By far the worst experience I have had with any letting agent and landlord. The staff are extremely unreasonable and unhelpful. From having to drive 4 hrs afterwork to move in and being told I could not collect the keys as I was 10 mins late after closing hours, forcing me to have to pay for a hotel overnight and leave all my belongings in my car on full display to the public, to no 'moving in pack' being provided. They gave me the keys- with the wrong entry code- and nothing else, they didn't even direct me to the property. Moreover, I asked if any tenants worked nights, as I do not want to be disturbed. I arrived to find that an alcoholic chef was below me, getting in at 3am most nights, absolutely steaming, singing at the top of his lungs and even attempted to get into bed- whilst fully naked- with another tenant. The owner John Henderson responded: 'a night shift is x until y, let's not get into the semantics'. Any emails you receive from John include a signature stating 'assuring you of our best intentions at all times'. I'd recommend you remove this John, quite the contrary. As you can see below, the state of the property was completely unacceptable. The agent omitted all of this damage from all of the videos, not sharing any of this information, taking advantage of the fact that I could not physically visit in time. Exposed electrics, damp, squashed bugs and human hair in the room they claimed had been 'professionally cleaned'. The door did not even work, as someone had used cardboard as a spacer and it looked as though someone had sprayed a cupboard door with a BB gun! How they thought this was suitable is beyond me. Even after my initial complaints, it was a constant tug of war with the two owners of the family business Louise and John. They are incredibly patronising people to speak with. I had to leave work early, as the tenant below me panic called, saying 'I've been flooded and waters dripping down from your room'. Upon arrival, I discovered that I have 40% dampness (anything above 25% or so should be repaired) on the window directly next to where I am sleeping, with water eventually spilling in and dripping onto all of my clean bed linen. Louise delivered the most condescending response I have ever experienced, constantly interrupting me and not listening at all. She even suggested: ‘I've been listening to wellbeing podcasts recently and they really help'. Your attempts at customer service are laughable and I cannot believe that a grown adult thinks that would be a suitable response to a cooperative and calm tenant that has experienced an abundance of issues. Furthermore, the landlord Terry Blackman is extremely out of touch. His secretary Pam needs to improve communication and coordination with Acorn, as she never dropped off a hoover and cleaning supplies she had promised the tenants. Furthermore, simple notifications such as letting us know the water would be turned off by the council could help, as we had to call up ourselves on the morning it occurred, despite the Landlord being notified well in advance! Unbelievably, Acorn have since stolen £110 of my deposit since falsely claiming I had changed the code for the lock; attempting to contact me, yet I never replied.This is a complete fabrication and even the locksmith stated this was a blatant lie, yet remarkably, DPS find an invoice for a replacement lock to be sufficient proof the lock needing replacing in the first place...glad I have the opportunity to warn prospective customers so as not to go through a similar experience as mine.... I would highly recommend Acorn properties, they have been the best agency I have used! I have experienced both the sales and rental team at Acorn and have been really impressed by both. Their staff, from the sales representatives to Louise a director are all professional, insightful and caring. They have given expert advice and provided impeccable service, not just to myself but also the tenants. They really do seem to care about the properties they represent. Their attention to detail, from the listing (great photos, advice on rents etc etc) all the way through to the administration of tenancy agreements are first class. They have an experienced team who work extremely hard to make things happen, providing a top class service. The team at Acorn is actually pretty alright. Our tenancy definitely wasn’t ideal, but that’s mostly thanks to the contractors hired by the landlord and tenants leaving early etc. Acorn has definitely been super patient with it all. It might be hard to get a hold of them, so I recommend ringing a few times in a row, once they pick up they’re super helpful. Please be careful, most reviews here are fake. I really wish I could give them 0 stars. I am an international student who have rented more than 5 apartments from different agencies during my stay at the UK. By far this agency is the most unethical and unprofessional agency I have dealt with. I have used their service for 2 years. During the first year I had no troubles at all, however, since the beginning of COVID, even after the lockdown when all shops reopened it took them forever to replay to emails and they never picked the phone. The only time they responded fast was when I had to renew my tenancy, it showed me that all they care about is money, not the customer satisfaction. You