Best selling experience I've had to date. Communication from Katie and Rebecca was fantastic from start to finish, survey and market knowledge from Matthew was spot on (Matthew valued my property 10% higher than 2 other local estate agents, and it sold for 5% over asking price.. as he advised it likely would). All in a fantastic experience and a very happy customer, I won't use anyone else to sell properties in the future.
I'd ignore any negative reviews if you're selling a property, you won't regret using Stoneacre. Ultimately they achieved a 10-15% higher sale price than 2 other large local estate agents would have done (which is what really matters).

If it is possible to give zero stars I would. This is the most horrible letting agent I have ever come across. They aren’t straight forward,they give different informations at different times, and are all really horrible. They make renting a property very exhausting and draining.
After waiting for two weeks they kept giving I and my friend opposite informations and trying to confuse us. Lying and not knowing how to do thier jobs properly.
I have a whole lot to say but all I would say is run from them. Flee if you must they are a disaster and if you know you don’t want stress in your life then you should avoid them at all cost. I wish I did.

They wont repair anything broken .
If you break your tenancy they would charge you unreasonably in my case i paid 478 pounds.
found a tenant as soon as i did the agent and landlord tied up and raised the rent for the new tenant by 150 pounds . ( 2bhk in july 24 was 1050 in August 2024 in a month the rent was raised to 1200 no parking semi furnished many things broken)
If you want less problems in life please avoid stoneacre properties at all cost.

Poor service and clearly no communication between staff members. Called up to confirm a viewing in the morning then travelled an hour to the property. Once there ended up waiting outside of the property for 50 minutes. Called up twice and was told a message would be sent to the estate agent and I’d get a call back, never got a call. Phoned again to be told that the existing tenants had extended their tenancy and that the property was no longer available. Apparently the estate agent had got there early before us and been informed of this by the tenant so left and made no attempt to let us know. It was also mentioned that the estate agency had already been informed but also did not let us know. A completely avoidable and unprofessional situation.

We had a highly disappointing experience with Stoneacre Properties regarding a property in late May. Initially, everything seemed promising as we quickly completed the referencing process and paid the holding deposit within 15 days. However, issues soon emerged.
The agency asked us to send the holding deposit immediately within 2 hours, not allowing us enough time to make an informed decision. Additionally, a promised second viewing was never arranged, despite assurances from the agency. Our tenancy agreement promised a move-in date of 1st July, but this was abruptly changed to 2nd July due to the agency’s “fully-packed schedule,” leaving us in a precarious situation as we had no place to stay after 30th June.
The situation worsened on 14th June, after we had signed the housing contract, when we were informed that the current tenants decided not to move out, leading to the cancellation of our contract. This last-minute cancellation has left us without a place to live post-30th June, causing immense stress and inconvenience.
Our main point of contact, Olivia, failed to manage our tenancy process adequately. Despite Stoneacre Properties’ good reviews, our experience was one of sheer mismanagement and broken promises. We were diligent and timely in our house hunting, but now we are left aimlessly searching for a new place to live.
We had high hopes and trusted the agency, but we were let down miserably. We hope our review helps others to be cautious when dealing with Stoneacre Properties.

We were the unfortunate buyers of a property advertised by Stoneacre Properties. They were friendly at first, very easy to communicate with to organise viewings of a property we were interested in but as soon as we agreed a deal on the property their levels of service dropped like a stone. They were slow to reply to emails to both us and our solicitors therefore delaying our house buying process. We were promised on numerous occasions Rebecca would call us back if she was out of the office or otherwise busy at the time we'd call but she never returned our calls leaving us to continuously chase through busy work days. Whenever we did get through when chasing Rebecca she had conveniently 'just got off the phone' to the sellers discussing the exact element we would have been chasing her over for the pervious week or two.
As it happens, the conveyancers on both sides were also particularly slow but Stoneacre offered no help whatsoever to help the process along, yet more chasing from us at every single step. We felt particularly let down by Stoneacre Properties and would not recommend their services in buying a property in the slightest. Avoid avoid avoid.

Got an answer on my 5th call to be told they "unfortunately had accepted another offer. If I'd called sooner I'd of been accepted." ?????????.untrustworthy and a complete waste of time.

