I was happy with service and nice flat..I just want to make new tenant's aware that if you decide to leave flat early ie a week or two before your tenancy agreement ends and hand keys back early to Pavillion lets, you are still responsible for any electricity bill accrued after you have handed over keys over.
I left flat almost 3 weeks early and handed keys back. I switched power off at mains and gave electric company my final reading and paid the final balance. Unknown to me a person from Pavillion came into flat after I had left the flat and switched the electric back on to heat the flat for the duration of my tenancy agreement.
I then recieved another bill for £190 from Eon even though I was not in the flat at this time.
I queried this and was informed that I was still responsible for this bill as I was still the tenancy holder until my notice of leaving had ended.
All I'm saying is, if you leave the flat early DO NOT hand your keys in at this time and wait until your tenancy agreement ends before handing keys back as you will be charged for any electricity that is used after you have left the flat up until your tenancy agreement ends.

Renting with Pavillion currently. Best person I have interacted with is Josh (5 stars for him)- showed me all the flats, was very friendly, and even gave me advice for the area. Hard to get a hold of others and had a lot of trouble getting an answer on the phone when initially trying to lease but once in a place maintenance typically has a good turnaround and responses improve.

We moved to Dundee in 2022 and really struggled to find a place. We stayed for a week at a friend’s house then rented a flat on Airbnb for another week while house hunting. Several agencies did not pick up their phones or remove their listed properties from Zoopla or Rightmove after letting them. But we could easily book a viewing with Pavillion through their website, had the viewing and applied for the property on Monday, got our application approved on Tuesday, signed the contract on Wednesday and moved in on Friday. Everything was smooth. During our stay in Dundee, Sean had always been responsive and any problems with maintenance were sorted out very quickly. We ended our tenancy last month to move to another city and we quickly got our full deposit back. Overall, it was a very good experience renting with Pavillion. Highly recommended!

This is the worst agency I have ever encountered. They provide some of the worst services, and I would never recommend them to anyone. On the day of the viewing, I received a reminder text before the viewing itself, but on the very same day, I received an email cancelling the viewing . This has happened multiple times to me. The service is highly unprofessional and unethical.please stay away save ur time.

My brother and his wife were flooded out their property in October and couldn't get anything as other property agents wouldn't answer calls or reply. I found this apartment online at Pavilion and phoned and Sally answered the call and i told her of my brothers predicament and she could not do enough to help them get settled into a beautiful property.
With the help of Jodie too. It only took just over a week. They are so happy with the property.

You decide after reading the following. *********MY EXPERIENCE******** WATCH OUT FOR FAKE 5 STARS********
Delayed Key Handover: Despite paying the rent via credit card, Pavilion Properties claimed they hadn't received the funds and withheld the keys to the property for three days. (Imagine buying a shirt from M&S with your credit card and being instructed to pick it up after three days) It required persistent follow-up and unnecessary chasing to finally obtain the keys, causing unnecessary stress and inconvenience.
Agent Inefficiency: The agent assigned to assist me, CW (100A High Street), proved to be a major source of frustration. His lack of responsiveness and unhelpful attitude made the entire renting process unpleasant. Dealing with him was a constant headache, as he seemed uninterested in resolving issues or providing satisfactory customer service.
Maintenance Neglect: Upon moving into the property in February, I noticed several pre-existing issues that should have been addressed prior to my arrival. Despite reporting these problems, Pavilion Properties displayed a lack of urgency in addressing maintenance requests. Their delayed response time and inadequate repairs demonstrated a disregard for the tenants' comfort and safety.
Unjust Cleaning and Damage Charges: When vacating the property in May, I took great care to leave it in pristine condition. However, Pavilion Properties unjustly charged me £250 for cleaning and damages. Fortunately, I had the foresight to document the property's condition with pictures before moving in. Despite providing evidence, they have dragged the process, causing unnecessary delays and displaying unprofessional behavior.
Lack of Professionalism: Overall, Pavilion Properties demonstrated a lack of professionalism throughout my tenancy. Their poor communication, disregard for maintenance, unjust charges, and unprofessional conduct left me feeling deceived and taken advantage of. I strongly advise others to avoid renting from them, as their practices are unethical and can lead to financial losses.
In conclusion, my experience with Pavilion Properties was highly unsatisfactory. Their inefficiency, neglectful maintenance, and unprofessional conduct have left a lasting negative impression. I urge prospective tenants to exercise caution and explore alternative housing options to avoid the unpleasant experience I endured with Pavilion Properties.

