One star is being generous. I would avoid Southern/Optivo. If you make a complaint it will be the same spill and narrative from the managers. A lot of false hope and empty promises. In order to protect your mental health and well being I would personally look into being managed or being a tenant where. I have been waiting to move for under 10 years, I was served papers that I was under occupying the tenancy. However very little has been done. Optivo believe I have been treated fairly despite their incompetence. There is a lack of duty of car and compassion, I am expected to remain in the property where my grandmother perished and pay for a two bedroom flat.... Read more

Never use this company. Really dreadful experience with lies and awful customer service. Treated first time buyers with complete disrespect and then escalating to managers getting the same rude response. They promise things over the phone and then you ask for confirmation in writing they say you are lying. If we could give 0 stars, that would be our choice. Nothing new here as you can see from all the feedback in this page, however it's good to maintain this updated so everyone can see that nothing has changed. In sum, we bought a new build flat in London through a shared ownership and basically the flat came with many defects - extractors not working (they were never installed according to someone we paid to fix it), handles falling apart and for 2 weeks, we had no electricity due to the customer service having no clue what the providers actually were. We weren't worried as we had just moved in and were within our "liability defect period" and would soon/eventually received a settling in visit to check on us. Obviously this visit never happened and after emailing the company we were told that the period was over and that they wouldn't be responsible for any issues. Basically, from what we could understand, the period (warranty, let's say) starts when the construction was over and not when we moved in (?) - as the flat was over a year old (we found out though this), nothing they could do anymore. To sell you the flat, everyone is responsive and lovely - aftercare is another, more horrendous, story. We have all the evidence saved, however to start a legal battle would be too costly for us at this point. That is what they count on, that not enough people will have that courage or financial freedom to pursue their rights. Stay away if you can!... Read more

Worst ever no change only the name . Had a leak for years Optivio finally rectified it years later. I have damp and my illness has deteriorated due to they neglecting my leak . They don’t care or communicate with each other bad service won’t recommend them at all stay away from them if I can give 0 I will. Don’t know why Optivio changed to southern housing as it’s still the same bs with them . They need to be closed down waste of time cheap badly built homes with lots of issues all Optivio care about is rent money things will never change same old s. I put one * just because there’s not possible to leave no *. My sister is living in Optivo flat. She reported that the shower pump is not working so her bathroom is getting flooded when she takes a shower. She was forced to use communal shower for whole month until someone came to repair the pump. A week later - pump is broken again. The heating in the flat was never repaired even though 8 months ago was reported that none of the radiators are working. DO NOT BUY any flat from this company. I have received a flat with a damaged open window, damaged ceiling, the boiler of the building has not been working (according to the residents since July last year), hence there isn’t a heating system that works properly, the constructors damaged a window when they came to fix the ceiling, and do not want to take responsibility. Already said they didn’t do it and are playing a blaming game. Btw, they didn’t even fix the ceiling. They were advised by the building developers to inform the new buyers about the boiler problems but they didn’t say anything. There is an office space downstairs, I will make of it my office and will make it my work to advise anyone coming to see the flats of the problem, I am also printing flyers which I will start giving people around Croydon and I have been doing research on new buildings in the area, I will leave them on other developments too. I have gone door to door on my building to ask people for advise and almost every flat have had similar or probably worse issues. Nobody even give a proper explanation of the problems. Nor when those are going to be fixed. From other residents I realised that this will be a constant battle and prob something will be done after months of fighting. They will exhaust you until you do not want to do anything more. From tomorrow I will bring my portable desk downstairs, come and see me at the grove in Croydon and we can discuss, I can show you around my flat and the problems. This should be complaint 1 of 5000 but to begin with genuinely, one of the worst organisations to deal with in history - very poor customer service. The lifts have been out of service in the building for over 10 days. No proper update has been provided by Optivo, Southern Housing or Precision Lifts. People in the building with young kids, mobility issues that have not been able to go about their day to day activities as a result of this poorly structured organisation. Very disappointed, the people I call are not understanding of the issue at all, each time the issue has to be repeated - I would advise looking to buy a home from Optivo or Southern Housing to really think and look deeply into their processes and procedures before committing to anything. Private owners, tenants and the like are treated awfully and dismissed / passed around on calls. Terrible.... Read more

Honestly this housing association is worse then you could imagine. They leave people in mould ridden homes, no help given when you ask for simple repairs, the work men they send never able to fix issues and take one look and say they need authorisation or parts and never get in touch again. We moved into a new building in May 2022 and since moving in have kept highlighting the lack of heating and hot water but till today they have still not sorted it. All through the snow and when the temperatures have been well below zero even today. The build itself is poor quality and everything is already coming apart or doesn't work. The building has three doors to enter but only the external one can be opened from the flat after which you have to go collect the individuals or deliveries. Communication is poor and second hand. Worst housing association ever Now know as Southern housing association ( formerly known as optivo housing association) Sine March 2022 until now January 3rd, 2023 been having repairs after repairs after repairs. They ignore your complaints and no one cares if you're affected by what they are putting you through as my health and wellbeing as being affected. They ruin my Christmas 2022 and my family holiday as my home is now not suitable to live in .You all should be ashamed of how you treat people . All you care about is your rent. Unprofessional and upsetting behaviour from Dritan Uka and his team of bullies. Today myself and child were rudely awakened to our Privacy being invaded by recordings of my private property and my door being banged in. After asking HIU several times to stop recording and leave, they persistently rang and banged my door recording my door. They said they refuse to leave as Optivo have given them orders to record evidence if I do not open the door for a simple change of thermostat that I raised as a repair. New installed intercom system was installed a month ago. The day of installing the new system for main entrance my t.v lost connections to cable. Not only that I have tried every way possible to reinstall/ up date and still to this day nothing. I’ve been having to watch on demand/ Netflix or Disney. More importantly I am one of a few out 45 flats still waiting to get the intercom installed in my flat. I get pushed around from optivo to contractors and getting nowhere while not able to get into the building where I live. WHATEVER YOU DO, DO NOT GO INTO SHARED OWNERSHIP WITH THIS COMPANY. As you can see from most of the reviews here the issue is with maintaining the properties. I am in part ownership with Opitvo and they charge me ridiculous money to "maintain" the property. I have never seen any of their employees doing any of the tasks they charge me for and, when it comes to fundamental problems with the property, they are elusive and require constant emails to get home to do anything. They have used the recent wind damage in my estate as an excuse to charge us even more. If you are thinking of part ownership then for your own sanity do not do it with Opitvo...... Read more

