Victoria Knight and and there sister company Reliance Property Management Specialists are the most horrible estate/letting agents I have had the misfortune of dealing with Some of the staff are belligerent, unhelpful and horrendously deceitful Unprofessional money hungry vile people! At both the Walthamstow and Stratford office. Avoid at all cost. All smiles until you sign the contract after which they treat you like dirt and refuse to do their job. Liars and the most manipulative people I have ever dealt with professionally! So do yourselves a favour and save yourself the stress and aggravation you are bound to encounter with this so called shoddy agent and seriously, avoid avoid avoid this company like the plague.... Definitely not worth the one star. My partner and I had the unfortunate pleasure of having to deal with these people for 2 years as tenants. Kal Kalirai and Balinder Kaur are the most manipulative people I have come across, he yelled at my partner for putting the bins out 'incorrectly' (even though we were never told there was a correct way of how to put out the bins). When we moved in there wasn't even anyone to give us our keys and so were waiting on the doorstep with a massive ikea delivery waiting to offload. Then they took at least 3 months to get anything fixed in the flat and they only replied because I had to email so many times. It even resulted to the landlord emailing me herself because they weren't getting back to anyone re moving out and the deposit. Try to avoid at all costs - they are absolutely vile.... Read more

I engaged Victoria Knight for "introduction only" service back in 2016, at the time I signed a fee agreement which included a clause that I would have to pay them a yearly fee regardless of whether they managed the property or not as long as the tenants resided there. At the time this clause was not highlighted to me and I clearly did not understand the clause in the agreement and signed in order to get tenants in quickly, at the time even though verbally I had asked about this aspect to the agent at the time (Sam) assured me it was a one of fee. Fast forward to 2018 out of the blue I receive an email for them renew the tenancy and for the yearly fee which then made me aware of this clause I had signed up to. Not wanting to be tied to this fee (which I paid for the previous year), the tenants and I mutually agreed not to renew the tenancy when I explained to them I would have to raise the rent to cover this fee. They also notified Victoria Knight they were vacating the property a week before they left, they cc'ed my current management company. Victoria Knight still pursued this even after I forwarded the Section 21 sent to the tenants, the tenants and me notifying them that they were vacating the property. They then requested proof of the deposit being paid back and also wanting to inspect the property, they could have done this when the tenants left and the property was vacant but they did not respond to my email notifying them of this or when they received the email from the tenants, now I have new tenants I refused to let them into the property. I got my management company to send the DPS email that showed the old tenants took their deposit and the final checkout report yet, when they responded to my email they ended with a threat. "if for whatever reason that it does come to our attention that these tenants are stilling living in the above property an invoice will be charged to you" I feel in every aspect of this Victoria Knight have shown a lack of professionalism and decorum. I feel like they are making this process as difficult as possible for no reason and to end with the threat above shows you their professionalism.... Read more

I viewed a flat on a day off for the agent that showed me around - and even offered me a lift to station! Some of the staff are belligerent, unhelpful and horrendously deceitful The service that has been provided has been amateurish and shockingly appalling This agent is only in the business of looking after their own interests and not the interest of their customers. When you meet the team they will promise you everything and once you sign the contract with them everything they promised they would do is forgotten Then the lies and the aggressive manner when you contact them with concerns is unbelievable and the way I got treated as a customer was dreadful. Right from the outset Victoria Knight Estate Agent were at hand every step of the way from the initial visit of the property through to conducting tough sales negotiations involving demanding professional buyers wanting various conditions of sale through to invaluable advice on realistic service charges, ground rent, the drawing up of new leases, LPE1 forms etc. Victoria Knight (in particular Bradley Pickard) helped to appoint, professionals for Fire and Asbestos Risk Assessments, Chartered Surveyors EPC Officers, Lease Plan Drawers. Victoria Knight even found us competitive Landlords Building Insurance. The list of things that Victoria Knight did for us just goes on and on. Bradley Pickard and Kal helped enormously liaising between ourselves, the buyers, the leaseholders, the various solicitors, chartered surveyor, insurance brokers, lease plan drawers (again the list is endless) on a regular basis and they were always patient and understanding to our needs. Bradley excelled in himself by visiting the property on our behalf for final meter readings, taking photographic evidence of non existence problems that were highlighted as issues warranting sale price reductions by buyers. His extra help was invaluable and very much appreciated by us as this saved us time and money. We would highly recommend Victoria Knight Estate Agents because of their professionalism, expertise, experience and complete understanding of their customers needs. Victoria Knight are a fantastic and professional team. Living abroad I have very little time and for over 13 years now have had to rely extensively on Victoria Knight's experience and advice for me as a Landlady of a small portfolio of properties. They are extremely responsive and very helpful, thinking of issues which I may not have thought of and able to access workmen / mortgage advisers / painters and assist with dealings on all matters with local authorities as well as the day to day dealings with tenants. They have wide experience of individual property management, multiple property management as well as block management and really help on every single level, whether buying, selling or renting or management. I can absolutely recommend this team and, having had two extremely bad experiences in the past with other agents in Stratford, would not use any other agent.... Read more

