We approached this agency as we were interested in a property to rent in central Birmingham. We were booked in to view the apartment with Ross, who was amazing in showing us around the building and the apartment itself. We were then passed on to Jack who helped us a lot and made it easier in terms of administration and was always there to help. The process was really smooth thanks to them! We rented a property in Stirchley until very recently, and Pennycuick were our letting agents. It was a very positive experience.
The pandemic made it difficult to get some faulty fixtures fixed, but we were so happy living there that we weren't too fussed. The boiler once broke down in cold November weather and we were provided with electric heaters whilst it took about 5 days to fix. I thought that it was speedy service and I felt taken care of.
We were treated fantastically by their staff, in particular Ross Parsons and Jack Anderson. Both were pragmatic, friendly, and refreshing after previously negative experiences with other letting agents in the area. Very poor service - they charge extortionate service charges, with inflated 'management' fees yet do very little to help when residents highlight issues with buildings. They need to be chased several times for an answer before they come back to you. They've charged £9k for building work to replace communal windows and doors per flat, yet no builders in sight one week past the supposed start date, whilst they insisted on the most recent payment so there would be no delays. The communication and customer service before, during and after lockdown has been immense.

This awful company became the managing agents for my property above a Co-operative a few years ago, in which since they have increased the service charges by nearly three times. The works carried out have been to a very poor standard and in some cases have been left in an un-safe state.
I've made the issues known to Pennycuick Collins, however my e-mails are mostly ignored and I have to chase for several weeks to get any kind of response.
I'm considering moving out of my property because of the stress caused by Pennycuick Collins, which is completely unfair and heartbreaking after spending so long making a home, but they have found a way to abuse the leasehold system for their own benefit and seemingly don't care who's lives they affect.
I can only recommend that as a landlord or leaseholder, you steer clear of this company.... Read more

They have increased my service charges by nearly three times the original amount since I moved in. They use cowboy maintenance firms to do any work, which is highly over priced and the work is of a poor standard. Since the coronavirus I've been out of work and unable to pay the extortionate service charge fees, this has been explained to them however they have still added an additional fine of £75 plus VAT for not paying in time. At last we have a managing agent who provides a service.
We live at Osbourne House, Coventry and PC took on the management of this building start of Feb 2020.
We previously had Bigwoods and then SDL both of which provided zero service.
PC have done more for this site in a month than previous companies did in 5 years
At last we have a managing agent who actually visits site and inspects works. I have seen the property manager on site early mornings and late afternoons meeting with contractors to show them works we actually need doing.
The common areas have been deep cleaned and the front of the building jet washed. The small things make such a difference to us residents but also shows the agents care about the building.
I know it’s early days but response times have been excellent and the people in the office are a pleasure to deal with. I can actually speak to someone without waiting two weeks for a call to be returned.

I’m a tenant in one of the blocks where Pennycuick Collins manage the common areas. I’ve rented a few flats before and have experience of other managing agents and their service far excels my previous experiences.
The Property Manager is friendly and helpful and always says hello on site visits and nothing ever seems too much trouble.
The grounds are well maintained and the entrance and staircase very clean and tidy. If ever there is a repair needed it is always sorted quickly.

I have owned a property at a residential block of apartments which Pennycuick has managed for nearly 4 years.
I have recently sold the property and want to express my thanks to all at Pennycuick Collins.
My experience of this company has been nothing but fabulous.
Prior to Pennycuick being appointed we were managed by a national management company who provided a very poor level of service, service charges were excessive and we were never able to get to speak with anyone.
Since Pennycuick has been appointed we have had regular site inspections and meetings with the Property Managers and even met the Property Assistant assigned to our building on numerous occasions. The staff are very pleasant, supportive and understand the complexity of our buildings.
Pennycuick provide a very personal and responsive service and each time I have called the office the phone is answered by someone willing to help.
Maintenance issues are dealt with in a timely manor and the contractors appointed are competent and when inspecting the accounts I have found the costs to be fair and reasonable.
I am moving to a freehold house but if I was to move into a flat in the future I would not hesitate to appoint Pennycuick to manage the building and service charges.
The sale process was also dealt with quickly and my solicitor commented how impressed they were with the comprehensive responses at pre contract stage of the sale.

