I would say worse people to deal with. They wanted a guarantor for a studio in Luton. I fully got that, what they wanted as well is the line manager of the guarantor to confirm my guarantors details. So, a person who is not related to me (my guarantors line manager) to get involved for my studio rent. And obviously they kept my holding deposit. I would highly recommend to avoid them... Read more

I was informed by PRS that Urban Estates had been removed from the property redress scheme whilst trying to raise a complaint, but were reinstated shortly whilst I investigated how to retrieve stolen funds of over 21k from a service they never provided. Please do not use this service. It is run by a couple who hide behind their children and use evasive tactics to pay monies owed. They do not respond, are unprofessional to the extreme and use all the excuses under the sun to palm any complaints off. Please do not use them, they will blame their own accountants and they will take money and you will never see anything rightfully due back from them. I will be raising a complaint via the redress scheme and urge others to if they have lost money from this horrendous service. Steer away from their lettings on rightmove and zoopla. Beware, the company secretary likes to shout 'wolf' and claims harassment when you try to chase your monies face to face. This is a civil matter and they would have to pursue legal action which would cost them money. They will not do that. I urge all people who have lost money through this awful company to raise a complaint through the property redress scheme asap.... Read more

Communication is a word that hasn’t found its way into their vocab. Took 2 months to get my deposit back after being promised that the payment has been made each time I was lucky enough to reach their office. If they promise to call you back, don’t believe them, good luck trying to get an answer to any email. Worst estate agent, wish someone had warned me before signing the lease.... Read more

This Estate agent thinks it is ok not to pay rent on time, not answer emails, charge for work but supply no receipts. Swearing and name calling (this was the owner and his wife which was very intimidating) Ringing my tenant up swearing about me to them. Little do they know because of their incompetence I have had to be contact with the tenant direct to get things sorted out for them as they lack of communication was causing issues. They then paid the deposit back into my account no proper hand over. And told the tenant to pay the last months rent into their account I have read other reviews which say simular things and when I questioned this the Owner said i dont care about reviews.... Changed the locks before the last day of tenancy and Unlawfully holding my property. Rude, misleading and dishonest. Refused to be allowed back on the property, prior to my last day of tenancy and was not allowed a checkout report. Would not recommend this agency and for whoever wants more details about my own case …feel free to contact me. This will also escalate and will be made public if the court will allow it.... Terrible, painful, cheap and disgusting service. They are arrogant and greedy. Would NOT recommend anyone to rent with this agency as they take you for granted, think you are a fool and lack communication skills. Lots of hassles encountered with them. Firstly they rush you to move into the property and take your deposit as quickly as they can. Afterwards, they take long time to log the deposit money in the government mydeposit account for protection. I had to chase them daily and showed them the legality behind deposit scheme. Then I had to myself go to their office to eventually collect my deposit certificate due to their numerous excuses. Very unprofessional and rude when they communicate via emails, treat you with no respect whatsoever. Many of the emails are only acknowledged after several chasing. Secondly, after leaving the property within my tenant rights, I was blamed for many existing issues in the house which were already clearly stated in their own inventory list. They wanted contractors to come and quote and for me to pay for it. They complained about petty wears and tears to deduct moment from the deposit. I had to keep track of all evidences to show that they were in the wrong as they are liars. Bunch of money makers! Also felt discriminated by the attitude and verbal words used by the director. They fully take advantage of you and treat you as if you’re nothing. Worst experience ever!... Read more

Having driven across the Dartford bridge for a 10am viewing, I recieve a call at 9.30am to be told they do not have the keys to the property and need to cancel the viewing, despite yesterday re-confirming the slot booked. Complete waste of time & money.... Read more

I have rented my property through Jodie that worked for urban estates. Now the owners wife has taken over. Over the past four months I have not had my rent paid into my account when it should have,so each time I have had to chase it in order to be paid. This month I have waited 16 days and still it hasn't been paid. My tenant pays bang on time every month so it's not her. I have contacted urban estates and spoke to the owners wife each time. I have had to start a complaint through the estate agent ombudsman this morning. I cannot believe the way I have been treated by this company. I have now taken my properties off this agent and gone elsewhere. Jodie is a major loss to all us landlords ( would be nice to know where she has moved to).... Read more
