Poor communication! Myself and my partner had a letting viewing arranged. I requested the information of date/time be in writing via my email, this was ignored. The viewing was cancelled without us being advised (they said they'd rang me the morning of, but I had no missed call/voicemail)- I was at the property and waiting for 15 minutes before ringing up and told so. I even rang beforehand advising them we'll be a little late because of traffic- wasn't even told of the cancellation at this point. Completely dissatisfied with their service and lack of effective communication.

We are current tenants of Frank Innes, Leicester office and have reported an issue which has caused us to have 96 hours now without electricity, hot water, heat, and damage to kitchen ceiling, and no one has set foot in the property to even assess it.
Thus far the only contractor to attend the property was initiated by us in order to prevent severe damage to the house and our property, and danger to ourselves. We are informed that this amount will not be reimbursed despite the fact that the incident occurred around midnight, with no out of hours emergency contact, and we still await assistance as this is written.

We feel we had a below par service throughout. Requests were not responded to, we felt like a burden every time we rang up, agent was not at all knowledgeable or helpful with regards to the property- the house we were buying was not cheap! (Not that this should matter) but we were made to feel like we were buying a 2nd hand armchair they were that lack luster. I wouldn’t touch frank Innes again.

Not replying and not picking up the phone, I’ve been trying to get wifi installed in my flat for a month and I don’t have access to the wifi cupboard and don’t know who actually holds the key. I call the office and they don’t pick up the phone. I email and they don’t respond. Maintenance have been good at fixing issues but they are separate to frank innes who don’t seem to do very much once you’ve signed the contract.

Shocking service. My property has been on sale with Frank Innes Leicester branch for 3 months. During that time I've had 4 viewings, 1 where the customer's available funds were well short of the asking price, 1 where I've had no feedback whatsoever and 2 no shows.
On both the no shows I was not advised in advance by branch that the viewings were cancelled. On one occasion they didn't know why they didn't inform me, on the other because the manager was on leave and didn't pass on any instructions to the office staff, even though the office was open.
Other excuses for calls not being returned and poor service vary from managers being on leave and staff being new in the role. The latest branch manager seems to have been only in post for 2 or 3 weeks before leaving and at least on one occasion I've certainly being told untruths . One of the staff at the branch even told me "its a mess." Shambles.

Me (Vineed) and my wife (Divya) had an amazing experience with Frank Innes, Leicester. We had so much trouble in getting our mortgage application approved. Both the mortgage application process and the conveyancing took long time and all along the journey towards our new home, Frank Innes was with us shoulder to shoulder. The Leicester branch manager Gemma was superbly splendid in liasoning between us and the seller of the property. Had it not been Gemma's timely intervention during our mortgage crisis, we wouldn't have been able to purchase this house. Another Leicester branch staff - Amelia has also been very helpful.
On the whole, we are overwhelmed by the service we have received from Frank Innes Leicester, and we extend our sincere gratitude towards them in helping us to secure our dream property. I was rejected by Frank Innes for renting due to the fact I'm on a combination of part time work and disability benefits which I have no choice to claim due to my health. The combination easily met the affordability. I was left a voicemail basically saying they couldn’t cover people on any sort of benefits and was subsequently promised a callback but did not get one. Tough times for anyone with a disability these days to get taken seriously unfortunately. Discrimination is a huge problem and Shelter are currently pushing the Renters Reform bill to prevent this from happening.

I highly do not recommend, not only they tried to take away my deposit but also billed me for the damage that was already there (in particular, holes in the walls), fortunately, additional pictures were taken and I returned most of the money. Never again.

I had the pleasure of Adrian and Gemma assisting me in selling my late mothers house. Adrian gave sound advice on essential maintenance that we should do, to enable a speedy sale and achieve market value. Gemma has always been at the end of the phone when assistance was required along the way. We opted on selling by modern auction {iamsold} once the house was of a decent standard. The sale process is almost complete, I would recommend this method to anyone for a quicker sale method.