Awful customer experience. I am a homeowner who has been charged for repairs over four times the predicted costs of service charges yet the issues still are apparent. When contacted customer services it seems to be apparent of a ‘passing the buck’ attitude. Their service level agreements are not met and i suggest those who have similar issues begin to document email strings in order to ensure you can take the correct legal action. Having raised a complaint, the response I received was that the issue was solved by their contractor. This was not true and I responded informing them of this and have followed up multiple times. A week on, and still no response. To others facing the same issues I suggest reading your leases in fine print as Optivo may be breaching this which could lead to you pausing your service charge payments. Update: Generic response to the review by Optivo below…. Of course I know how to contact you. And so do all the other reviewers. The fundamental issue is what you do when you are being contacted!!!... Read more

Do not buy or rent a property managed by this company. Tiles came of the roof during strong winds leaving a hole in the roof to my top floor property. Reported this to them and we are now 62 days with constant emails telling me things that will happen but nothing has been done. For what is considered a critical issue Optivo have obviously had no urgency or care to fix this. I have been a tenant since 1995 with Optivo with an excellent track record. In the last 8 months I have been going through a nightmarish ASB with an Optivo neighbour. I have had to contact the Police, local authority and social services all confirmed that Optivo is one of the worst Housing Associations around. Optivo have completely failed in their duties towards me as a victim and months of collecting ASB evidence from sound recordings, video recordings, photos, witness/ neighbours statements and medical reports have come to nothing. And although some neighbours/independent house owners have emailed and contacted Optivo expressing that they’re very concerned about how badly the property is being neglected, which is clearly causing hygiene hazards, health issues, not to mention the terribly embarrassing image for our lovely street, yet despite all our (myself and neighbours) requests and pleading for someone to physically attend the premises and investigate for themselves. Nothing has come out of it. I'm a highly rated registered disabled single father that has been driven to anxiety and depression after suffering months of harassment, abuse, threats and ASB, it has especially deteriorated my emotional and mental status due to my suffering from PTSD growing up during the war, the random loud shouting, and bangings on our ceiling offered from upstairs really doesn’t help. Simply because we had stressed our concern to Optivo about loud music, and other unsociable activities at unneighbourly hours. Optivo managers have refused to meet me face to face or visit me to discuss and see for themselves the situation that I have been reporting for months. At least 20 times the investigating officer failed to call me after agreeing to call me. I reported suspected drug dealing and children abuse but Optivo have turned a blind eye to this situation. For months I have been unable to sleep due to ASB noise till the early hours of the morning. Family members have lost their jobs due to sleep deprivation and fatigue due to extreme stress and lack of sleep. Optivo management should resign as they are totally unprofessional and incompetent at running this organisation. They lack both common sense and empathy towards suffering tenants. My case has been passed to several individuals working at Optivo to investigate and sadly either they get removed very quickly and if IF they get replaced, they don’t feel the need to communicate and take advantage of each other’s findings regarding the case. It’s basically either starting from scratch each month or creates a great deal of confusion. If I had to describe Optivo’s conduct, it would be “a very toxic, unprofessional and biased environment” If anyone on this review forum as managed to take legal proceedings against Optivo for their incompetence then please respond to my review as I have no option left but to take Optivo to court for the harm and suffering they have caused me for months. Selling our shared ownership property has been the worst experience ever and guess what, optivo are the ones who are stopping us selling at the last minute. 2 years ago we applied and gave notice to sell our house, 8 months ago we found a buyer and today on our deadline we won’t have sold our house due to optivo being as incompetent as a chocolate tea pot. We’ve moved all our belongings into shipping containers, sofa surfing with friends and family to allow the sale to go though to proceed with the house chain all while with a baby and optivo couldn’t care less. Fancy that for brill customer service. Absolutely disgraced by the customer service from HEIDI. My very sick father left hospital and his fridge sockets were not working I explained my dad was very sick as she said it’s not an emergency he needs to get out to buy extension. Which I explained he physically can’t. she then went on to tell me he should be living with family instead of doing her job she got very personal and intrusive.it’s already a very sensitive time..we rang for a repair not an opinion on where my dad should be living when you’ve literally just been asked to do YOUR JOB !!!!... Optivo's ability to manage property is beyond pathetic - our bike store entry has been broken for over a year, the grounds are in complete disrepair, and they continue to get ripped off by contractors overcharging and then doing a terrible job. Leaving us with the bill as homeowners. Avoid anything owned and operated by these people if you can, they deserve to be shut down.... Read more

