Me and my partner have just recently rented our first ever place. Northwood Bristol have made this so so easy for us. They are all so kind, patient, friendly and very quick with replies to any of our queries. I have to thank Dan Gladders. He’s been the biggest help in our move in. The help and support he provided was phenomenal. Despite our stresses and anxiety for a first time move he was so patient and allowed us to relax. Replying to emails and calls with such care, providing excellent knowledge to our questions. Thank you to all the other Northwood staff we have spoke to. Everyone has been an excellent help. The other 2 were nice enough but Hannah came across so well, I felt very comfortable and reassured by her open and honest way of going about things. The bonus was Northwood offered better costs too. Northwood Bristol is the best Letting Agent I have used in 10 years.
Preparing a property to let and finding a new tenant when you don’t live locally can sometimes throw up extra challenges. Nothing was too much trouble for Hannah who was professional, friendly and empathetic throughout the whole process.
Victoria, the viewing agent met six potential clients and her feedback was professional and extremely helpful. A big thank you to Divine who jumped in her car at short notice to run an unexpected errand for me.
I will always use Northwood Bristol from here on for Tenant Find service and when the time comes I will not hesitate to hand over the reigns of managing the property to them.

Hannah, Mathew, David and the whole Bristol team really do a great job with various levels of services offered by Northwood. Its very reassuring to have their wealth of knowledge, experience and expertise to guide me when letting my property. I have used Northwood for many years as I am always impressed by the friendly communication, guidance and advice as well as the more technical services provided. Like the 360° virtual viewing video produced and the detailed inventory.
And I will definitely use Mathew as a pre check out/ vacate again. I think the presence of a professional helps to ensure tenants view vacating property a little more seriously. Resulting in smoother change over of tenants. And more full deposits returned to tenants as they are then aware/reminded of things that need to be done .

Lucy, Matt, Matthew and Hannah have all been fantastic when helping me let my property. They respond to queries quickly and helpfully, and have always endeavoured to keep me informed when there have been ongoing matters.
Unlike some of the other agencies I spoke to, they were keen to let the property at a fair, rather than predatory, price. They emphasized the importance of building a good relationship with a tenant so they are likely to stay, which is important to me. Their fees are good value.

I had been on the property hunt for longer than I'd care to admit. Trying to relocate to the UK from Ireland and with pets was proving beyond frustrating, I often was close to giving up.
I've dealt with so many agencies and sure, you might a polite response here and there but you know you are just a piece of data!
With Hannah and Lucy from Northwood my experience was the opposite.
From the very first phone call, they were professional and above all really empathetic. I knew instantly I could trust them and I had faith that they truly had my back.
Whether I got the place I was viewing or not, I was ready to give them a glowing report. I did secure a STUNNING apartment and I am so happy BUT truly the service, the customer service provided by this company went above and beyond.

I have found Northwood's Estate Agents to be excellent.
A lot of organisations are good, some bad, others terrible but when you find a company who have staff that are not only helpful, but polite, responsive and good at what they do, well, that's a rare thing in my book.
Great value for money as well with competitive rates.
Matthew is a very helpful member of the team there and I appreciate all the work he's done, also Hannah, the Office Manager is friendly, polite and knowledgeable.
So refreshing to find this in this normally harsh environment of work.

