I purchased a property as a buy to let in Chatham, through Jason at Balgores, who was a fantastic professional throughout. From the initial meet, Jason made us very comfortable with his knowledge of the area and gave us great confidence as our first investment. Jason was patient as we got setup, and assisted all the way through. If ever we had a doubt or concern, Jason was there to reassure.
If the staff at Balgores were anything like Jason, we wanted to keep these guys around, fast forward to completion when we met Daniella, the head of lettings. Our expectations were met, Daniella who was extremely personable and professional, walking us through every step of the letting process we walked away with complete security in knowing we'd made the right choice. Within a matter of weeks Daniella had found us a tenant, with the exact profile we'd asked for, it was as though Daniella was an extension of us, and cared as much as we did.
Naturally as our first investment we had were slightly anxious of what could go wrong, but having Jason and Daniella as part of the process gave us a huge sense of security, we were and are in good hands.
Balgores are my agent of choice, so much so I hope we get the chance to do it all again!

I had the most amazing and professional experience dealing with this company and specifically Sam. She went totally above and beyond to make sure everything went through smoothly. The continuous communication was an absolute breath of fresh air. My house sale wasn’t exactly straight forward and quite complex in parts but Sam handled it and took the stress right off of me. I feel I must share my selling and purchasing experience as I can’t praise Andrew and his team at Balgores enough for a making this transition go so smoothly for me. After losing my husband, I felt it was time to move from a house to a flat. But a huge decision for me and very daunting at facing having to do this on my own. But I need not have worried. Andrew Perry was there for me every step of the way from the moment I walked into their Gravesend Office. Although I am of senior years and a few past moves with with late husband, I was aware of the huge range of estate agents out there. I had a good gut feeling and vibes that I would be alright if I signed with Balgore as my sole agent. I wasn’t proved wrong, with Andrew, everything was explained clearly. Before I knew it, photography was arranged, done, approved and online. Viewings began, (Andrew ensures they are the most suitable viewings for my situation which speeds up the process). Balgores are very professional, and knowledgeable of the market and have a team process that really speeds up the whole process. The legal process is very daunting a big part that I was very apprehensive about. But I always had the assistance at hand when I didn’t quite understand exactly what was required at times (understandable to a person of 77 years of age). But taking Andrew’s advice, recommendations and his reassurance at all times, he was invaluable for helping me to achieve my apartment purchase which I didn’t think would happen. Obviously as with any business of this nature, there are bound to be a few ups and downs. There was never a time when I wasn’t able to speak with Andrew. He was always there at the end of the phone daily to keep me informed of things. I never imagined that from walking into the office of Balgores Estate Agent in Gravesend on 13th May that my house would be sold by 29th May and on the same day I put in an offer which was accepted for my new downsized property. I cannot thank him enough. Once a buyer for my property had been found, our almost daily WhatsApp messages and calls was a brilliant and most efficient way to keep in touch. I would 100% recommend using Balgores in Gravesend and speak to Andrew if you are considering selling. They become your friends and I shall miss the WhatsApp calls once I have moved and am settled in my new home. I would like to include my thanks to Carole his secretary, Frank and all his team.

Disappointing Experience with Andrew Perry: An Unpleasant Journey in Property Sales
I engaged Andrew Perry, an estate agent, to sell my house in late September. Despite an initially positive impression, issues emerged. The property was inaccurately listed as leasehold, with a £10k lower listing price that I hadn't agreed to. Just 10 days post-listing, Andrew suggested a £50k price drop, citing market challenges. Despite my two email requests to remove the property, Andrew insisted on a heavily reduced price range, citing concerns about declining property values. I had to reiterate my request to remove the property, which happened four weeks after my initial request. The delayed response times and a month-long delay in removing the listing added to the distress. Andrew charged a £500+VAT fee, citing professional costs, unlike other agencies that don't ask sellers to contribute to basic services. Overall, the experience left me feeling manipulated and dissatisfied, and I cannot recommend this agency.

