My personal experience with agents from Redwood Estates.
Organizational betrayal, powers control and gaslights:
The letting agent failed to protect my tenancy deposit from 2010-2015 & 2017- 2023. Catherine, Debbie and Lynn used tenancy agreements to wage war against me for wanting to protect my tenancy rights as a private tenant.
Poor management
The tenancy deposit certificate ID was received in a repossession claim from the BCFC in September 2023. False information was issued on the certificate.
Health and Safety breaches under Human Rights act
Trespass to goods- the unauthorised posting of my personal items online during the commercial sale of "the property in 2020 and 2022-2023.
The LL and letting agents "ganged up" against via using coercive control, harassment and peer pressure discriminative conduct from May 2022 until November 2023.
My tenancy rights to live in comfort at my home without unnecessary interruptions were greatly challenged.
Indoor cameras were used to protect and safeguard me from further harm during contact with these individuals.
The named letting agents demanded to enter the property during my absence under the disguise of "prospective viewers" from January 2023 to November 2023 . I was gas-lighted in reports regarding "their management" of the property.
Retaliatory Eviction & collusion of wrong doing:
I stood my ground and was issued illegal eviction notices s.21 (forms 8 and 6a) by LL on 12 May 2023 and 27 June 2023 for challenging the £450.00 rent increase proposal on 9 May 2023.
The first eviction s.21 notice form 8 was declared invalid by Housing Inclusion Services on 27 June 2023.
The LL issued the second s.21 eviction form 6a. It was illegal and retaliatory. The LL failed to follow the legally prescribed guidelines before issuing a s21 notice (my tenancy deposit was not protected during years as LL (2017-2023)), how to rent booklet May 2023 was not received, inaccurate dates recorded on EPC, faulty repair complaints from 2017-2023 treated dismissively in reports (poor management of property).
Fraudulent conducts
Catherine P was informed of the LL's decision to issue s.21 notice in May 2022 ( premediated act) as revealed in the SAR disclosure of 10 January 2024 (eighteen months later).
Financial abuse & coercive control
Monthly rental payments were increased twice by LL and terms of tenancy changed with Redwood Estate's involvement from May 2022 to July 2022.
These incidents occurred during vulnerable periods in life ( the unfair automatic dismissal) after 22 years of continuous employment for making protected acts and qualifying disclosures against a former employer.
The abuse from the letting agents and LL also paralleled with periods of vicious abuse from agents of the former employer.
Debbie T would treat SAR information regarding unlawful interference in my personal life unprofessionally during enquiries raised in January 2024.
She reacted by using red and yellow inked letters in email correspondences).
Letting agents of Redwood Estates (UK) Ltd fraudulently sign ( electronically) using my details for tenancy agreements in 2016,2017-2019.
Subject access requests of 6 December 2023 to Redwood Estates were received on 10 January 2024 (delayed).
I was taken advantage of by agents from Redwood Estates whose intent was to subject my life to the reign of terror during my final year of tenancy.
I was the private tenant at the property from 29 January 2010 to 27 February 2024.
They don't deserve a star.

I hate when Agency take advantage of tenants when they have power.
I bought a gate fob for £60. When it stopped working apparently because it was too old, the only option was to pay another £60 for a new gate fob.
I paid £120 all together for gate fob. Daylight robbery.
This Business owner knows that customers rely on this Fob to access their property, therefore he takes advantage of their weakness by increasing the price extremely high.

Lynn has provided such great help during our house buying process, from meeting all our needs with selecting the right property for us, to helping us reach the completion process.
She and the team have been extremely patient and have gone above and beyond helping us secure our property. Lynn has rang and emailed our solicitors for us when we have not been able to chase them as well as managing expectations of the buyer during this process and busy seasonal period not all the agent will do this for you. She made sure that she liase between both seller and buyer to make sure a quick completion takes place. I had her direct mobile number and email which made it a lot easy to communicate.
Lynn and the team has been the best agent we could’ve asked for for this process and we look forward to working with her again.