Was really disappointed with their services, first of all I was provided wrong information about the length of tenancy of the apartment I was interested in. The person who showed me the house was nice but rest of the team who managed communications were terrible, they wouldn't reply back or talk on calls. Placed our property for sale with Stoneacre in Chapel Allerton at the end of November 2022. Following notification of viewings from December until January we received no feedback on these viewings. We then complained and the subsequent viewings mainly had feedback of "phoned and left message and left email". No further information was received in most cases, unless an offer was made.
Really poor communication all round. Following our decision to change agents we informed Matthew at Stoneacre to remove from sale and unbelievably received a further message re another viewing! In our opinion really low level of service. It seemed our property was handledby less experienced staff as not of high value. , the first viewer with the new agency in Meanwood bought the property immediately.

After renting a property through Stoneacre for 3 years im definitely glad this is coming to an end.
When we first viewed the property we noticed a number of issues such as water damage to units in the kitchen and large areas of paint flaking from large areas of the bathroom ceiling which we were assured by the letting negotiator Jordan these would be replaced and sorted by the time we moved in so we signed up and looked forward to moving in.
Two months later we moved in and none of this had happened and was clearly just a lie to get us on board. We checked over the inventory and reaffirmed all these issues and were advised they had been "noted" but no mention made if anything would happen. The pandemic and lockdowns came in very shortly after so we forgave some of this due to circumstance.
After 3 months of living there we had a first periodic inspection and the agent, though polite told us that there was absolutely no way the landlord was going to pay for the kitchen fronts to be be replaced so we had already been lied to outright.
It took about a year of constant chasing to sort the ceiling in the bathroom, partially because the first attempt was so bad it only lasted a few months before it happened again.
It could be fair to assume some blame for our experience would be down to the landlord's refusal to spend any money on maintaning the property but as time progressed and communication got worse it was difficult to tell if that was just an excuse. We definitely didnt feel like valued customers.
At the end of 2021 we noticed issues with damp in the dormer caused by a leaking roof which we reported right away, a roofer did come and look and gave them a quote which they seemingly ignored for 18 months until we had given notice and they had the first viewings.
There was no communication that works were starting other than the sound of scaffolding being put up and it also turned out they'd given our phone numbers to another contractor to treat mould and not even bothered to tell us about that either.
In general they came across as friendly but then hugely unprofessional and either intentionally unresponsive or just incapable of doing anything right. Maybe if you have a property with no issues its a different experience but if you do go with them be prepared to do alot of chasing.

*** Update *** (I can see why they push for Google reviews early on)... We have since moved out of the rented property and bought a house (also through Stoneacre). A very noticeable drop off in help and assistance once all the paperwork is signed and sorted. Think 3 stars is fair as the first half was good service, but the level of service dropped off massively afterwards.

I can't help but give this company a five star. They are the first and only letting/estate agency I have done business with in the UK that undoubtedly knew what they were doing. They are super fast, highly professional, and they deliver high-quality service. I saw a property on Friday, viewed it on Saturday (next day), and by the next Saturday, I had my keys ????????????????????????. Everything (including referencing and other checks) happened in the speed of light. Richard (viewing) had a good sense of humour. He made the viewing fun. James (letting negotiation) assists you from the depths of his heart. He's accessible and always willing to help. He's a really cool dude. Carla (admin) is faster than Google in sending correspondences. She's highly professional in the administrative aspect of the job. Quite gutted to post this review and contradict the perfect score. Unfortunately we had a bad experience about a potential letting that lingered on for 6 weeks! We put an application forward for a property and never heard back at all. We liked the property so kept checking-in week in and out, and the only response we got was that the landlord was still reviewing the application. Rather than just declining or saying it has been let to someone else, they keep us in dark for 6 weeks, knowing we were interested. Ultimately we had to take business to a competitor. Still not sure why they were so unprofessional about it.