Balgores we’re the agents for a property we had viewed and were keen to offer on, after the buyers for the property we were selling pulled out we decided to switch agents to Balgores to sell our property. It was the best decision we could have made! Before even going on the market (due to their fantastic sales team, contacts and how well they know their clients) the property was under offer! The communication and professionalism from Andrew was phenomenal, he had a way of really relating to us and understanding our position and needs. There was nothing Andrew wasn’t willing to do for us.
He contacted me weekly if not more frequently to keep me in the loop and to make sure everything that needed to be done was in hand. He really is an extremely experienced and down to earth individual who doesn’t talk to you like a client but on a really personal and friendly level.
As Balgores were the agents for both the purchase and sale things ran really smoothly and took around 3 months to complete. I honestly feel that this is due to the commitment and pride that Andrew and his team apply to all aspects of their business.

Balgores have been truly wonderful in all our dealings with them and I must say, have completely changed my view of estate agents! Following the passing of my father, my husband and myself were looking to sell our house along with my mum's house, in order to purchase a joint house so my mum could live with us. It has been a complicated process co-ordinating the sale of both houses and the purchasing of the house we all wanted to buy. Quite honestly we did not really think that Balgores would be able to pull it off, not least because of the economic climate, but they have! We initially met Jason who was so reassuring and positive and our houses were duly put on the market. Frank then took over and he has always been so kind, helpful, patient, professional, efficient, and above all, very supportive. We had a wonderful experience with Balgores (Frank, Oliver and Andrew) with both the transactions i.e. our Property Sale and new property purchase!!
If I have to describe Balgores in short, we would say "Reliable" and "Honest". They set our Sale expectations clearly, not lower not higher. Fees/Charges were very transparent, no hidden charges, no bargaining, no slabs, simple flat fees, no upfront payment and inclusive of professional services need to showcase our property.
Balgores kept us and the buyer with updated information throughout the transactions, with very clear communications, especially with fluctuating market conditions. We didn't have to relist the property.
Our overall experience with Balgores was very nice, not a single bit disappointment or negative experience !!
Just to summaries, I can definitely recommend Balgores Gravesend team without giving a second thought, if you are looking to sell or buy a property ( This team will be my first choice for any future purchase!!)

Bought a property through Balgores last year, Jason was extremely slow when coming back to us with queries, on one occasion was on annual leave without telling us. When we rang after waiting almost a week for a response, his father explained ‘it’s not our policy to inform you when we’re not here’. Shocking customer service that was evident from day one.
The solicitors they recommend (and by the way, earn money from doing so), ‘Simply Conveyancing’ made the whole process far from simple. We eventually had to complain to them too for such a poor service.
Overall, a very long a stressful 4 months from our offer being accepted to completing. Would seriously never deal with them again.. useless is an understatement!

When I moved the sale of my property from another agency to Balgores things were slow to develop, but after reluctantly reducing the asking price we had a response within hours from two potential buyers, one of whom is now the new owner of the house. We had deadlines to meet, which Frank and Andrew were aware of, and as the potential buyer was amenable to these, the deal was done with little fuss. With a close and regular contact and relationship between the agency and buyer, the agency and us, as well as both sets of solicitors, Frank was able to bring things to a satisfactory conclusion, for which we are grateful. I highly recommend Balgores. Andrew Perry is a true professional, highly experienced; he provides great customer service and is very pleasant to deal with. Balgores handled the sale of our family home after my father died, which was obviously a sensitive time for us. Although Andrew found a buyer almost immediately, subsequent difficulties were created further down the chain and the sale took six months to complete. Andrew dealt with all this extremely well without showing any signs of frustration (although he would have been perfectly within his rights to do so), and he kept me fully abreast of every development (and lack of), with phone calls on a daily basis. It is difficult to imagine a more difficult set of circumstance; as well as it being right in the middle the post-Covid political environment, the war in Ukraine also began shortly after the sale was agreed. These conditions brought additional uncertainty and challenges, with a background of prices rising, interest rates increasing and house sales slumping. With precious little help visible anywhere else in the chain, it was Andrew’s skill, hard work and experience that held the chain together and got everybody over the line. Thank you Andrew.