might be questionable as to why I have renewed the tenancy if I am saying they are unethical and unprofessional. It is because I wasn’t in UK at the time and I had my personal belongings in the apartment (tv, clothes, kitchen appliances, etc) so I had to renew, I didn’t have an option. As an international student, I really enjoy my stay in the UK. I love the people, food and culture. Yet, the very first time I felt unwelcome in this country was when I received a call from the manager of this agency called John. Here’s why and what happened: the agency once sent plumbers to fix tiles/shower issues due to leaking, and apparently the plumbers told John the apartment was not in best condition and it was not very clean even though I made sure to keep my place clean all the time (never been told that by any of the agencies I have used in the past). Relying on what the plumbers have told him, without any proof or evidence, John called me and told me that he is going to send a cleaning service to clean my place and I have to pay for it, I refused that as it did not sound right to me. My apartment was very clean, even if it was dirty I think it would be more logical/lawful to ask me to clean it otherwise they will deduct from my deposit if it is dirty when my tenancy ends. John’s replay was very surprising and insulting to me, he told me that he knows Sheikhs in the GCC region (where I come from) and if I did not pay for the cleaning service he will call the Sheikhs and tell them, this really surprised me because what brings this in a matter between an agency and a tenant. He said it as if he is threatening me with the Elite relations he had in the GCC region. I came to the UK to educate myself and live peacefully not to be threatened with Elite members in my country/ neighbour countries, this was the very first time I felt unwelcome in the UK. It was very disappointing and insulting. The second issue I faced with the agency was when I asked for my deposit. My tenancy ends on 10/08/2021, few weeks before that I called the agency many times to inform them that I have cleaned the apartment and took all my stuff and I will be leaving, however, they did not pick the phone and they never called back. I decided to leave on 09/08/2021 one day before my tenancy ended and I left the keys in the postbox and sent an email stating it. I also asked them to give me my deposit back through DPS, and now they are asking me to give them all my deposit lying to the DPS that my tenancy ends on 10/09/2021 instead of 10/08/2021, they say they want a fee of 1 month rent that I did not pay (it is funny because all my rents are paid upfront and they still want more money). It’s been about a week since I rejected to give them my deposit and I’m still waiting for their response to my dispute. Thanks for reading through, as a tenant who had experience with many agencies I promise you that any other agency you will use will be better than this agency in terms of professionalism and customer satisfaction. Acorn Properties are greedy and they will try anything to get money off you so be careful! Note: I’m not Saudi and he’s threatening with Saudi Prince, also, could someone help me understand what he means by writing “I would suggest a plan of action (pay for cleaning service that he’ll send) to avoid any further issues and having to bother him.” Issues ? Acorn Properties Ltd are by far the worst letting agent I have ever come into contact with and due to my line of work I have been renting properties for over 20 years. Avoid them for one or all of the following reasons: 1. £243.23 admin fee per tenant!! That's nearly £1,000 for a 4 bed house share. 2. They never respond to emails or phone calls and instead choose to ignore in the hope that problems will be resolved by someone else. 3. Staff are rude and unhelpful. 4. We have had acorn properties as our letting agents for a year. The flat in which we were living was in an excellent location of Jesmond/Gosforth. Though in the begining after signing the contract we found that the condition of the house was not very good. There were lots of maintenance issue since it was an old terraced house, for which we had to raise many complaints. However, it all sorted out within a span of three months. They have always provided an excellent service and dealing efficiently with any repairs and maintenance. Also the team is very responsive to all the emails and concerns which we have raised. If you're a prospective tenant looking to use acorn properties to find a place to rent, avoid them at all costs. You will notice in their reviews that the majority of tenants have been unhappy with their service for multiple reasons. This portrays a very accurate representation of their poor service. You will also notice that the only good reviews they have are from people they are managing properties for. I have been naive enough to rent a property with them and have found them unsatisfactory across the board. Their deposit fees are extortionate and their communication is non-existent. I have tried to ring their number on multiple occasions without being able to get hold of anyone. They take an unacceptable amount of time to deal with maintenance issues and have the cheek to try and charge us for damages that were at the property prior to us moving in. Moving