Lovely staff who are friendly and approachable.
Caroline is lovely and was always providing us with weekly updates. Very knowledgeable and genuine.
Staff were always positive, despite having a long 10 month wait which was down to vendors.
Lovely little goodie bag received on completion.

Well what can I say but RUN AWAY FAST.
so we contacted Eden regarding selling our property and they came round to view and give us a valuation.
After informing them why we were selling and being told the valuation we told them what we wanted to sell the house for.
We didn’t go to the max guide price we went for just over the middle of what they told us.
Having full faith in them we let them crack on, all seemed well until we looked on the profile created and they had put the house in the market for the lowest valuation.
Concerned I emailed them and my wife was called and they told her this was to just get people in the door, we know what we are doing we have lots of experience in selling properties we will get your asking price. Even after I raised concerns and told them that people DO NOT go in at the price shown they always offer lower so the fact they had out it up for the lowest price against what we had asked was concerning.
However we let them carry on as they gave us the talk of we will get you price we know what we are doing.
We got some viewings that weekend and thought great the train is rolling, we prepared ourself for the first viewing and made the plans.
Well I’m a big believer in punctuality and first impressions so the time came for the first viewing and we waited and waited and waited.
Expecting the agent to turn up a bit early to take the keys and let me and the family get out the way but nope not early.
Ok maybe they turn up at the set time they have said, I continued to wait.
The first viewings arrived and still no agent it’s well past the time they stated now, I then open the door as I didn’t want the potential buyers going away.
I speak to them and start answering questions (doing the job of the people I have signed up to sell my house to do).
While still waiting I let the people in to look around and then the second viewing has arrived still no agent.
I’m getting a bit annoyed now, eventually the estate agent turns up, I hand the keys over and head out for a walk with the family.
I don’t make a fuss I walk away, I contact the wife to contact the agents as I’m not happy.
After the viewings a few days later we get some feedback and Eden after giving us the gift of the gab about “we will get your price” then state oh we haven’t got a sale we think you should drop your price by £20k bare in mind they had already put it at the lower price range already for the area.
They then ask us what we want to do, well it’s simple I want you to do what you have been tasked to do, sell my house, I eat you to sell it for the price WE asked you to and I want you to get viewings in volume.
Not being impressed we immediately asked them to take our house off the market and went to another estate agents.
We thought that being a smaller agency they may give us a better service and wanted to believe what they told us that they had experience enough to do what they said.
Please keep away and go to somewhere that
A) does what they say
B) does what you ask
C) is punctual

We found the price guide to be misleading, we had many very low offers because people were offering bottom of the scale and below because viewers didnt understand the pricing bracket Eden use, so we had lots of viewings but no one that could afford the house so it was a waste of time for everyone.
