Disrespectful and deceitful. Protect your mental health and don’t rent through Alan Cooke. I urge you to read the 1 star reviews before making a decision.
There seem to be two levels of service - depending on whether you are selling your property or renting. Unfortunately, I was renting and had a horrible experience.
As previous people have pointed out, problems were dealt in a snail like manner at the flat I was renting, some never dealt with at all. After a year, I was told that I need to sign another year or vacate.
I had a massive issue with the electricity which they refused to deal with. When I asked for help regarding matters that needed to be decided/sorted by the landlord, my emails were either ignored or responded to in a very rude and passive aggressive manner. Not to mention they refused to take a call and/or see me in person at their office in Meanwood.
I won’t go into too much detail but I will tell you this. They tried to take money off my deposit, claiming some for repairs that were previously reported and some for cleaning, even though the flat was cleaned to a much better standard that when it was received. I finally went through TDS and an adjudicator and my money was rightfully returned.
If you do decide to rent through Alan Cooke against all advice, take photos of check in and check out. Save emails and all evidence you can because they will try and steal your money.
Beware of their aggressive relies to reviews. They will lie (I have personally caught them doing that) to protect their brand, while us consumers have nothing to hide.

I rented my apartment with Alan Cooke, and had a really disappointing experience. Unprofessional, you can see from the replies on the other 1 star reviews they are passive aggressive. I didn’t get paid on time on more than one occasion, they wouldn’t return my keys when asked. The whole 6 months caused a lot of stress. I would avoid at all costs, go with a bigger company or do it yourself. I’ve let the other people in Leeds centre apartments know about my experience so hopefully won’t get caught out.

Deceitful, conniving and generally useless. If I could give 0 stars, I would. We rented a house through Alan Cooke for over 6 years. For most of that time they were pretty standard, just unresponsive and slow at getting stuff done. They also allowed the landlord and the landlord’s family to illegally access the property on multiple occasions without our permission. They arranged for works to completed on the house without notifying us, so builders would just turn up unexpected. But by far the worst of their offences is that they tried to rip us off when it came to moving out, claiming we’d had a satellite dish installed that had been there for years before we’d even moved in, among a list of other false accusations. We spent days cleaning the house in an effort to get our deposit back, but they kept finding excuses to take more and more of it – they charged us £200 because of ‘damage to the kitchen worktops’, which we know they were planning on replacing anyway because the kitchen was about 25 years old. Probably fine if you’re a landlord, because they’ll always be on your side and will try and squeeze your tenants for everything they’re worth. But if you’re renting a property, I would avoid them like the plague.

My neighbour 3 doors down house unexpectedly came up for sale so i called up when i saw the for sale sign. I explained my situation and that my house wasn’t even in the market! Elissia was so helpful and she managed to get my house on the market straight away and it sold within 4 hours when put on Rightmove!!
This meant i was in a strong position to buy the house i always wanted!
After some tough negotiation my offer was accepted!
We are still ongoing with the process but I strongly recommend these guys!

We had a bad three and a half years with these guys. Any problems with the house were either ignored or dealt with at a very slow pace. We had a leak on the roof that came through into the master bedroom. The leak took months to be fixed and the hole which was created in the ceiling of the master bedroom was never dealt with. The property had damp running up corners upstairs and downstairs of the house, it was always worse in
winter. The first time we brought this up we were ignored, we bought it up again the following winter two days later we were given notice to leave the property. On leaving the property they then took £550 of our deposit, even tough we cleaned it to a much nicer state than we received it, made a number of improvements to the property over
our time there including replacing old dated light fittings with new ones, old raggy blinds for new ones and transformed the garden from a bit of a state to looking really nice. There was no negotiating with them, we were ignored.

After the passing of our Aunt, we were the executors of the house sale. Having no experience in this kind of thing we chose Alan Cooke based on their knowledge of and presence in the area and their expertise in probate sales. Over the past few months we have dealt with Michael Collings at Alan Cooke over various different things to do with the property which we rent.
On each occasion Michael was exceptionally understanding, professional, reassuring, friendly and efficient. We really felt that he went above and beyond on every occasion to support us.
Not only did Michael arrange for all issues to be resolved promptly, he really took into account our personal circumstances. I’m now 7.5 months pregnant & shielding & Michael made sure that all necessary work was completed before the shielding date started, bending over backwards to make sure that all workmen also knew this and consequently they all took additional care with their PPE etc once inside the house. We were so grateful for this & recognise the extra efforts he went to, to make sure everything was resolved in good time to protect myself and our baby.
Michael has also conducted virtual house inspections with us, and been really personable and friendly but at the same time professional. We were really impressed with how quickly Alan Cooke set this virtual system up, to keep everyone safe. We did the house inspection via video call & it felt like he was in our house with us! It was really thorough but very much a two way experience- it wasn’t just Alan Cooke checking that the house is as it should be, it was a real opportunity for us to share things from our point of view that weren’t working, or things we had concerns over. Michael listened to things from our side & then acted promptly to resolve anything that we pointed out.
We absolutely cannot fault Michael and Alan Cooke and highly recommend them both. The service is outstanding, everything is done with us rather than to us, & we love how it’s all done in a professional but personable way. It’s great renting from such an efficient team.

