Having based near Heathrow I approached Johals to help me with letting one of our properties based in Leicester. Lettings manager by the name of Suman is extremely unprofessional . Other staff in the office have no polite manner of answering calls and taking messages. I was never updated which resulted in me approaching Harts estate agents. Definitely do not recommend sadly……

I had a positive experience with johals. They assisted me in finding suitable lodging and afterwards advised me on how to be safe from unlawful acts carried out by other tenants, when such a situation was raised.
Jag and Georgina have been of great assistance to me from the beginning to the point where I am ready to obtain my investment returned.
Overall, you can rely on their services, and if you do the right thing, no matter what, the world will rally behind you, just like Johals did, and thank you for everything.

Avoid at all costs!! Staff doesnot update u. Property shown on viewings is completely stripped of all furnishings by the move in date. Maintenance issues never dealt with!! And believe me there are plenty despite the property appearing perfect on paper. Only care about one thing getting rent from tenants and nothing else. Horrible people. So many false reviews on this page please don’t bother with them!

The worst estate agency going without a doubt. I’ve had a leaky kitchen roof for over 6 months and the main roof is leaking now for over 4 months which affects 3/4 upstairs rooms. Contractor was a lovely bloke. Women that work there easy to deal with and nice to talk to. Landlord gave all the repairs the go ahead yet we’re still here. Was advertised with front driveway parking to which I still have he original add screenshotted. Has a wall there asked to remove it as it was advertised and was told no. If it rains i have to mop the bathroom in the morning, the bedroom stinks of the old water and if you think I’m kidding check the attached images. This does nothing for my asthma which is quite bad now but they don’t care as long as they get the rent If you’re looking to buy, let or rent out a property I’ll avoid these. Currently going through correct complaints procedure to get an ombudsman

I had a horrible experience with this estate agency and the landlord of the property. False advertising of the property, no maintenace of the property or cleaning prior to moving in. Landlord failed to ensure maintenance of property which made it uninhabitable. I am shocked by the level of service. We served our notice 3 days into our tenancy and it has been a nightmare to deal with.

I honestly love how efficient this company is. They were proactive in processing my application. They were considerate and I didn't encounter any troubles while moving in.
I hate to take away the 1 star but although the application processing is perfect, I think there is scope for improvement in the customer service segment.

I have no real complaints about my experience with Johals, aside from the difficulties in getting speedy responses to important matters regarding the tenancy. This could, however, be due to reduced staff members in office due to Covid-19 restrictions. When I did get a hold of members of staff they were incredible patient and knowledgable!

Avoid this lettings agency! They made life very difficult for us and it seems as though they don’t actually want to let any properties, going out of their way to make it difficult. Whenever we rang, the answer was always ‘someone will ring you back’, to which no one ever did and whenever details were promised we never got them. After viewing a property and showing interest, we signed an application form (which they also signed!) and that’s where it went downhill. They put the price of the rent up by £150 per month as soon as they found out we were not a family, which was made very clear to them when we viewed the property and they said this wouldn’t be an issue. At no point were we made aware the property was aimed towards letting to a family. They were told multiple times both via email and in person that we were students and they always said this wasn’t a problem, which we have in writing. They clearly had never discussed the rental price with the landlord properly as during the whole advertisement period the price was set at the same, and only after we had shown interest and said we wanted the property did they contact the landlord 3 days after to discover they wanted more rent for students/professionals. This was also only made clear to us at the end of a text message that was about something different and was supposed to be a call back anyway, which they never did. We wasted 5 days of our property search with an incompetent company who went out of their way to make it difficult for any process to be fulfilled. It eventually took us going into the office and talking to Harry, the managing director, who was the only helpful person in this company to finally get an answer as no one in the lettings department wanted to help.

Johals is a very respectable company with hardworking agents and staff members. They handle their clients in a proffesional manner according to their sitation. I am very pleased when I met their team when I came down last month to look for some property around Leicester. There was a girl from Philippines I think who spoke to me and entertain me when I was in their office.She is very friendly and polite the whole time and introduced me to her colleagues. The whole team is very friendly and still following the Covid guidelines whilst working in the same space. I couldn't been more happier with the assistance and service that I received from them.