Just an awful firm. Optivo are the landlords for building in which i own a flat. it clearly says in my mortgage documents that they are responsible for maintaining the communal areas and the buildings. They did maintain the area for a bit but to a poor standard. Then about 3 months ago randomly stopped. Now the grass is over grown and the outdoor spaces are a complete mess. I have been trying for over 6 weeks to find someone in optivo who can help. i have been in contact with the contact us email address and their complaints email address. Optivo cannot even work out who was looking after the garden. The company is a complete mess. The last 6 weeks of dealing with them has been extremely stressful and has caused me soo much detriment. Hopeles customer service - left my 85 year old mother with no hot water or heating for 28 days and nights in Feb 2022. She had just moved into a new part ownership home with a new heating system that had patently never been checked working properly before selling her the property. Noone took responsibility for getting things fixed so it just dragged on day after day, week after week. Following the 28 day nightmare they offered a paltry £105 compensation and barely any apology. 5 months later nothing has beem paid to her. All that guff on their website about great customer service is just another large company virtue signalling with no substance. Disgraceful.... Read more

Absolutely exhausted with Optivo repairs. We have had a leak causing damage to the bathroom, living room and bedroom. When calling repairs they will pass you to swale heating and swale will pass you back to Optivo. This has been going on since May!!!! So frustrated that there is no urgency on this. Terrible - takes ages for simple communal things to be fixed, if at all. Issues with lifts, communal cleaning, security, parking etc. The service charge that you pay is obviously going into a bottomless pit because it is not being used to maintain a new build development. Service charges are going up yet maintenance is going down. Many windows often fall apart. Sewerage blocked. Money spent on unnecessary work. To bee honest, they're even lucky I'm giving them a 2 star rating I use to work for optivo, they failed my probation for reasons which still doesn't make sense to me, any other company would have given pointers on where to improve, but no not optivo, they'll just get rid of you, every month my pay was incorrect, working in the office, I had people "clicking their fingers" at me whilst I'm on the phone to a resident dealing with their quary, that same member of staff telling me not to sip my tea, I should wait for it to cool down, but let the shoe be on the other foot and I did those things, I wouldn't have been given a warning of some sort, by the way both incident was witnessed by a manager who did NOTHING, my manager used performance hub portal as a way of ONLY criticising any and everything I do when it's a place where a manager can be critical of a employees performance but also praises any achievements that employee might have done, which she did over the phone or on teams in one to one meetings but that was never ever included on the performance hub which other senior members of staff could see this, this company is a joke. Always lying to residents, patching things up never repairing it, the list goes on and on, they speak about diversity and inclusion but there's nothing diverse about the team I was working in at all.... These people rented me a damp, mouldy, filthy apartment which was supposed to be brand new for £1200 per month. I’ve had a broken washing machiene since moving in (OVER A MONTH AGO) tap’s broken, hob’s broken and the place is covered in mould and smells of mould and sewage. I cannot believe Optivo are behaving like slumlords! They refuse to fix things and mislead you so that you rent with them, to lock you into a contract. Really terrible service. They take it upon themselves to fix things that don't need fixing and drag their heels about the things that do. For example, a door to an unused external storage space. This perfectly functioning door was replaced with an ill-fitting one. It cannot close properly and is now banging away in windy weather, making a terrible racket for the neighbours and myself. Someone even came to paint it, at a later date, even though it was obvious it was faulty. Waste of time, energy and money. They replaced the front lawn with pebbles, which was unnecessary, a waste of time, energy and money. Yet when I request they do something about the back garden, which is more urgent.....i.e. a jungle of briars from the railway tracks and an old, OLD worn out and nearly invisible garden path, I am told by a surveyor, that it is actually my responsibility to replace the garden path and put a fence up at the back, to prevent the brambles coming in from the railway track. Also they will only replace loose paving if there is a health and safety issue. Unbelievable !!!! With Amicus Horizon, at least we would get housing officers to come and visit occassionally. Now a member of the housing team eventually and condescendingly, tells me they will issue a purchase order for a garden clearance and that they will do it as a good will gesture. I haven't asked for anything cosmetic, just a way to make the overwhelming growth more manageable for myself to do single handedly, as neither of the other tenants are physically capable. No one has come to inspect the garden to see what needs doing and yet they will (eventually) issue a PO to do some sort of task and probably a short term solution at that, for which I should be so grateful for, as a paying tenant. I also reported that my back door needs replacing, because it won't close properly anymore and when it is inspected, am told that it is not due for renewal. I report it again and someone comes, only to confirm that it is faulty and needs replacing and that was about 3 months ago, absolutely appalling. I have had countless surveys over the years, flagging what needs doing in the property and nothing is done. One even laughed at the 1980s lino in the communal hallway, but this is yet to be replaced and I don't have the energy to pursue this one, just yet. The pandemic, is not an excuse. During the peak of it, they repainted the exterior of the house, when it didn't need it. More wasted money! I am seeing that people are writing to their MPs and the ombudsman and I am considering the same course of action. Like a previous review, I begrudge having to enter one star, in order to post this. So update!! I've been told relaying my roughly 40 yr old garden path and putting up a fence at the back is my own responsibility.... Read more