I was met with a less than helpful member of staff who didn’t introduce herself and before I even had the option to enquire I was instructed to use the website.
The website wouldn’t give me the answer so I asked the question I needed and then abruptly told she didn’t know.

If i could rate 0 i would have ! This company are an absolute joke , viewed a property & was told we were only ones interested & viewed & that no more viewings would take place , after putting in note of interest & all documents asked for by Callum i had no response so due to me suffering anxiety i asked my partner to give them a call to which Callum said he would check everything & call back which never happened so we phoned again next day same thing happened this happened a few times to which the last phone call we were given attitude & told to be patient & that Callum was out of office then literally 2 min later i recieve an email from Callum to say we dont meet the financial criteria , wouldnt have applied if couldnt afford. The same night i recieve an email saying the price of the house had been reduced by £150 so i ask to be reconsidered just to be ignored. They lie constantly or ignore you i got told they needed 3 months bank statements which i provided to then be told off another member of staff that its 3 years statements they needed. Highly do not recommend this company they are so unproffessional in my experience & give false hope

we can safely say our experience with Pavilion Properties has been, by far, the most outstanding.
The whole process, from refurbishment through upgrading, advertising and letting has been speedy and professional, with virtually no input required from ourselves. My friend recommended me this agency, saying they're chill. and I truely don't want to rate them 0.
But here's my experience with them: I viewed a flat 2 weeks ago and applied later that day. with absolutely no response, I applied again several days later. This time I received an email asking for documents, I replied with my documents and received not a single reply since then. I sent several emails and enquiries on a daily basis and guess what? Not a single word from them.
Today I sent another enquiry and this is what they replied:
"I am afraid this property is now gone.
This property was oversubscribed and is no reflection on your application. "
Well I guess they didn't even bother to consider me as a tenant.For more than 10 days they wasted my time on this flat, I had to turn down other flats for this one, and get nothing in the end.
Maybe they're good sometimes, but in my experience they're absolutely terrible.
It's quite irony that my compliant get them to reply in even non-office hours and weekends. And from their reply I figured their bussiness mode:
They would gather around 30 to 50 applicants(this time of the year) and put them on hold without any information. Then the landlord get to choose which one get the property. Yes I know it's somehow a thailand fish tank.
Such fish tank mode is clearly NOT in favor of tenants' needs. especially for non-UK based people who don't have much record in the UK.
I believe anyone with such experience would rage for their lack of response, but they insist I rated them low because of my application failure, no it is not. Even a non-native english speaker like me can make a difference with those 2 reasons, but these people have been trying to divert my compliant from lack of response to one bad application.
The only fact is that during whole 12 days I only received 1 email from them, in response of my daily enquiry. Why don't your so called agency took these energy of diverting facts to make some actually customer service?
It is even funny that I get so many replies from you people for a compliant, but when I am still polite and patient you don't care to do so.

Pavilion properties is the best letting agent out of them all I have been living in My flat for 2 years or longer and there very reasonable something went wrong and I spent My rent money without noticing for 2 months which was 700 pound I called and asked if I was in arrears and yeah they confirmed it and I paid it lucky I didn't lose my lease as I don't have a yearly contract i have had 3 broken windows which they have fixed no problems at all landlord replaced all heaters gas with brand new ones not cheap either and not to mention the Women who got me the flat she got me it in less than 3 days so glad I found pavilion wouldn't change Estate Agents either if or when I do decide to move house I will definitely sticking with pavilion properties. Thank yous so much or I would've still be sofa surfing / sleeping rough so very greatfull to them and the land lord for being very patient and reasonable and giving me a chance as anyone knows who's on benefits 90% of the landlords don't accept pets or DSS which is where your rent is paid for you or most of it depends on size and circumstances but yeah not alot of people get the chance I have because of people getting rent sent to there own banks an spending it like me but they do know they doing it where as my rent was going to them but somehow one day it just stopped and went into my bank with benefits which lucky it was 2 months and not longer that I noticed the increase in my money and lucky my dad was able to provide me the loan to pay it back or I would of most likely lost my house for sure. Drove over 200 miles to see a flat for uni we arrive no ones there, so phone up tell us the viewing was cancelled. they had my email and phone number so completely unacceptable not to tell us. also despite our appointment being cancelled apparently didnt have a spare rep to show us other property's, still to receive anything (even an apology) after emailing them. tldr, dont bother unless your rich/already living in dundee and can see and confirm you want a flat the same day cause otherwise your gonna get shafted.

