I used Matthew James to rent a flat in Surbiton for 18months and my experience was very good. Tina and Michael were great, very responsive and friendly. I had quite a lot of things wrong with the flat and they were very cooperative with getting it fixed immediately. Whenever there was something more serious, I would call and most of the time they would arrive within 15 minutes. I felt very safe in their hands and all in all a very smooth and easy experience for me.

My wife and I bought our flat in Surbiton through Matthew James in 2020, and were impressed with their service. So when it came to selling our flat recently, we decided to list it with them again. They arranged a good amount of viewings and fairly quickly, we received a good offer which we accepted. We were part of a chain with the property we were buying and their upwards purchase. The sale process then became quite complicated with unforeseen issues arising, which slowed the process down. Matthew James (James one of the directors in particular) were absolutely brilliant and professional throughout the process though and managed to help keep things moving and kept the whole chain updated regularly, which was really invaluable to us throughout what was a stressful period. Everything got sorted in the end and we're happily in our new home.
There are many, many estate agents to choose from in Surbiton, but I wouldn't look any further than Matthew James!

Some days ago I was interested in a property on maple road near the Surbiton station. I inquired about this property and stated that I am in China to do research fieldwork and would like to have an online viewing. However, the sales negotiator did not reply to my viewing request nor reply to several of my emails anymore. Show no respect to the client at all. Will never look at properties in this agent company.

I have to say in comparison Matthew James were a pleasure to engage with. They marketed the property properly, sourcing a suitable buyer within days. One viewing, job done. I had a very negative experience and I wanted to share with others. I just wrote what happened to my horrific experience and poor support and kindness from both Matthew and James, nothing offensive or untrue that has led them not to post it.
This says a lot of them!
Apparently they appreciate and post only positive reviews!!! But this is not good practice and morally acceptable!

Having had a failed attempt at selling our property previously (due to a very bad experience with a previous agent) we were extremely pleased with the service at Matthew James. Matthew was extremely knowledgeable at the front end and gave great guidance re pricing and marketing the property. Once we had a buyer , James was then an absolute professional chasing the process through (with some thorny lease issues to be addressed and slightly over zealous solicitors in the mix). All the guys in the office are great communicators, always ensuring we knew what was happening with potential buyer viewings and organising these in a considerate way. Messages/emails were always responded to in a timely way. Having had the previous difficult experience of trying to sell, we were not looking forward to the whole process but we felt in very safe hands throughout. I wouldn’t hesitate to recommend using Matthew James and will only use them in the future when the time comes.

The rental team at Matthew James are the worst I have ever experienced. The property had not been properly cleaned when we started my tenancy. The inventory was still being completed as we were moving in. Since then weeks and sometimes months have gone by without any response to repairs or maintenance that were requested to be completed from the lettings team. No one from the team has been here in over 18 months to carry out an inspection of the state of the property. They only seems to be on represent the landlord, which seems shortsighted when it is in fact the tenant that is paying their fees every month. Their approach to managing the building they let for owners is also very poor, so if I was a landlord I would be very hesitant about putting my property in their hands. They use very low level and economical trades people to maintain their properties so they constantly need additional repairs. Totally unprofessional. Definitely would not recommend using this agent for rentals whether you are a landlord or tenant.

Myself and my partner have been renting a property since July last year, through Matthew James Lettings.
Since renting this property we have had nothing but grief with it. It costs us £1600 pcm, all to have the pleasure of drafts coming from the windows, which in turn has caused damp and mould.
A front door which leaked, causing all the rain water to come into the house which took months to replace. However we were given a few hand towels courtesy
of the Agent to place on the floor until such time (helpful).
A oven that was not fit for purpose as on two separate occasions the glass from the door fell out onto mine and my partners feet when closing it.
Two leaks from the kitchen sink that damaged my belongings by getting drenched.
As part of our tenancy agreement we requested that a bathroom door be fitted as there wasn’t one as we wanted privacy. This again took months to be fitted.
A power cut caused by old electrics.
Radiators with no thermostat so you’re either freezing or boiling.
Last but no means least, a leak that came from the radiator dripping onto our kitchen floor.
I’d finally had enough and called the ‘Lettings Director’ that evening, to discuss my dismay. I was rudely told that ‘I shouldn’t be calling him on his private number’ (this was provided to my partner by said person) and that he was ‘trying to put his kids to bed’.
All I can say it thank goodness I have a variety of kitchen utensils to catch all these unwanted leaks and those hand towels.

Very professional and fair value estate agent. What impressed me about Matthew James was there attention to detail and that they are very proactive which is exactly what you need. Also, unlike other agents, the most senior estate agents are constantly involved with the sale of the property with Matthew undertaking the viewings side and James the negotiation side. They are also supported by two very good estate agents.
They are also very honest about valuation as apposed to telling you what you liked to hear to get you in the door.
In summary, very efficient and knowledgeable about the local area and go above and beyond.

