If I could give zero stars I would! The worst letting agency I have come across! I reported a mould issue in my bedroom which was affecting my health and also time because I had to keep on cleaning it. I reported this after a couple of weeks after we moved in October 2023 at number 1 The Spinney, Moortown, LS17 and they never came to see it until our tenancy ended after nearly 6 months! The windows are all full of mould because they are not well insulated as well. The bathroom has no aspiration so you always have to keep the radiators on and windows open especially when showering and now they are trying to charge me from my deposit as if the mould is my fault. Another issue is hobs were already damaged when I first moved in and they are trying to charge me for that as well. They also want to charge me £150 because the bush covers a bit of the bedroom window as well, absolutely ridiculous! The landlord is probably really bad himself but the agency did not even try to contact us to resolve or help us with these issues or look after us when we paid nearly £900 every month just to live in those conditions, they are absolutely useless! They now tried to refund only £430 from the £800 and something that we paid. Without even explaining how they got to that some and me never agreed to it! I am taking this to Leeds city council as well as to court. There are reviews that state the same experience as ours, so there’s plenty of proof on how useless and how much they want to rip you off! I was delayed moving into my flat as they were sending in cleaners (the flat had been empty for a month). I got in and there was still black mould on the walls. The mould worsened during my 3 years there to the point where I couldn't use one of the rooms, my belongings were damaged and I had to have surgery to fix a chronic infection that could not heal in this environment. This was reported many times and, aside from 1 proper visit, was treated by asking me to put damp catchers up (which i already did) and painting over it with damp paint. Various times I was expected to pay for plumping and property maintenance because it was an emergency and their plumber hadn't been available. Upon leaving the property i cleaned and scrubbed and left only a small amount of regular wear and tear (from the 3 years I was there). I painted and cleaned up the mould. This was in July. It is not December and I have still not received my deposit back as they are claiming I owe them £110 in cleaning charges. No receipts will be provided and the neighbours to the flat have confirmed no cleaning was undertaken. This is a greedy parasitic company and I will never recommend anyone go through them. I am deeply frustrated by the service provided by this agency. It's disheartening to see how immigrants and first-time renters are treated. The entire process seems suspiciously standardized - taking a holding deposit, conducting references, only to inform us suddenly that we've failed and won't be refunded. They accuse us of providing misleading information, but why would anyone jeopardize their own housing application? Their definition of "misleading" is vague at best. Without proper guidance, filling out an application for the first time shouldn't be a punishable offense. We were hopeful about the home we applied for, even gave notice on our current place, only to be crushed with a failure notification. Holding onto our hard-earned money in such a manner is unjust. The agency seems oblivious to the distress we've endured. Assigning blame and holding onto money unjustly is simply unacceptable. This experience has left us utterly dissatisfied with their services.... Read more

Recently purchased my first flat via this estate agent. They were really helpful updating me though the process communicating really well with the vendor for me. I dealt mainly with Amy who was incredibly friendly, helpful and responsive to emails. She went out of her way to help me several times such as communicating with the vendor re furniture, organising a last minute second viewing etc. I was very grateful for how helpful she was when there was an emergency key issue when I had already moved in. Felt like it was a 5 star service throughout would use again... Read more

I paid the deposit 3 weeks before the proposed move in date but still on the move in date when I went to their office to pick up the keys, I got told that they haven't received the necessary documents so they can't let us move into the property. I wasn't even offered a seat or resolution while I was there but as soon as I sent the email to their manager about the complaint, I started getting the right responses. I did manage to complete the move 2 days after but had to take unpaid holidays from my work just because the agency couldn't sort it on time. Also we got told that the property was professionally cleaned, but the condition of washing machine and bathroom were in unhygienic condition, which they did offer to get cleaned about 3 days after move in but by that time I had already got it done. Not satisfied with the service, because of their carelessness I had to bear financial loss.... Read more