I recently had the misfortune of working with Frank Innes that was absolutely terrible. From start to finish, my experience with this company was an absolute nightmare. Since the start I was able to feel a bit of uncertainty and not willingness to help when they decided to handover the property without cleaning the property. They decided to do a rush clean after we insisted that it was really bad to start living on. When I moved into the property, we noticed several discrepancies that were not mentioned in the inventory. There was mould on the ceilings, dead flies and leftover food in the fridge, and light bulbs that were not working. We immediately informed the agency about these issues, even providing them with pictures and videos. However, they failed to take any action and instead charged us for these pre-existing problems.
Things started to get worse, as for every single query (for e.g. some electrical circuits weren't functioning properly) Frank Innes (who was our first point of contact and the only point) wouldn't have an answer to it and always instructed us to find a solution by our own. But, the most cruel and unethical thing of all happened during the checkout (after fulfilling our contract for 6 months), when they decided to deduct a lump sum of money from our Tenant holding deposit for maintenance. We were charged unethically and wrongfully for all the deeds we were not accountable for, and of course Frank Innes weren't answering any of our queries, It was done by some other building services(Country Wide Property) company and Frank Innes had no clue/ answer to our queries whatsoever. The agent at one point told me that I could challenge the deposit deduction and I would still lose as they a have built a solid case for the Landlord to win and me to fail (clearly indicating nothing ethical was done, they just wanted to do the proposed deductions anyway. Even they charged us for lights that were already mentioned as not working in the inventory. Though we replaced the not working bulbs with working bulbs and it worked fine until we moved out, but they still charged us for it. The agent and the Landlord would review the "before and after property status sheet" and wouldn't answer our proposals/ queries but would say "The Landlord has a strong hand in winning the dispute"
I never thought, I would do a negative review on a firm/ Letting agent as I had a thought that most of them are the same. But after my recent experiences experiences with other letting agents were wonderful and really put Frank Innes to shame and I genuinely consider my time with Frank Innes a misfortune and I wish I would go back in time and change it.
Yes, The staff are friendly and responsive but not efficient and ethical in my case.
I do have all the screenshots and documents of all the conversations and unfair deductions respectively. Even I have the photos and videos of the property on the day we moved in which we showed to Frank Innes at beginning and I have the pictures which I took when we are moving out from the property. I don't want to post it publicly but I can provide them if needed.

Stay away from Frank Innes Agency and property management of The Exchange "Country Wide Property Agency" and Landlord "Tiger Investments 4 Ltd" if you want to avoid being overcharged for pre-existing issues.

We dealt with Imogen Holmes to get our mortgage offer / life insurance / buildings and contents insurance and cannot recommend her highly enough.
From start to finish she provided fast, polite, and informative responses ensuring she answered our questions as accurately as she could. This attitude continued via video calls where she remained customer-focussed and prioritised getting us the right products for us that met our needs.
Something we found particularly impressive was Imogen had been seeing mortgage rates increase gradually over a short period and had good reason to believe the interest rates were set to rise and so wanted to get our mortgage in and approved before that happened. Within the space of 3 days, she had presented us with the available offers, gave us a day to think on what we wanted to go for, and submitted the application – ensuring we got a good interest rate before the banks DID announce an interest rate increase!
Honestly a fantastic service from start to finish – Cannot recommend highly enough.

Not too happy with Frank Innes. This branch in particular decided to close 15 minutes early, so when I rushed into Leicester after I finished work at 16:00 and got there by 16:45 to hand my keys back in it was very frustrating to see it shut with nobody in sight even though the times state they are open until 17:00. Phoned up Frank Innes to ask for alternatives and they just told me I'd had to come in the next day to hand in the keys, wasting me several hours of time in driving and costing me heavily in fuel. The next morning at least we arrived shortly before opening and a lady inside opened up a few minutes earlier for us to hand in the keys so that's a slight positive but still miffed that I had wasted time and money - why not arrange a system to let us hand back keys out of hours? I was almost tempted to post them through the letter box but didn't want to be held accountable if they went missing overnight, but a secure storage would probably fix that issue. Then to top it off, Frank Innes took more than a month to return the deposit, quoting issues with the Landlord's address as the reason for the delay, but we still had to call in a few times to get this issue sorted rather than them sorting it out themselves without us having to chase it up. Not happy overall and definitely room for improvement. Only positive I can give (and the reason for 2* instead of 1) is that the staff overall is friendly.

Been with them for 1+ year they take forever to resolve any issue we have been paying 800+ for a apartment that has ripped blinds and a broken built in fridge we've not been able to use since moving in. We where left without hot running water first 2 weeks of tenancy. Nothing but problems with them. Avoid at all cost honestly

(Waste of time) - I recently applied to view a rented property we found on Rightmove , and a booking was arranged. On the day of the viewing, I was called to move the viewing to 30 mins later since another booking had been cancelled that day, we agreed and arrived at the property at the newly arranged time. When we arrived we where told the 2 bed property we wanted to see was no longer available and they couldn't show us any other 2 beds, but could show us 3 bed's which where completely outside our price range. At some point within the day you must of knew the property was no longer available, all it would of took is a quick call to save our time. Really unprofessional & a complete waste of time.

Very professional agent, house was sold at the right price within 14 days during covid. Agent demonstrated good knowledge of the local market, all veiwings were accompanied and strict Covid19 measures were used by all of their representatives. The agents staff were very experienced and did in fact advise against accepting offers from certain buyers who they did not feel were credible. Also their staff were discrete, arriving in unmarked vehicles and advising against having a board erected. Fees were also very competitive.