Worst estate agent ever. I booked in an appointment to meet the "sales manager" Lynn at a property. (One bed in Princess Alice Way) The lady didn't even show up, didn't contact me and made up excuses. She didn't even apologies for not showing up.
If you are a vendor trying to sell your property I would not recommend, they have no interest in finding buyers.

So wish I had checked the reviews before renting a property with these cowboys Redwood Estates of Woolwich! Unhelpful & careless! Should be closed down!!! Very rude and slow! Redwood took ages returning my holding deposit. And after 3 weeks when the flat became unavailable, I call and get rude bint Debbie interrupt me when I try to ask kindly & explain, that I have no money at this moment in time, the money belongs to me, she told me to wait. As I said that went on for 3 weeks, until my father got a family solicitor to write in. I was very unhappy and frustrated but I held back. Debbie also showed me the flat originally, I say showed - she stood outside and was rather inpatient. Total oblox!!! Stay away from these crooks.

My cousin rented from Redwood Estates and Debbie and her team did nothing about faulty shower and was also left with a broken cooker.
My cousin ended up staying with us when things got really bad with neighbours dealing drugs outside and keeping him up all night. This was reported to Redwood for months and the never once showed up to assist police or the council.
It also came to light that according to the council Redwood Estates were aware of ongoing issues at the property before even renting to us.
So they deliberately let the flat out knowing full well that there were serious issues unresolved with violent and dangerous tenants.
Redwood were passing the blame fully on BlueGen and the freeholder but they also didn't want to take any responsibility.
We are now in the process of bringing this matter to court. I will not let them get away with treating people so poorly. They took thousands of us for this mess they got us in!! And I hope justice is served!!!

Just like a few of the reviewers here state, one star is too many for these lying cheating self serving divs like Debbie. If anyone is even THINKING of using these absolute unprofessional twits then I would suggest you think again. I was in the process of trying to purchase a property with Redwood in Woolwich who do a FULL credit search on you before even showing a property to you! Leaving a mark on your credit history before you even seeing the place! Furthermore view a property which they had actually already sold! But still kept the property on the market and continuing to book viewings!!!
I later found out that my friend had problems with Redwood when renting out her flat through them. The tenant had some issues within the building and Redwood failed to rectify them which went on for months. In the end my friend lost a good tenant who left as the place became unsafe due to no intervention from either Redwood Estates or the management company. Redwood, and especially Debbie have poor communication skills and the rest are a bunch of liars just out to serve themselves.

My dad rented from them but left as they didn't come once to clean the communal areas during this pandemic. Dad is asthmatic unfortunately so had no choice. It was a lot of hassle to move and they tried to take most of his deposit by lying about the condition of the flat.They are lazy & just take your money and do little in return! I rented 29a Redbourne Drive from Redwood Estates in June of this year. They had on-going issues with tenants taking drugs and causing disturbance with my building.
Bexley council confirmed Redwood knew this when renting the property to me. And so they deliberately rented the property to me without resolving the issues with the other tenants with their management company BlueGen who own the freehold. They were also utterly useless!
I had spent most of my time since July until the end of last month complaining about these issues. Redwood decided to take a blind-eye and asked to keep reporting to the council.
When I finally got through to the Bexley council they informed me that I was to go back to Redwood and get them to deal with matters and of course they didn't! I basically ended up having to stay in a hotel because the property became unsafe! After being forced to leave for my own safety Redwood decided to try and take over £700 from my deposit after blaming me for old fixtures and fittings. And general wear and tear of the property which was old! I had hardly been there since the tenancy began only in June of this year. A request for a new cooker was also ignored because the one they left me with was broken, old and dirty. No proper check-in was done either.
Think twice before renting from Redwood Estates! Simply the worst experience and the fact I was forced to leave for my own personal safety. Utterly disgraceful and they haven't heard the last of this! The way they treated both myself and the landlord is a disgrace!
Redwood have cost the landlord a good tenant and taken away the rest of the tenancy from under both of us because of their inept management, they simply do not care!

