The apartment I went to view was perfectly okay and the representative for Linley and Simpson by name Lehila Owen, was quite patient and really ready to answer any questions about the property. However, I couldn't proceed because of the stress of climbing stairs. And in addition to being supportive, she also gave me an alternative of another property. Lovely reception ????

Very poor service from beginning to end. I was a happy Preston Baker customer who had a rented property under full management and was then transferred to the Linley Simpson Chapel Allerton branch following Linley Simpson acquisition of Preston Baker letting portfolio. Despite being promised a 5-star service, it soon became clear that the branch had very little information about the property they took over the management of and no information of the maintenance repairs carried out in the property. The checkout process at the end of the tenancy was also very disappointing as they let the tenants leave the property in very poor conditions, dirty and with a lot of rubbish in the bins and driveway. I made a formal complaint and I had to wait 6 months to finally have those issues recognised and agree a settlement.
This was on 8th of September and I am yet to receive any money from Linley Simpson, which is more than £300.

Effortless process from start of tenancy to finish. Any questions or queries at any point during the tenancy were swiftly answered, and also when I needed to swap dates around to work better for me they always made sure they were able to accommodate on their end. And a big thanks to Matthew Vickers who made the end of tenancy an absolute breeze! Worst letting agent in Leeds. The flat was given to us in a mess. Spent two days cleaning it. When we left they tried to charge us for imaginary damage to the carpet. Also accused us of not leaving the flat in a good enough condition...it was in a far better state than it was given.
The flat had already been sold by the time we left. There were no new tenants moving in. So there's no way the money was going to be spent on a clean, would have just gone straight into the old landlords pocket.
My advice is photograph EVERYTHING before you hand the keys back. Otherwise these people will attempt to keep as much of your security deposit as possible by whatever means possible.

I was greeted by kat Right from the beginning. The estate agent kat was well presented and very professional throughout. I did not feel pressured at any point during my viewing. All my questions were answered promptly. I was given enough time to go through the flat and check all issues and Kat addressed all concerns and also raised points that even I did not consider. I was very happy I arranged the viewing. After that kat addressed all issues and we went ahead and got the flat. I'm so happy with my rental and the maintenance side of things is second to non with immediate prompt response and continuous follow up. It feels good knowing that I have rented from a professional estate agent like Linley&simpson.

They placed on the market a property we are still renting, but we have moved to another some days ago, and despite our tenancy hasn’t been expired, the agent yelled on me that I’m not supposed to have a key and come to the property again!!! The time that I had a carpet cleaner to leave the property in excellent condition. And, of course, we still pay for the tenancy and utilities. That’s the way they say thank you we left them come and go anytime they wanted. Disgusting and unprofessional, nothing changed to Linley Simpson, the same.

The guys at L&S in Chapel Allerton have looked after my property for me for almost 15 years. They are always prompt, efficient, helpful and friendly to deal with. I had a horrendous experience with a previous company after the original owners retired, and L&S came to my rescue with their excellent service, which also happens to be great value too. Rude, with no listening skills whatsoever . I rented for 4 years and improved the property no end. They nit picked throughout and withheld my bond for almost 7 weeks. They caused me a lot of stress and at 72years of age, recovering from cancer, I did not need this. Because I challenged how useless they were, I had to pay the price. I have since bought a flat at Oakwood through Manning Stainton. They were ‘on the ball’ thoughtful, kind and extremely professional and listened. And respected the older person. Ending a rental agreement is the most prolonged experience you can ever imagine. Two months later and still no deposit returned with only 2 emails communicated within this time about the process. Emails addressed to the wrong people (i.e. copied and pasted from other customer communications) and generic charges which arent even relevant to the property we vacated. Rude when called on the phone to ask for an update. Unfortunately I don't think there is much you can do about choosing a letting agency if it's the house and location you need, but if possible I would avoid.