Optivo's repair was under every critic. They flooded carpet floor with over 9 years dirty killing stench water, but refused to change carpet until independent inspector took pictures and admitted flat is not in healthy living condition. THEY DIDN'T CHANGE DAMAGED CARPETS, BUT PAINTED CEILING - DO THEY HAVE ANY BRAIN? I want my belongings back, but one plainly brainless refuses it with reason I am using candles. Can you imagine more idiotic reason? Over two months Optivo forced me, 68 years old sleep on floor, of course I got sick. Now they moved me to hotel two weeks ago, BUT I WANT MY BELONGINGS MY BED INCLUDING. Can one normal, friendly with head imagine such story? Appalling experience. I don’t even know where to start. I’ve lived in one of the properties for the past 13 years, as a shared ownership owner. It’s been an appalling experience. Optivo and their unscrupulous partner MIH property management, have been completely (and consistently) incompetent. ...Completely ignoring emails, switching my water supply off for no reason over Xmas, and forcing me to pay for communal area repairs ! etc The building has been mismanaged to the point of extreme dilapidation, soaring and unjustifiably high service charges, threatening residents when their racist staff are reported, endless ASB issues that are ignored by Optivo - and also being bullied by the few people that sporadically respond at Optivo. ... Leaving the lift broken down for months - flouting fire safety risk and legal obligations they have to the many disabled people in the building. The lift has broken down ELEVEN times this year - with weeks and months waited for repair, repeatedly chasing Optivo - and eventually having to contact the local council to force/enable repair. I reported a serious noise pollution issue caused by builders that we hadn’t requested work from, and they told me that there were “no builders on site”, and it was a “non issue”. I formally confronted the builders after 8 months of unbearable noise from 7am each day AND on Saturdays, and then got an abusive call from Optivo 5 mins later telling me ‘not to disturb the builders’ ... it is like I work for Optivo, vs the other way around!?! The building also hadn’t given any permission for; or expressed interest in the work, and yet we were charged for the above! The ‘affordable housing’ rent has literally tripled in the time that I’ve lived here, despite a worse quality of life and poorly presented building (i.e. untreated mould in communal area, the ground floor ceiling caved in last Xmas with sewage) and they took 2 weeks (being chased) to resolve it!?- and then charged residents additionally for the cleaning and ceiling repair, and then generally increased the rent shortly after! My building has also received blanket letters accusing people of colour in the building of abusive and aggressive behaviours, that were never investigated ahead of time, and was clearly racist conduct. For example the people of colour building were threatened with Police action, on ASSUMPTION of misconduct !?! Disturbingly, neither Optivo nor MIH could see that there was any issue with this behaviour. I’ve had parcels stolen by staff Optivo are affiliated with at MIH property management, and we pay for CCTV, and they refused to present me with the footage with no justification - yet increase the service charges without fail every year, spanning 13 years. The identical copy and paste response they add to each negative complaint accurately reflects, their typically disengaged and disingenuous attitude...... Read more