Where to start, we have had the most amazing experience with Elissia from Alan Cooke since the very first moment we started the process of selling our home. A lot of people are good at selling you some services but fail during the actual process, however this was not the case with Elissia! She delivered amazing service that exceeded our expectations throughout the entire process, even when technically her part was done she continued to help us along the journey.
Never once did we feel that we were not the #1 priority with her, she was always very super responsive and showed us that she really cared about us and the sale of our home.
I would recommend Elissia to my closed friends, this shows exactly how impressed we were with her.
Another thing we loved about Alan Cooke was the fact that the person who we met during the intiial home valuation was the same person throughout the process, this was a great thing for us as it allowed everything to go super smoothly.

I would never rent a property through this estate agent again. The staff were on some occasions very rude and did not chase problems with the property (for example a broken oven and a broken shower - both of which were left broken for over a month) unless you emailed/called them constantly. Myself and other tenants were subjected to their bad attitude on multiple occasions. Once, when the electricity completed packed in and we were left to face the evening with no electricity throughout the entire property, we were basically told to deal with it, as that is what we would have had to do if we owned the property (which is of course, ridiculous - if I owned the property, I would have sent for an emergency electrician). We reported several problems with the property across many months, none of which were ever resolved. When handing in our notice, we were told, in writing (email), that anything reported prior to us handing in our notice would not be deducted from our bond. This was unfortunately, a lie. I have since asked them multiple times why they misinformed us and they still to this day refuse to answer. I have given up now, as the stress this has caused has negatively impacted my mental and physical health. I have rented properties for 7 years and this is without a doubt, the worst estate agent I have ever been with.

I can’t even write how disappointed I feel in the moment. This people make me and my husband feel like we are some kind of not worth human been. The lady on the phone was racist and treated me very disrespectful. We booked viewing on one of their properties. They lie to my husband and let the office called me. They said that the lady is not aloud to take man view the property for safety that okay with me but they know my husband coming because I phoned them and tell them I will not make it.. They didn’t give me right information they was treated me very awful. It is the worst company ever. They made my husband feel very disrespectful and I am very unhappy for it. I never in my life ?was treated like this.

We have been really impressed with the professionalism of the staff at Alan Cooke but have to particularly thank Elissia Drummond who handled the sale of our house and the purchase of our new home. After our initial chain fell through late in the process we feared that we would lose the home of our dreams. Not only did Elissia calm our nerves but worked tirelessly to find us a new buyer. She did, and with a speedy completion of 6 weeks our family are now settling into our new home. For that we will always be grateful.

Rented a lovely house in Woodlea Village, Meanwood, north Leeds. We were new to Leeds having moved from Bristol for work. Good service from Alan Cooke, Elissia in particular was very prompt, courteous and professional. She helped deal with any issues quickly. We left the house in a decent condition, having looked after it, and got all our deposit back. This was a relief after the nightmares you hear about in the press about rogue landlords! We liked the area so much that we've just bought a house in the same neighbourhood. We wouldn't hesitate in recommending Alan Cooke to anyone looking to rent. Thanks for your help during this stressful year!

I have recently sold a property in Leeds through the above estate agents and I can honestly say that the efficiency and diligence shown by Elissia, Jeremy and Isobel made all the difference in resulting in a positive outcome i.e. a sale .Like most people I thought all estate agents were the same but believe me the're not !!!.If you are selling a property in the Leeds area, and surrounds, large or small, forget the size of network the agent may boast the 'team' I dealt with really made a huge difference every step of the way-from kindling any buyers interest to overseeing the whole process even ' nudging' solicitors to ensure things moved speedily along to the exchange/completion and final sale of my property. Thank you once again Elissia, Jeremy and Isobel. Keep carrying out your excellent service and I am sure that by doing so you will be successful for many years to come.