I should have listened to the other reviews before I even contacted this agency. We were very interested in a house they were advertising, they sent us over all of the documents and everything for it, but there was just a couple of general questions that I wanted them to ask the landlord before I signed anything. They told me they would ask him and get back to me, but they never actually did. I rung them each day asking for an update, but they never seemed to have the answer for me. In the end they told me they would ring me when they knew. A couple of days had passed since then without anyone ringing me, so I decided to give them a call and they told me they let the house to someone else! I really regret ever contacting them, as they have wasted my time massively. They are not even worthy of one star!

In all honesty I don't know how some of the members of staff have still managed to keep their jobs at this estate agents. If I was the owner I would not be leaving them in charge and I'm sure many other people wouldn't seeing the amount of negative reviews you have been getting recently. Not one person told me that I had to book a viewing to be able to rent the house, and they simply told me to just send over all of our documents and they would sort it all out for us. I was not aware that we had to view the property again with Redwood Estates (and nobody actually bothered to tell us this), as we had already viewed it before, and quite frankly it seems a waste of time if we knew what the property looked like. I also didn't just call to see if the works were going to be done. As I previously stated in my review we had already sent all of the documents over and we were just waiting to sign, so please read it carefully before you decide to comment back.

Avoid like the plague!! Just wasted 6 weeks trying to sell my property through Redwood's. 2 viewings in 6 weeks just isn't good enough, communication following the viewings was non existent, took 3 weeks to get a "for sale" board up. Shame Lynn didn't put as much effort in to selling the property as she did to selling her services to me!!
Matt, i hardly think that an email stating "i am waiting for feedback, as soon as we have it we will come back to you" qualifies as feedback!! Its a shame that your staff are not as quick with their replies as you are, im still waiting for confirmation of the termination email i sent to Lynn and Sylvie dated 28/02/19.

Honestly I have never experienced such unprofessionalism from a company before. Seriously rude on phone and in person. Used keys for the property without my permission on a let only property and then had an attitude with me, then Also had an attitude with me for letting someone in for a viewing, there was no winning with them as they made everything up as they went along. Caused nothing but stress when moving, lucky for me I had a good landlord as check out was a complete nightmare too.

We have tried to call the agency, multiple times. When finally got an answer, the phone was put down on me while I was transferred. They are charging a fortune for every single accommodation they advertise, yet a bag full of poo is more helpful than these 'people'. It would be nice to see someone doing his/her bloody job!! But demanding fees and fake charges are goes really well for this company!

Horrible agency, they do not care about the customers at all, all they care about is for you to pay your money. You can't approach them with anything, they did not even care that someone was breaching the contract they said they need their money that's all. If you have an inquiry they will tell you to do it yourself so what exactly are you there for??? They wanted to swallow the entire deposit with wear and tear damages. It was too much headache. Horrible really horrible money hungry witches. AVOID!!!!!!!!!!!!!

Surprised to see poor reviews for this estate agents. We have been renting from them for 6 years & have always found them polite, helpful & responsive. We have had the usual problems with our place that you would get in any old house & they have always been fixed in good time. To give you an example, we reported 1 day that our boiler was dripping red fluid onto the counter top - from the point of reporting it, someone coming out to take a look, condemning the boiler, replacing the boiler and necessary radiator valves around the property....less than 2 working days. I know a condemned boiler/boiler leaking fluid is serious so some people could argue that this is service you would expect..I can assure you that you would be hard pushed to get it.

In addition to this, I was charged £450 for an agency fee and i didn't get the house. Please do avoid if possible if you don't want to lose your money.

Was informed the person dealing with this property was not there and they would be given the message. Nobody got back to her the following day Wednesday after making phone calls (again) to Redwood. Informed on Thursday by lady at Redwood that a holding deposit had been made by somebody else on Wednesday when my daughter clearly expressed a wish on Tuesday that she wanted to make a holding deposit. After speaking to the lady at Redwood about this she was totally indifferent to my daughters experience and not in the least bit interested, didn't even get an apology.