out was also a8n ordeal as they have taken months to deal with the check out report and our damage deposit, which still isn't resolved. Their poor excuse was that it is a busy period for them which is unacceptable as they know far in advance that this was coming. Yet they failed to take action. Our time with Acorn has been interesting to say the least. When we moved into the property there were minor issues which needed rectifying which we were happy to wait to be fixed as they weren’t urgent. However if you need to contact the maintenance department regarding issues with the property, don’t expect a timely reply, as a homing pigeon has a better delivery time than Acorns maintenance team do in regards to replying to emails. We expected to wait for the issues to be fixed as they weren’t urgent, but we did not expect to wait over 5 weeks for a reply to the initial email I sent about the problems. This was after sending more emails and phone calls. Do the maintenance team not read emails? EDIT: When we did eventually get a reply over the phone about the issue (when we rang up)......... The response was not very helpful either, with an excuse saying they’ve been very busy, but does it take over 5 weeks to write a two line email? Another issue arose near the end of the tenancy, quite a serious one. We received an email with an attachment of a property inspection which was carried out without our knowledge or permission, thus breaching the tenancy agreement. I rang up immediately to discuss the matter however the person on the phone was a new employee who didn’t understand the protocol etc (which I have no issue with at all) and was told that another colleague would call me on the afternoon of the same day. Well, guess what? It didn’t happen...so I thought maybe they were busy on that day and didn’t have the time. We then waited a further 3/4 days with no correspondence and sent 2 more emails to talk about the matter. Once I spoke to somebody on the phone about the issue, they then were going to send an email to me and my partner with all the information that was spoken about. Bearing in mind, this email contained all the information regarding the breach of tenancy, our full names, our email addresses and the address of the property. This email was sent to my partner and a complete stranger. Breach of tenancy and breach of data protection all in the space of week! So careless... We were told that this type of breach has never happened before, however reading the reviews online about Acorn. This could’ve happened before but the tenants have been at the property to stop it from happening...we must’ve been the unlucky ones. The compensation was also slightly disappointing as I am sure if the breach of tenancy was the other way round, the fines we would of had to pay Acorn would have been a significant amount more considering how many emails and phone calls we sent before we managed to speak to somebody! Once the tenancy had been officially ended I received an email querying a couple of things inside the property (issues I feel that it could impact our returned deposit). I replied immediately with a view that I would receive an email back about what would happen, and again, did not receive a reply. Since then I emailed 3 times asking for updates, to which again, failed to get a reply. I ask the question again, do they not read emails? It took over a week to get a reply. There is one good point about this though, the employee who gave us the viewing of the property was outstanding. Really nice and really knew how to do their job. 5* for you, fully deserved and we appreciate greatly the help you provided. .................................. After reading the reply from Acorn, I have edited the review at the top as I may not have explained it well (heat of the moment thing I guess). If it wasn't factual I wouldn't have wrote it in the review and can provide emails regarding anything written in the review if needs be. Furthermore, we did accept the compensation Acorn offered however the penalty fees we would’ve had to pay if we were in breach, would be over double what we received. If Acorn followed up in as much detail to their tenants as they do for their reviewers, they may have a couple more stars.... Read more

Prior to submitting this I have reviewed some of the comments made by others. I can confirm poor communications with regard to existing conditions and arranging repairs. Most concerning were inflated deposit deductions due to minor or non-existent damages, all of which were overturned when challenged. I would advise any prospective or current tenants to ensure they document all communications, collect photographic evidence, and be prepared to contact the deposit protection service (DPS) if deductions seem inflated or unjust. Acorn- I am severely dissapointed with the service we have recieved this year. Similar to some reviews already left here, we had inflated deposit deductions due to minor or non-existent damages. An example of this was being charged triple digits for "scuff marks", which they failed to provide evidence for. Luckily for us, this was overturned along with almost all other deposit deductions through the deposit protection service when challenged. I highly recommend using this for students in a similar position. Our property also had severe