Mr Allan Carr is dressed in his nice striped suit but as a landlord leaves a lot to be desired. As Letting Agent he neglects his obligations by failing to address "Cannabis Skunk" addicted smokers ( a couple) to whom he rented a studio flat in Landaras, Hatch End.This couple causes problems by their agressive, paranoid type behaviour. Hatch End is a beautiful green neighbourhood but market prices have gone up 750% in the last decade. Unscrupulous modus operandii of greedy estate agents have caused this meteoric rise in property rent/sale. The 120 year old building in question has endless damp/mold spores/mildew problems yet Mr. Carr will charge £1200 + per month rent. Rent at your own peril! Mr Carr will expect you to adhere to 28 page long Lease Agreement of sorts. You are liable to fix fences, guttering, boiler and the list is long. Such major repairs is the sole responsibility of Landlord under L & T Act of 1985. Mr Carr has allowed serious damp problems to be hidden by pretty cosmetic refurbs. Superficial cosmetic "improvements" in Landaras are still rated G (EPC), which is the lowest rating for a property in England. Government standard requires a higher rating. Neglect of this Victorian building caused it to disintegrate in its infrastructure but WITHOUT Central Heating, WITHOUT double-glazed windows, WITHOUT a Gas Boiler or any kitchen extractor fan: black mold spores, mildew are affecting walls, floors, ceilings and damage tenants' own property. It also rusts any metal appliances, like printers, personal computers, fridges, electrical sockets. I would urge prospective tenants who consider renting a flat from this agent to read ALL print and to inspect ANY property he offers to let. Government is due to set up a Rogue Landlords Database: some landlords will go straight to the top of its list. Fitness for Habitation Act of 2019 will be in full force to redress the balance in favour of Tenants who suffer at behest of slum landlords. For those who rent substandard, unsafe and unfit properties this bill is long overdue.... Read more

Mr Allan Carr is dressed in his nice striped suit but as a landlord leaves a lot to be desired. As Letting Agent he neglects his obligations by failing to address "Skunk" smoking illicit drug-addicted couple to whom he rented a studio flat in Landaras, Hatch End.This couple caused many problems by their agressive, anti-social behaviour. They both work 2 days a week yet still have money for extended holidays abroad. Hatch End is a beautiful green neighbourhood but market prices have gone up 750% in the last decade. Unscrupulous modus operandii of greedy estate agents have caused this meteoric rise in property rent/sale. The 120 year old building in question has serious damp problems yet Mr. Carr will charge £1050 + per month rent. Rent a flat at your peril, Carr will expect you to adhere to a 28 page long Lease Agreement of sorts. You are then liable to pay for fences, guttering, boiler and the list is long. Such major repairs is sole responsibility of Landlord under L & T Act of 1985. Carr has allowed serious damp problems to be hidden by pretty cosmetic refurbs. After such superficial cosmetic "improvements" Landaras is still rated G (EPC), the lowest rating for a property in England. The government standard requires a higher rating like C. Serious damp problems in this old Victorian building are endless but WITHOUT Central Heating, WITHOUT double-glazed windows, WITHOUT a Gas Boiler or any kitchen extractor fan: black mold spores, mildew, other white/yellow molds destroy walls, floors, ceilings, damage tenants' own property. It also rusts any metal appliances, like printers, personal computers, fridges. I would urge prospective tenants who consider renting a flat from this agent to read ALL print and to inspect any property he offers to let. After you have moved in, it could all "blow up" in your face! Government is due to set up a Rogue Landlords Database: some landlords will go straight to the top of its list. Mr Allan Carr is such a nice polite man, always dressed in his striped suit. What a lovely person to have as a Letting Agent. Hatch End is a beautiful green neighbourhood, with all conveniences around the corner on Uxbridge Road. It seems that market prices have gone up 750% in the last decade. Homes in Hatch End are huge. There are some lovely streets.... Read more

Mr Allan Carr is dressed in his nice striped suit but as managing agent leaves a lot to be desired. There is the bizzarre 28 pages long "standard" Lease. The tenant is liable for fixing fences, guttering, boiler, the list is long. Major repairs are sole responsibility of landlord. Landlord who owns Landaras building of flats is a miser who makes Scrooge look like a boy-scout. Caveat emptor! The building is a damp Victorian slum. It is badly affected by damp no matter how they refurb it. Also The Avenue building of flats is just as bad. Beware of rogue landlords! I would urge prospective tenants who consider renting a flat from this agent or landlord to read ALL print, to inspect ANY property they let. Government is due to set up a Rogue Landlords Database: some landlords will go straight to the top of its list. Fitness for Habitation Act of 2019 will be in full force to redress the balance in favour of Tenants who suffer at behest of slum landlords.