Went on a viewing for a student house with a friend, we decided we liked it, even though the place was misleadingly advertised (one of the rooms pictured was in the basement with a 5ft high ceiling), so said we'd take it. They said great, and told us both to send a deposit.
We didn't hear from them for a week, so we assumed they were just getting the paperwork sorted, but then we got a *text* to tell us we never actually had the place, we'd just put through an "application" that had been rejected by the landlord (the landlord who had never met us) with the inference being that they had taken deposits from multiple groups, knowing full well the majority would be rejected. (which I now understand to be illegal, according to another letting agents). I would also ask how we managed to be rejected without ever having met the landlord.
We lost a weeks worth of searching, and have still not found a place to live. It took another full week for us to get our money back.

We have recently let our house in Oadby through Johals. The whole process was smooth and hassle free. Suman was brilliant from the very beginning. She took nice photos and presented the property well. She was also there for all the viewings. Always punctual. The rent we are receiving is reasonable. All documents were exchanged and signed electronically. The inventory was thorough and electronic.
We are going for fully managed and their fees are competitive.
The only problem is that they missed the water meter reading and I had to sort that out. Obtaining the final water meter reading was difficult as the whole meter was submerged.
Post rental service is good till now.
They had sent all the necessary information to the council who mislaid it and kept on charging us council tax. Of course it's not Johals' fault.
Georgina from post rental team is quick to respond.
I highly recommend Johals as letting agents.

Johals have the worst customer service .never replying to emails or calls. You have to chase them to complete a job I was paying for. Very unprofessional. My house I let out was in perfect condition they used Covid as an excuse that the tenants they chose vandalised and completely destroyed my walls and floors and all interior as an excuse. But Johals kept taking my money sand when I asked them for a refund for the devices I paid for which had not been adhered to for a full year they dodged my calls and emails. STAY CLEAR OF JOHALS. Very very unprofessional

We've recently signed a contract with them for a flat. We had Toni helping us through this. She was really helpful and whenever we had any questions she was quick to reply anytime of the day, even after typical working hours. There was a lot of documentation needed for guarantors which took some looking out, but after all this was sorted, everything was proceeded with quickly and we're really excited to move into our flat!

Rented a property in May 2020.
I am a key worker. From the start communication was poor once they had the holding deposit.
Staff are rude, hardly respond and unhelpful when they do respond. If they don’t want to answer your question they will just ignore you. In fact the staff here are the rudest people who try to run a business I have ever encountered.
Took 3 months to get the heating fixed. After countless emails and them saying they have no responsibility to repair heating, once I said I will involve Environmental Heath something was done slowly, not to mention I have a young child. They sent 4 workmen to check the same job in a pandemic. Landlord showed up unannounced. Someone not registered was sent for a Electrical repair when I complained I was ignored. When I asked for proof he is registered I was ignored.
They sent a home made section 21 after 3 months into the contract saying I needed to leave as the owner was selling. A home made section 21 is not valid nor is a real one until after 4 months into a tenancy. Anyway, the property was back on the market a day after I left with a £45 per month increase. So, they made a key worker move in the middle of a pandemic for greed.
Once I left they took 2 weeks to return the deposit as with the landlord they were trying to ring my energy provider to check my details and bills. Even I can’t speak to my energy provider with out clearing security so they were in breach of GDPR. Eventually I got my full deposit back after several calls.
My experience with this company has been the worst at a time we’re people should of been supporting each other especially key workers. Not putting them in a position to find housing at a difficult time for greed.

Had a surprise from Johals today. Someone working for them turned up at my house, with keys to the door so he could let himself in and do a bit of work or something. The surprise was that I have owned this house for a year and half and never used Johals for anything, didn't buy through them...nothing.
I took the keys off him and have now changed the locks, but it was weird and worrying, not only that, he called his office to try to get to the bottom of it, on speaker phone they proceeded to speak in a language I didn't understand. I have no problem with other languages, but its rude to do that in front of someone.
Wow...unprofessional on a whole new level.

