As prospective tenants, Linley & Simpson did not let us know until a week beforehand that we were confirmed to be moving in. We had provided all of the referencing and documentation in plenty of time. This simply isn’t good enough, and caused a lot of stress as my partner was supposed to be starting a new job and I was due to have surgery at hospital. Communication was poor. Upon chasing them up they said it was “normal” for there to be less than a week’s notice, which is shocking. I would have appreciated an apology for the delay and an explanation.
On the other hand, they have been very good with several maintenance and other issues. The house is quite old, and within less than a year we have needed a leak fixed, a window pane fixing and a locksmith. L&S have taken care of this without much hassle at all. On the day of key pickup, we were caught in a pile-up on the motorway from Manchester and weren’t able to get to their office until after closing time. We are very grateful to L&S that they arranged for us to be able to pick up the key after hours - or we would have been stranded with all our belongings. Almost everyone I have spoken to at L&S has been polite and helpful. It’s just a shame that the move in process was tainted by them dragging their feet and keeping tenants in the dark.

I could give zero stars I would!
The worst letting agency I have come across! I reported a mould issue in my bedroom which was affecting my health and also time because I had to keep on cleaning it. I reported this after a couple of weeks after we moved in October 2023 at number 1 The Spinney, Moortown, LS17 and they never came to see it until our tenancy ended after nearly 6 months!
The windows are all full of mould because they are not well insulated as well.
The bathroom has no aspiration so you always have to keep the radiators on and windows open especially when showering and now they are trying to charge me from my deposit as if the mould is my fault.
Another issue is hobs were already damaged when I first moved in and they are trying to charge me for that as well. They also want to charge me £150 because the bush covers a bit of the bedroom window as well, absolutely ridiculous!
The landlord is probably really bad himself but the agency did not even try to contact us to resolve or help us with these issues or look after us when we paid nearly £900 every month just to live in those conditions, they are absolutely useless!
They now tried to refund only £430 from the £800 and something that we paid. Without even explaining how they got to that some and me never agreed to it!
I am taking this to Leeds city council as well as to court. There are reviews that state the same experience as ours, so there’s plenty of proof on how useless and how much they want to rip you off!

I was delayed moving into my flat as they were sending in cleaners (the flat had been empty for a month). I got in and there was still black mould on the walls.
The mould worsened during my 3 years there to the point where I couldn't use one of the rooms, my belongings were damaged and I had to have surgery to fix a chronic infection that could not heal in this environment.
This was reported many times and, aside from 1 proper visit, was treated by asking me to put damp catchers up (which i already did) and painting over it with damp paint.
Various times I was expected to pay for plumping and property maintenance because it was an emergency and their plumber hadn't been available.
Upon leaving the property i cleaned and scrubbed and left only a small amount of regular wear and tear (from the 3 years I was there). I painted and cleaned up the mould. This was in July. It is not December and I have still not received my deposit back as they are claiming I owe them £110 in cleaning charges. No receipts will be provided and the neighbours to the flat have confirmed no cleaning was undertaken. This is a greedy parasitic company and I will never recommend anyone go through them.
Oh, and if you want receipts from my end don't worry I have pictures and screenshots of the full thing.

I am deeply frustrated by the service provided by this agency. It's disheartening to see how immigrants and first-time renters are treated. The entire process seems suspiciously standardized - taking a holding deposit, conducting references, only to inform us suddenly that we've failed and won't be refunded. They accuse us of providing misleading information, but why would anyone jeopardize their own housing application? Their definition of "misleading" is vague at best. Without proper guidance, filling out an application for the first time shouldn't be a punishable offense. We were hopeful about the home we applied for, even gave notice on our current place, only to be crushed with a failure notification. Holding onto our hard-earned money in such a manner is unjust. The agency seems oblivious to the distress we've endured. Assigning blame and holding onto money unjustly is simply unacceptable. This experience has left us utterly dissatisfied with their services.