I recently booked a property through this agency by paying an advance booking amount of 150 pounds and they blocked it for me after couple of days I got covid and went for isolation. Even saying to them I am not feeling well and I am self isolated they keep on calling and was giving pressure to do their paper works. The only think I asked them was some time to be back normal and they didn't mind it. After that they cancelled my application and told the garanteer is not enough
Please do not trust this agency???? they are not serving people they just need us to book the property and they will reject and keep the fees we paid initially.

Due to Covid-19 things have changed for us all and he had come into the property wearing a mask, adhering to social distancing policy set out by the business.

Seriously, this company will soon receive a bad name based on two individuals - JOANNE CABLE & JESSICA MAGNOR within the Lettings Team/Property Management. Most of the good reviews are because of the sales team so I am sure that the company as a whole are not to blame. The need to name and shame is necessary as they are both senior figures with the wrong attitude to the property industry. This comes as no suprise given that the company as a whole is part of the Countrywide group who wish to monopolise the industry without putting obvious branding above the door in an attempt to mislead consumers.
Anyway, as mentioned above I have been dealing with Joanne Cable & Jessica Magnor who are completely useless in their respective jobs. We are currently dealing with a deposit dispute which simply could have been dealt with if they managed their clients (landlord) expectations. Instead, they acted as a messenger and just passed on comments from the landlord without advising on what is fair wear & tear and what is just completely absurd such as attempting to withhold deposit funds for damage which was mentioned on the check in report before the tenancy began.
Once this matter escalates to a dispute, it will be illegal for an adjudicator to award the landlord funds if the check in report mirrors the check out report. When I presented this very message to Joanne Cable & Jessica Magnor, their attitude seemed lazy, blunt and poor with a lack of urgency and an eagerness for this to lead to a dispute simply so they don't have to do any more work. When they attempted to deduct a large sum from the deposit, this was challenged and they then decided to cross reference the check in and check out report, something which they should have done prior to sending any deduction requests. There is no excuse for laziness. As a Tenant, I wouldn't rent any properties through this company as they seem to have a desire to please the landlord only which will cause you problems at the end of tenancy. As a landlord, I wouldn't give this company my property even if they had zero fees as doing so simply allows such horrible behaviour to continue and eventually become the norm. This has been ongoing for 2 months. My strong advice is to avoid.

Adrian Gomes - Incredibly efficient and genuinely cared about the purchase. I used Adrian to book my viewings for a number of houses on a specific day (which included other agents) and Adrian was the only agent to call me on the day of the viewings to wish me luck! Such a simple but nice touch and certainly made him stand out. He was fantastic when I found the property I wanted and kept me informed of progress - which included him calling me at 8pm on Friday night to give me a simple update. Adrian really went above and beyond and I thank him for all his help!
Gemma Elliott - Gemma came onto the scene later in the process as the sellers needed quite a bit of assistance answering queries. Gemma was an absolute star as she was liaising with my solicitors, me, the sellers and their solicitors too! Gemma was the continuity that was needed to make the purchase complete in the timescale it did! I can't thank her enough for all her help!

However the ladies were persistent, patient and extremely helpful and managed to get multiple viewers a month where other agencies had failed to even get 1 or 2 in and given up. I cannot recommend this estate agent highly enough. From valuation to exchange of contracts we have received the very best service. Communication with both us and our buyers was always immediate and informative.
After being contracted to another agent for 12 weeks with not one viewing we were at a very low point when Gemma and then Adrian swept into our lives and uplifted our spirits. Within 10 days we had 7 qualified viewings and sold with an offer over asking price!

Absolutely garbage, they are more than happy to harass tenants and refuse to perform even the most basic duties of an agency. They even seem to not understand the tenancy agreements that they produce. The staff are often incompetent and obviously only care about the interests of their landlords and not for the tenant. Looking at the positive reviews I can see they are (mostly) from Landlords whilst all the negative ones are from tenants, this should give you a good understanding of this company's priorities. I would avoid this agency like the plague.

Awful. We had booked a viewing for Amos road and we agreed 10am with the agent and received their text confirmation. After driving over from Birmingham we arrived at the property to find that the viewing had been rearranged without notifying us to 1pm...as we had other plans for the day we did not get to see the property and wasted half a day driving to and from Leicester. Never be using this estate agent again.

As sole executor of my late father in law, I had to sell his house in order to distribute funds to the beneficiaries.
Adrian Gomez ,Gemma and the team at Frank Innes were superb at a very difficult time for me and my family. They were professional, courteous and did a superb job selling the house in approx. 8 weeks ( including the two weeks over Christmas).
Countrywide Agents were also excellent in dealing with the Conveyance side of the sale.

Deadlines for payments and deposit (over 1500pounds) which had to be met on time before we moved in - fair enough.
When we moved out, we completed all paperwork, property was inspected and we were told that 3-5 working days that the deposit would be in our account. Almost a month has passed and still nothing. I am just passed from one person to another and finally today it seems that I have spoken to the right person.
