We popped into CJ Hole to ask if they could look out for properties for the three of us, and a month later they got in touch with a perfect house and helped us to get the deal over the line. CJ Hole have provided excellent service throughout. The email notification service kept me informed on a daily basis of when a suitable property became available; which as anyone looking to rent is crucial due to the rate at which nice properties are let so quickly. It allowed me to very efficiently evaluate if a property was suitable for me and create a shortlist of properties I would like to see.
Callum was a superb agent to talk on the phone and to personally show me round the properties I had shortlisted - I couldn't have asked for a more affable, knowledgeable, friendly and well informed guide. He was extremely familiar with all aspects of the premises and potential tenancy and was able to answer every one of my questions about the building and local area. Thanks to him in particular!

Cam and Danny were a pleasure to work with. Within a couple days of identifying a property that my significant other and I loved, we were able to get a tour, submit an offer, and put a holding deposit down. Very painless and took a lot of guesswork out of moving to a new country.

Avoid at all costs. If you’re looking to buy, they will arrange viewings and not turn up at all (I learnt this weekend after having to walk 40 minutes to and from the property). They will leave you waiting at the property and after I called up to check where employee Liam Lorentz was, I was told the person on the phone was going to check where he was and ring me back to let me know when I could expect his arrival - shockingly they never called me back and just left me waiting on the street for nobody.
I asked my friends and family their experiences with CJ Hole and all had terrible things to say - AVOID AT ALL COSTS.

Never go with CJhole as a tenant!
My partner and I have been left liable for several hundreds of pounds for emergency repairs for the water storage unit as it wasn't an "approved engineer." They insisted that as we did not contact them to arrange the repair, this wasn't their responsibility (how can we contact you at 3 a.m. on a Saturday when a pipe has burst?!).
After moving out, because Vital Energi insisted on using our property, they left me on the hook for the energy bills. I am not authorised to complete the change of tenancy form (only the landlord/estate agent can), and I have asked several times for this to be completed since moving out.
I never leave reviews, but I am so frustrated with CJhole's treatment and inaction that I feel compelled to warn people.

When asked about our conversation 5 months later when the property was sold he conveniently forgot our conversation and just said look at the contract. Absolutely abominable service, can't believe how utterly incompetent a business can be. We used CJ Hole for a letting and they are a really good example of why estate agents should not exist. Extremely frustrating for both us and our tenants. We stopped using them, but now struggling to get hold of some basic compliance information from months ago, makes me wonder if they ever completed the checks they needed to...avoid with a very large barge pole!

Terrible service- I can't say if this is reflective of the company or if we had a particularly poor agent, Cameron. We were proceeding to buy a house that had catastrophic issues with it that were only revealed to us by our brilliant surveyor, Domestic Surveys, including a loft conversion that had been done without building regulations, altering the structural integrity of the roof and ventilation. We found out that we were at least the third sale in a row that had fallen through, and felt that the agent was not transparent with us about the issues of the house and why the previous sales had fallen through. The online listing itself was completely inaccurate, describing the house in 'excellent condition', simply untrue. We felt misled and for the repairs that needed doing the house was hugely overpriced. Following our survey results, we contacted our agent to say we couldn't proceed with the sale at that price, but from that point, our agent became suddenly very uncommunicative, whereas in the early stages of the sale, he had been persistent in his communication, curt and pushy. Replies to emails were sporadic, then we received an out of office saying he was on holiday and wouldn't be responding to his emails until his return, which he had not told us in advance, despite it being such a crucial time in the process. Then we checked the listing and saw that the property was put back on the market for sale, without informing us first! We noticed that after the house was back on the market, yet another sale fell through. We can only assume they are hoping some unfortunate person will buy without a proper survey and won't know what they're getting themselves in for.
We have since successfully bought a house with Richard Harding, and the difference in the service we have received is worlds apart.

Completely incompetent. After 5 months of correspondence and a monthly management fee of 9% of the rental yield, CJHole have failed to organise the replacement of a singular oven. I have even had to purchase the requested oven directly myself online only to be told that it doesn't fit.
This has left the tenants and myself completely dissatisfied.