Very terrible service but paying service charge every month. The communal bin area is always overflowing with rubbish to the point there's rubbish all over the floor. This is such a hazard and health concern as rodents can come into our homes this way. There needs to either be more communal bin areas available or the housing association to arrange more frequent pick ups with the Council because clearly there is an issue with the current schedule. I complained about this months ago and nothing was done about it. Another thing is the repair team, I have reported a leaking sink a couple times since I've lived at my flat and each time the repair man will clean the wet area with a cloth, take a picture and say to me "there's no leak here" like honestly!?? I don't actually understand what kind of plumbers are hired because he's not doing the job or even making effort to find out where the issue is coming from. Soo disappointed in the service and I will now have to call a professional plumber and pay out of pocket just to fix this issue. I 1st reported a leaking roof in November 2020. It was that bad that the rain was running down the inside walls of my kitchen and going into the electric sockets. Optivo finally erected a scaffold in April 2021. Friday the 17th of June was the last time my kitchen was flooded because the hole in the roof is still there and has not been atended to in 7 months. I have been through their complaints procedure and yet I am still waiting for the repair to be done. Every time that the rain was heavy and was coming inside the house. I found them every time it rained and repeated that the water was coming into my property and their way of dealing with it was the sindh an electrician to check the sockets. At no point did optiver or the roofing contractors think that it might be a good idea to put a temporary cover of some sort over the whole to stop the rain from getting inside the building. Eventually I had to climb the scaffolding in the pouring rain and put plastic bags over the whole. UPDATE.... You have just given the exact same templated response to my review as you do for every review. You even use the same template on your Facebook page ????. If you WERE sincerely KEEN to address the issue I have raised, you would simply enter my name into your system and find ALL the details you need to get in contact with me. I already told you I've been waiting 7 months for the problem to be rectified. I am going to compile my report with all the pictures and videos I have and send it to the housing ombudsman. Like many others, I feel that the service charge is very expensive at £302 per month with very little service. I have reported pigeon droppings at the communal walkway and the planter box next to my window but I have not got any reply from them. I even wrote to the lease manager Charlene Onovwigun with photos but she does not seem to care much. When you report something or complaints via the online account, it would say you would get a response within 5 working days but that never happened as far my experience is concerned. I recently moved about 20 days ago maybe and still didn't furnished due to a very bad condition of the flat, specially bathroom, kitchen and living room is in so bad conditions. very unprofessionally flat was repaired and handed over to me. since i moved still using just one bedroom with my kids. Toilet seat is lose, tiles in bathroom are lose, there is no space for washing machine and the window in the kitchen is not closing, all walls are having cracks, only few cabinets in the kitchen while most of them are occupied by gas meter and sink pipes and no sink in the ground floor toilet. i reported all issues still waiting and when i asked for permission for wood laminate living room they wrote me a letter that they want me to bring quotations, hire a professional and then they will survey after the wood lamination is done. isn't this a double standard ? I have a neighbour who struggles with substance misuse, she like to throw her rubbish into my garden. I have told Optivo about this for years, explained that the reason I cannot clear it myself, is because there is the risk of needles etc. Optivo have contacted me about it for follow up information such as the flat number of that neighbour and still nothing has been done. One of their managers told me I need to get house insurance because they can’t do nothing about it. Worst housing association going. Was good when it was amicus but since they took over nothing gets done. The block of flats was once well maintained and issues rectified. Not any more! Countless maintenance issues that have been reported both external and communal areas inside, don't get fixed. Problem with Tennant and anti social behaviour, optivo well aware of, again nothing gets done about it. Rude staff when you call who honestly couldn't care a less. This is the worst housing association ever! They have no regard for the issues you have as tenants with their properties. Despite taking huge fees in service charge for property management, Optivo couldn't manage to run a bath. Their staff turnover is clearly high. It can take multiple weeks to get issues resolved, even if their staff can be bothered to follow up or reply to emails or chase requests. They ask for details to set up a direct debit then make residents try four times to get an AllPay card to do the exact same thing as a direct debit. They clearly don't understand what email is so write incomprehensible letters to residents. And beware, if someone leaves a wet child's buggy in the corridor on a torrential day, Optivo will come and take it then make you travel to Croydon to get your own property back, claiming fire safety for a plastic buggy a resident didn't want to bring into their own home immediately.... My advice in straight is don't go anywhere near Optivo for any reason! As a resident I've endured 7 days now with no hot water. For over a year now theyv'e not changed the boiler because they couldn't make a decision on where to put a flue. I wrote in and complained. They appointed Swale heating to deal with it. An appointment was made and went with no attendance no phone call or nothing. Eventually after numerous emails I found out Swale hadn't received any asbestos report which Optivo claimed to send. Then when it was rebooked "without any mention of an asbestos report" the plumber turned up and throughout the day I saw a delivery of what was supposed to be the new boiler. All the parts were there except one thing. The new boiler. The driver had to then drive back and get the actual boiler. I was told it would take a day after I informed Optivo I was starting a new job 1 month earlier. I had to ask someone to come and sit in for the extra day whilst I was at work thinking I could come home and it would be done. I came home to be told no electrician had turned up to set the thermostat. I wasn't even told one would be needed. I hadn't been phoned and till now no appointment for an electrician has been made. Iv'e had to be behind Optivo every step of the way. They have been utterly useless. They put an " Installation Adminstrator to oversee the installation who never ansers her phone. She emails "me"asking if it's been done as she clearly has no clue what is actually happening. Instead of her reporting to me the resident on what is happening or the plan she has no idea and I'm reporting to her. Ive written 8 clear and precise emails and make no doubt one of them had some ..... for them to fill in in the blanks but bringing this to a close Id give Optivo zero stars of I could. They have no quality assurance on work, there's been no planning after I'd clearly stated the time frame required which was plenty in advance they still couldnt achieve it, they haven't responded to many of the emails setting out in advance what was required, day 7 and still no hot water much less a clue of what to do. Adding insult to injury today after the complaint and request for compensation they had the nerve to offer £37.75 and the boiler still doesn't yet work. From whatever field of work or investment you are in, if you are sincere about providing quality homes and service do not go near Optivo. If you are thinking of becoming a tenent with a housing association, do not go near Optivo. They are an absolute waste of time. You will spend more time than it's worth chasing them to do the simplest of things. I've been a tenent in the same flat for 26 years through South London Family Housing, Horizon, Amicus who've all offered in the very least a fair service. This property has now been taken over by Optivo and they are already clearly the worst. Absolutely disgusted and yet "I" still have to organise them to get the hot water back on because they can't even manage to oversee the simplest of tasks by themselves. An utter disgrace!!!... Very poor service from the Croydon property management team, I've sent numerous emails in regards to residents private car park being used as a public car park and dumping ground. Which has become overcrowded and very hard to manoeuvre around to access allocated parking spaces. It's very strange. When it comes to any problems you have they are extraordinarily slow to respond. For example, the lift was broken for over a month; it took 10 weeks to change a light bulb; they changed the door code without telling any tenants what the new code is, so that post & delivery workers can't enter the building. If you try to call it takes over half an hour to get through; if you leave a message on the website it is ignored. However, if anyone leaves a bike or shoes or even a doormat outside their front door then they immediately send a nasty letter threatening to confiscate your stuff. They did it when I put a nice painting on the wall in the hallway. Apparently having a bit of art on the wall is a fire hazard. I'm not sure why their priority seems to be to harass their tenants rather than to do their job to make things work properly.... Read more

