If I could give zero stars I would, I strongly advise anyone considering Spencer Munson Property Services to look elsewhere. My experience renting a one-bedroom flat through them was an absolute nightmare, and I wouldn't wish it on anyone.
Firstly, the staff at Spencer Munson are completely incompetent and seem unable to communicate effectively between themselves. I received conflicting information from different staff members regarding a leak in the property that took months to resolve. This issue forced my partner and me to sleep in the living room instead of our bedroom for an extended period, which was incredibly stressful.
When it came to maintenance, the situation only got worse. The flat we rented was poorly built, and when we reported issues, they sent out workers who were clearly unqualified to handle the repairs. It was evident they had no idea what they were doing, which only prolonged our discomfort.
To add to the chaos, the agency has a habit of sending emails to all tenants, even when the information only applies to a select few. This level of laziness is astonishing and reflects their overall lack of professionalism. Their communication is abysmal; they rarely answer their phones and seem to pick and choose when they feel like doing their job.
The unprofessionalism doesn't stop there. Spencer Munson himself is incredibly rude and dismissive. Dealing with him and his staff cost us our peace of mind. A male staff member from the South Woodford branch even used a key to enter our property for a viewing, despite us instructing him to knock first & he was told we were ‘no longer living there’, the Loughton branch then tried to wash their hands of the incident, blaming the South Woodford branch for the breach of privacy.
Upon moving out, the landlord and the clerk tried to take nearly £1,000 from our deposit. Thankfully, they weren’t rewarded this due to a third party adjudication, but the fact that they attempted to take such a large amount shows their true colours. They will try their best to keep your deposit, so be prepared for a fight, Spencer Munson himself also told me over the phone “you won’t win the cleaning fee, from what I’ve seen” I in fact did win and they weren’t awarded the amount that was requested, not even half of it.

A good agent takes time to understand the situation of the potential client, rather than outright disqualifying the person. I rented a property from Spencer Munson back in 2011 , throughout the tenancy Spencer and team went above and beyond. There was one occasion i was away and my son lost his keys, Spencer came out on a Sunday to give my son the spare set, a life saver has I was out of the country.
Most recently due to personal reasons I need to rent a property, I called Spencer ( luck would have it Spencer answered the call) . Within one week of the call Spencer had a beautiful property which he knew I would love. I met the landlord who was so sweet and has known and worked with Spencer for many years. I have now secured the tenancy.
I am going through a difficult time and I can not thank ‘Spencer ‘and ‘Annie’ enough for all their support and finding me a property so quickly.

Nothing was sorted and I had to chase the multiple times to get things dealt with.

Shocking level or service and an even worse level of communication.
I have been palmed off and even told that it's MY job to chase them to do their job...
Even had someone turn up unannounced while I was renting with them, and then lied to and told I was informed when I was not!
I had to constantly chase to get my deposit back from them and then was hit with extremely excessive charges (nearly £300 to clean a small 2 bed flat after it was left immaculate!!)

I was a fantastic tenant for years and myself and partner would mostly pay the rent ahead of schedule. However I had to end my tenancy early and was given one days notice that another tenant was moving in. Never the less the property was left in much better condition than when I moved in. Since then my old landlord has asked for my deposit to be released the deposit team are not responding to emails. I have left the property nearly 3 weeks ago and have had limited support in getting my deposit back and my emails have been ignored. Be very careful when who you give your deposit to. Renting with Spencer Munson was a frustrating experience from beginning to end.
1. When we first put a holding deposit to rent our flat we were told we had to get dozens of documents together, including mortgage statements from parents and a contract from a future job, all in the space of 5 days. We were threatened that they would keep hold of our deposit when these documents took longer to gather despite the issue being out of our hands.
2. The fees they charged for referencing, renewing contracts etc were astronomical. Thankfully the change in law in England should now prevent them from exploiting future tenants in this way.
3. Communication regarding repairs etc is very poor. When we moved in in the height of summer there were signs telling us not to open windows with broken handles. Only after chasing them on multiple occasions over the course of months were they repaired, leaving us to live in greenhouse conditions in the meantime. We had to beg for other issues such as dangerous floorboards and rusted fittings to be repaired and chase them at every juncture to make sure it happened. When there was a major leak at the property we were not reimbursed for any costs incurred from not being able to use rooms in the flat and having builders equipment drive up our electricity bill for 6 weeks.
4. They planned to increase the rent during our tenancy - coincidentally just after the law changed to stop them charging unnecessary fees to tenants. Obviously, communication regarding this was extremely efficient (in contrast to their usual slow/absent responses regarding repairs etc).
5. Finally, when it came to checking out we were again charged extortionate fees despite leaving the flat in a better condition than we found it. The report from the checkout inspection was not communicated to us for the best part of a week, and we were then told by email that would have deductions even though the only issue on the report was 2 blown lightbulbs. ("The landlord will be proposing deductions from your deposit. We are currently arranging quotes for the works required and will come back to you in due course to propose a settlement of your deposit."
Staff were not able to what the deductions were for or what the cost would amount to, and I was told that the email I was sent was a generic one sent to all tenants checking out - which indicates that they take deductions from literally every tenant regardless of the state of the property, which frankly seems like fraudulent practice.
After escalating the issue the staff member suggested the charges were for professional cleaning (which had already been done) and other issues that were already addressed. Finally they decided that the charges were only for the lightbulbs, which they did not allow us to change ourselves, instead deducting £50 for calling a handyman out to do it, on top of the £100 check out charge (the reason for which has never been clear). Despite what they said in the email they did not approve the charges with us prior, leaving us in a position where we just had to accept the situation in order to get our substantial and much needed deposit released.
All in all, I’m glad to not have to deal with them any more. I’m sure that Spencer Munson is just the product of the dysfunctional property rental market in this country and the well established industry of letting agents fleecing tenants for all they're worth. I've had much better experience renting with other agents in the past however.... Read more

Unfortunately after 2 years of renting a property, the contract stipulates that they will advice vacating tenants within 10 days of their deposit refund. I have heard from others that are still waiting 3 months since leaving a property under SM. We actually had a bearable experience with SM and they look after 20-30 flats under the same ownership. The deposit email doesn't even reply or acknowledge your email so today and 2 months on we've got nothing. When I call the staff (who i don't blame for this debacle but have no choice but to quiz) they have been told to direct you to the email but theres no name behind it. Appalling customer service and they don't really care for tenants once you have rented the property. They have to deal with very awkward tenants on a regular basis but in my dealings with them, I've found them to be efficient, fast acting and very experienced. Given our experience of previous estate agents, my partner and I found Spencer Munson (the South Woodford branch) to be very accommodating, efficient and friendly. I work irregular hours and often find it difficult to manage the contact needed with a move. I have let my property through Spencer Munson for several years and have had nothing but excellent service. The tenants that they have sourced for me have always been excellent (absolutely no issues with payment of rent or damage to the property) and the service from staff in the office is polite, knowledgeable and efficient. As an example, the tenant recently reported an issue with the hot water. The team organised a plumber to visit the same day, got a quote (reasonably priced) and approval from me all in the same day and the work completed the following day. After paying our holding fee on a beautiful home to rent we were then subject to two weeks of conversations, being put on hold and royally messed around only to be finally told someone else moved in to the flat we signed for. Rude and unprofessional service form the letting agents. Our fee was returned but why was it ever taken in the first place; there is no value in taking money from us and calling it a holding deposit if youre not going to honour it. Sad news all round....
