Very bad experience initially started good until the figures came in, that was a shocker & way too low I did feel pressured & harassed by calls etc. Felt They wanted an instant descion & gave false information which I checked out with my solicitor, I did get a few apologies about the initial recommended value admitting it was low. Despite having been told about a potential fraud, Russell Taylor would not remove a listing from a dubious property dealer when it was instructed when the dealer had no ownership of the property. The resident who was living in her matrimonial home, had to spend thousands of pounds in legal fees to prevent a very hostile and distressing situation. Despite several emails and phone calls there was no response from the auction house. I conclude that this auction house lacks morals and ethics. They are therefore in my opinion not to be trusted.... Each time it gets sold and I presume the buyer had no idea of the fees and when it goes to their solicitor they say no and lose their deposit. This would be zero if it could be. After purchasing a flat via their auction site they took my deposit with out their due diligence on the seller. The legal pack made available after the sale had all kinds of information missing as well as extra special conditions that equated to an extra £8000! After trying to pull out of this deal and have my payment refunded via my solicitor Taylor James were non responsive & I ended up losing nearly £10,000 from a fraudulent company with no help from Taylor James at all. Caution to all potential buyers!! This auction is a front for a man named Nathan who is milking buyers with these hidden fees. The propertys listed are all his personal stock and each lot is priced at a silly guide to entice novice buyers- a £5000 purchase will land you will £6000 in fees, buyer then pulls out and its re listed this is then repeated - please check the lots and serch these within google and you will see they are all passed from one auctioneer to another SDL,AUCTION HOUSE ETC . Watch for hidden fees from sellers like the one I bought from of £7000 hidden in the legal pack. Surely such vast sums of money should be headlined clearly like fuel prices on a petrol forecourt. Feel ripped off / Robbed. ............ In response to the reply, all I can say is there seems to be quite a number of people saying the same type of thing, I've just looked at other popular property auction houses based in Leeds and there is virtually no reviews such as this. Appalling and inaccurate to the point of what appears to be deception. This is RICs words on code of conduct: RICS members must conduct business in an honest, fair, transparent and professional manner.
Below is an abbreviated version of my experience with Taylor James and it is about as far away from this standard as I can imagine. Taylor James auction house presented a 'detached' building in the west of Wales as freehold. In no way was it described as anything else. The title document attached to the legal pack was inaccurate with the previous owner listed but this seemed to be of little concern to the house when I called. I was led to believe this was just a Land Registry delay and would be covered in a document in the legal pack.
I actually spoke to staff at this house three times and at no point was I given any indication that there might be an issue with this property ... that is was anything other than presented which was for sale with full title. (I based this on the not-unreasonable assumption that a leasehold would be included in the description - which it is still not. (12:18pm Thursday May 12). Up until this morning May 12 there was nothing in the legal pack to indicate any lease, much less payment of rent until four working days before the date of the auction.
Twice I emailed to arrange viewings and each time I was ignored. I was then told there would be no internal viewings. At the same time the company was offering viewings via its website. Indeed it's still possible to register for a viewing of this property on its website. (12:20pm Thursday May 12)
On that date a new legal document was downloaded which is a restrictive lease including payment of £1,000/year in rent. This actual lease is not described as a 'lease' or anything like in the legal pack. It is described as 'Commercial PDF'. If that does not indicate pure opacity then I don't know what does.
This a cheap property sold by Auction House Wales earlier this year for £23,000. Despite this lease which dictates: A1 (general retail) use only Taylor James continues to list the property as: "May suit a variety of other uses'. Strictly speaking legally correct but, obviously, the new owner who drafted this lease is likely to require substantial payment for any change ... if they chose to allow it.
The place is not detached, it is linked by its largest wall and a roof the house next door. There are various types of auction houses and they are not all the same. Based on this evidence, Taylor James is one of those happy to play along with vendors who want to present something as 'A' and then throw out the big negatives at the end in the hope an unfortunate person misses something with the resulting much-higher sale price.
In my case this company has wasted several hours of my time and a certain amount of petrol. I'm not new to this but if you are I suggest there are other auction house out there which will offer a much greater level of transparency and even-handedness. Go elsewhere regardless and if you are an honest vendor please go also go elsewhere. There are plenty of good auction houses, many with much wider reach than this one.
Taylor James has no interest in what I had to say, everything is somebody else's fault and it carries no responsibility to buyers in its mind as long as the disguised lease is belatedly in the legal pack so I'll see if it is a member of RICs and I'll take my complaint there.... Read more

