After visiting other property management companies around Leeds. I went with Zenko as they were honest and upfront about all the costs associated with property management and offered the best value fees for full management. The properties I moved over to Zenko have resulted in Tennant's being much happier with queries, problem resolution and feedback.
So far I have had several Tennant's move in and out of my properties. the team at Zenko have been professional and treated residents with the upmost respect, dealing with both their and my queries promptly. I have always had very good feedback from Tennants on how they deal with maintenance requirements promptly and are transparent and clear on costs with me.
Zenko have made ownership of the BTL properties I have in Leeds stress free!

First review I have ever submitted however after selling our city centre flat recently I feel it is much deserved. Zenko got us a great price for our flat and managed the whole process exceptionally well. A special mention to Ian who was fantastic throughout despite a nightmare buyer who was very unreasonable through the entirety of the sale and without whom the sale would probably never have completed. Cannot recommend the company highly enough and would encourage anyone thinking of selling/buying in the area to employ Zenko's services.

I don’t usually write reviews but I feel like this is something others might find helpful, as it put my friends and I in an extremely distressing and frustrating situation.
I viewed a property with an agent from Zenko a few weeks ago which I was planning to rent with my 2 friends (a married couple). One of them and I are students in our 5th (final year) of Uni and we made that very clear since the beginning. We were told that as long as we provide a guarantor, we would be fine (which we did have, 2 of them).
We applied for the flat minutes after I left the viewing and raised the rent offer by and extra £100 per month. Again, we made sure we stated that we are students on the application form, also including the details of our 2 guarantors.
Two weeks exactly pass by since the application form was sent and the holding deposit was payed - we had been communicated that we passed references and we were requested to pay the deposit and the first month’s rent, which we also did promptly. A day later, we get a call from the agency informing us that the landlord wants to pull out from the agency - again, a day before we were supposed to move in. We were already on our way to pick-up the van to move our belongings from my friends flat, as their last tenancy day was on that day.
First, the landlord motivates that they are afraid we would not be able to pay the rent - although we had guarantors and the fact that we passed references should ensure that. Regardless, we offered to pay 6 months upfront, which was declined. And then we offered to pay the full 12 months upfront, still declined. (??)
Then, they blamed it on the fact that we are students, and that was the final reason for which they categorically rejected our application, although they knew about that for 2 weeks.
We were transparent and hoped we’d be dealing with transparent people as well. Not the case. They incurred us a lot of stress and extra costs we were not planning for (storage and extra days for van rental).
Although it sounds like the root of all this stemmed from the landlord’s last minute decision to pull out, the agency is equally responsible in our opinion, as they actively choose to enable these types of people and they still maintain a professional relationship with them. They also made no meaningful attempt at mitigating our situation.
Disgusting behaviour from both the agency and the landlord.

Worst letting agency in Leeds centre by a long shot and I have many years experience. My shower and hob immediately didn't work and Toby refused to rectify the issue even though it was in the contract. After nagging him, he raised my rent conveniently although he says it was because of the 'current climate' fair enough but not by 200 pounds, I have since found out that this is illegal, so I am seeing what my options are.
Also, he kept my entire deposit even though my flat was pristine. He said it was a cleaning cost. Take heed of the genuine bad reviews and keep an open mind when reading their perfect 5 star reviews. Everybody in my area that I spoke to had similar grievances, so these great reviews are too good to be true and seem to be paid for..

Rented with Zenko from Sept 2021 to 2022. Avoid this company like the plague. Absolute sharks. Made me pay two months rent upfront for a REFERENCE for my new property, aside from the first two weeks nothing was ever fixed, turned up with no notice at times and to top it off withheld nearly £70 of my deposit for "cleaning", the flat was left spotless and in better condition than i found it. Scummy company and scummy employees. They can say what they like but they were terrible and unprofessional after the first two weeks. Abbie got me to do a good review in this time and stupidly I did, now removed it and added this more appropriate review. A lot of their 5* reviews are fake, dont believe them. Susanna and Abbie are awful. AVOID!!!
edit: since theyve randomly replied 8 months later (??) with lies, just like any other landlord in the leeds area so they're not that special, thought id edit this reponse. the flat was left better than when it was handed over to me, anyone who rents in leeds knows this is a common scam from landlords and letting agents. i requested photo proof of the "mess" and didnt recieve anything for weeks, when i finally did it was some very obviously staged photos in a flat that wasnt mine. then tried to pay me back to remove my bad reviews. disgusting company.