I dealt with Pavillion Properties as I lived in a flatshare in Dundee from September 2020 until June 2021. The property owners daughter also lived in the property however pavillion were still tasked with maintenance and property management. The landlords daughter seemed very happy with Pavillion however as a tenant I was extremely disappointed with the lack of communication and courtesy from Pavillion. My room was left in good condition and my relationships with flatmates was and is very amicable, so I did not anticipate any delay in receiving my deposit back. However I moved out on June 5th 2021, and at the time of writing, on 13th July, I have yet to receive my deposit back still; according to safety deposits Scotland will only be released on 20th July. I understand that SDS have their own window of time to process things however pavillion seemed slow to action anything to begin the process. The agent I dealt with was Sean, who never returned any of my phonecalls and was always out of office when I attempted contact. He last emailed on 11th June and no apology has ever been extended. It has never taken me anywhere near this amount of time to get a deposit back previously, both with private landlords and agencies and I feel that pavillion could at the very least communicated better and returned my calls. As a result I would advise any tenants dealing with them to be wary.

The company is terrible - mould and damp in properties as well as electrical safety issues. Pavillion are totally unphased by this so it seems to be the status quo for them.
They are very slow to reply to emails, if they bother to reply at all.

I am so thankful for all of the help provided to me by Pavillion Properties. I have had a difficult time recently with finding a flat and the assistance provided by the letting agency has been second to none. I emailed several different agencies about my situation, asking for information on any properties that were coming up matching my needs. Most of these other agencies were unresponsive or not very interested in helping me.

After living in a flat under pavilion for a year our experience has now been quite poor, the flat hadnt been cleaned before we moved in and restoration work we asked for before move in wasnt completed until we reminded them after move in, communication from them is terrible especially when it comes to fixing problems, weve had a crack in our back room that leaks in the rain for months (before covid lockdown) and after telling them multiple times nothing is being done, also could not get any answer from their “emergency” text line tonight after having no hot water all evening :/ we’ve never paid our rent late even during covid and luckily we love the flat and the area so that keeps us here but it feels like once we had moved in they stopped caring.

Not only do they operate at a very reasonable price, but the standard of the flats they sell are above calibre in comparison to anything else that I looked at on the market. 10/10 all round and would definitely recommend them to a friend!

One of the best property agents so far. As the country is in the covid-19 lockdown which is making it almost impossible to view any properties or contact agents. But, in these crucial times the staff of Pavillion properties is doing a great job.
From their office, Ms. Jody is responding to the e-mails promptly and nicely. Their field staff (Mr. Josh) is very polite, punctual and complying with the social distancing rule while showing the properties. I have been unfortunate so far with finding a suitable place to move-in but I am hopeful that with their help it would be happening soon.
I shall leave an update of this review once I go through their tenancy agreement procedures. Nonetheless, the most reliable team and services I have found in Dundee till now.

I was a tenant in one of Pavillion's properties for around a year before moving to another city. Most of my contact was with Robyn, who was absolutely lovely and, whenever I called the office, everyone I spoke to was equally lovely! I had 1 or 2 maintenance issues over the course of the year and these were all resolved quickly. I never had problems getting in touch with someone and my emails were always responded to.
The move-out process was made very easy for myself and Robyn was very understanding about the limitations I was facing at the time. I'd absolutely recommend Pavillion Properties to any tenants looking for a letting agency with kind and reliable staff!