From the first contact Balgores were helpful, gave lots of information so we decided to go with them to sell our house.
Once the house was on the market we got lots of viewings but the communication was terrible, often we wouldn't know timings as we were told different things by different people.
There were also 2 occasions where we had 2 viewings that weren't booked but luckily someone was in to show them around.
Balgores were unaware of these viewings, but they turned up on the right day and around the right time so someone must've given them the information but it never got to us.
It took nearly 4 months to sell our house despite around 30 viewings so we feel like the agent who showed the potential buyers around was not putting their best effort in.
On the viewing we received an offer, I was the one to show the buyer around due to the original agent having COVID, so I feel like I did their job for them.
We were also disappointed with some of the communication we received from Balgores which came across condescending at times.
For example, we tried to negotiate a reduced fee, which we thought was fair considering we reduced the sale price by around 10%, we received a long email stating why it was a ridiculous idea and that we were "de-valuing" their roles. We understand this is quite a commission heavy job but we were out of our contract terms at this point and were looking to change agents, the only reason we didn't change agents is because I sold the house a couple of days later.
Another example of this is when we were trying to arrange completion dates, I didn't feel listened to as both ourselves, our buyer and our seller could not do certain dates but this fell on deaf ears.
Overall, the house got sold which is the main objective but in hindsight we should have gone elsewhere.

Disappointing, uniformed, lazy service.
To summarise; the service you should expect from this letting agency is that they will provide an outstanding job of simply unlocking a door and taking commission.
Letting agent had no knowledge of the property, tax bands, agreements with landlord, etc. Was late to multiple of our appointments. No professionalism.
We were fed promises in order to get us to put down deposit. None of the promises were kept to.
Manager helped to soothe some of the issues with the let. However, simply promising to fix some of the issues and then not actually doing anything doesn't actually solve the issue.
I wouldn't recommend using Balgores. It was our first time renting, for our second time we will definitely be looking elsewhere.

Always on-hand to talk to, always professional yet very friendly, efficient and obvious the whole office works as a team as we could speak to anyone (and they knew us, our property and would help immediately), yet the whole process is managed by an individual who takes ownership so you are not just a number passed to different people as the sale progresses through various stages. We have moved house 7 times before but have never had an estate agent as professional and helpful as Andrew Perry at Balgores , Gravesend.
Andrew and his colleagues, Connor and Frank were dedicated to providing a first class service throughout the sale, from the initial visit from Andrew to value our property, then Connor and Frank accompanying prospective buyers, right through to ensuring that contracts were exchanged within quite a fast period of time.
Andrew regularly kept us informed of any queries or developments regarding our sale. Andrew also recommended a Conveyancing group of solicitors and, we were delighted with the speed and efficiency of the solicitor that we were assigned. Everything was done on an online portal which Andrew had access to and as a result, he was able to see how the sale was progressing and was also able to liaise with our buyers’ solicitor. We found this to be extremely helpful especially when there were a few issues that needed to be resolved as we were able to rely on Andrew to get things sorted on our behalf.
I would have no hesitation recommending Andrew and his team to any friends or relatives who are thinking of selling their property.

Dealt with Balgores during the purchasing process for my new home. Frank was my main contact and he was always readily available to deal with all issues promptly and professionally. Not only was he the main link for keeping communications throughout the chain, but his expertise was probably the main factor that prevented the entire chain from collapsing at one point.
On the odd occasion where Frank wasn't available, there was always someone else to help or pass on messages to him.
I won't hesitate to use Balgores when I next decide to sell my home. I just wish I'd sold with them this time instead of using Purple Bricks.

Fantastic experience from start to finish. Frank was always available when we needed him for something big or small (which was regularly!) Brilliant support as exchange approached, it got a little stressful due to the incompetence elsewhere in the chain, but Frank and Jason kept it going. We finally made it over the finish line and are due to complete in 3 days.