Seen multiple people having the same experience as me from these reviews. Cleaned the whole flat with multiple people helping and left it spotless. They tried to charge me for a cleaner although the flat was in much better condition that it was handed to me with cobwebs, which was apparently cleaned by a "professional" and yet they still claimed they needed it to be cleaned. They then resorted to baseless excuses in an attempt to extort money for a cleaning fee.
Susana McKenna was horrible to deal with. A deceitful estate agent. Full of fictious excuses. From speaking to other residents, they'd had similar experiences so these 1 star reviews are probably attributed to her.

I recently sold my flat in Leeds with Zenko, Tobias and Zenko were excellent throughout. I had a few delays with my buyer and it looked like everything might fall through but Zenko were good at finding out what was happening and trying to get all the parties lined up for what was ultimately a successful sale. Probably the best thing is that you can get in touch with them whenever you need and get a quick response, unlike some bigger or more internet based agents. The fees are also competitive so I really would recommend them.

I moved to Leeds about 6 weeks ago. I had to stay with family because I did not have my personal space. Through the help of Zoopla and more specifically Zenko properties I was able to find my own space.
I must say! I was really happy with Zenko properties right from the beginning through till the end! Very professional and everything was so easy to follow through.
Anytime I needed to make an inquiry the team was always ready to assist. I must say, I really disturbed them lol with my calls. Lol you can’t blame me ! I needed a place to stay.
Referencing was so fast the help of Goodlord! I think it took about 3 days max. I was really shocked because I had heard worse from other colleagues.
The apartment was also tidy when I moved in! I’m glad Zenko properties helped me to get my space! I’d choose Zenko properties anytime and any-day !!!!

Recently attended a viewing with Martin for a property in Leeds City centre. Martin was friendly, knowledgeable about the property and communicative at all times following.
We submitted an offer of £50pm below the asking price, with the caveat that we were happy to pay the full asking price, should this be unacceptable.
We received a quick response advising that the landlord was happy to proceed with the offer and would we be happy with a 6 month rolling contract as the landlord intends to sell the house in the future and flexibility would be appreciated.
We said great, and asked for a definition of the rolling contract and an explanation of the scaffolding work (due to inadequate cladding) before we finalised.
Less than 48 hours later and they have gone ahead with another applicant offering the asking price, despite us having already said we would be happy to pay this amount and having the landlord say that rhey were happy with the offer.
Spoke to a rather dismissive Suzanna who informed us that regardless of the offer being accepted, "all letting agents in the country" continue to submit offers until payment is received.
As with the 5* reviews provided on this company it seems they pander to the landlords to gain business but fail to provide the same level of service to prospective tenants.

Got our first flat out of university with Zenko and the experience was a lot better than the one we had with student letting agents. When we moved up north, only I had a job lined up at first and my partner didn’t - Zenko were the only letting agents who didn’t see this as an issue (despite my wage being good enough for most rentals we looked at, if I were to rent solo). In particular, Gaby was excellent - working quickly to deal with any issues, and presented excellent communication skills. Everyone at Zenko was always polite and we were just happy to know that our deposit was protected, and everything had a virtual trail from rent payments to maintenance issues.

I had just started my search when I had found Zenko's but I had already experienced several mistakes and errors with other agencies. So Martin who showed me around the property immediately stood out.
He provided quick updates, very informed responses to questions and was riendly and professional throughout.
I found the whole process quick and efficient and as stress free and moving into a new place could be.
If you are looking for a high quality place to rent in leeds and want a reliable, trustworthy agency who are not going to make silly mistakes. I would highly advise using Zenkos.

Throughout my stay, the staff, and in particular Gabriella Madronero, were very professional in their communication with me. Unfortunately, I had to terminate my tenancy earlier than expected due to COVID-19, but Gabriella was very helpful and understanding when I informed her of my decision. If I return to Leeds in the future, I would be very happy to use Zenko again.