Have recently moved into a rental property with Northwood. I used Northwood Estate Agents for when I moved down to Bristol for work. I was new to the area and I hadn’t rented since university. On top of that I was quite new to many things such as bills etc as at uni I had all this taken care of with my monthly rent.
I was nervous at first however the team at Northwood were excellent. They put me at ease immediately and took all the pressure of moving in off me. It was so easy and checking out was just as easy. “Anyone can sell a house these days, but not anyone can sell your home.”
This is what I discovered when my mother aged 89 needed to downsize her 4 bedroom home.
It took real empathy, compassion and human understanding to pull this off, something that I have to be honest I never associated with Estate Agents.
It felt different from the start as the first meeting was not about the house at all, but all about people. Mr Vann the Director, who I now know as Dave insisted on meeting my Mum and myself. I don’t think he looked around the house or gave the valuation a thought. I remember thinking that this was Smart as my Mum took to him and trusted him from then on. I came to realise that this was usual for Northwood in that they really seem to understand the true value of a home is not just the price they can sell it for but the memories it holds for the owner. Moving people, selling memories…. It is emotional…. Well it certainly was for Mum, and didn’t she let me know!!
Now I don’t know if this is a thing, but I believe Northwood should call themselves ‘Down size Specialists’. Her house had been sold twice previously before I met Dave, but she never ended up moving. This did not phase him as it would have me…. You see, I saw my Mum as difficult, but he saw her as frightened. He had clearly seen it before many times and knew exactly how to proceed….With a light touch.
With nothing to lose, and assurances there would be no pressure to move, they marketed the House and showed people around her home, while she was out…..They even insisted all potential buyers took off there shoes….So they listened to Mum as well!!
I could go on but I fear you may suspect I work for them….However there is one more important thing to mention….The unique service we received was not from the Director alone, but all the team, many of whom we only spoke with on the phone. In fact it was them who probably did most of the heavy lifting. So thank you Lilly and Matt with an extra special big thank you to Hannah Drummand, the office manager who was our main contact…..My Mum has gone through many emotions through out this process and she was the constant voice of calm, reason and reassurance…….Thank you for selling her home…. With secured and boxed up her memories, she is ready for another adventure.

Unfortunately I cannot recommend Northwood Lettings mainly because of the actions of the agent that we dealt with, Mr Matthew Hodge. When it came to addressing the legitimate concerns we had about our deposit mysteriously not being released back to us for 20 days, Matthew proved to be incompetent and rude. All we asked of him was to dignify us with an answer but he never answered our emails. We had to resort to employing a litigator. Conveniently, Mr Hodge claimed to be away on holiday when the litigator tried to get in touch with him. I am 7 months pregnant, which Mr Hodge is aware of and I really could have done without the stress. Considering we’ve been dutiful and respectful tenants we are surprised at such unprofessional behaviour and urge anyone to think twice before renting with Northwood.

Sadly, I had a really terrible experience trying to rent a house through Northwood.
First when I looked around the house, I was shown around by two people from Northwood, who told me that as the first person viewing the house, it was very likely that if I put in an offer by calling the office as soon as the viewing was over, I would get the place. I was told specifically there was no need to send an email.
So I did just this and called the Northwood office and registered my interest in renting the property. I was met with a friendly "yes, that's fine. I'll register your interest with the landlord and get back to you." I asked whether I should send an email to back up the offer and provide some evidence, but the agent said "there was no need."
I received a missed call later that day from Northwood at 4pm, but when I returned the call 15 minutes later I was told that the colleague looking after the property had finished for the day, and to ring back tomorrow. When I rung back at 10am the following day, I was told that the landlord had gone with someone else.
When I asked why, the agent said that "it's because the landlord received a nice email from a more suitable couple."
When I stated that we were the first to submit interest (as was confirmed the previous day) and I was told twice, explicitly, that sending an email wasn't necessary, the agent just said "sorry, the landlord has chosen to go with someone else."
Overall, this was an incredibly frustrating experience that not only showed me that these estate agents aren't professional, they're perhaps incompetent too. Wouldn't recommend.

I'm not really able to comment on their services as I do not use them but I am a neighbour to a property they manage I thought property owners looking for someone to manage their properties might be interested to know that Northwood will allow tenants to smoke copious amounts of weed within the property. Even after being informed several times that it is happening. I dread to think what all that smoke is doing to the curtains, carpets and walls.

Yesterday I was made aware that that same smoke alarm was due to be replaced by 2012. And that’s only the tip of the iceberg as I could go on and on will all the other nonsense they’ve put me through.