The neighbour above got moved because her property overhears DUE to poor ventilation so temperatures hit 32 degrees in the summer my property also suffers from the same problem it was confirm via the environmental health in written. Their response was to give me a air condition unit and help pay towards the bill until its resolved 2 years and they have neither offered too move me or contributed to the running of the air conditioning machine as first stated by them. The flat above me has been empty for nearly over a year now and yet I still have to put up with temperatures that are unhealthy for me and my children and my now Ex partner who is a joint tenant. Living with my ex in the same flat is very depressing. we have children I have ask Optivo to help me move as I am being coming stressed due to the living situation I went to the council and they direct me back to Optivo I became very stressed and Depressed as time went on due to us no longer getting along and called Optivo and spoke in detail to them a about my ugency to move and the fact that I got arrested as a result of verbal abuse and the situation needs to be addressed asap and still no help or even a call discuss my situation. Optivo just say if I was married they could help as they would have obligations I get sent to the council and they say talk your housing manager at Optivo who can can make a nomination back to the council Optivo deni they can do any Nomiations back to the council. I became self employed and worked so I could be out the house as much as possible and safe for a deposit to move as Optivo refused to help me move despite the advice from professionals to move me. Housing Association I have ever experienced the lifes and the wellbeings of their tenants means nothing why 2 years no 2020 January i was diagnosed with Cancer and I'm still in this situation with overheating temputures which might of contributed to my illness as well as stress and depression and now Cancer. I guess if your still reading this you saying to your self they must help you now surely !!!! It's now July 2020 and between January and now I have been to the council for help and nothing because I have a tennacy that all that matters Not ME so if I leave I make myself intentally homeless and they won't help so I'm stuck here still in a room within the flat is baking and im fighting for my life. Can you believe despite doctors letter, consultants letter, M.p and partner, me having Cancer and still they told me that there is nothing they can do to help me. I wonder if Optivo ever look at this site to see all the bad reviews. Nothing changes, they just get worse. Staff ignore your requests for call backs, complaints are often ignored and service charges go sky high even though services are of a very poor standard. The ASBO team isn't fit for purpose and any serious issues are swept under the carpet. I'm presently paying rent and service charges for somewhere I cant safely live in. As long as I continue paying Optivo will happily take my money but still not provide a solution to provide a safe alternative home. A Housing Association for Antisocial, trashy tenants. I accepted a property from Optivo in mid January, and have been waiting around for them to pull their fingers out ever since. I'm never given an update unless I call for one, and even then it's mostly just "we don't know". The fact I've been waiting for over 4 months to move into an empty property is a joke. I have a baby due in 2 months and I'm now preparing for him to arrive in the tiny flat I'm in now because I genuinely don't believe I'll even be moved into the house by then. It seems that I get told one thing by somebody, and within a week somebody else is telling me something different. I've been nothing but patient, and I didn't contact at all during the last 8 weeks because I knew that with the lockdown going on I wouldn't be moving, but the housing market restarted 2 weeks ago and people have been given the ok to rent and buy again. I'm told the house is ready and the keys are waiting, so there's no reason I can't have them now. Seriously regretting accepting the property and even thinking about contacting the council and refusing the property. Honestly wouldn't recommend anyone accept a property off of this company, I dread to think how it would be trying to get a repair dealt with!... Read more

Today I had a phone call from a lady called Sophie and she was extremely rude and accused i did benefit Freud's. I asked to speak her manager and the manger Tom called me he was worst don't listen my complaint, they are very unprofessional they don't have customers skill and very disrespectful. As a shared ownership tenant I would strongly urge anyone to avoid going into this arrangement with Optivo. As stated in some of the other reviews, anti social behaviour is not challenged and criminal damage is charged back to all tenants via service charges. The service charges themselves are not managed and increase alarmingly each year. I was previously with a different housing association before doing a mutual exchange to come over to Optivo. I did read review's before I come over and thought it can't be as bad as this. ! They lost the paper work to complete the deed of assignment several times. They hounded me and I mean hounded me for my rent without my name being on the tantacy agreement due to they mastick. How was they expecting me to pay money into a rent account that was not live. They have been a nightmare to deal with you can't speak to anyone that can make decisions. I live in a block with 4 other tentents and they dismantle are bin sheds in January without warning leaving as without anywear to store are rubbish. We now have no bins and Optivo have been asked by environmental health to rectify this. They have dealt with environmental health exactly the same with their tenants (No response ) the complaints procedure is actually laughable you get a one sentence response, How can a housing association so large get basic duty of care to their tenants so wrong... I have had life endangering repairs Failures physical harm hitting your head every time you go to the toilet because of the failure of an Optivo contractor bsw the new contractor was brought in to move the boiler after 2.5 years great right no new contractor had to come out 4 times to get our lack of heating and hot water the problem was the electrics during installation I have no felt in my roof because landlord took it away as is rotten not breatheable caused by building the property and having no ventilation in the loft so we had rain and mould in our loft for about 8 years I am still waiting nearly 10years later to have the roof put back to its original condition. Optivo are refusing to do this now I raised a complaint about repairs service in July that complaint was closed because I didn’t respond to a letter that I never received until the ombudsman sent it to me 3 days ago. A second complaint was raised on the 3/3/20 but that was closed too because I quote I didn’t respond in July can’t raise another complaint about repairs even though I am getting some repairs done they have left me with lack of heating and hot water contractors fault no water in kitchen for 5days I had new doors fitted 1 day to put 4 doors in and paint them dpi made member of staff wait 3.5 hours to get stock so job had to be rebooked I had to store the doors in my house job is now completed this week I have been asking to have a meeting with Paul hackett for last 12 months he is not contactable internally so I tried on his twitter account numerous times every time blocked so this week I asked again and to meet with Alison wignell as well I was told I would not be able to have a meeting with Alison. Optivo are a disgrace. Have used My Account to report repairs, supposed to be quick an efficient....it is a complete waste of time; have to call to chase up only to find they have cancelled or forgotten them ! Staff mostly don't seem to know what is going on and don't seem to care. No housing officer allocated to our building or estate and when you callt speak to them they are quite rude and unhelpful. I believe that Optivo have grown too big and are unable to deal with issues effectively. No customer service and little respect for tenants.... Read more