damp issues, which apparently had been an issue in the property for the last 4 years. Acorn only came and solved this issued after we mentioned the health implications it was starting to have on us. Rented a house through acorn. Final year of my degree, the least of my worries should have been our living situation. But from the start acorn were difficult. Did not feel at home from day one. In fact, they were unpleasant before we moved in! Constantly berating us about our deposit when we assured it would be done as it is in our interest to actually have somewhere to live. When we moved in, we thought the place was alright. Minus the scuffs in the floor, the sofa with the concaved arm and the dodgy chairs (which we were billed for our of our deposit money when we moved out) Fire alarms were out of date, the reason given as to why this was the case was that they were “waiting for these new lithium based alarms that with last longer”. Yeah completely cool I guess(?), apart from the fact one alarm didn’t actually work. Whenever we had an issue, their response time was awful to be honest and when they did send someone out to do a job, it was clearly just the cheapest contact job they could find. Several occasions we were left no better than when the problem occurred. For one, the door handles were falling off some doors. It became incredibly difficult to open both the living room door and kitchen door. Not to mention the fact that these are fire doors and the obvious safety hazard should we not be able to open those doors in event of emergency. But when they sent someone to fix them, they were shoddy jobs by someone who clearly wasn’t skilled as the handles fell off again after a matter of days. The next person who came to fix them could then fix the job and it was sorted. We also had an electrical problem in the bathroom with the lighting and a leak in one of the bedrooms around winter time when the rain was rather heavy. We waited weeks for it to be seen for us to be told nothing can be done. When it came to moving out we were held to a ridiculous quote, they took a ludicrous amount out of our deposit for rather petty things. A base rate of £60 per wall is actually laughable, especially when they count a window ledge as a wall. Can’t argue about some of the charges, we worked hard to make the house clean but there were things like scuffs in the carpet and cracks which we filed but didn’t paint. Fair enough acorn. Not saying we were perfect tenants, but honestly, just save yourself the time and effort. To some degree tainted my final year in Newcastle and whenever I think of that house I will definitely be thinking about the awful time I had with acorn properties.... Read more

Go with anyone but acorn properties Acorn properties are scumbags. They will hammer you for your money for fees that shouldn’t exist before you even move in, take forever to fix issues and claim they can’t fix them (lights in the bathroom not working & leak coming into the bedroom from the roof) with the house and then upon leaving unfairly take your deposit from you. I didn’t put blu tac up once and they charged me for blu tac damage to 3 walls at £60 per wall in my room alone. We unfairly lost over half of our deposit and when we contested it we heard nothing back for 6 months and were greeted with an email on Christmas Eve saying the dispute company had sided with acorns but provided no reason as to why. In response to Daniel Blenkey's review, I would like to add my own observations. I am the owner of 17 Belle Grove West and use Acorn as my letting and management agents, and find Daniel's comments far from the truth. When Daniel and three others moved into my property, I agree that the cleaners were busy doing a thorough deep clean, but this was completed in a day. My decorator was also busy making sure that marked walls were newly painted. This didn't take long to finish. At no time did Daniel or any of the other tenants complain about this, and I was there in attendance at the time they moved in. Despite Daniel complaining about the house and Acorn's management, he indicated that he and Mr Nowell wanted to rent it for another year, this doesn't seem to be the action of someone who is dissatisfied. There is a clause in the letting contract that provides for prospective new tenants to be allowed viewing of the property, but Mr Blenkey and his fellow tenants made viewings almost impossible and were extremely difficult when it came to making appointments. Mr Blenkey mentions on-going matters. I am aware that there were breaches of their tenancy contract which are still being dealt with and I am being kept informed of ongoing matters. I do not think that discussion of these matters are for the public domain. To sum up. Acorn have managed several of my rental properties for many years and, apart from this current issue, I have not had any complaints from any previous tenants. Where do i even begin... From day one this letting agent and the incompetent staff who work in branch have been nothing but problems the entirety of our tenancy, to the point where i as the Lead tenant had to get legal assistance from Jackson Law due to the company breaching data protection, and making serious defamatory libel statements against tenants. But due that matter being both on-going/not fully resolved i