While there are positive reviews, wait till the tenants have to vacate, then the agency shows it's true colours.
Avoid if possible, they hand over unclean houses and don't provide services such as Wifi and cleaning for months. They can't even refute this, as there's adequate proof of the same.
Further, at the end of your tenancy, expect various cheap tactics to retain part or whole of your deposit. 7 individual flatmates, all had their deposits skimmed for outrageous reasons.
Even the owner let go of their services after we vacated...speaks for itself.
Only plus point is that they fix issues of the dryer, washing machine, oven etc within reasonable time.

They are Frauds. Initially they will do all false promises for your holding money and then at the end when you don’t have other house options they will say house owner is not providing all the things and also they will not pay back your holding money.
They are thief.

JUST AVOID
Thanks to Johals I will be homeless in less than a week.
I have had a terrible experience since I started this process on the 30th of July.
I have had to fill out applications twice. Send the same details multiple times.
It is now the 18th of August. I have less than a week to now look for and get keys for somewhere else.
I mean first I have to wait for Johals to give me all my money back.
I've been told "Sunny Singh" is the one in charge of this company, so thank you for this this anxiety inducing and stressful journey with Johals.

My son and others viewed and arranged to go ahead with a student let, Johal's took the holding deposits and agreed to proceed in early March, 4mths later after months of repeatedly trying to get info, go ahead etc we are still waiting for the refund (they let to others without informing the students or refunding their holding deposits, don't reply to emails, fob you off on the phone etc) After copying in trading standards and the property ombudsman they have promised a payment. Let's see what happens...

A terrible organisation who know nothing about customer service.
Took my holding deposit and pretended to return it 4 or 5 times until things got heated in their city centre store. After 5 days they did a simple bank transfer and it was in my account, I have no idea why they were dragging their heels except that they operate entirely unprofessionally.
Granted the owner did apologise but it was too late and this place should be known as one of the worst estate agents in Leicester.
I expect they will reply to this message denying everything as they have done on so many reviews below, but just bear in mind that if they were actually a good company they wouldn't need to deny so much.
Stay well away.
P.s. by law they are no longer allowed to take holding deposits apparently.

Paid deposit and agreed date to move in... was rang ten days before this and was told to pay a full months rent or they would put the property back on the market. Awful company and they don’t even know their own rules! Lost money but worth it to NOT rent from Mr money stealing Johal.

Awful, were beyond rude when I attempted to rent from them, and when I visited the properties they were in an appalling state. With the girl showing myself round trying to deny the obvious existence of mould. I quickly went with another agency but the sheer nuisance of johals did not end there. They have been sending at least two to three letters a week to the property about wanting to "rent it out" to various individuals. At first I informed my current agent and LL who instructed me to ignore them and that it wasnt the first time. I contacted johals to ask them to refrain from harrassing me by sending any more letters and that I am a long term tenant yet they still continue to send letters ( with it being obvious it is them due to the god awful creamy yellow envelopes). It's getting ridiculous now.

I spent nearly two weeks trying to book a viewing for a property and when I finally went in to talk to them face to face, I was told they had rented it out already despite it still being on their website and never bothered to tell me or even return my email.

Much like all the other reviews we are having a shocking time dealing with Johals. Renting or selling your property through this estate agent will only put great tennants and buyers off your property and not promote it.

Harry and the team stand out from the crowd as not only are they genuinely nice people to deal with, they are also very knowledgeable and professional in everything they do. No other agent in the area understands the dynamics of the property market in this locality like they do which means they are in the best position to advise on any property investment and get you the best return possible. I would have no hesitation in recommending them for both selling and letting property in the area. Keep up the good work!

After taking my money and agreeing a contract they lied to me and said the landlord had used another estate agent what was a total lie and decided to let the house them selves to some one else.

This agent kept us waiting for weeks to rent house . They took money but they did not give any information . They treated us disrespectfully when we wanted to learn reason of cancellation. Now they are swearing and insulting since we do comment . I definitely do not recommend it . Customer satisfaction is negative . If they do so again , I will report the police because they swear and insult.