I have been with Viridian now Optivo for over 11 years. Never have I had an issue with Customer Service until Optivo took over, they are argumentative and have no sense of empathy. I was always happy with Viridian and now considering leaving since Optivo due to them being highly incompetent. I approached Optivo to try and reach a resolution around a Pram as we have recently been told we need to remove it due to a Fire & Safety check, and the member of staff dealing with my query ( Who was not very friendly in the least) basically told me nothing can be done. I live on a third floor in a 3 story flat in which carrying the buggy upstairs and downstairs would be impossible and introduce further health & safety hazards to both myself and my young child. Instead of communicating with me to let me know there was an issue they decided to go straight to the bailiffs and the only time I knew what was happening was when I received a bailiff letter informing me that I had a certain amount of time to remove my pram otherwise it would be sold! Surely some form of compromise could be reached to keep myself & young child safe when heading down the stairs and requiring the use of the pram which is on the ground floor. Optivo - be aware that if any accidents occur because of having to carry a heavy bugyy up and down the stairs you will be liable. Absolutely Appalling service and will be contacting my local housing ombudsman. I would urge anyone who is experiencing any issues with Optivo in which Optivo is refusing to address, to contact their local Housing Ombudsman. Im waiting for my automated response of ''I'm sorry to read you're not happy with the service you've received. We'd be keen to discuss this with you so that we can look to resolve this matter and look into the points you've raised here. P.s nothing was ever resolved from calling them. Awful housing association doesn’t respond to queries unless the tenant annoys them on all communication they have Facebook, twitter. The online chat option has been offline for over a week so I cannot speak to someone directly. Trying to hand my keys back as I am moving out today and no one is responding on which office I should come into. I am now private renting and a reference from Optivo took almost 2 weeks due to poor communication. Staff ask me questions which they should already know the answer to, after all it is their companies property they are working for so they should be taking time to look at notes on the property itself. Been left to live with Squirrel's in my loft from since early 2010. All Optivo keep doing is sending different contractors. Despite the fact that Squirrel's have been caught. I suffer severe anxiety and this has not helped over the years. As well as the damp everyone suffers from in the close. Yet I am told it is to do with my living conditions. How the Ministry of Housing, Communities and Local Gov allow this company any responsibility to providing housing to citizens of this country is remarkable. Ongoing issue with pigeons nesting on roof. Optivo managed to hire a company that isn't specialised in pest control. The company fixed the issue on one side but now the pigeons have started nesting elsewhere on the roof ( A prof pest control company already called that out prior to the "fix"). Incompetent organisation & their service have worsened from when they became Optivo. They had the audacity of sending gas engineer whilst l was away. Not professional to book appointments with tenants. Returned from hospital today to find my gas turned off, after spending 7 hours in hospital. Just because they are incapable of arranging a appointment and they assume people are always at home. My daughter going to work tomorrow & nephew to school no hot water for them to bath. We cannot turn on heating on and after being promised heaters because my medical condition l require a certain warm temperature. The man turned up without the heaters claiming he didn’t have any. We cannot cook hot food since our gas is off. Appalling service as if we are living rent free. Worst customer service overall. I am rating a one because I've only moved into the property recently the property is amazing. But the staff are unhelpful still ongoing issues in regards to my gas. I've sent emails, complaints , been on hold via the phone, on the live chat. The outside construction is badly thought of and no one is able to access the gas meter. I have a young child and we cant even have hot water. Cant even use a cooker. So bad to be moved into a property and this wasn't thought of for a family with a young child.... Read more

After several YEARS of complaining to Optivo about moisture coming into my rented property, the issue is still not resolved, even with the issue directed to the complaints team. Over this time, I have wasted well over 30 days of annual leave for various appointments and spent hundreds of pounds on replacing furniture, clothes and carpets etc. due to being ruined by mould and damp. Part of the floor of my child's room even fell in, as the floor had rotted on one side of the room. This is only one of many repair incidents over the time I have been with Optivo and I know many tenants with similar issues. Optivo should focus more on delivering excellent customer service and homes which are safe for tenants to live in.... Read more

