I have now rented a property from Ludlow and I would recommend to work with them , there is no time wasting they only send you properties that are within your budget and criteria , they were great at speaking to the landlords to ensure everything was ready before moving in , everything was done through them including advice on bills , broadband etc. Kern was helping us and anytime we needed to call was always there to Fox any problems that we were facing such a great lad ! ???????? If we move again I’ll definitely be reaching out to Kern again
UPDATED REVIEW… thought they were fantastic until trying to leave the property got completely shafted with hidden costs and loopholes in the contract .. will not use again

My experience with Ludlow Thompson, specifically with Morgan and Joao, was marked by several challenges. Firstly, there were concerns regarding their approach to tenant right-to-rent situations, which I found to violate industry standards. Morgan exhibited behavior that I would describe as condescending, and during our property viewing, he left the task of presenting the property to the existing tenants.
In my specific situation, I initially overlooked providing the share code for my flatmate, due to my lack of knowledge about this requirement at the time. However, it's essential to stress that no agency should discriminate against potential tenants based on the quality of their right-to-rent documentation. The primary focus should always be on whether tenants possess the necessary documentation or not.
In contrast, the new agency I later chose to work with efficiently handled both the right-to-rent and referencing checks, which aligned more with industry standards. This raised questions about Ludlow Thompson's practices.
Apart from the right-to-rent issue, Ludlow Thompson's communication left much to be desired. There were extended periods of uncertainty with little to no updates about our property. Joao, the branch manager, consistently avoided phone calls, provided vague responses, and lacked direct communication. Furthermore, Ludlow Thompson rarely used email for communication, which was unusual and raised suspicions, possibly because written communication would create a documented record of their actions. Additionally, the agent responsible for referencing, Charlotte, made commitments regarding updates on referencing status but failed to follow through on her commitments.
As someone experienced with renting in London and having interacted with various agencies, Ludlow Thompson's practices and communication, especially from Morgan and Joao, stand out as concerning. While my experience may not be indicative of every interaction with them, it's essential to consider these aspects when dealing with the agency. In hindsight, I feel fortunate to have found a more satisfactory rental arrangement elsewhere, potentially avoiding a problematic and frustrating experience.

At the end ludlowthompson was not very good for us - we were in referencing for a month and they told us that the referencing part of the company was waiting for "verbal references" and there was nothing we could provide to make things faster. Never had an experience like that. Even though our agent was a super nice person, he couldn't provide us with more information. After we passed referencing, they also didn't provide the contract immediately or offer an explanation why they didn't send the contract. It's only after asking many times (and very forcefully) were they able to provide a response. Overall, after we paid the holding deposit the communication was mostly one sided and they didn't provide us with updates at all unless we asked.
At the end we decided to forego our deposit and go with another house! This would have never have happened if they didn't hold us in referencing for a month and had sent us the contract earlier. I think people in the agency mean well but the disconnect with referencing is just beyond comprehension. I think this company needs a serious reorganisation.
Oh and the part about verbal references - I checked with the person that they were supposedly waiting on. He hasn't received an email or a call or anything from anyone regarding me. So what were they waiting for?
I am just giving 2 stars instead of 1 because they're not scammers (I don't think). It's just a badly organised company.

Agency is a scam. Communication is poor and they withhold information in the name of cooperate greed. I would not recommend unless you want to waste well over a week to end up with them going back on their deal.

Experience with the house I’m letting has been an absolutely diabolical.
You receive a response every 10 days ( if not longer).
We were asked to fill out a report to disclose any issues with the property at the start which included key issues, tv issues, washing machine issues and pest control.
After living here for 3 months we still have had nothing sorted.
Our front door is no longer accessible as it will not unlock and we have had an ongoing moth issue in our carpets resulting in us tenants having moth bites.
No matter how many times you email in urgency nothing is sorted.
I cannot stress how unhelpful anyone from property management is and the lack of concern they here.
WOULD NOT RECOMMEND.

Joao, Jennifer and Morgan assisted with finding tenants for the property, we decided to only use Ludlow after the initial meeting as Joao was professional, prepared and I was confident in their ability to find decent tenants.
As a new landlord, there were many questions and concerns which were all addressed promptly. The whole process was quite quick, starting from photography, listing, viewings, acceptance and contract signing.
Jennifer and Morgan worked well together when showing potential tenants around the property.
Overall, really satisfied with the letting service and would continue to work with Ludlow and their lettings team in the future.

I m appalled by how unprofessional they are. They wasted 5 weeks and were not able to rent a flat that another agency rented out within 2 days! Their systems and process is also inefficient, you need to chase the people twice a day for a response, they are expensive and simply not knowledgable about the market. I have also worked with their sales team and found them inadequate. Specifically Olivia and Joao are the worst!

I had a great experience with Ludlow Thompson! I am a first time buyer, but had stalked an apartment a LOT on Zoopla and was super excited when it was everything I hoped for!
The initial communication via Henoc Ntambwe when I messaged on Zoopla was within a few hours and also included other similar properties I might be interested in. It goes to say that they were picked well ie similar location and perks eg - view- that they seemed carefully thought through.
Amos Filson helped me speed up the offer process and immediately put me in touch with the finance team to do the initial checks and make sure I could make the offer! Everything is going super smoothly so far and I am extremely excited!!
Update! Just completed! Still super happy with the service I received. Mark Williamson was great at running the process and helping me speed up my lawyers! Conor Bunn helped me close extremely swiftly after exchange!! Thank you!!