Unfortunately, I have had a very negative experience. We rented a basement flat in a 4 storey, semi detached, period property in Surbiton from January 19. When we first saw it, it was being repaired after some major looking issues with damp.
When we moved in there were a few minor issues, missing lightbulbs, messy garden but nothing too bad. The damp repairs made were not sufficient as in spring, black mould began creep into one side and some of the walls became wet. Early on in the tenancy I raised the issue with the wet walls to the agency and recieved an acknowledgment but nothing was done.
In the summer we recieved an email from the agency asking us to please tidy up the front garden, an area that we had been specifically told by one of the agents, Yanni, was not our responsibility. I was surprised as this was not on the check in document but we did what was asked.
Summer came and went and I cleaned the black mould off walls in the rooms affected a few times. In October I became fed up, the damp was getting worse. I sent an email asking for support to manage it, low cost solutions, a dehumidifier and anti mould painting. I heard nothing until a few weeks later we were issued with a notice asking us to move out at the end of the contract in January. It couldn't have been worse timing as I had just found out that I was pregnant and Christmas is a terrible time to be searching for somewhere to live.
The reason given for asking us to move out was so that the landlord could do extensive work to repair the damp issue. We asked if it would be ok for us to move out for a few months while work was being done and then move back in and the agency was very dismissive about that idea. After much anguish we decided to move in with parents and wait until after Christmas in the hope that better properties would be available in the new year.
Here is where I believe we were completely failed as tenants by this agency and in particular Tina who was our contact. We moved out and after 10 days had heard nothing about our deposit. This began MONTHS of back and forth between us, Tina and the landlord and resulted in us having to use the TDS to dispute the landlords ridiculous claims.There is clearly a problem with communication in Matthew James, we were initially charged for furniture to be removed that had been in the flat when we arrived, Tina tried to claim that it was our responsibility despite never having agreed this. The landlord also attempted to charge us £500 for gardening despite the checkout clearly saying that the garden was in similar condition to when we moved in. I pointed this out and the landlord then came back with a quote just for the front garden. I went to physically see the property to see how bad this front garden was as this was quoted as needing £174 of work. To my surprise the gardening was already done, without us agreeing to the cost of the quote AND someone had clearly moved in. So none of this essential and extensive work had been done by the landlord, it was all a lie so they could get in new tenants to suffer the damp that might not complain. I then refused to pay for the gardening and the landlord came back with an ultimatum, we give him £250, half the gardening or the case will have to go to TDS.
Last week, over 4 months since moving out we recieved the disputed money back as awarded by TDS. We were entirely correct despite the Tina constantly supporting the landlord. When we began unpacking our stuff, we found that all our clothes and linens stank of damp so we were very happy to be rid of the place in the end. I am writing this review as a warning, make sure you are thorough with check in, expect rude to recieve and inconsistent communication from Tina and do not expect Matthew James to support you as tenants under their care. They forget that they have a duty to both parties. I'm very happy to move on from this whole shambolic experience and hope others don't make the same mistake in renting from Matthew James that we did.

Mr James Batty supplied an essential service in the sale of the property. Without his assistance in chivying along all parties the transaction would never have progressed to any kind of conclusion, let alone one to the satisfaction of the sellers. Definitely recommended.

Extremely poor experience, property wasn't checked propwpro before giving on rent.Bathroom and toilet locks not working.individaul room keys not provided, doorbell not working for which they are saying that anyone can knock the door instead ringing. Really surprised with this answer.kitchen sink is broken and bath tub is in poor condition. Never expected such a bad condition. This created a mental pressure on us and it's been a week there and nothing resolved and we are just chasing them.
To your response Michael, getting door keys is the basic thing, you never mentioned that these will not be provided otherwise we would have not taken the flat on rent.
To the door bell, i'm not sure who the previous tenant was and whether he was happy or not.
Also, you agree that condition of sink and bath tub is not good thats why you agree to send a plumber which clearly shows that property wasn't checked properly before giving on rent.
Also, its not just bathroom lock its toilet lack as well which is not working and past one week we are using like that and i have no words for that.
i'll be happy if you return my full money inclusive of tenancy fees so that i can further look a better place for my family.

I have dealt with Michael and Tina now for over 11 years now as a landlord and I couldn’t recommend them high enough. They keep me updated with the ongoing bits, they make sure all annual checks are done on the property and when there has been a change of tenants it’s always seamless. They are really helpful when it’s been needed, and it has a few times by now, and I totally trust them.

Absolute Joke, whoever the male is working on the lettings team is a poor excuse of an agent. Remember you are in a customer facing role. Incredibly arrogant, clearly your recruiting is done by novices. The minute i mentioned the property the agent started talking and didn't let me ask a question, then kept rushing me off the phone to make sure what he was saying was correct. came back and said that the 3 minutes of my life he'd wasted by talking at me was incorrect and then proceeded to tell me other information. When continuing with this uneducated arrogant individual i asked why do you need my current door number, began by patronising "its the most basic form of security that we need to do" with a very bad tone. Judging from other reviews on here i'm not the only one, save yourself the hassle there are lots of other agents in this area. Absolute joke.
UPDATE: In response to your comment, you should understand that if it was something that was merely protocol it should be explained in a manner that doesn't involve your employee cackling on the phone like i asked the most stupid question there is. The issue you are focusing on is legality and your internal process, I am focusing on your employee's rude tone, obnoxious attitude along with the condescending laughter throughout the first interaction he had with a potential client. So in short, no, I do not need assistance in my search now. Thank you.

The term 'necessary evil' helps when describing this estate agent. Moving house is one of the most stressful things you can do, and the experience is a lot easier if you're dealing with an agency that cares. This agency does not care at all. We have been the fools for using them, do not do the same.

Matthew James were exceptional, we’d recommend them without hesitation. Having had our house on the market with another agent for 14 weeks, we switched to Matthew James and they found us a buyer within a fortnight – and negotiated a good price. Their post-sales support was outstanding, they were in touch with the whole chain and kept it moving forwards, providing regular updates. We agreed a lease on a local property through this agency. Fortunately they didn't manage the property as well! We found the service generally to be entirely underwhelming (to put it mildly) and given the choice of agents around Surbiton, would advise both landlords and tenants to seek out alternative property professionals. Hamptons International Surbiton and HJC being high on the list.