So then I done more research and found a number for the local CJ Hole Southville and spoke to an agent. Property was still on rightmove but sadly no longer available. I expressed my disappointment, the agent said ‘Excellent!’ :-) I was like wow what. Anyway, what a service, zero stars from me.

Trying to move into the area and get a rental property right now is an overwhelmingly mammoth task, in the current climate. So, I'm honestly so grateful for the support and communication that we had with Quaid. Ultimately, this meant that we were able to get a lovely property within our budget and in our ideal location. Also, CJHole were really inclusive with the flat hunting process as they allowed online/virtual viewings. This was so important for us as we're currently living 6+ hours away in mid Wales.

The worst experience with an estate agency in my life. Within 3 months since the tenancy started they managed break the contract by letting stranger into our property without any notice. Also They gave away our personal detail to 3th party which has been opening and closing contracts in out names. They are no flexible at all and if you need something you have to go to the branch in person. I'm finding this agency stress and trouble making and not reliable what so ever. They have no boundries and lie is what they do. After moving to the property it took a year and half to sort all issues. On the end the landlord went with different agency after we talk and found out that they have been also lying to the land lord about issues and the state of the property.

Renting in Bristol is tough at the time of writing, and had been looking for at least 3 Months.
I have applied to many properties and state agents with many of them not replying to my messages, moving and cancelling viewings as they wished in a very disrespectful manner. A lot of them ask to complete long forms with all your personal information and even ask for bank statements just to apply for the property.
At CJ Hole the process was easy as replying an email with just a few details and the response was very quick after that. My experience by email and phone with their staff was always positive and friendly which really makes a difference when finding a place to live in.

I had the opportunity to visit a property and being accompanied by Mr Mitchell Moss.
I cannot stress more how helpful, professional and friendly he was, from before the viewing to the last goodbye.
Mr Moss kept a very efficient communication with me at all time, answering my email enquiries in less than an hour, always. He was professional and cortes. The property was mistakenly taken off the market and on again but he was there, reassuring that everything was fine.
On the day of the viewing, he was waiting for me, he knew my name and said it properly (what a satisfaction). He was very helpful, giving relevant information about the house, and answering my questions. I know that under this difficult situation (covid), it is not very easy to do a viewing, but he was always a step in front of me, opening every door for me, showing every cabinet and talking about extension opportunity, etc. Even after the view, he asked me to please send him any question about the property as I would have his professional email.
He was polite, appropriately dressed, wearing a face mask, and I felt comfortable at all time.
To sum up, even though I would not make an offer on the property for different reasons, I will not doubt to contact him again as soon as I find a property suitable to my needs.

Our over all experience with CJ Hole was positive. We needed to get the house on the market quickly and they managed to turn that around for us in a couple of days. They where able to get us an acceptable offer in just over 4 weeks even with the challenges of COVID 19.

Mitch was super helpful in my listing and viewings and helped with all issues.
Once sold the support were great. There were some challenges from my buyers solicitors (pays to spend good money on a decent solicitor and not go with the cheapest) but Hollie supported me and chased daily to ensure It all went through.

We have now finally sold our property, but at every stage of the process CJ Hole made things difficult - or simply did not provide a service at all.
When raising a complaint to their branch manager, I asked him why I was receiving better service, better communication and better advice from the agent we were buying a house through. His direct quote back was: “We have significantly more properties to deal with, we cant be expected to provide that level of service”.
This sums CJ Hole up to a T – they pile them high, getting as many houses as possible on their books, and don’t bother with customer service, knowing that a hot market will allow them to sell properties regardless.