BEWARE THE LEGAL PACK. Check the legal pack it adds on £6,600.00 extra costs which will be added on completion. So you end up paying the auction price plus an extra £6,600.00 on top. This isn't printed in numerics so it stands out, but written (e.g two thousand not £2000). Paragraph 15.1 & 15.2 in there LEGAL PACK. BEWARE the SCAM.

I also asked the Auction house if there were any other fees, I was told NO.

They set idiotic guide prices and then they bid up on behalf of their vendor client to the amount that he wants.
I know one of this vendor's ex employees who told me this and some other auction houses have also told me that this goes on with this particular company. I won't say this particular vendor's name, however it is mentioned in some of the other truthful reviews.

Should just call yourselves Nathan Teitelbaum auctions! He basically uses this auction has his car boot sale to sell his rubbish that he has bought from other auctions! He deliberately puts guide prices low to lure people in and then has the auction staff bid the house price up to where he wants and if that’s not enough, he puts a load of extra fees in the contract paperwork to sting buyers!
He only uses this auction because they let him do what he wants and they other companies won’t deal with him anymore.

Having rented out a flat for over 10 years, what was a buy to let became a burden with repairs and all the Landlord responsibilities. With 2 failed sales via a local Manchester agent, I looked at auction. Taylor James responded fast and gave good advice and sold the property first time. I was a little put off based on reviews and after speaking to competitor auctioneers who wanted entry fees, and large fixed selling fees, it became clear it is a cutthroat industry, not limited to it would seem to fake competitor reviews. I know you claim to be in Birmingham (even though you definitely are not), but do you ever actually have any houses in Birmingham LOL. Mind you, you have no clue about the area so you probably think peterlee is in Birmingham. The fees that these guys charge are criminal and are written in a way to mislead innocent buyers. They are London lads purporting to be based in Birmingham.. they don’t know anything about brum and tbh most of their lots are cheap stuff up north with fake tenancies… the most Birmingham lots they ever have are around 1 or 2 (most of the time zero).. so they are London rip off merchants selling cheap houses in the north east with fake tenancies and loads of fees in contract to pay (around £15k and put in words to deliberately mislead you)… so why they bang on about being a Birmingham auction company is beyond me..

Slow off the mark. Didn't seem very efficient, didn't effectively confirm the completion date or liaise effectively with conveyancing solicitor. Charged additional daily fees for extending completion date. Agree with other reviews about hidden extra costs - "Hidden fees" were listed, but hard to spot as a buyer's premium fee was deliberately listed at the very end of the contract and nowhere else on the auction website, unlike other fees, and the buyers premium fee was also written in words whereas every other cost was written in numerics. Agree with Vit Kos. It's a deliberate ploy to slip in a fee without your notice, it is common practice, and they aren't doing anything outside the law, but it is irritating all the same.... Read more

i just bought a house from these people and in the last day they changed a freehold house to a 999 leasehold, whereas it was a FREEHOLD in every site.
im in a town that only the house i bought is a leasehold thanks to taylorjames, will find a way so they cant play with other peoples life.
even if the house was made a leasehold, the grass level is on top of my head, so it wasnt a lease until i bought it. will let you know how it goes!????????

Should be called Fast Homes Auctions inc.
This firm is run by a property investor here in London and the guide prices are deliberately misleading.
This investor has been around the houses (auction houses) with BWA, SDL, AHL, McHugh, Savills, Barnard Marcus etc and my understanding is that he has been banned by all for his dodgy dealings and has therefore decided to set up his own firm.
He can now happily rip people off to his hearts content as he makes his own rules as the puppet master of this company.