I have been totally victimised by this company after making genuine complaints about their incompetent staff members. Every complaint written or verbally made has been ignored or dismissed with unjustified points that more prove my point. They tell me i can not have multiple complaints open but fail to respond or deal with the back log. They never investigate a damn thing I say, if complain about individual members they get moved to work in a different department. I requested all data held about me under this gdpr but yet loads of my complaints are not to be seen, other people's complaints filed under my name. Emails of belittling my concerns from ASB officers Angela but that doesn't matter. No instead it just proved this company has labelled me and chooses to deal with me according to what is noted on my file. My children have not been in school due to asb issues that arose and resulted in my car being set on fire by residents. Resulting from the none investigation or care. Croydon don't mind housing me and my children and helping me have a clean slate away from optivo and this bullying but no they want to keep me living in mental hell with them to keep bullying me and making me feel less than human and definitely not alive. 6mths with 2 children missing from education and no care by no authority. The police kicked off my door for a made up allegation but optivo emergency sitex workers went into my home and stole my 2 consoles they don't want to take responsibility for. Nor my stolen id and continual fraud I'm trying to prevent in my name thanks to this ha. Call backs are a myth with this company. Even the MP contacted them but this ha plays so dirty they wrote up the made up allegation tainting my position to make themselves look good but yet no evidence was ever gonna prove the allegation as it was made up. The MP took the gospel and never done much again in terms of the protection of the children and missing education but decided optivo response can help him look not helpful which it surely did. This company prefers defaming me to help there position. I even wrote a complaint to the ceo which I would have expected to be investigated properly instead they handed it down to the normal complaints workers who investigated issues that arose at that time and not the initial complaint making it all get confusing and then tell me multi complaints are not allowed. This company makes me hate my life it's been over 6 years ever since they allocated me a brown housing officer, I am brown myself but like what the media often documents brown people have a very broken community due to all sorts of reasons but even in a work setting the negativity of their own discriminatory views are projected on myself and from there all problems have began or escalated with this company. I hate calling them all the operators do is stick up for the last one not having a clue but ok real colleague solidarity but what about the person your choosing to ignore for the loyalty of the job. I can not even access the therapy I need as my address and living ain't stable enough says the therapist who has contacted them also. This company is trying to literally kill and won't let me escape or be heard they prefer to keep abusing me and affecting the life my children live. Incompetent, Incompetent, Incompetent, Incompetent!!!!!! We are tenants of Optivo Housing, and called them before Xmas to come and install a new fan, as the fan which is currently installed in the bathroom, has never worked since the day we moved into the property. Therefore, water drips off the pipes and onto the carpet at the back of our toilet cistern, each time we take a shower or bath. Optivo could not send anyone out to repair this fan before Xmas, the soonest date being 28/12/18. Apparently, someone from Optivo did turn up at the property today, and rang the communal buzzer 4 times. We never heard them call ONCE!!!!!!!! They then called our landline number, but we never heard it ring. After contacting Optivo by phone, after we'd taken the time and trouble the night before to move everything out of the bathroom, they claimed a representative did attend the property???? We even tried ringing our communal buzzer after this situation, and it rang perfectly well, so maybe they attended a property in Queenzland Australia and rang their buzzer, this may even have been the case, they are utterly incompetent, but it wasn't in Surrey in the UK. I think the best course of action in this time wasting exercise is to allow water to continue to drip off the back pipes and onto our bathroom floor, and once it rots the floorboards, it can crash down into the apartment below, and then perhaps it will at least hit home to Optivo Housing Association what an unmitigated MESS they seem to make of the simplest of tasks. We will of course just sit back now and leave the fan broken. Now the question we need to be asking ourselves are, would Optivo actually be bothered by this situation - NO. Are we actually bothered that Optivo cannot be bothered with any of this - ABSOLUTELY NOT!!!!! I think this situation just highlights time and again that this housing association need to have a complete overhaul with an omsbudesman, to address the catostrophic mess that tentants are leaving 1* and 0* reviews about, time and time again, month in and month out. I truly believe that anyone who reads these reviews will entirely agree that Optivo should be reviewed by the correct governing body, at a high level meeting with their board of directors, and try to sort out the errors which are becoming only too obvious. Also, the responses given on these reviews by Optivo, look very much like the same narrative is cut and pasted each time and placed at the end of each review. Just what would actually happen if a tenant actually did get in touch with Optivo Housing to try and address the review and sort the situation out. I will tell you here and now - the same catalogue of events that I have highlighted above, where it will be hit or miss if someone attends the property, or NOT, you would need to keep fingers crossed on this, and then a bad review is left, and so the cycle begins again. I think it's called a band aid effect. Stick a band aid on a problem, and HOPE it goes away. Typical behaviour from a can't be bothered to be bothered organisation!! Oh yes, this is actually a ZERO star review - again!!!!! Look at all the diabolical reviews from tenants, then we will have the answers that are glaringly obvious.... Read more

Optivo Housing are very incompetent and remiss, and seem only interested in certain aspects of their work, which stop and start in the rents department, despite some tenants who actually do pay their rent in a timely manner. It truly feels as though they simply do not wish to be bothered in address more serious issues, to include one where I am trying to get a response at the present time, and have involved my MP in this situation. Absolutely diabolical! Writing on behalf of a friend who is currently being harrassed by another tenant in her block also belonging to Optivo. She has reported that he has been verbally abusing her using offensive language towards her in front of her 2 kids,who are 2 & under. This has been over the space of a year now. Despite having reported these incidents to her housing officer, they have told her they need more evidence. The police have been informed, and whilst they took the allegation very seriously they said it is not up to the. To move the tenant and that she would have to speak with her housing association again, STILL NO ACTION. The resident has a viscous Dog whom he uses as his weapon to intimidate her & kids, constantly leaves the back door which leads to the communal back garden open so he can let his friends in at night without them having to use his buzzer and also so his dog can run up and down the stairs ack and forth. When asked by the ASB team what she'd like them to do, she said either move me or move him, they replied they wouldn't be able to move him as that would simply mean moving the problem somewhere else. WHAT THEY REALLY MEAN IS ITS GOING TO TAKE MONEY TO MOVE HIM AND THEN THEY WILL JUST HAVE AN EMPTY FLAT WITH NO ONEY COMING IN. SO MONEY COMES BEFORE SAFETY FOR OPTIVO...OK. As for a transfer for her, they no longer do transfers but she can happily join homeswapper or house exchange. Right so you'd rather wait till something serious happen to her and her kids, bearing in mind the tenants relative threatened to kill her and her kids in their sleep????.?? On top of that she has discovered mould in her bedroom which has now spread onto her clothes. Optivo, formerly known as Viridian, should be ashamed of themselves. Disgusting incompetent rent sharks, have time to refurbish your offices but no time to deal with real problems caused by YOUR TENANTS.