To begin with Stoneacre were great. We saw the property and managed to put our name on it very quickly. However, as soon as we were in we found that Stoneacre were often slow (not always) to reacting to issues within the property. Some of these issues were never fixed such as the the alarm which would have been ideal to be working, considering the property was a ground floor flat. Often, the property management company which Stoneacre would send were incompetent for what was required. After everything (a part from the alarm) was sorted we were mainly issue free for the 18 months we were there.
When leaving the property I was always accomodating to Stoneacre, allowing them to book viewings on the property to their convenience. This included one occasion where I allowed Stoneacre to book in a viewing whilst I was on holiday. A week later on my return it was dissapointing to find that my front door was left unlocked the whole time. Luckily, the house was untouched and everything still seemed to be in place.
On the final day of clearing out the house, before returning the keys, an agent visited on another viewing. The agent at the time told me that I had left the property in a very good condition, so I shouldn't have an issue getting my deposit back. This then left me confused when Stoneacre wanted to deduct almost a quarter of my deposit. I tried to reason with Stoneacre to come to a deal without involving TDS, however they were not accomodating to this. I was told if I went to TDS it could take months for me to get any deposit back. This is false information and I suppose a tactic to prevent me from going to TDS. The matter has recently been resolved with TDS and I received more of my deposit back then Stoneacre were originally giving.
I wouldn't go as far as saying avoid Stoneacre at all costs, but do proceed with caution. It goes without saying to make sure you have documented and informed Stoneacre of any inaccurate filings on the inventory. Similarly on leaving the property make sure you do your diligence. We wish we had done this a bit better, and if we had I have no doubts we would have got more of our deposit back, for issues that were no fault of our own and were existing when we moved in.

I rented a property under Stoneacre management for 3 years, and had a great experience. The process of applying was seamless, and the team were very supportive as I settled in. During the tenancy, Stoneacre were brilliant at responding to queries/maintenance issues promptly - these were always actioned in a very professional fashion and a member of the team would often call to check that the matter had been resolved. Both the landlord and Stoneacre were more than fair in relation to renewing my tenancy (no rent increases in 3 years!), and I appreciated the flexibility in being able to take some time to consider staying. At the end of the tenancy, the levels of communication were again very professional and I was grateful to receive my full deposit returned following check-out inspection.

I would like to give zero star. In one word Stoneacreproperties is worthless. Don't fall in their trap as there is no service at all, only harassment. They have a tendency of forcing tenant with whatever they are saying to agree with that. Even if you know it's wrong and ask further questions, they will stop replying. I tried to raise this matter with local council but just because few things were not too clear in the agreement I could not establish my point. They always play hiding behind the missing clause in the agreement and have a bad intention of ignoring the actual problem and disrespect tenant.

My properties in Leeds and Bradford used to be managed by ERE Properties which was like some kind of constant waking nightmare. Always chasing them, terrible communication and error strewn invoicing (never in my favour). Since moving to Stoneacre the difference has been like night and day. Messed me around with key collection for which I had to cancel my movers and rearrange another for last minute which cost me a fortune- just because Stoneacre was careless about it. Advertised a property with full white goods including Washing machine and dryer, fridge freezer etc. When I moved in there was no washer and dryer and no fridge freezer. Landlord asking me to buy it and he will reimburse it for me. Also cooker hood doesn't work, so had to buy it from my own pocket which the landlord will reimburse. So moved into a house without any cooker or fridge freezer or washing machine and will have to wait a week for all these necessities to be delivered and installed. need I mention that I have paid above the asking price for the listed property! The entire outside of the house has cobwebs all across- which looks like not been cleaned for years (although inside of the property was cleaned)
Stoneacre simply blamed everything on the landlord, however i had no dealing with the landlord at all. Stoneacre showed me the property, signed my contract and also took my payment- but they blame the landlord for this. Contract was signed and money was paid full upfront almost 3 weeks before the move in date with Stoneacre.
This has cost me almost additional £1000 just because they have not done their job right. They did not call or contact the landlord to check if everything was ready and done before the move, they just sign a deal and move on to the next one as this is the impression i got from them.
I would never use them again and will never recommend Stoneacre Chapel Allerton to anyone. AVOID, and save yourself some time and money.

First class service right from the start. As first time sellers with power of attorney for our uncle, Stoneacre guided us all the way through every step of the sale. Always made sure we were kept in the loop, communication is key for Stoneacre and they did not let us down on any aspect. Although we had some obstacles from the buyer, Stoneacre pushed through and kept us positive at all times. Special mention to Chloe Doyle and Kate Johnson for their sterling work in getting the sale completed.