A bunch of idiots! Twice in a month breached the contract entering the property without notice (“sorry miscommunication of our team”) and giving the key to a builder that entered the property without letting me know and trashed the flat(“sorry we forgot to let you know”). Once they called to double check if I paid the rent when for the past 8 years I’m paying direct debit so money goes out automatically (“sorry mistake from our end”), another time they tried to bill me 50£ fees coz agent didn’t manage to gain access to the property for inspection (“sorry keyfob didn’t work so need to pay a fee for the agent to come again”) I was at home waiting for them and I’m pretty sure the agent went to the wrong address or had wrong set of keys as the next time the keyfob was working fine! And I could go on...
What services are we talking about? Since signing the contract in 2010 I only heard from you every 6 months for the inspections ( I don’t even know if you are coming for those inspections coz you don’t bother to leave a note or to let me know that an agent visited the property!). Every single year after the contract expires it’s me that I have to call to request a new contract. In 8 years I called twice. Once requesting a plumber as after coming back from a holiday there was mess coming out from the toilet and your response was “ put some towels on the floor”! and the second time when the heating stopped working in winter and your response was “ buy electric heating”. In 8 years no one carried out any maintenance in the flat whatsoever and I never complained about that. On one occasion one of your agent came for inspection with a trainee and started to pick on the furniture “ oh there is a chip on the washing machine! “ The washing machine is mine as the rest of the furniture, the flat was rented out unfurnished! I mean...c’mon!
If anyone is reading this comments please note that there was no meeting so they are lying about this as well.

Please landlords if you care at all about your tenants do not use Northwood's guaranteed rent scheme. It gives them total power to evict tenants and find new ones every time the fixed term contract ends as then they get a new set of agency fees. Surely you want tenants who will make your house a home and treat it well rather than new people coming in every six months and ruining the place. We moved in to a guaranteed let property and when we arrived Northwood had left all of the carpets soaking wet so that the whole property smelled bad. There were no exctractor fans anywhere so the property was very damp. Holes in the walls where vents should have been led to mice which Northwood refused to deal with even though pest control was stated as their responsibility in the contract. After a year in the property 2 housemates wanted to move out and the remaining 2 found people to replace them. Northwood were going to charge £600 to update the contract with the new names. When I simply asked for a breakdown of what this was paying for (I work in housing so I know that this would be a 5 minute job) they began to reel off made up fees while speaking in a baby voice. I asked to speak to a manager as I was so upset at this point, at which point Northwood hung up on me before calling back five minutes later to state that the landlord required the property back as he was not happy with the state of the property during the last inspection. Unbeknownst to Northwood we had the landlord's phone number as he had stopped by unannounced. We rang him and he was on holiday in Spain, had never seen the results of any inspection and had no idea we were being evicted. After all this Northwood tried to take £1000 from our deposit for a professional clean of the house even though we had left it cleaner than we found it and the contract did not require a professional cleaning service. Luckily I had taken photos of the house before and after and could prove they were lying so we were successful in getting the full deposit back, but only after we went to the deposit protection service. This was the most degrading and cruel agency I have ever had the misfortune of encountering. They are both vindictive and money grabbing and do not care at all about basic human decency.
In response to your response- I would not call forcefully evicting someone from their home a 'check out' - we were nearly left homeless by your appalling and abusive staff. Have you stopped charging £600 to change a name on a contract now? Most of your reviews are from landlords, who I'm sure are unaware of how awfully you treat your tenants.

I have rented my flat in Bristol with Northwoods for the last 5 years.
Northwoods have exceeded my expections with their professionalism. If there is every a problem then they are very fast to react and solve/fix it. Recently my flat flooded over night and Matt was there at the drop of a hat with a mop. They handled all of the insurance and I haven’t had to lift a finger!!
I chose the guaranteed rent option as it was more than enough to cover my mortgage etc. This gave me piece of mind even if a tenant wasn’t living there.
They do 3 monthly inspections which means that they keep your property in good condition, they take photos of everything so they know what the condition was like when you first hand it over to them.
We recently bought another flat to rent in Bristol and within 2 days of signing the contract we had received our 1st months guaranteed rent!
Can’t say a bad word against them.

We moved into a flat in Central Bristol just over two weeks ago now, and Northwood have been very helpful and friendly throughout the whole process. They are prompt with communication and will do anything they can to make your move easier for you! The online service they offer for maintenance requests is also really useful. Would definitely recommend!