In particular we would like to express our thanks to Steve Kilby office manger who has offered advice and expertise helping us resolve any issues that may arise with our tenancies. Absolutely fantastic! The team at Linley and Simpson were not only professional but made us feel that we really were a priority to them during the rental process. We were keen to know whether we had got the rental property and given the market explained that we didn’t want to lose our second choice. The agent and Linley and Simpson really came through and before we knew it were accepting a beautiful flat to rent in Chapel Allerton. The process couldn’t have been easier and as well as being a team to respond to our queries as we needed, even called with a check in to see if we needed any support with accessing internet providers/ insurance etc! Responsive and polite in communications and generally smooth experience. However, the actual process of viewing and renting felt pretty backwards. No video viewings available and seemingly no inclination to move with the times. Hopefully this will change.

Absolutely the worst letting agency I've ever had the displeasure of using.
This is probably a bit of a rant, and a lot of it won't be massively surprising. But my experience with linley and simpson was so poor that even after 9 months of owning my own home and being rid of these lot, on this hungover morning when google inexplicably asks me to rate them I feel compelled to type this out.
I have to say upfront that some of the people working there seemed genuinely nice and helpful, so this isn't aimed at any individual.
Here are some highlights:
-Not carrying out repairs. Windows that both do not open, yet inexplicably leak in heavy rain in the living room for an entire tenancy is just one example. Despite pointing out issues during every maintenance visit and calls things just never got dealt with, I once actually had to point out the pooling water by the window and was asked if I'd spilt anything.
-Hiring substandard contractors for the few repairs they did. 'Fixing' a lock on a door and literally sticking the outside facing part in place with super glue instead of screws was a lovely example, during a viewing the agent genuinely rang me to tell me she couldn't lock the door as it had fallen off. On the door again, they had 3 lads take around 6 hours to fit a
new door, then they plained it so poorly that they had to fill the gaps on the hinges with cardboard, obviously more power to them scamming a days wage for 3 out of a 2 hour job for one, but a poor showing all round really. Also on more than one occasion contractors had been outright racist, personal awkward highlight was the contractor commenting about how shoddy the kitchen was, then saying "Ahh yeah, I bet he's asian right? They do loads of properties like these and they're all falling apart". Problem with stuff like that is it really is anecdotal, and you'd like to think you'd tell someone it's not on, but when they literally have the keys to your house and know when you're gonna be in it is difficult. The point is, it's obvious they don't vet the work done, and also maybe don't pay enough to get decent workers in?
-Not cleaning the house between tenancies. This was very grim, easiest example was that the previous tenants had obviously been smokers and had been there for a number of years, which isn't a problem and wouldn't have been an issue at all if the house had been properly cleaned. (Yellowed curtains, smelly carpets). Then on leaving the property they had the cheek to question if we were going to have the curtains cleaned ourselves.
-Not giving 24 hours notice of viewings on occasions. Sometimes you'd find yourself with a text in the evening saying there was a viewing in the morning, or even on a morning saying a viewing was in the evening. Not the biggest deal but definitely not great.
-A complete lack of professionalism in the checking out process and return of deposit. This is probably self explanatory, they can't gouge you for ridiculous tenant fees for their admin these days so they do their very best to try to squeeze every penny out of the deposit. The lady doing the check out process didn't even have the check in document with photos of the property upon moving in, she just walked round looking at things grimacing and saying they didn't look good, well obviously things that have been broken for 3 years don't look good but you never fixed them. They then tried to claim damage that they had literally taken photos of themselves was caused by us despite it being clearly noted on check in. This was obviously just in the hope that people wouldn't question it so they could get extra cash as after emailing they cut the charges they wanted to take off the deposit by half, however without actually contacting them and disputing these things they would have happily taken almost the entire deposit.
Honestly these are just the top level parts of the many, many issues we had over an almost 3 year tenancy. I genuinely can't recommend them less, but unfortunately in chapel allerton you don't get a lot of choice in terms of letting agents.