Recently purchased my first flat via this estate agent. They were really helpful updating me though the process communicating really well with the vendor for me. I dealt mainly with Amy who was incredibly friendly, helpful and responsive to emails.
She went out of her way to help me several times such as communicating with the vendor re furniture, organising a last minute second viewing etc. I was very grateful for how helpful she was when there was an emergency key issue when I had already moved in. Felt like it was a 5 star service throughout would use again

I paid the deposit 3 weeks before the proposed move in date but still on the move in date when I went to their office to pick up the keys, I got told that they haven't received the necessary documents so they can't let us move into the property. I wasn't even offered a seat or resolution while I was there but as soon as I sent the email to their manager about the complaint, I started getting the right responses. I did manage to complete the move 2 days after but had to take unpaid holidays from my work just because the agency couldn't sort it on time. Also we got told that the property was professionally cleaned, but the condition of washing machine and bathroom were in unhygienic condition, which they did offer to get cleaned about 3 days after move in but by that time I had already got it done. Not satisfied with the service, because of their carelessness I had to bear financial loss.

Worst experience ever. I was supposed to move in today i.e. 20th March and I got email from agency today saying they are waiting to get Electrical Safety Certificate from lanflord and landlord is on holiday and we got told that the earliest they can sort it out is on 22nd of March. I paid my deposit on 28th Feb. They had more than 20 days to sort it and they didn't do anything. They should have arranged this atleast on Friday. They took the deposit payment and even ran credit checks on me without getting the legally required documents from landlord. Just because they have good reputation in market I chose them but they dont care about customers. They knew that landlord is going on holidays for 5 weeks they informed me about it via email on 28th Feb still they didn't do anything. I took 2 days off to move everything but looks like because of I'll have to take unpaid holidays because of agency as they didn't do their job on time. My current tenancy ends today and I don't have a place to go. In email they said they'll sort it by Wednesday but when we went to office to complaint they have said they'll try to sort it by tomorrow so will see how it goes.

Great agency for people looking for a decent accommodation. They're very professional. Well, they're known for being unreasonably when you're about to move out of their houses. You must pay for the house to be repainted etc. These unreasonably terms and conditions must be changed because its all in the interest of the landlord not the Tenants. I stood up for my rights, when they wanted to get all my bond.

Linley and Simpson do not carry out though final inspections and fail to identify when tenants have stolen large pieces of kitchen furniture. When complaints are made regarding this, Linley and Simpson do not replace the missing items and find the cheapest alternative to refund.
When signing up with Linley and Simpson I was advised that inspections would be carried out every six months. When I have complained about inspections not being carried out every six months, Linley and Simpson's response is that they don't specify when inspections will be carried out.
I'm not really sure what I was getting for the fee Linley and Simpson happily collected every month without fail.
Under Linley and Simpson's watch, my neighbours were able to build a wall on my property stealing my land.
Linley and Simpson also managed work on my property and have failed to let me know that the work completed was substandard and had failed to rectify the problem.

According to our family's needs, he trying his best to find a property for us in LS8. We have recently sold a house with L&S which originally was "dragging its feet". Alex Lavigne thankfully picked this up due to a staff illness as I do believe we still would have not completed the transaction without his help and determination. Alex was constantly in touch with both sides of each party including lawyers to ensure he helped get the sale over the line, especially as ours was extremely time critical. His negotiation skills also helped greatly easpecially with the the buyer who was a first time buyer and didn't particularly understand the process. All in all out of this team, i would definitely recommend Alex to deal with for your sale as his knowledge and professionalism is undoubted.

I had the worst experience with this agency. During the tenancy, I had two main problems in my house (one of those included a broken gas boiler), and I really had to argue with them to come and solve the issues.
If that's not enough, at the end of the tenancy I took an appointment with them to complete the check-out. I arrived at the house and, after a hour wait, I called the main office that told me that hours earlier an agent was in the area and decided to run the check-out without even notifying me.
Absolutely no professionalism, I had to almost stalked them anytime I needed help with the house.