Martin was super helpful from viewing to sorting the entire tenancy agreement. He kept me updated throughout the entire process and made sure I knew what was happening. He also arranged a late Saturday check in for me. He made sure everything was in place for a smooth move in and progressed everything quickly.
My only issue is that the bathroom of the property had not been cleaned professionally when I moved in so I had to clean this myself. The rest of the property was clean. This was dealt with in the inventory and I have had no further issues.

They sold the flat when i was living in and didn't let me know what was going on. They were telling me the reference company had to check the flat regularly, but then i understood they brought people to show the flat. All my application fees and stuff blown away. When i was leaving the flat Susan came to check out and said that the flat was perfectly clean etc , and the next day she tried to charge me £100 for cleaning. There was lots of other dodgy stuff which i don't want to go trough here. You should be really careful about what they ask you to sign and never trade with them without everything recorded and tracked down.

I relocated my family from London to West Yorkshire. To my amazement other local estate agents could take 2 weeks to arrange a viewing, were not open on a Saturday or had a lengthy vetting procedure before accepting an offer on a property. Small, young, inexperienced, pretentious company that has no clue whatsoever of traditional customer service. All they can think about is money and have no care for the tenants well-being whatsoever. I have let in Leeds for over 10 years now and Zenko is by far the worst company I have ever dealt with. The disorganisation of their administration is a joke, issues do not get resolved promptly and get passed around between staff members frequently. Once an issue is finally brought to attention, they try their damned hardest to not take responsibility for it, let alone fix it. They will also try and drain your entire deposit from you when you leave, so do yourself a favour and look elsewhere before signing up with these fake smiling money grabbers. Also curious about those other 5 star reviewers on here that is their first and only review...

Would give a 0 if I could. They don't take responsibility for their landlord duties such as - Repairs around the flat etc. They overcharged me and then tried to get out of paying me back for a long time. Finally, they sold my flat and gave me 2 weeks notice to get out of the flat all because they were upset about having to pay me back the money they stole!
Avoid this company like the plague! Toby is a slimy little con man who will rip you off. Everybody else in my block has similar complaints, so I was surprised when I saw all of the 5 star reviews on here, however after closer inspection many of them seem to have been wrote in the same style, probably by Tobias himself...

Absolutely dishonest and scummy company. I advise you to read some of the other negative reviews. And don't believe all the positive reviews, I've never seen such strangely worded positive reviews before (really study all the positive reviews yourself and you'll see what I mean).
When we moved out they lied to us about there being no problems with the state we were leaving it in, but then they charged us a crazy amount for professional cleaning. Then when you complain they keep pawning you off to one another and each of them say different stuff. At times its hard to say whether their staff are plain rude over the phone, or just genuinely that incompetent. The agents we dealt with are all relatively young, so probably their agents just are a bit stupid.
They let people into our apartment to show them around without telling us.
They try and steal money from you whenever they can, so really read through all your contracts that you sign with them and get everything in writing. If it's agreed in person by one person, don't accept that. Get it in writing.
The warning signs were there when we first wanted to rent and were viewing with them. The different people working there literally said completely conflicting information from one another on the phone, they lied to our faces about things when we viewed and then changed it later, and they promised to send us something or look something up for us and get back to us, and then never did.
We decided to rent with them because they have nice apartments that aren't available with other agents. But don't let that cloud your judgement. In hindsight we should have gone with a much better estate agent. It's not worth it.

When I purchased a property in Leeds with the intention of letting it out, and with no experience in this area – I looked around and was referred to Tobias at Zenko through a mutual contact.
The communication was great and he was patient whilst the purchase of the property was going through – offering advice on what to do once I had taken ownership. After this had gone through he was very flexible with coming over to take photos and I was very impressed that the ad was on Rightmove 4 hours later –even more impressed that the first viewing was booked the following day.
This turned up to be a successful viewing and once again the efficiency with getting the contracts and searches done was superb. All in all, from the photos being taken to the tenant moving in took less than a week.
I can say that dealing with Zenko has been a pleasure throughout and I would not hesitate to recommend them to anyone, I will certainly be asking for their assistance again in the future.