Great team. Prompt replies. From viewing with Jane & Jon who was there from Roundhay office to checks, contracts, picking up keys .. Matthew. Gary..couldn't have been more helpful. Fitting around my circumstances and adapting to help me out. Moved in less than 2 weeks after viewing. Also Linley And SIMPSON were the only estate agent to send me appropriate properties as soon as they came up. Great team and extremely friendly.

I would not recommend using this agency. I had loads of issues from the start of my tenancy. My room was supposed to be cleaned on my arrival, but even though I arranged my removal, I had to rearrange it so my room get cleaned. And even after it got cleaned,it was not cleaned property still. The check in inventory was not done properly either. They put a fridge freezer as in good working order when it was broken. I was without a fridge freezer for about 5 days, so nowhere to put my food…and loads of other issues, that I feel sick having to remind myself about. Overall I was very unhappy with the way Linley and Simpson dealt with my tenancy, and they were on the landlord side all the time. They are expensive and not worth that agency fee I paid them at all. Not to mention that Gary Wilkinson has an unfriendly attitude and the manager over there does not do what he said was going to do, so I had to get to the office again, just to remind him. When I send emails through no one even bothers to reply. The landlord I had was the worst landlord ever. And loads, loads more … I am so happy I ended my contract with them and with that landlord. Never again, Linley and Simpson. I would not recommend this agency. I been with Northwood before, they are a long way ahead Linley and Simpson in Chapel Allerton in terms of the service offered.

I would like to state that my experience with Linley and Simpson (Chapel A.) has been nothing but exceptional. I am an experienced property developer, developing moderate to large-scale sites over last 10 years.
This has involved a lot of liaison with various agents throughout Leeds. I must say that L&S were excellent from the outset.
This involved advice and suggestions throughout the build process, together with appropriate marketing which led to the site being fully let - within a month or so from completion.

We were given an invoice to pay for our flat a couple of months ago - which we paid in full. After signing the tenancy agreement and moving into our new property, Linley and Simpson have now contacted us to say we owe them £160 in unpaid money.
We’ve showed them the original invoice and confirmation of payment but they have been extremely unhelpful and are asking for this extra money as the original invoice we paid was ‘incorrect’
If this has been a mistake then i’d Recommend checking your invoices before sending them to clients? Not the best service. We’ve also heard similar stories from friends who have been to this branch.