I have recently moved to a wonderful street in Chapel Allerton and into our forever home..... None of which would have been possible without the dedication, commitment and professionalism of Linley and Simpson and Neil in particular.
We lost out to a house on the same street earlier this year and asked that Linley and Simpson keep us posted of any future houses for sale on this particular street. They kept their promise do to so, contacting me when they knew the property was about to come up for sale -allowing us to have an early viewing which in turn enabled us to make an offer which was accepted.
Throughout the process, Neil was always at the end of the phone or email. Always happy to answer questions and chase people. Neil was also very accommodating regarding visits to the property. Both Neil and other members of staff we engaged with were personable, knowledgeable and nothing was too much for them.
Buying a house during Covid-19 bought with it natural stresses but Neil and his team, despite service changes and staff being furloughed, were amazing... They maintained a fantastic service and I would highly recommend their services to anyone considering buying or selling a property.

A chap called Jon came round and not only was he far more optimistic about what the property might be worth but he had it on the market within 24 hours. Worst rental I've ever experienced. Rarely fix problems unless you're constantly on their case and even them things take a year or so, but they're quick to jump on payments.
Covid-19 has meant a lot of people haven't been earning anything, but renters still have to pay full rent, otherwise people like these are ringing/emailing/messaging everyone including guarantors.
I would not rent from this company!

I would like to give a review on my experience with Linley & Simpson Rhounday. They have been excellent from the first phone call i made to arrange viewing. First i spoke to Joe who was very professional and polite. I then met him for the viewings where i am pleased to say he was very helpful and knowledgeable about both properties. It is good to see a proper gentleman for a change to the pushy agents you meet these days so a big thumbs up from me.(i always say a smile and kindness dosent cost anything). Then i had the pleasure to speak to Steve and Jacob at the office,and Rick on another viewing, again i found them very helpful and polite and helped me to the best they could. Jacob looked after me well be it via phone or via email and has worked efficiently and hard to make sure this process and my experience both run smoothly. Exactly what you would want from an agency to take the stress away and make it easy for the client, be it tenant or landlord.I am currently going through a rough time in my life and dealing with issues in the present property which i am leaving soon thanks to the team at Linley & Simpson so i would like to say a big thankyou to you all and look forward to making great memories at my new house with a new start all thanks to you guys being helpful and supportive to help me find a place i can call home. Terrible company from the beginning to the end of our tenancy. we moved into a property with a long list of issues that were not sorted prior to our occupation, even though we were assured they would be, so amongst many other issues we were unable to use the shower and cooker. Throughout our 2 year tenancy our experience with the company was awful they did not respond when necessary to sort out issues, and sent contractors into our property without our knowledge and permission. Finally be very careful if you really have to deal with them as they will try anything really anything to hold back in returning your deposit, I had to threaten with court action to justify receiving all our money back.

Rented a property from this agency , poorly managed overpriced property. They forced me to take Homelet insurance in particular and said ‘they cannot proceed without it’. At the end of tenancy gave exhorbitant quotes for elementary cleaning and repairs to the property despite it being cleaned already. At the start they promised that the insurance would protect the deposit now they are indifferent to that claim. The representative bluntly told me in his mail that I ‘can’t threaten them with adverse reviews’ as if they care about reviews and as if I don’t have anything better to do than threaten them. Took every penny of my deposit. Worst agency I have been in business with

It was a very great experience to go to the Linley & Simpson Office on 21st October. We met Jon Mccall and he greeted us very well. He then went about really understanding what our needs and requirements were. He explained very well all the options. That was substantiated very well by description of the place where the properties were on the map, the nearby schools and the transport available. DO NOT USE! I rented a flat from them and when I arrived, it was disgusting! It had clearly not been cleaned prior to us moving in. In addition to this, we were left with lots of old and broken furniture and a microwave with an out of date electrical safety sticker. When I requested the furniture be taken away, I had a rude email back with the form I had filled in requesting furniture. Because obviously broken furniture is acceptable? This furniture was taken eventually after a lot of hassle. However, when we moved out they had the audacity to take money from the deposit for a deep clean (we left the place far cleaner than when we got it!) and carpet cleaning. After much more hassle we did eventually get some money back for cleaning but they still have £160 for carpets which they would not return. The carpets were terrible when we moved in and my flat mate even reported this! I would never use them again. Awful experience!