However, once we were on board the professionalism dropped somewhat - this may be down to it being a busy period but the communication throughout was quite poor and we were disappointed to have to chase them at every step. I dealt with the Southville branch of CJ Hole in the viewing of some houses in BS3 and the subsequent purchase of one.
My phone calls to the office were always answered and they were able to book me in for viewings within 48 hours of each call and were flexible around my working hours.
Sion was particularly friendly and polite both on the phone and in person.
I also dealt with Ben and Matthew on the phone and over email who were prompt and comprehensive with their responses. Plans and time frames were adhered to and the whole experience was painless.
My only suggestion would perhaps be having a FAQ sheet regarding each property for prospective buyers covering some basic information e.g. age of the boiler and heating system, who the neighbours are, dates and details of recent work etc. However all of these questions were answered during or shortly after the viewing so this wasn't a major issue.

Charge £150 check in fee for a rental, didn't give us the door code for the building or even tell us we needed one on the day we picked up the flat keys from the local office. When we arrived thhe previous tenant was still in the flat, not fully packed and hadn't cleaned up. The first few days of moving in we had to clean the place ourselves. The landlady apologised but cj hole didn't offer us a refund on the check in fee despite there not being one.

Called up to ask for property details, and the agent told me to NEVER ASK AGAIN. He specifically mentioned there will be more properties uploading shortly and tell me DO NOT ENQUIRY AGAIN.

It has got to the point where I have had to contact the council to do the repairs.
I have previously had issues with CJ hole sending unannounced contractors (with keys to our house!) On several occasions.

Worst estate agents I’ve ever dealt with. Their estate agent knew nothing about the property they were selling, when I called the office for info they were very uninterested in my questions. We were ready to put and offer in when they called back about my questions but instead dodged my calls and accepted and offer from another buyer and never even contacted us!! Poor service and attitude. Would be very reluctant to go through them for anything.

Georgina Barnes was very helpful, but the move in wasn't great if I'm honest. I moved into a dirty room, with flies on the windowsill, dust all over, stains in the toilet and a mattress and bed that must be 15+ years old and is completely knackered! On complaining about the state of the furniture in the room, their reply was 'Well you've letted it as seen'. I'm sorry, but I don't know many people who will try out a bed on looking around a room. I then told them I have a bed myself and would like to swap it, to which the response was 'well you have to get rid of it yourself now'. Fantastic. I've got rid of the bed, but have had to use the same mattress for a couple of days. It's been severely itchy and I've now got a rash on my back/chest from it. The maintenance and upkeep of these shared houses, managed under CJ Hole are disgusting. It really does show why a Landlord should take charge of their own properties, as it reflects badly on them. I'm happy at least that the housemates are great and that after a bit of TLC and a new mattress, I'll be happy. I won't be using them again after this tenancy.

Me and my son my arrangements to view a room and the girl did not turn up, lucky the chaps that live there showed us around, he pointed out some damp which had been dealt with but as still waiting for council sign off was surprised that it was still being advertised, when I came out we phoned them to be told nothing in the calendar, went to speak to them that same day about the problem and was told would get a call back on Monday, Monday came and went called again on Wednesday to be told they would call me back, still no call went up on Friday to put deposit on room and to see what was happening to be told it had been let to someone else, absolutely rubbish service will not be using them again or recommending them to anyone else, by all the comments it seems to be the letting side that is failing

If you’re looking for a seamless and supportive service when buying a home then I cannot recommend CJ Hole Southville enough.
Not only did they understand what I was looking for, they managed to recommend me a property which ticked all the right boxes. Ben and Grace both met me to view the home at relatively awkward times due to my work hours. Nevertheless, I was always met with enthusiasm and allowed as much time as I needed.

Have recently moved out of a rental house that the Southville branch let and managed, I rented the property for 3 years.
On the initial viewing we were told all white goods were included. This was incorrect, cue complaint 1 and a refund of the check in fee of £150.
The inventory we initially recievied was the check out report from the previous tennants...IE out of date. Eventually recieved the correct version after chasing the agent multiple times.
In the first year several repairs were required, most were minor, but still took many weeks and in some cases months to fix. However there was a more major problem with a leaking sewage pipe from a toilet. Although these were not necessarily the fault of the agent I had hoped they would be more proactive in chasing the landlord on my behalf. After providing documented evidence of the waiting times for repairs they did waiver the renewal fee on our contract.
Finally when we came to move out we reminded the agent that a fridge/freezer was not included with the property. On the one occasion we were in while C J Hole were conducting a viewing for a potential new tennant we heard them state explicitly that all white goods were included. We obviously corrected them but I can only hope for their sake this was an honest mistake rather than a blatant mis-selling.
I'd recommend that if you are renting a property from C J Hole Southville that you use email so you have a record of communication, these were answered pretty quickly. I found that the lettings manager Luke was the only person worth talking to for any rental issues. Also don't be afraid to complain...after threats of taking legal advice from the Citizen's Advice Bureau my repair requests were resolved.

