I have a feeling that the people who liked this review are possibly the people who were nearly run over. I’ve got nothing to prove but he went through a red light plus Amber means stop not put your foot down.
Might be a good estate agent but need to teach their employees not to go to through pedestrian crossing red lights nearly running over men and children Saturday, the 10th of September if you’re bothered about which one of your employees it was at Beckenham clock house station

When things go well, they’re absolutely amazing. But when things go wrong, they think for themselves first and not their tenants.
We have a severe mould issue in our BEDROOM for 7 weeks now… problem still not solved, we still live here… you would’ve thought out of all, they should know better than anyone how living in a mouldy room will affect your health, but no, they’re too busy playing finger-pointing game with the building management.
Shouldn’t getting the tenants out of the harmful environment the first priority?
Would NOT recommend to anyone. Such a terrible experience.

First of all, I appreciate your nice service in the beginning when we moved in.
But, after moved in 6months, this is our flat BEDROOM looks like now,, the leaking/mould condition is getting worse EVERYDAY, it’s been around 7 weeks since we reported this to Metro Village property management team. We understand the team need time to investigate, so we wait and keep communicating with you via emails. But 7 weeks passed, NO ONE from your agecy ever visited our property, even we keep updating you the mould issue was getting serious, and our health conditions also got some impact, like heavy breathing, dizzy and weakened immune system. So, what we experienced so far is not decent at all, please anyone from Metro Village take this seriously, and give us a proper feedback and solution, don’t just throw the ball between each other.

The agents put immense pressure on you to put in an offer and put down a holding deposit. Once this is done they go MIA and do not disclose issues with the house beforehand. Prior to signing a contract we asked about issues with mould and the team have blatantly lied about it being present all over the living room and bedrooms. Furthermore when it comes to dealing with serious issues when moving into a new house like pests and torn carpets they stop replying. Landlords should be mindful of working with them and tenants should triple check properties before rushing to sign anything with them.

However, it was really hard to deal with one of the property managers in that company, Laura. She was beyond rude and did not treat tenants in line with the values and expectations of customer service that Metro Village states to have. I would suggest her doing some management course and working on developing her soft skills. Luckily for us, Aldo was involved in some key matters when we ran out of heating and hot water. I decided to give notice and rent a different property with a different letting agency for those reasons, however, I wish nothing but the best to the team working there.

He first came to value my house for me. He was efficient, knowledgeable, honest and professional and gave me a realistic price which was evidenced by other independent researched I conducted.
He has also shown me appartments that I have been looking for, for my mother and he has advised me on contract negotiations. He has been extremely generous with his time and his advice has been invaluable to me. He is not only incredibly knowledgeable and up to date with new government policy but he is sincere in his care for me choosing the right property for my mother. Lino has incredible communication skills with regards to technical processes and conveyancing to break down jargon and make all aspects of the process understandable. He is extremely responsive and genuine with his time.
I have never met an agent like Lino and he is simply the best agent that I have had the pleasure of meeting. I have used Metro Village to manage my property for the past twenty years. I have been particularly impressed by the service I have received from Neill, Kieran and formerly, Jorge, who have always been as helpful and supportive as possible. When I came to sell the property, Lino on the sales side, did and great job for me and was also a very good communicator. The only reason I have not given five stars is because the statements of rent payments did not come through readily and often had to be specifically requested. Indeed, months would go by with only my bank statements to check that the rent had been paid.. If the agency could sort out an efficient system for this they would definitely command top marks from me.

When my partner and I first moved into an apartment managed by Metro Village, it was most definitely not the smoothest of moves, plus our go-to contact was exceptionally unhelpful- oftentimes even rude.
Thankfully, Metro Village employs some real diamonds, Neill being one of them! Ever since Neill took over correspondence with us, everything (from reporting issues with the flat to arranging new furnishings) became quick, easy, friendly and incredibly understanding.
We need more people like Neill in real estate!

I've always had to deal with horrible estate agents. It's a norm in the industry. However so far Metro have been amazing. Kyle is the gold standard in being an estate agent. Clear communication. Honest. Quick replies. Aftercare, even though its probably not his job. I still email him a year later with issues and he directs me to the right person! Metro are lucky to have such a good estate agent. Any issues we've had has been quickly rectified by Metro. Some of the one star comments are old and it seems they got rid of the bad staff.

They collected renewal fees for 24 months contract in advance and do not refund any of the fees after I terminate the contract earlier and no longer using them as the agent. Besides, they released the deposit to the tenant without confirming all utility bills are paid off even for bill which is liable by landlord when tenant does not pay.

I was trying to rent a new apartment in the middle of COVID-19 lockdown. It was an absolute madness. Part of London estate agencies just closed. Another part was providing the poorest service I've ever seen. Fortunately I've got in touch with Kyle Chan from Metro.