This was my first experience of selling a house and I could not have put the sale in better hands than those of the Northwood team. They were excellent throughout the whole process and only too happy to help whenever I had a question, a request or needed an explanation of something that I did not understand. The staff always got back to me exactly when they said that they would and all the paperwork associated with the transaction was dealt with in an efficient and timely manner.
A particular mention should be made of Hannah, the office manager, who went well above and beyond the call of duty in chasing up a number of outstanding matters in the final few days of the sales process, and also of Matt, whose attention to detail in the photography and marketing of my house helped to sell it more quickly than might otherwise have been the case.
Selling a house whilst buying a new one to move to can be a stressful experience so it was welcome to know that my sale was in such reliable and capable hands.
Thank you again for all your hard work and efforts. Should I ever be in a similar situation again I would not hesitate to use Northwood.

Efficient, proffessional and friendly service by Matthew Ward throughout the tenancy application. Within a week of viewing the property we were moved in and the agency fees were the cheapest we had come across. Income/payslip/ reference checks were done by Lucie Fizkova which was also completed extremely quickly.
We phoned up about a missing window key and within half an hour Matthew was round and checked every window in the house to make sure we could open them. Would definitely recommend this estate agents.

Northwood Bristol looked after our property for a couple of years on their guaranteed rent service and found the best tenants that you could imagine. After this time the tenants decided to leave so we thought that we would take the opportunity to try and sell the house. The tenants had looked after the house so well that we actually sold it through Northwood at the first viewing! The team here are always so helpful and nothing is too much trouble, as nervous first time Landlords we could have not had a better experience.

Agents don't get more morally bankrupt than this! I have had the displeasure of dealing with this company as a tenant. If you are a landlord and you care about the fair treatment of human beings, go elsewhere!
We were renting a property and requested to change 2 tenants, who we had found ourselves, due to 2 people moving out. They wanted £600 to change 2 names on a contract. When I asked what these charges were for, I received patronising and inadequate answers.
Realising that we going to stand up for ourselves, they claimed that the Landlord wanted us evicted due to the recent inspection report, and served an eviction notice. However, said report DID NOT EXIST (there was only an email with 5 bullet points (nowhere near the thorough report we had seen after the first inspection)), and I later spoke to the landlord WHO WAS ON HOLIDAY IN SPAIN AND HAD NOT SEEN ANY REPORT NOR WAS AWARE THAT WE WERE BEING EVICTED.
Northwood Bristol are corporate parasites and professional liars. They fed their profit from our misery, after we had kept the property in good condition (as evidenced by the full deposit being returned to us after the tenancy) and we had paid rent on time every month.

Unfortunately a terrible experience with Northwood. Hard to get hold of with empty promises of a call back and was not kept up to date on the status of a house we had signed for. After we had signed and paid agency fees for a property, over a month later whilst waiting for a move in date, we were told the landlord no longer would accept a pet which had been agreed previously - hence going ahead in the first place. In my opinion this was an excuse for something else, whatever it was, we should have been informed much earlier before paying out any money, and completing hours of paperwork.

They advertise properties far in advance when you can't even book an appointment for viewing. They don't even know when will the property be available to view. They take your details (as many times as you call them because they can never find you in the system) and never call back. If you need something urgent, you better contact some other companies.

Our experience with Northwood was nothing other than positive. All aspects of our letting and later sale were handled in a very profesional and prompt manner. The dealings were always very friendly and personal. I would not hesitate to use them again in the future and would highly recommend them to anyone selling or letting their property. The people that well deserve the mention in this review are Emma and Siobhan who provided us with an outstanding service throughout and made the whole experience a very positive one.

I previously wrote a review about Northwood Bristol in a negative way about damage being caused to my property. Since then they have rectified the situation and gone over and above what I expected of them. They listened to my complaint and I have been given my property back in A1 condition. I have now concluded business with them and am relieved it has all been dealt with and I can move on.

Northwood are my current agents and they treated us really well when we moved into our property with no complications. As this was our first time renting we found them very helpful and accommodating.
A couple of months into our tenancy the washing machine broke down, we reported it to Northwood and they arranged to have it fixed the following day, perfect service!
I would definitely recommend them!