Literally the worst estate agent experience I've ever had. First property we lined up to see they 'didn't put it in the calendar' and when we had travelled FROM LONDON to view it and were standing outside, we called and were told it had been let. With no apology. Found another to show us which we liked, and zero follow up. Wouldn't touch them with a barge pole now. After reading some of these other reviews feels like we got off lightly!

One of the worst property renting experiences ever. Extortionate fees, absolutely no work ethic, never chase up problems in the property - we still have a leak through the ceiling under our shower a month after reporting it with no action taken - and just terrible customer service. They just seem to be a bunch of extremely lazy individuals potentially with too much on their plate but absolutely unable to organise their way out of a paper bag!
In summary, id rather hammer nails through my foreskin than use CJ Hole again.

I advertised my property through CJ Hole and they were great, did an open day and I got lots of offers within a few days. It was a very easy and enjoyable process. Unfortunately I had problems buying a house. 3 attempts failed, through no fault of my own, got caught up in chains etc and was generally just unlucky.
Throughout this time, almost 12 months, I liaised with Stan Pitman in the progression department. I don’t think I would be where I am today (about to move to a lovely new home) if it wasn’t for him. He has offered nothing but support and understanding, had kept my buyers on board this whole time (a miracle I would say) and his advice has been invaluable.

I lived over a decade in London and never once had to pay fees even half as high as these jokes. 200 quid or so I accepted as annoying but normal, these guys sting you for well over double that. What do you get for your money? Basically nothing. If the upstairs flat floods your entire living room, expect it to take about 6 months to sort out, with you doing most of the chasing. If the fire alarm randomly going off in the middle of the night, expect this to happen numerous times over several months before anybody bothers fixing it. Etc, etc. After this horrendously expensive registration and dismally appalling service, they then proceed to put the rent up, and tell you if you don't like it, they'll evict you. Impressive achievement here, they actually make Foxtons look desirable

I recently relocated to Bristol for work, Cj Hole-Southville were amazing, they had me out looking at properties that very same day, the agents were very knowledgeable, friendly and just a pleasure to deal with. I found the perfect place for myself and my partner and Cj Hole had us ready and moved in two weeks!! I bought a house through the Southville branch recently. It wasn't an easy process due to the (bank-appointed) solicitors involved being somewhat less than perfect. However, CJ Hole's assigned Sale Progressor, Ollie, was incredibly helpful, proactive and reassuring. The sale went through roughly on time - which I regard as a minor miracle - and I have Ollie and the rest of the office staff to thank for that.
When I eventually come to sell this house I'll be using CJ Hole.

Tenant review; Poor. Never once did an inspection in 15 months due to cancelling or pretending it was never booked. Messed us around a lot. The only estate agent to try and charge us after the initial 12 months to renew the contract, £90 to print a piece of A4 paper. Luckily the landlord was happy for us to continue a rolling contract. No notice to move out given, we found out when a for sale sign was banged up outside at 6am!