Disgusted with this company. Very unprofessional. Rude, abrasive, clueless incompetent, The two directors Balinder and Kal treated me worse than a prisoner. Also a distinct lack of communication between management and the rest of the office. You couldn't pay me enough to use them again. They only care about their own agenda and dont know the meaning of customer service despite statements on their website saying they pride themselves on their customer service Save your self time and effort you would be better served employing a chimpanzee. When I came to sell, Kal the consultant surveyor at the Stratford office did a brilliant job resolving a very difficult and complex issue at the point of exchange of contracts. Without his extensive experience as a surveyor and wise counsel to all concerned I think the sale would have fallen through.... Read more

I have had an Absolutely Great Service from Victoria Knight in Stratford (Kal). He helped to secure a positive result that I had been told was unachievable by numerous other people. I was threatened with an enforcement action for an outbuilding used as an annex so I went through the following process. 1. Applied for a Certificate of Lawful Use Rejected 2. With the Help of Specialist Planning Consultants Applied for Planning Permission Rejected 3. The Planning Consultant then did a Planning Appeal, which was also and they finally suggested I appeal to the High Court. 4. The council then served an Enforcement Notice. At this stage I was in panic mode and did not know where to turn for help or advice. During a casual conversation I mentioned to Kal, that the council where going to be serve a Enforcement Notice and I really needed some help and advice. Kal came around and looked at the issue and asked me to obtain what ever documents I could. I traced all the past occupants and got copies of documents. . He worked hard to ensure I had all documents and obtained as much information as possible. He also found crucial documents published by the authority which added weight to our case. He understood what was required and how the information needed to be presented. He even tried to negotiate with the local planning authority, who completely rejected all attempts. If it was not for his understanding and insight of all possible avenues I do not think it would have been successful. He reassured me all the time the appeal to the Planning Inspectorate would succeed, even though I had my doubts. I was very happy when he called me with the decision. I am so very grateful for his honesty, help, hard work and reassuring direct advice in achieving this successful outcome. I would recommend Kal for any property related issues, because of his experience he is able to take a broad view on an issue and then come up with a solution which is best for the Client.... They aren't worth the one star - AVOID the Walthamstow office. 1) Didn't show up for the viewing. Lied. Finally came much later than promised. Didn't have all the keys to show the property. 2) Lied. Lied. Lied. 3) Took the deposit money (£500) but never managed to send the receipt even though we emailed and called many many times. Lied. When they had to return the money, they took weeks to do so. 4) The team never knows what is going on or simply don't know how to cover up the colleague's lies. And of course the needed person is always away (off, sick, in a training etc etc.) 5) They offered us the same property over again, however, the property was offered to somebody else at the same time. We work full time and found it extremely stressful to keep on contacting them asking for the forms to be finally sent to us, so we can start the procedure. They lied and lied until we found out that the place is actually gone, even though it was offered to us. Wasted so much time. Lots more points to add here. But overall, they have no respect whatsoever.... Read more

Complete joke. Went to view a property in Stratford, guy turned up 20 minutes late. Which we have travelled by train for from Kent especially.. Then when he turned up he was unable to get hold of the tenants, which was caused by the estate agents not letting the tenants know that they were coming. In the end, we did not see the property that we had specifically travelled over to see which was very disappointing and embarrassing on their part, would not recommend at all. Complete waste of time and money. Not professional at all.... Read more