We are moving to Leeds from the Midlands and have had a lot of difficulty logistically fitting in viewings on a day off. We turned up on the day of our viewings and Jane showed us around 2 good properties. We were interested in viewing another property and she was flexible and fit it in there and hen rather than making us come back for a later appointment. I met Jane from Linley & Simpson while viewing a property for rent in Meanwood Leeds. I found her easy to talk to and very helpful in every respect. There were two things in particular that i really appreciated. Firstly she made no attempt to "push" the property at me at all, but did have the answers to all my questions bar one readily at hand. The one question she could not answer I got a reply to by email shortly after the appointment. Secondly the property was very close to the top of our budget and it is an issue I am sensitive about. Jane handled my questions with regards to this with care, professionalism and sensitivity. Thank you Jane. Further to all of this I have found that Linely & Simpson are more than prepared to push the boat out when it comes to viewing times. zWhere do I start?
From day one the service we received from Linley & Simpson was atrocious, at best. The fees (Which I assume were due to the announcement that agency fees will be banned in 2018) we astronomically high. I managed to barter them down 25 pound each but still ended up shelling out over 300 pounds in fees to them.
Reference checks for the house were completed at such a slow pace and employers were contacted very close to the deadline, reference requests were sent to incorrect offices despite accurate ones being provided.
The house itself had signs of wear and tear when we moved in and we completed a thorough inventory. Though some issues were resolved by Linley & Simpson, repairs were made at a very slow pace and we had dirty, stained curtains for the duration of our tenancy which were never cleaned.
These issues, however, pale in comparison to the nightmare of ‘checking out’.
We vacated our property on the 24th of September, leaving the property in superior condition to how we inherited it. Carpets were cleaned, walls were painted, all appliances were restored to above average condition. The house, over the course of. However, due to, from what I can only gather, a target based system used by Linley & Simpson to hold on to as much as the deposit as possible, we were charged for the following;
- Cobwebs
- Marks, which Linley & Simpson alleged to be cigarettes that had been put out on a windowsill.
Now considering the house was lived in for a year by 3 young professionals who regularly cleaned the house and had just done a days’ worth of cleaning and clearing out, it’s incredibly hard to fathom where such cobwebs were, so I like to refer to this charge as ridiculous charge number one.
Secondly, the room in question where the cigarettes were allegedly put out was occupied by myself, a national standard runner who runs 80 miles a week. I have not smoked a cigarette in my life, let alone decided to start voluntarily giving up parts of my deposit for literally no reason. We can only imagine that we missed these when doing the inventory as the curtains were closed but Linley & Simpson would not budge on this.
It took 10 days before we had any sort of check out email or phone call from Linley & Simpson, and even then it was prompted by us. They avoided our calls and emails for another week and it seems the checkout was not completed the day after we vacated like they said it was. It seemed like they were purposely trying to wait us out so we would not dispute any of the ridiculous charges they made on our deposit. After coming to an agreement of a one-hundred-pound deduction on the 3rd of October we were told it would be 3 working days until the money was transferred into our elected account. Low and behold, it wasn’t which meant we had to email and call once again. It wasn’t until the 10th of October we received our deposit.
The whole experience of dealing with Linley & Simpson was unnecessarily stressful.
I can only hope that if anyone has read this, they steer well clear of Linley & Simpson and never, ever have any dealings with them.

Absolutely shocking - if I could give less than one star, I would. We had none stop problems with this estate agent from the day we moved in, from being initially denied access to the cellar, which was sold to us as ideal storage, to them messing up the setting up of our gas and electric bills (an unusual, compulsory and seemingly helpful service they offer) and giving out my personal information to a company I have never had any dealings with, despite the fact that my housemate was the one filled out to pay them.
A few months after moving in, we also found we had mice, and again, the company were unhelpful from the start, with me being fobbed off twice upon calling up, only to be told that someone would be back in touch. On calling up a third time, I spoke to a very rude woman who informed me that it was in our contract that we had to pay for any pest issues, and that it was nothing to do with the estate agent.
Although we did find this a bit of an odd policy, we nonetheless went ahead and paid out for our own pest control people, who, whilst checking under our kitchen panels, were surprised to find a large amount of poison and traps already there - making it look very much as if the mice were already present when we moved in, and that someone had tried to sort it.
Putting two and two together, we questioned the estate agent, both over the phone and via email, only to be ignored and/or have them dodge the question, insisting that it was in every contract of theirs to charge tenants for their pest control issues. During all of this, my housemate also found out she was pregnant, causing further complications, as she, understandably, didn’t want to risk the health of her unborn baby by living in a house full of mice, as you can catch some pretty nasty diseases from them that can be devastating during pregnancy.
We decided enough was enough and to hand our notice in - with my housemate explaining the accentuating circumstances. At first, Linley and Simpson seemed understanding, stating that they were willing to negotiate on the usual two months required notice period from our move in date, down to two months from the day we called up, and then later, in a separate phone call (after we were messed around a bit more with various appointments of them failing to turn up to remove a bath panel for the pest control guys - something which ended up taking three weeks) down to just a month.
However, after failing to receive the confirmation of this we were promised in an email (we’d learned how little we could trust them by this point!) we then contacted them again, only to have the same woman we had spoken to deny that the conversation had ever happened, and that we would have to give the standard notice after all.
These guys really don’t give a toss, and are happy to lie to you repeatedly and ignore you for weeks on end. Although some of the staff do seem nice enough, there is no consistency at all in the information they give, and they appear willing to tell you anything to get you off the phone. As long as they get the rent, they really don't care about their tenants at all.
It is also worth noting, that as much as this piece goes on, even this is a severely edited down version. Although their houses look nice, don't fall for it - I promise, you will regret it.