cant comment further. additionally we were forced to pay outrageous fees for administration and many other hidden costs when starting the tenancy, and to make matters worse after paying these costs, when we moved into 17 Belle grove west the property was in an unlivable condition, which required us to live around cleaners and contractors for the first two weeks, with no apology or financial reduction due to the inconvenience caused (as we had to move our stuff around cleaners and painters. awful). Furthermore, during the tenancy, multiple times house viewings arrived at the property without giving any notice what so ever, only to be turned away. A sloppy unprofessional agency with poor customer service are the only words I can use to begin to describe this truly outrageous company. Ending our tenancy with Acorn started badly, with them making demands of extension on our expiring tenancy, initial maintenance requests that were made upon move in were never followed up by their maintenance team, we had to make do. Having returned our keys to the office, we then received threatening emails of charges for replacement locks and requests for evidence that the keys were returned. No one seems to want to answer the phone in this agency, and if they do they're usually very abrupt. If you can pick another agency in the area, do so!... Read more

We have been with Acorn for the last 2 years and they are the best agents we have ever had in 15 years ownership. They are efficient, quick and good value. They check the property regularly and carefully and recommend appropriate action to maintain the property to a good standard. They deal with our tenants efficiently and pleasantly . They go the extra mile to ensure that any property problems are fixed speedily and to a high standard. I cannot praise them highly enough having experienced some other agents. We have always found Acorn Properties to be professional and very willing to help out with not only general admin but they have gone over and above the normal agency requirements on several occasions. We recently had a very difficult situation with a tenancy and Acorn immediately referred the problem to the MD who personally came over to the property within hours to help resolve the issue. Poor customer service, probably the worst letting agency in England. Poor management and service from staff, trying to charge tenants for anything you can imagine. The agent we were dealing with was very rude and sarcastic when required to resolve issues we had with leaks. This took on 4 months until fixed, and we had had the council involved. Apart from the admin fees, they also charge for check out fee, they charge £20 to provide meter readings, and make ridiculous deductions from our deposit with no grounds and silly excuses. If I could give less than one star I would. Acorn is by far the most unprofessional company I have ever had the displeasure of dealing with. I hope students in the future read this review and decide to go with another letting agency. We signed for a property with Acorn in March and our tenancy was due to start in July. Before signing the tenancy agreement we realised they had slipped in a clause which charged us an extra £50 for a fee we had never heard of and were never warned about. Considering the fact that we had already paid £250 of admin fees, this was unacceptable. After days of arguing, we got this fee removed from the contract. We then heard absolutely nothing from Acorn and were given no information before moving in. When we did move in, we were welcomed home by a pile of abusive letters from our energy suppliers saying we owed overdue bills. Apparently Acorn had set up an account for us "as a gesture of good will" and forgot to tell us. Essentially, we didn't even know that we were paying energy bills for a house we weren't even living in and when we tried to explain how inappropriate this was, Acorn's only excuse is that they must have forgotten to inform us and that it wasn't a big deal. The property also hadn’t been cleaned in between tenancies. The oven and microwave were filthy with left over food stains from the previous tenants. The sink was in disgusting conditions. There were bits of dirty tissue paper left all over the kitchen and bathroom. Things only got worse. When we moved in we realised one of the bedrooms was completely uninhabitable. There was mould growing from the floor half way to the ceiling. The bed was soaking wet from the damp that had infiltrated. According to Acorn's inventory (which had apparently been filled out only a couple of weeks earlier) the bedroom was in perfect conditions with brand new furniture. Having looked through the inventory we realised that no one had actually visited the property before filling it out. They got everything wrong, including the colour of our front door. It was ridiculous of them to argue that they had visited the property when one bedroom was entirely ruined by damp and the others were missing half the furniture listed on the inventory. It took months for us to rectify the issue with the damp. The tenant who was meant to be living in that room had to move out as it was unhealthy for her to stay in the room, especially with a wet mouldy mattress. Acorn argued with us for ages saying it wasn't their responsibility. We got no understanding from