Incredible service from everyone here. Went to view a flat and after submitting my application and providing all the documents I was told I was too late and it had already been taken, however, Billy told me he had another flat directly above that I might like. I was the first to view it before it was advertised and it suited me perfectly so only a few hours later I had the lease signed and ready to collect the keys. Excellent service going the extra mile to help me out on what is typically a stressful situation. All handled brilliantly and very quickly, with fantastic value in terms of rent. A huge warning - This particular company is based on bunch of crooks and fraudsters! from receptionists to property manager "Robyn Lauder" to the owner/landlords, they communicate with you, agree on something in black and white and then deny everything! And all this based on my personal experience of email communications/face to face meetings/phone calls! Just a money robbing company! Never been disappointed with anyone! Stay away from them. No wonder I should have checked reviews before I dealt with them, simply pathetic!

Worst experience ever. I have got nothing but problems with them. First when I book an appointment to view a flat, the appointment was cancelled, because the flat was already taken, and I wasn't advised. I waited about 40 minutes there. Then I gave them a second chance and looked another property that I decided to take. When I first moved in I didn't have all the keys so I have lost more then two hours to go to the agency take their keys and give them back the same day as they asked. I entered the house I noticed that there was no hot water. After several email they send a plumber, who came the morning after to check the problems than he delayed two times before he came to solve. He couldn't solve in the kitchen because it was a bigger problem and I had to contact the landlord first, so I sent an email to the agent which after 2 days he told me there are no issues while he never came in person to check so he couldn't know. So, after a week I had to start looking for a new flat. When I left, I sent 3 emails before to get a response and when I went to give the key they didn't know I was leaving and they couldn't send anyone that week to check the flat before they could return my deposit. I gave them 28 days of advice as written on contract, and as I said I sent 3 mails so they should have known. Then I asked that when they would go to view the property I would be present as well, I also sent an email to the agent saying the same thing. No reply as always, and he went without me.
In conclusion they do not care for the tenants, as long as they pay if a tenant has a problem they do not resolve it, and it is almost impossible to contact an agents considering that they almost never reply. They do not listen to tenants

Since we started renting with them we have had so many issues that could have been fixed before we moved. They were indeed a lot of issues noticed during the inventory but they did nothing.
We've had 2 gas leaks, 4 water leaks, you can feel the wind through the windows (2 photos) ... issues with the wallpaper (photo)
You literally need to call them everyday and go to their office everyday untill they decide to act.
Of course the flat wasn't clean when we moved in (2 photos). There was also a great smell of cigaret. When we complained in the office Billy Baxter had nothing to say but to apologize and had the good idea to tell us that the cleaners would not be paid... But did nothing else.
I would strongly discourage you from dealing with them!!

Pavillion Properties offers timely excellent services. I've been in the property for more than a year now and my correspondences are with Linsey Christison. She is always prompt and helpful and gets back to me resolving issues in a professional friendly way. I always get contacted about any work to be done and get fast replies about repairs and suggestions, and was never disappointed. I visited the office a couple of times and they have a friendly team there.

I rented a flat from Pavillion beginning in January 2018, ending just this month (July 2019). Other than a bit of confusion upon first relocating from Canada (keys were not available on the day I thought I was moving in), I have had very reliable, attentive service from the agency - particularly Linsey, with whom I had most of my correspondence. There were very few issues needing attention in the flat I rented (and even then any issues encountered were minor), but if at any time I had a question, or needed to report an issue, Linsey was quick to respond and wonderful to keep me up to date on any new developments, etc. on the issue in question. Maintenance issues were sorted quickly and efficiently, at upon moving out the agency was flexible in providing an arrangement for me to leave my key and final checklist so that I wouldn't have to scurry all over Dundee with a huge volume of luggage!
I would like to thank Linsey and Pavillion for providing me reliable service and support during my time in Dundee/Angus and, based on my experiences, would absolutely recommend this agency to other potential tenants.