I have a property in Chapel Allerton looked after by Linley and Simpson, which is being refurbished.
As part of that, I recently ordered a new kitchen to be fitted. Unfortunately there were many difficulties regarding the delivery of the items. Gary shouldered the brunt of these in the most professional and friendly way. I would like to list a few of the things that Gary does consistently well and which helped enormously during what was a really stressful project:
Gary responds to emails and phone calls quickly and lets you know if he's not around. His emails are clear and cover all that's important without being long-winded
He is consistently polite, friendly and professional and never makes you feel like an inconvenience
If he says he will do something, it gets done - which means as a landlord I can relax
With the property refurbishment, he went out of his way many times to help sort out the errors made by the suppliers and never grumbled
He organised the other parts of the refurbishment with minimum fuss and maximum efficiency. This ranged from finding quotes from contractors to ordering furniture
He always offered sensible and informed advice when there were a number of options to consider
I can't speak highly enough of Gary who is an asset to Linley and Simpson

Excellent service from David's team at the Chapel Allerton branch. The sales team were polite, professional and always made sure I was kept up to date with the sale of my property. They got the sales strategy just right and achieved a fantastic price. I have heard some horror stories about other agents from friends and family but I wouldn't hesitate to recommend Linley and Simpson as they were brilliant.
The only reason this is not a five star review is because I felt I was a little let down by the sales progression team who I had to chase constantly, didn't call me back when they said they would and didn't proactively progress my sale. Luckily I had a great solicitor and the agent for my purchase was very proactive so kept things moving.
Overall very happy with my experience and would definitely use Linley and Simpson again.

Although we did not find a home through L&S (due to circumstances outside their control) I would highly suggest working with them for your next home hunt. We will definitely be back in the future.

Genuinely the best experience I've ever had with a letting agent in Leeds (I've lived and rented here for 7 years and experienced many different letting agents). They have been friendly, warm, helpful and have worked quickly to help me secure a lovely new house to rent. The property is the best I've seen in the Chapel Allerton area for a while and they've made it a smooth process from start to finish. I've been very busy at work and not able to quickly fulfill a few things on my side of the application process, but they haven't made this an issue. Andrea & Gary have looked after the process and are both very personable, not like other letting agents I've experienced who are either a bit cheesy or disinterested! I move in a few weeks and am really looking forward to my new home!

I have been a customer of Linley and Simpson for 10 years now. Initially to assist me in finding tenants for my flat. The first was a short term tenancy of 6 months, I then had a gap of 2 months before another tenant was found, however it was worth the wait as they remained a tenant for 6 years. Then needing to sell my flat I made the wrong decision to go elsewhere with another agent, who unfortunately weren't up to the same standard as Linley and Simpson. Since returning to them they have been fantastic, got a number of viewings after the flat was on the market for a mere 2 weeks and soon after had an offer for my asking price. James, in particular, has been friendly and professional throughout. Even going above and beyond by helping me with photographs of my sofa for eBay and taking meter readings because I no longer live near the property. I cannot thank them enough for the help and advice they have given throughout, in what can be a stressful process of selling a property. I would highly recommend them.

Very pleased with the excellent service from Linley & Simpson when selling my house in Methleys, Chapel Allerton. Hard decision to sell after owning it for 21 years but they got me a great price and handled the sale well. Generally provided a great service during our house sale in Chapel Allerton. The valuation was well judged for the market conditions and, although we felt the photos and property description could have been improved, we achieved a prompt sale for an excellent price thanks to the efforts of the sales team.