I highly doubt that any of the 'good' reviews are even real, but I would advise anyone who's thinking of living in Canada Water to ACTIVELY avoid metro village. KFH and Ludlowthompson are significantly more professional agencies in the area. I have never in my life dealt with a more imcompetent organisation before. The flat was left to me in a filthy condition, marks all over the walls, 3 out of 4 light bulbs not working in the bathroom, screws still bolted onto the walls, the flat had a foul smell, and the balcony wall looked like someone had thrown up all over it. It is quite embarrassing that the landlord who left me the flat in such a horrendous state, happens to also be the founder of metro village. I am obliged by google to add one star minimum to make a review, if I could give it zero, I would. I Would also like to say one thing, notice all of the 'good reviews' are not supported by any likes. On the other hand, all the negative reviews are backed by a number of likes. Suspicious isn't it?

After my wife checked out from the property, we didn't hear anything from Metro Village / the landlord (the landlord is the founder of Metro Village Yuet Ching TANG) until we asked them for the check out report. They wanted to deduct more than 1600 pounds from our full depost 2010 pounds, it's incredible! We told them we agreed them to deduct 400 pounds from our deposit, but they disagreed. We had to raised a dispute with TDS, the result was to award 356 pounds to the landlord. How much the difference is!!! In there check out proposal, they claimed 950 pounds to redecorate the whole property, but the fact is they notified us to vacate this property because the landlord sold it. We revisited this property afterwards, the current homeowner told us he did the redecoration and professionally cleaning by himself and he didn't seek any discount when he determined the final purchase price one month before the agent asked us to vacate this property.
Response to Metro Village's response below:
Ching allowed us to stay in the property free of charge whilst we looked for another suitable rental property, which is because you breach of contract, it was the compensation, we were satisfied with this solution. But it had nothing to do with the checkout issue.
We raised a dispute in mydeposits in the end, and the adjudicators assigned less than 400 pounds to Metro Village and returned the rest of my deposit to us. So Metro Village's initial deduction of more than 1600 was very unreasonable.

Though they were very good in the initial dealings and helped us get the property in the promised time, their management of the property after that has been absolutely horrible. We have been without a functional microwave for over two months. Similarly, even after two and a half months of moving in, we have not received blinds/ curtains for our apartment - something that we were promised before we paid our initial deposit. Multiple visits, phone calls and emails have proved futile. The member of the staff that we tried talking on the phone was extremely rude and indifferent. Was searching for property online for weeks until my friend recommended this agency. My friend was in London for a few days only and found an apartment immediately through them so thought I’d give it a go. And to my surprise, Kieran helped me find a place that fit all my requirements after the first viewing. He was very, very patient with me as I was quite fuzzy with the furniture of the house but with his help, I was able to change everything exactly to my liking. I don’t regret choosing an agency, in particular Metro Village, for my moving process because even though, yes it is their job to find you property etc, I feel like they always went out of their way to help, as a friend would. Jorge helped me fix my hot water problem immediately by coming to my apartment himself, which is not normally in his job description. Kieran has helped me receive furniture when I was not home because of work by opening the door for me and in general being an amazing shoulder to lean on during this otherwise difficult process. Lots of examples…so I will stop here! All in all - really recommend, very kind people and very helpful in an efficient, fast and easy moving process.

I live abroad and have recently sold an apartment through Metro Village. Lino Scialo was super helpful in getting a fair price, but also helping drive the sales process in a tight deadline. Dealing with solicitors can be frustrating, but Lino even helped push this process along. I was very happy with the service received on the sales side of the business.

When we approached Metro Village, we had limited time available to us when selecting a property. The estate agent fully understood our budget and requirements and provided all the information necessary for us to make a swift decision with confidence. We were able to view properties late after work in the week and on Saturday. The process was completed within 2 weeks and as a result in a short period of time, we were very happy with the way things were handled. In summary, a very easy and efficient company to deal with when looking for property in the Canada Water area.

Everybody at the agency was really friendly, helpful and professional. My family mainly dealt with Lino, and he always solved all our requests in an impressively efficient manner, and made an otherwise difficult process easy and enjoyable. I have tried more agencies in the area, and this was by far the best. I intend on using it again, and would whole-heartedly recommend it to everybody else.

We chose Metro Village because we thought that was the best Rent Agency in Canada Water area. And in fact, it was. From the beginning to the end we found our experience with Metro Village very easy and satisfying.
We saw a lot of properties and at the end, they helped us to find a very good house for a very good price. I recommend Metro Village because of their professionality and speed to help you out to find your new house.

Bought a flat from Tanver in the local area. He was helpful, knowledgeable about the area. He was not pushy with sales (unlike the stereotypical real estate agent!) and only spoke to us about flats he knew we would be interested in. Communication was great throughout the sale, included chasing up/assisting the vendor's solicitors who were being particularly slow as we had a deadline to move out from out rented place.