I was originally shown round some properties by Josh (it was some time ago so hopefully I’ve got his name right!). He was very helpful and gave good advice about the area I was viewing.
My original property manager was Billy. I was shocked at the lack of professionalism and lack of communication. The state that the property had been left in when I moved in was disgusting and took me over 9 hours to clean before I could even bring in my belongings. There was everything from black mould in the shower to cat hair in the fridge. When it came to releasing my deposit they took nearly a full month due to lack of action on their part.
I then moved to a property managed by Linsey. Correct protocol for issuing keys wasn’t followed or checked up on, resulting in me not receiving the correct keys and being locked out. I had to cover the cost of an emergency locksmith with Pavillion accepting no responsibility.
The standard of service is well below the standard of other letting agencies in Dundee. I wouldn’t recommend them at all.

From a landlords point of view I have received nothing but great service from this company. The only person I deal with there is Billy who looks after all the day to day running of things for me. If something needs repairing or updating it is sorted quickly making sure tenants are kept happy. I would recommend using this company.

Absolutely dreadful service. No one in the office has a clue what they are doing, my boyfriend left an honest review the other day and the owner clearly managed to have it deleted. I would recommend you avoid Pavillion at all costs, unless you enjoy being spoken to condescendingly by staff members, being supplied with ancient heaters that don't work or if you want to store any of your belongings anywhere at all. When they say furnished, the mean they've supplied a sofa and a few beds. If you really look at many of the properties advertised you'll notice that they have no storage space. Don't expect to be able to get instant WiFi access either, as they'll probably have painted over the sockets so you'll have to pay an engineer to come out and properly install it. They also don't carry spare keys for their properties, and are only interested in operating within the law, as opposed to operating with any decency and humanity.
Be smart, don't rent with these guys.

My girlfriend and I have been renting from Pavillion for just under a year now.
Firstly when we moved in, someone had painted all over the plug sockets, so we had to pay for an engineer to come out and install our WiFi. Pavillion said they had no obligation to provide WiFi access, so we had to pay. This cost us around £60.
Since about December we've had to stay in our bedroom, rather than the living room, as our radiator is either so old it doesn't work, or just plain doesn't work. We've contacted Pavillion about this multiple times and nothing has been done to fix it. Every time we phone the office someone passes the buck onwards and nothing is dealt with. Recently, the electrician was trying to contact my girlfriend and I, however, we were working every day he wanted to come. We said it was ok for him to go on when we weren't there but it appears they don't have a spare key for us.
This brings me to our latest grievance with Pavillion Properties, on Friday, we accidentally locked ourselves out of the flat, which is admittedly our fault. We thought we would be fine, as the office was still open, we then contacted the office to see about getting a spare key. So, we went and collected a spare key, however, this key didn't work. We then phoned the unnamed member of staff to query this, and we were told our 'latch was broken.' This is absolute nonsense, as we've been fine to get in and out of the flat every day with the latch working perfectly since we moved in last June. It appeared the member of staff was in a rush to get home, so just fobbed us off for their own convenience. We had to pay £80 for a locksmith, because we weren't given the correct spare key. We were then lied to about the latch, which wasn't broken.
Overall, for what we pay, we are getting absolutely no quality of service from this company. It appears they'd rather put the landlords needs over the tenants. Trying to get help from members of staff proves to be near impossible. I write this review as we look for a different flat with a different letting agent. I'd heard bad things about Pavillion before joining, but I didn't think they would be as bad as this.
I don't recommend anyone to rent from these guys.
Side note: Also finding it quite amusing that the majority of good feedback is from landlords and not tenants. Since I posted this honest review there have been people, some who are clearly made up, coming in and leaving five star reviews. The owner would be better served putting in the ground work to ensure tenants are being well treated rather than obsessing over the companies image online. If you, as a letting agent, value the landlords over the tenants, you're doing it wrong.

Pavillion were good at the start of tennecy, but i entered into a house that had not been cleaned. At the end after leaving the property they are trying to charge 242 for a cleaning bill. After the property had it's carpets washed and was left in better condition than when they gave it out. I understand they need to make money but it's awful they want to take that of your deposit money, that you needed for your next home.

We had a really great experience with Pavillion Properties. From the lease signing to the end of the tenancy, the team that managed the property that we rented were professional, polite and quick to respond to any problems. Only once did we need a plumber to come and it was organised and fixed on the day that we made them aware. Exactly what you want from a letting agents and we can't recommend them enough.

