive so I really would recommend them.

I moved to Leeds about 6 weeks ago. I had to stay with family because I did not have my personal space. Through the help of Zoopla and more specifically Zenko properties I was able to find my own space.
I must say! I was really happy with Zenko properties right from the beginning through till the end! Very professional and everything was so easy to follow through.
Anytime I needed to make an inquiry the team was always ready to assist. I must say, I really disturbed them lol with my calls. Lol you can’t blame me ! I needed a place to stay.
Referencing was so fast the help of Goodlord! I think it took about 3 days max. I was really shocked because I had heard worse from other colleagues.
The apartment was also tidy when I moved in! I’m glad Zenko properties helped me to get my space! I’d choose Zenko properties anytime and any-day !!!!

Recently attended a viewing with Martin for a property in Leeds City centre. Martin was friendly, knowledgeable about the property and communicative at all times following.
We submitted an offer of £50pm below the asking price, with the caveat that we were happy to pay the full asking price, should this be unacceptable.
We received a quick response advising that the landlord was happy to proceed with the offer and would we be happy with a 6 month rolling contract as the landlord intends to sell the house in the future and flexibility would be appreciated.
We said great, and asked for a definition of the rolling contract and an explanation of the scaffolding work (due to inadequate cladding) before we finalised.
Less than 48 hours later and they have gone ahead with another applicant offering the asking price, despite us having already said we would be happy to pay this amount and having the landlord say that rhey were happy with the offer.
Spoke to a rather dismissive Suzanna who informed us that regardless of the offer being accepted, "all letting agents in the country" continue to submit offers until payment is received.
As with the 5* reviews provided on this company it seems they pander to the landlords to gain business but fail to provide the same level of service to prospective tenants.

Got our first flat out of university with Zenko and the experience was a lot better than the one we had with student letting agents. When we moved up north, only I had a job lined up at first and my partner didn’t - Zenko were the only letting agents who didn’t see this as an issue (despite my wage being good enough for most rentals we looked at, if I were to rent solo). In particular, Gaby was excellent - working quickly to deal with any issues, and presented excellent communication skills. Everyone at Zenko was always polite and we were just happy to know that our deposit was protected, and everything had a virtual trail from rent payments to maintenance issues.

Martin was super helpful from viewing to sorting the entire tenancy agreement. He kept me updated throughout the entire process and made sure I knew what was happening. He also arranged a late Saturday check in for me. He made sure everything was in place for a smooth move in and progressed everything quickly.
My only issue is that the bathroom of the property had not been cleaned professionally when I moved in so I had to clean this myself. The rest of the property was clean. This was dealt with in the inventory and I have had no further issues.

They sold the flat when i was living in and didn't let me know what was going on. They were telling me the reference company had to check the flat regularly, but then i understood they brought people to show the flat. All my application fees and stuff blown away. When i was leaving the flat Susan came to check out and said that the flat was perfectly clean etc , and the next day she tried to charge me £100 for cleaning. There was lots of other dodgy stuff which i don't want to go trough here. You should be really careful about what they ask you to sign and never trade with them without everything recorded and tracked down.

I relocated my family from London to West Yorkshire. To my amazement other local estate agents could take 2 weeks to arrange a viewing, were not open on a Saturday or had a lengthy vetting procedure before accepting an offer on a property. Small, young, inexperienced, pretentious company that has no clue whatsoever of traditional customer service. All they can think about is money and have no care for the tenants well-being whatsoever. I have let in Leeds for over 10 years now and Zenko is by far the worst company I have ever dealt with. The disorganisation of their administration is a joke, issues do not get resolved promptly and get passed around between staff members frequently. Once an issue is finally brought to attention, they try their damned hardest to not take responsibility for it, let alone fix it. They will also try and drain your entire deposit from you when you leave, so do yourself a favour and look elsewhere before signing up with these fake smiling money grabbers. Would give a 0 if I could. They don't take responsibility for their landlord duties such as - Repairs around the flat etc. They overcharged me and then tried to get out of paying me back for a long time. Finally, they sold my flat and gave me 2 weeks notice to get out of the flat all because they were upset about having to pay me back the money they stole!
Avoid this company like the plague! Toby is a slimy little con man who will rip you off. Everybody else in my block has similar complaints, so I was surprised when I saw all of the 5 star reviews on here, however after closer inspection many of them seem to have been wrote in the same style, probably by Tobias himself...

Absolutely dishonest and scummy company. I advise you to read some of the other negative reviews. And don't believe all the positive reviews, I've never seen such strangely worded positive reviews before (really study all the positive reviews yourself and you'll see what I mean).
When we moved out they lied to us about there being no problems with the state we were leaving it in, but then they charged us a crazy amount for professional cleaning. Then when you complain they keep pawning you off to one another and each of them say different stuff. At times its hard to say whether their staff are plain rude over the phone, or just genuinely that incompetent. The agents we dealt with are all relatively young, so probably their agents just are a bit stupid.
They let people into our apartment to show them around without telling us.
They try and steal money from you whenever they can, so really read through all your contracts that you sign with them and get everything in writing. If it's agreed in person by one person, don't accept that. Get it in writing.
The warning signs were there when we first wanted to rent and were viewing with them. The different people working there literally said completely conflicting information from one another on the phone, they lied to our faces about things when we viewed and then changed it later, and they promised to send us something or look something up for us and get back to us, and then never did.
We decided to rent with them because they have nice apartments that aren't available with other agents. But don't let that cloud your judgement. In hindsight we should have gone with a much better estate agent. It's not worth it.

First met Tobias @ Zenko when looking to purchase a property. He took time to understand our circumstances, was patient, professional and his advice was genuine. He was prompt in responding to our queries, and in the end, allowed for a smooth transition in what could have been a complicated purchase.
Zenko have since taken over letting and managing our property. It has been a painless and thoroughly efficient process, and has taken out the stress of finding an appropriate tenant, as well as managing any issues arising (compared to a recent very negative experience with another agent). They keep in touch, are timely with payments, and have always been courteous and friendly with their communications.
We have been very pleased with Zenko, and would whole-heartedly recommend them.

When I purchased a property in Leeds with the intention of letting it out, and with no experience in this area – I looked around and was referred to Tobias at Zenko through a mutual contact.
The communication was great and he was patient whilst the purchase of the property was going through – offering advice on what to do once I had taken ownership. After this had gone through he was very flexible with coming over to take photos and I was very impressed that the ad was on Rightmove 4 hours later –even more impressed that the first viewing was booked the following day.
This turned up to be a successful viewing and once again the efficiency with getting the contracts and searches done was superb. All in all, from the photos being taken to the tenant moving in took less than a week.
I can say that dealing with Zenko has been a pleasure throughout and I would not hesitate to recommend them to anyone, I will certainly be asking for their assistance again in the future.