My wife and I had our renting process conducted by this company.
Before signing the contract we asked the Lettings Negotiator if we could have a dog in the future. Their reply was that it would be ok under arrangement. Based on this information we rented the flat. 4 months after that we are having to move because the landlord will not accept any kind of pets. On top of that, we are having to bear the process and all the costs of changing the contract to other tenants without any help from the agency. If you have the chance of negotiating with any other agency than this one I strongly advise you to do that.

Not professional at all. Poor handling of communication between the landlord and potential tenants.
They will give you false hope just to keep you interested in the property instead of telling the actual status.
They failed to fulfil their promise of giving me an update by a specific time and they disappeared for a full day. I had to chase them for a reply multiple times on every possible way of communication (email, text, work phone, personal phone) without getting any response.
Honestly, I wouldn't have minded any kind of update even if it was negative, but total silence isn't acceptable.

DONOT view any properties with this agent, they are unreliable and untrustworthy. They haven't got much properties, so they just use viewers to push the sale of the a few property they are selling. Completely waste time and money. So shocked by how this agent operates. They REVEAL the price of how much currently buyer is buying. Ask you to top the price, they pull off from the previous transaction. If anyone tops the price again, they will pull off again. I have waste my money on mortgage valuation and solicitor fees on this. Go for other agency, so they do-not need to hang on a single property. Many of their properties are managed by multiple agencies.

He was readily available whenever required on call, texts and as well as on email. On request, Daniel even showed us the same property again. The process went really smoothly and Daniel guided us on all the steps of the process so that we do not have problems. Ludlow Thompson made the process seamless even though the reference agency VeriCheck was bit of nightmare especially they were very annoying to all the referees by repeatedly calling them and emailing them. Vericheck process was like harassment. But Ludlow Thompson ensured tried everything possibly to save us from that.

Martin in my opinion works hard for his clients but sometimes I felt he was too much on the buyer's side instead of mine. I know he wanted very much to sell my property for me but I needed him to be firmer with the buyer and insist on my demands instead of being soft with the buyer. This is something I feel he needs to work on, stricking a balance between the vendor and the buyer which I can imagine will not be as easy as envisaged. I thank him for everything though. He never gets annoyed or angry about anything, just remains objective and gets on with what needs doing, a very solid quality in terms of public relations and interpersonal skills. emma

I was a client of ludlowthompson and was dealing with a property purchase in 2018 with Martin Malic, who is an employee of ludlowthompson. Martin is incredibly helpful and unbelievably patient and advisable to his clients. The negotiation between me and the vendor was exceptionally difficult in the beginning due to the big difference of the expectation towards the property price. Martin put a lot of effort in this deal which lasts several month, providing reasonable advises and trying to reduce the gap step by step, and eventually an offer was accepted by both sides. He is a really dedicating employee and is good at making difficult deal happen with both vendors and buyers happy with the results I recommend him without reservation.

Wasted two hours of my time. Would not be so bad if it was not a torrential rain in London that time. Here is how the story goes:
I call in the morning about a nice modern flat within a price that reflected the market. Lady informs me it was taken but she has two similar (key words) properties. She unfortunately doesn't have the pictures.
Fine, I am excited, so I go to the area. Lady is here. First place she shows me is some super old, mouldy, smelly cheap flat that I am not sure who would ever move in.
Seeing the second flat. Not any better but she lost the way and we got soaked in that horrible rain to make things worse.
Can I say I could be any more dissatisfied? Not really, it spoiled my Saturday. I don't think I gave an impression that I am looking for a cheap, smelly flat.
Would not recommend.

I've been approached by 3 different agencies in the area, but when Neel came over to value my house it was clear he had superior market knowledge and was understanding of my requests in finding a tenant. Ultimately this meant I was more comfortable handing him the keys and I'd be more than happy to refer him to my peers in the future.

Aamir was the agent I dealt with at Ludlow Thompson. The absolute best I could have hoped for as a first time buyer. Kept me updated and informed about a range of properties, was quick to respond to emails, and most importantly was ready for viewings with almost no notice at all (including on a bank holiday and in the evening).
I felt fully informed and he handled the negotiation process professionally, with a friendly tone throughout. He also knew the area well, and was up to date without all the upcoming developments in the area. The best thing was he didn't go for an aggressive sales pitch but was calm and considered all the way through, with the result being my finding a property I was extremely happy with.
Would recommend Aamir and Ludlow Thompson to anyone.

I made the stupid mistake of responding to an advert posted by this company.
I spoke to someone there regarding viewing the property and an outline of their fees.
She said she would send me the details via email. She also asked for my phone number as it was easier to communicate. - I stupidly gave her both!
The morning after I gave her my email, I received 7 emails from them before 10am.
One email claimed, "thanks for signing up to our website". When did i sign up?
I asked her to remove me from all mailing lists, and informed her I wasn't happy with all the emails. She apologised and said she had removed me.
Today, I check my emails, guess what? Inundated with emails once again!
Supposedly these emails are from a load of different people within their company whom I haven't spoken to!
Alongside this, I'm receiving calls upon calls from them!
Avoid. Avoid. Avoid this company!
You'd be better off giving your details to a cold caller, they'll harass you less!

Last minute cancellations of appointments. Nothing worse in an agency. Lost money due to arranging appointment and having to move clients.
Also!
PLEASE stop contacting me. I have requested multiple times now and am now at the point where I am being harassed by Charlie. I have requested twice now to be removed from the text and emailing list for Canada Water area and have been ignored multiple times.