them and wasted a considerable amount of time arguing. Things got a little bit better when we got a representative of the City Council involved. She concluded that Acorn had to carry out significant repairs. Acorn did this by repainting the room, buying a new mattress and putting a dehumidifier in there. But then they told us to pay for 8 hours of heating a day that way the damp would dry out. This did not solve the root of the problem and ended up costing us a ridiculous amount in heating bills. The bedroom remained cold and damp with peeled paint and damp stains everywhere. Eventually we got sick of arguing. We agreed to their terms and did what we could to keep the bedroom dry. From there on everything that could have gone wrong with Acorn did go wrong. The staff was never helpful. Rather they were elusive, rude, condescending and very quick to blame us. All we ever heard was that they had no responsibilities and we had to take care of everything ourselves. Despite us doing everything we could to improve the house and make sure it was in a good state, we were completely ripped off when it came to getting our deposit back. They found a couple of faint blu tac marks on one wall of one bedroom and demanded enough money to repaint the entire room. They also found some dust and demanded around £200 to have the entire house professionally cleaned.... Read more

Acorn were the most horrific estate agents I have had the misfortune of coming across. From day 1, the agency misled us in terms of the condition of the property, leading us into signing a contract under false pretence and empty promises of replaced damaged furniture. The end of tenancy clean from the previous tenants was not carried out, nor was an inventory. When we moved in at the beginning of our tenancy the house was filthy, and ridden with damp, which acorn insisted on calling 'condensation' despite black mould on the walls and all over the mattresses. One of the mattresses was so bad that it had to be replaced, which finally happened 4 months into the tenancy. Problems in the property were not fixed, they were horrendous to deal with, not responding to complaints and claiming that emails that had been sent had never been received. Acorn attempted to claim some of our deposits on the basis of dirt and filth in the property that was already present before we moved in. I used this company to find a tenant. They found one but got the paperwork so wrong that they told the tenant to pay the rent into someone else's account. Acorn also paid the deposit into the same wrong account. They denied any liability for five and a half years despite the correspondence confirming their error. I had to sue them in Court. Even though their error was so obvious and conformed in correspondence, they used a Solicitor against me. They turned up to Court with a Barrister even though I was representing myself. Despite their arrogance, denial and belief that they are always right even when they are clearly wrong, I won! Do you think I would recommend them? Reading the other reviews it seems like I'm not the only person to have a bad experience here. There are much better and professional agents, so no need to use them.... Read more

Acorn Properties are the most unprofessional company I have ever had to deal with. Initially numerous things in our contract were incorrect, when we renewed the contract with them they simply crossed items out in pen instead of re-writing. The cost of renewing the contract was upwards of £600, for them to scribble things out in biro. The staff were extremely rude and abhorrent. Initially on viewing properties we were treated with disrespect as the estate agent unlocked a house and then returned to sit in his car not showing us round, and he told us 'it doesn't matter if you like it, someone else will buy it and I will still get paid.' We contacted them with several issues regarding the house (damp, no hot water, alarm systems... etc) when we couldn't get the landlord to deal with it and they were extremely unhelpful and simply told us to keep trying the landlord. Another occasion I asked them to print out the contract twice, so I could have a copy and my guarantor, they refused and only with pressure would they actually give me a copy. When we questioned them about certain clauses, they appeared clueless and it turns out we knew more about their market than they did. As examples; They attempted to force us into extortionate rent changes before they knew the figures of inflation that they could put the rent up by as written in the contract and they informed us that we had to sign a new fixed term contract, despite it saying in the contract that we could let it run on a monthly basis and when we brought this up, they threatened us that they would cancel our contract, despite them not actually being the Landlord. They informed us at 1 minute to closing time by text that we had a viewing for the property the next morning, despite us not knowing that it was even on the market as we had told them we were staying. As students we feel that this company is attempting to prey on the people who have never rented. They charge obscene amounts, much more than the competition for admin fees and yet as aforementioned we found their administration skills to be lacking. Please heed my warning.... Read more