Never been treated so poorly by a letting agent. Their maintenance team took a chip out of the door and cracked a tile whilst fixing things that should have been working in the first place. Now they are charging us for these damages.
We rang up to notify Linley & Simpson of this at the time as we were concerned about our security deposit and they assured us that it was fine and there was nothing further we needed to do. Fast forward to the end of our tenancy and they are they are saying we "have not provided sufficient evidence that the maintenance team caused the damage". I'm not sure how I'm meant to obtain evidence without fitting my flat with surveillance... We were directly advised that our deposit would be fine, but there is apparently no record of that phone call.
There are too many other negligent actions for me to enumerate in full but here are a few:
* Let themselves in for a viewing we were not informed of whilst my girlfriend was getting dressed.
* No internet, blinds, or private car parking space as advertised. Was not told this, discovered on arrival to flat on the first day.
* No communal bins for 9 months, attracting rats. Had to shuttle waste and recycling to the landfill myself.
* Over approximately 30-40 calls I have almost never received a phone call back about issues with the property despite promises. With the exception of 1 or 2 times I have always had to phone them myself to chase things up after days of not hearing anything.
* Work men still working on the flat when we moved in, treading mud into the carpet with their boots and leaving the place a mess.
After months of stress and effort with the complaints process we finally got £100 back. But this was small consolation as they are now trying to take in excess of that back from our deposit.
Overall we left our property in far better condition than when we arrived. We've been extremely tolerant and reasonable tenants, yet still they are trying to charge us for anything they can based on technicality.

I am in the process of renting a place and as we all know this comes with lots of hassle and stress. Rick and Callum have done their best. I've also dealt with a friendly gentleman in the Chapel Allerton office who scanned my application across for me. Very fast efficient service. We arranged a viewing for a rental property on the phone, Linley and Simpson were very accomodating and arranged a viewing at a suitable time for us. We arrived 5mins early at the property to be greeted by Rick who was polite and showed us round the house. When we got back we applied for the house online and recieved a phone call only hours later saying everything could go ahead. I had some minor concerns which Rick addressed for me. Excellent service, rented through many estate agents in the past, this has been the most efficient so far.

My partner and I are buying a house through Linley and Simpson Roundhay and the service we have received from Harriet has been exceptional. We have had a lot of trouble with setting up a mortgage due to appalling customer services so the process has been frustratingly long but Harriet has been very patient and supportive, and happy to listen to the occasional rant about mortgages.
Overall we have received a very friendly and helpful service, I'd recommend them to anyone.