I attempted to rent a property through Cj Hole Southville approximately 18 months ago. Never again. Full of unprofessional youngsters who have no real experience of letting properties and only have a job because of the housing crisis in Bristol. Any idiot can show somebody a flat and these ones struggle with that. They can afford to be flippant, miss appointments, charge crazy fees and generally not give a f*** because of the state of the market. Also as an added bonus they flood my home with flyers telling me to use them!!!!!!!! I tried on three occasions to view a flat with them, leaving work early on one occasion and none of the times did I gain access through their combined incompetence. Have recently used the CJ Hole in Bishopston and they were a very much different experience and I write this review so others may see that not all of the CJ Hole agents in Bristol operate in the same manner. I also believe this was the CJ Hole branch who sent multiple letters to their landlords telling them to increase their rent...... Lovely practice

Rented through the Southville branch of CJ Hole recently Jamie and Chris made the process as easy as possible, they were able to arrange viewings later than any other agent was willing or offering to do. During the referencing process all of the lettings team were happy to help us with any qeuries, when we moved to the property it was clean and tidy, i personally would highly recommend anyone looking to rent in the Southville area to contact this agent.

What a shame this greedy company wrote recently to all its landlords to suggest they put the rent up on their properties, and capitalize on the fact that renters will pay in the current market. Renters in Bristol at feed up with being done over by bad letting agents, extortionate rents, poor quality housing. Big estate agents like CJHole must set a fair example and stabilize the market rather than exploit tenants who are already at the limit of what they can afford.

CJ Hole destroyed my spirit to such an extent that I barely have enough left to write this review.
Here are some of my favourites, or at least as many as I'm able to write before the last of my remaining, withered soul has drained away...
- They straight up lied to us, several times.
- There is literally no communication between the staff members.
- We had to ask/remind/hassle them repeatedly for just about everything, unless it involved us giving them money (then they were unsurprisingly efficient).
- They missed appointments without giving notice
- The ceiling in our house was literally, actually, falling down and they did nothing.
- The person you need to speak to? Oh sorry no, they're not available.
- Hidden charges.
- Deceptive contracts.
- Unhelpful.
- Rude.
- Can't count.
- Pretty sure one of them was wearing his dads suit.

- Unbelievably bad communication from untrained, inexperienced staff who (through no fault of their own) are frankly out of their depth dealing with such an important part of peoples lives. I went for days and over a week at one point trying to contact the progressions team who seemed incapable of simply returning my call for a status update.
- 3 buyers pulled out at the last minute due in no small part to CJ Hole's lack of momentum and basic understanding of property (getting builders quotes for work that was not required due to not being able to understand comments on a homebuyers survey).
- I was repeatedly asked to provide the same information over and over after providing it on the first request.
Utterly, utterly terrible experience I would not use this agent again nor recommend them to anybody.

If you would like to deal with adults, or simply individuals who act like adults I would strongly recommend not dealing with this company / branch. This branch is a circus of spotty teens in cheap suits. It is a huge shame that CJ Hole own so many properties south of the river. If you are looking to rent / buy I would strongly recommend reevaluating your needs before dealing with CJ Hole. I understand it is easy to point the finger and blame letting agents for problems and deposit issues but honestly and sincerely, this letting agent is awful.

An awful experience. We were led to believe that a property had been taken off the market. Many days of phone calls ensued, during which they were very vague and unhelpful. I was then told that there was another bid. This was given preference (even though it was exactly the same as ours). With four days to go before our intended move in date we have found ourselves with nowhere to go. Being about 12 years old, their agents don't seem to understand that these issues are quite serious. I would avoid this agency in both renting and buying. Useless, cold and inefficient.

CJ Hole nearly made us homeless after taking our holding fee without having the house secured or actually on their books! They took our money and did not send us any contracts so we repeatedly rang them requesting them. They repeatedly told us they would send them right away. Three days later we demanded the contracts to which they replied they had only a verbal confirmation from the landlord which then turned into no confirmation because the landlord no longer wanted to deal with them! If we did not contact CJ Hole they may have left it for days, with our money in their bank, wasting precious time as we needed to move in two weeks. Awesome work guys!

I was shocked with the service that I received from CJ Hole. We paid our deposit waited for a week to be told that we had lost the house and the landlord didn't want to deal with CJ Hole. I can not tell you how much of a waste of space this company is, if you read this review no matter how nice/cheap/perfect the house is do not go with this company they don't deserve it for there complete lack of ability to do the job that they claim their company does. Avoid at all costs.