Hands down the worst, most unprofessional company that I've ever had the displeasure of dealing with. The staff are unhelpful to the point of being rude and don't really have the time or seemingly the knowledge to manage your property correctly.
We've had nothing but problems with Pennycuick Collins: Pennycuick Collins contractors not showing up but still being charged for their services (which we aren't able to claim back), issues in the property not being addresses quickly meaning we've had to chase for weeks to get the simplest of issues sorted, outrageous quotes for work that, after getting a second opinion, didn't need to be carried out.
While I appreciate they're a large company and have a lot of properties to manage, you do expect a basic level of service for the money you're paying. Sadly, we didn't even get that. When issues were raised or we challenged points with them, the team were hostile and extremely unpleasant. Sadly after raising it with senior management there seemed to be the same dismissive attitude.
If you want to pay through the roof for a sub-par service, then this is the management company for you.... Read more

I don't often write reviews but feel that Pennycuick Collins deserves the recognition.
I have read a number of the poor reviews on this page and very surprised as all of my dealing with Pennycuick Collins has been positive. I know from experience people get upset with Companies and rant on reviews. Maybe the people who rant are the same ones who don't pay their service charges!!
I own a property portfolio and have involvement with numerous managing agents across the country. I own a Property in Coventry which Pennycuick Collin manage and i am a Director of the Management Company. In my opinion Pennycuick Collins provide a far superior service than the other agents I deal with.
If I call theri office to speak with the Property Manager, the accounts team, insurance team etc 9 times out of 10 I speak with the person I want to speak with. If that person is not in the office someone will always take a message and the call is returned or that person deals with the enquiry.
Each of their staff have their own direct dial so I am not waiting on hold unnecessarily like I do when I call other companies.
I have found that the Property Manager is very personable, professional and always takes decisions in the residents best interest. The Property Manager has disagreed with some of the Directors instructions and explained that we are not legally allowed to make such decisions and we have been very thankful of this advice.
Repairs are always carried out without delay and the contractors appointed are skilled, competent and provide value for money.
Our year end accounts are produced within 4 months of the year end and AGM's arranged and chaired by our Property Manager.
I could go on about the excellent service we receive.

Have left our property to fall into a dire state of disrepair. I have been in my property for ten years and in that time all I have seen is a couple of workmen blowing leaves off the car park and some botched repairs to a leaky roof!
Agree with previous reviewers who have found staff to be condescending and rude.
I have tried to escalate complaints but always end up being fobbed off by the same people!
My experience with them has been as a lease holder but would warn any freeholders out there to avoid like the plague, they genuinely will not protect your investment. They have not made any attempts to chase leesholders for outstanding charges and will collect their own fees and simply state 'there is no money' for any repairs!

Since they took over from the previous management company, the 6 month service charge has gone up with each consecutive billing, totalling around £2,100 a year, and most of the time I'm wondering what that really affords us when they take significantly longer than expected to fix any kind of problem, and don't seem to use their own initiative to take care of anything like dead bulbs in communal areas unless you report it to them then chase up again 2 weeks later. The worst service I have received from any organisation EVER! I’ve called three times about the same issue (I think my first call was around October) and still not resolved. I don’t think they’ve even attempted to fix it. Don’t waste your time asking them for an update on progress either. They’re reluctant to take your contact details. Relevant responsible staff rarely available or failure to call back...only email communication! Accounting transparency....nil. They had a window cleaner and a cleaner who cleans the stairways which was a nice surprise as I didn't know about them when I first signed the contract.
They were constantly improving the building, from fixing the roof to replacing rotting wood on the garages.

Have been living in a property managed by Pennycuick Collins for less than a year, maintenance work is required, it took a month to have some one come out to look at the problem, and is now taking more than a month to have some one else sent out to look at it, and maybe do some work, but I doubt they will. They never reply to emails. Poor customer service and would actively dissuade any one I knew from going anywhere near a Pennycuick property. If I could leave no stars, I would.... Read more

Well where do I start ? My friend has just left a property in edgbaston and the experience she had was horrendous from start to finish !! Lucy customer service is not of paramount to your business otherwise I wouldn't be here today writing a a very bad review !! Looking at others I'm not the only ones who are appauled with

mannered . To all reading this they will not even care about your complaints as long as they have
your money !! Yes they will acknowledge concerns to follow procedure but will they go the extra mile for the Customer ? No . The news and word of mouth will be spread very fast as I'm sure everyone knows how Social media networks operate and public word of mouth . The impression you create as a company is an act and I'm happy now she has finally left the property that " was supposed to be up for sale " . Awful estate agents, I had a break in at the house I was renting, they were extremely unsympathetic towards the situation and did not care I was unsafe in the house. The police had to be called out and I felt let down. Also any time I phoned to speak about any concerns I was let down and dealt with in quite a rude manner. I felt throughout I was left to pay rent in a run down house with faulty electrics and all that mattered was I paid rent. Please do not rent from them. Awful. They ignore your calls and e-mails, fob you off by telling you they will get back to you and never do, and string everything out as much as possible. I've waited almost two years for a simple door buzzer to be fixed... How difficult can it be?... Read more