We recently let out our flat and rented a house for ourselves through Linley and Simpson and have received a highly professional service throughout. Daniel was extremely thorough and told me everything I needed to know about becoming a landlord and the services Linley could offer without putting pressure on me to sign up there and then. His valuation of the property was accurate and, as promised, let very quickly for the price we wanted. Cleo did a great job showing tenants around and was very knowledgeable about the property and the area. She also enthusiastically showed us around the property we wished to rent and again impressed us with her service. Rik has done a fantastic job of taking us through the paperwork and keeping us informed about the progress of our property as well as helping us to secure the house we wanted to rent. Generally Linley & Simpson are OK, I was looking to move to Leeds from south and they managed the viewings quite well. At times I had to ask my colleague to go and have a look at the properties, which L&S were quite accommodative knowing that I was based in south and it would take time and effort to come to view the properties up north.
After a property was agreed everything went quite well but (not sure for what reason) I was only informed a day before my move regarding the contract documents and other supporting documents - Although they knew when my moving date was arranged, this put me in a very awkward position. They even turned down my colleague who came to collect the keys for me (although they knew about the situation and I had agreed with them with regards to the key collection).
Anyways it was sorted they gave the keys to my colleague - again they did not mention to my colleague about the entrance security number to open the door - having queried with them, he was told there is no entrance code it will be open. Again this put me off because they had to search through all the documents and speak to other tenants in the apartment to open the door for them. Again I wasn't happy with this unprofessional behaviour.
I was not impressed with the behaviour of one of their colleague from Roundhay office (especially somebody called Dan & Jack) who after our repeated calls to check with landlord with regards to early move out - they did not have a courtesy to call me or my wife back and inform that they were not getting hold of the landlord. Again I felt it was very unprofessional behaviour shown by some of the team members - not all others were good.
So overall my experience was not so good with them - But this is just what I felt and what me and my wife had to undergo during our short stay at a property rented by L&S. Overall a mixed experience of both good and bad customer service.

The lovely Katherine showed me around 3 properties and was more than helpful; going above and beyond by giving me a lift to my next appointment when we had finished as I was running late!

I contacted numerous agents in Leeds whilst looking for a property to rent and found Linley & Simpson to be the best by a long, long way. They regularly emailed properties that came onto the market, answered emails and phone calls promptly and were friendly and helpful. Unfortunately none of the properties were suitable and I had to rent through someone else, but I have decided to use L&S to manage a property that I will be renting out myself. Again, they have been very helpful in this process. I would happily recommend them.

Having viewed over 30 properties to rent around Leeds with multiple letting agencies we have found Linley and Simpson to be the most professional and friendliest. They always had viewing appointments available at a time to suit us particularly at short notice.
We viewed just over 10 properties with Cleo and each time, she was extremely friendly and informative, and had sound knowledge of the surrounding and local areas to suit our taste and needs. With each property, she was knowledgeable about the interiors and exteriors of the property and provided us with viewing options to suit our criteria.
We are really excited to be moving into our new home and very pleased with the outstanding customer service we have received, from viewing properties to actually securing one.
Would definitely recommend this agency.

My girlfriend and I rented a property for 14 months through the roundhay branch, a gorgeous 2 bed flat on moortown corner. We had a couple of snags when we moved in, such as not getting the correct fobs which were ordered immediately and came within a week, and a problem with the heating which one of our neighbours actually helped us with. Other than that (which is probably more of a reflection on the property than the agency) we had no problems over the whole of our tenancy and really enjoyed our time in the flat. We have since had our full deposit back within 2 weeks of moving out, even though we admitted to a couple of damages in the flat, which both Linley and Simpson and our landlord were happy to waiver due to being good tenants. Would definitely rent through them again, only reason it's not 5* is the snags at the start. Belgravia flat, you will be sorely missed!

The Linley and Simpson's Valuer, Mr.David Reeves, has paid us two visits. He has been more than helpful. In the most gentle way, he encouraged us to move ahead more quickly than we originally intended which, in retrospect, was clearly what we should have decided ourselves. This done, he has thoroughly and with every courtesy, surveyed and valued our home. We have, as a result, every confidence in Linley and Simpson's approach.David has taught us a great deal about our own property and feel better informed both in terms of the current financial aspects of house purchase (very different from 30 years ago!) and more aware of the questions we shall need to resolve when choosing our next place of residence. We hope will be in Wetherby and have already approached Linley and Simpson's Wetherby Branch for their assistence.

This is the worst letting agency I have ever come across. They are unprofessional and inefficient. We have been waiting 18 days now to have our boiler replaced, with no heating or hot water.
Avoid at all costs, use any other letting agent in Yorkshire, it can't get any worse than this.
