After agreement on a rental I found myself losing the property on a flagged up CCJ that was around £400. I honestly didnt realise I had one. I paid a holding fee of £143... in the terms you lose this should anything crop up. I was disappointed and felt they could have asked for me to pay up the CCJ and the agreed terms would be still acceptable. Instead it was a total blank by the landlord you are not now been accepted. So been disappointed I sent an email. I offered to pay off the CCJ and pay a month's rent in advance. They went back to the landlord and the term's offered were changed to such an extent they wanted a guarantor and £720 deposit plus the CCJ to be paid today. Obviously money grabbing and making the term's very difficult to do within the time scale needed. Please becareful and make sure you don't have a CCJ you know nothing about. Giving some money over and it not been returned to me is how these organisations make extra money. Legalised crooks... Read more

Supposed to have an online viewing after looking for a property for seven months because we live hundreds of miles away and are exhaused travelling up at one point every 3 weeks to get rubbish excuses from estate agents about why we did not get another property. I receive a phone call to say we will not be short listed for the property because equipment failed doing the online viewing. Everyone else who saw the property today who puts in applications will be short listed.... Read more

Alex our valuer was great. Knowledgable, friendly, approachable. Poor rest of the service, not calling back when said would, misinforming us, confusing us with other clients, late response to emails and calls, not informing our buyer of changes immediately... Read more

We've been looking for rentals in the area so have been in contact with a few different estate agents, and Linley and Simpson have easily been the best! They were very easy to contact and happy to answer any questions. We were showed round a house by Scott and were really impressed with his friendly approach and knowledge of the local area.... If I could give zero stars I would! The worst letting agency I have come across! I reported a mould issue in my bedroom which was affecting my health and also time because I had to keep on cleaning it. I reported this after a couple of weeks after we moved in October 2023 at number 1 The Spinney, Moortown, LS17 and they never came to see it until our tenancy ended after nearly 6 months! The windows are all full of mould because they are not well insulated as well. The bathroom has no aspiration so you always have to keep the radiators on and windows open especially when showering and now they are trying to charge me from my deposit as if the mould is my fault. Another issue is hobs were already damaged when I first moved in and they are trying to charge me for that as well. They also want to charge me £150 because the bush covers a bit of the bedroom window as well, absolutely ridiculous! The landlord is probably really bad himself but the agency did not even try to contact us to resolve or help us with these issues or look after us when we paid nearly £900 every month just to live in those conditions, they are absolutely useless! They now tried to refund only £430 from the £800 and something that we paid. Without even explaining how they got to that some and me never agreed to it! I am taking this to Leeds city council as well as to court. There are reviews that state the same experience as ours, so there’s plenty of proof on how useless and how much they want to rip you off! The apartment I went to view was perfectly okay and the representative for Linley and Simpson by name Lehila Owen, was quite patient and really ready to answer any questions about the property. However, I couldn't proceed because of the stress of climbing stairs. And in addition to being supportive, she also gave me an alternative of another property. Lovely reception ????... Read more