Poor communication and organisational skills. For example: showing up to the arranged signing of the lease to find out the property manager had double booked themselves, taking 2 months to replace a faulty hob and not retaining a spare set of keys so they could access the flat to do needed work.
The icing on the cake was noticing the 2nd floor flat we vacated is now being advertised as a ground floor property.
There are however members of their office team that are competent. They were very helpful in spite of what was on the whole an unprofessional experience.

LANDLORDS I would warn you to stay away from Pavillion. I was previously a private landlord and decided to let my property out through Pavillion. Every month was a nightmare.I never knew if rent got paid and was continually following up. The "tenant" they placed also rented another property from them (complete breach of their own contract) and ended up getting arrested for the purposes the property was used for. There were so many breaches I don't know how the legally operate. I unfortunately need to give them one star so this can be posted. I hope this prevents someone being in the situation I was faced with.

Avoid this agency at all costs. They say one thing and do another.
Had arranged a viewing urgently with an eye to filling an application immediately after the viewing, as was told this is their "policy" (otherwise I was happy to fill an application without viewing as I had previously lived in the same building). Then twice the viewing was rescheduled at the last minute as they "don't do viewings other than a Tuesday or Thursday", and in the end, a day before my viewing, I received a text message cancellation, stating the property was suddenly no longer available! Very unreliable and no consistency or honesty in their approach, leaving me very disappointed. Over the phone, staff were very unsupportive and unhelpful. They are very disorganised with little care or protection for tenants.

Every month for two years I paid my rent on time. When it comes to the return of deposit these guys don't want to know. They don't respond to emails or phone calls. These guys won't give you your deposit back in full or on time no matter how spotless you leave your property. I'd recommend not using them. They are more than happy to take your money though for very little/ no work! Stay well clear and don't be conned by their nice office and smiles!

The staff were so friendly and being new in town, that was just the perfect reception. I had been to other letting agents and was super disappointed as they made the whole process so difficult. Pavillion staff took the time to explain everything being that I'm new and also helped with my tired toddlers.

Avoid at all cost unless you want to wait days on end for a callback. I was interested in a flat available for let and phoned up to arrange a viewing. The person on the phone said that was fine to book in but had to get one of their property people to arrange it so took my details for a callback. I waited 2 days without any word then phoned back to ask what was happening and was told the person dealing with the viewings was out the office and would chase them up to call me back. As i was eager to move in and worried someone else would be interested too as was a very nice flat i asked over the phone if i could come in and put down a deposit but was told i had to view the flat first which was frustrating due to noone getting back to me to do that! That night i was looking through more available flats and the one i was booking in to view then strangely said expired on it when it was available when i phoned. I called the next day and the guy said he would look into it and on monday i received i text saying it was under offer by someone else. Overall very poor customer service and communication throughout making what should have been a simple procedure stressful and frustrating.

I had a brilliant experience with them. They are really quick when it comes to finding the perfect place that suits my needs the most. At the end I felt lucky that I chose them as they understood that I had to sort the situation out as quickly as possible and they haven't hesitate to act inmediately. I tried for two weeks to book viewings with Pavilion, calling once every couple of days. Every time I phoned they took the same details repeatedly to be passed onto different property managers who never got back to me. Unfortunately makes me think I was never added to the system or never had details passed on.
The attitude of the people repeatedly taking my details was also quite cold - not ideal for customer service. Most of the properties I wished to view were with the same property manager, "Daniel," and at one point I heard the lady mutter "poor guy" under her breath when talking about passing my details onto him. Obviously could have been an unrelated reason for it - but even so it just came across as vastly unprofessional.
Unfortunately do not recommend because of this. Try Direct Lettings in Dundee instead, friendly people who booked me viewings immediately and processed my application within hours.

the property is available 'immediately' and the first viewing, i was taken to the wrong flat (as they dont advertise the property number?) have been waiting for another 2 weeks after calling to arrange a viewing and being told that the guy isnt in the office so he will call back. twice ive got that response and no phone call yet.

Pavillion were the worst agency that I have ever rented from. They are very disorganized and slow to get things repaired (up to 3 months even needing reminding). They also charge a fee for a reference when you want to move, which is ridiculous, as they took a week to give me a copy-paste letter, charging me £25 per copy. I would avoid at all costs.