Owning an unoccupied office building with rates and insurance to pay is no laughing matter particularly when over a 12 month period one of the national commercial property agents has no success in finding a tenant for the building or any part of it.
That all changed when I moved my property to Peter Davies at Stoneacre Properties.
I couldn’t believe how quickly Peter managed to generate interest from potential tenants and to achieve a full occupancy made up of 3 different tenants within a 6 month period was nothing short of miraculous.

I've recently moved out of a property managed by Stoneacre after living there for four and a half years. Throughout the tenancy, Stoneacre have been responsive to and reasonable about any issues I've had. For example, when our washing machine broke down it was replaced within the week with a brand new, fit-for-purpose model. Stoneacre's issue reporting tool online is also excellent, no hassle whatsoever in the few times I've had to use it. One of the worst agents I've come across. Never fixed most of the issues in the expensive flat but were happy to charge a cleaning fee for small details when leaving and tried to keep us in contract for longer than we wanted to because only one person specified that they are leaving which should suffice. Never again.

If you are renting I would recommend staying away from Stoneacre, the property management team have been awful at resolving the issues that we've had with the property.
Various reports have been submitted using their online reporting system and responses have been received stating that the issue would be resolved or that they would be in contact with the landlord.
After that they don't bother to follow up with updates or anything, they just leave it. Then you submit another report and cycle starts over.
We're still have issues that have been present since April, when we intially moved into the property.

We recently purchased a house through Stoneacre Properties Chapel Allerton and couldn't have been happier with the service we received throughout from Kate and the rest of the team. To say our chain was a complete nightmare is an understatement, however Kate kept her cool and was really the only person ensuring that the chain proceeded to completion. She went above and beyond where necessary to help us. I would recommend Stoneacre to anyone.
One thing to note for prospective customers of Stoneacre - we could contact Kate by direct email and were given both a mobile and landline number for her, which meant it was easy to contact her when we needed, unlike other estate agents, including the ones we used for the sale of our house. Kate also recommended a solicitor for us to use, and we were really happy with the service they offered too.

As a Landlord, I have used Stoneacre Properties for 5yrs. They have consistently provided the best service. They are honest and genuine and remain my 'go to" agent for difficult properties even for those outside their normal areas of Leeds. Ben, Jordan, Simon and James are the standout members of the team for me but all the staff are wonderful. Great at getting you into a place. Suck balls at customer service, arguably one of the worse I have ever had to deal with.
We wanted to leave out tenancy early, and was told that we could give two months notice and that was it.
Upon signing for a new place, we rang to give them our two month notice, only to find out this wasn't the case and we had to pay rent until new tenant were found. Plus a letting fee for £300.
Then there was a £120 cleaning charge.
Then at last min they arranged for the next tenants to move in at a later date and changed us additional rent, without consulting us.
It took over two months for them to refund my bond after new tenants moved in.
I still haven't got it in my bank yet, but they say next pay run, which they have said before.
Constantly having to chase them (every other day I rang, for the two months).
If you do decide to deal with them, make sure you get everything in writing. Confirmation over the phone means nothing to them.

Stoneacre called me today, and asked if I would be willing to remove my negative review, as the people I dealt with were no longer at the company and it was having a negative impact on them.
I declined, as the review was accurate at the time. I was then offered a meal voucher for a restaurant in Leeds, as "a gesture of goodwill".
It has been over two years since I have any dealings with them, so they may well have improved their service. But it felt like they were bribing me in order to increase their standing.

Stoneacre Properties sold my beloved home in January 2015, right form the start I knew we'd made the right choice.
Such a youthful bunch, always happy to help and nothing was too much trouble.
Ben such a proffesional, Luke such a gentleman strived for the best price and succeeded, Sophie was such a sweetheart, Michael always there to chase things up and not to forget Mark who sorted out our mortgage and insurance.
Not that I would ever move again but if I did I wouldn't hesitate to go with Stoneacre again. They were so down to earth and managed to secure a buyer who wanted to pay what we thought it was worth. We loved our home and over the years we made it our own. they realised this and made it their business to get the best price.
Nothing was ever too much trouble, even when I emailed late in the evening I got a response which is the personal touch you will not get anywhere else.
I still nip in from time to time as I feel welcome, that's how you are made to feel.
