Our first contact with Linley & Simpson to let a property was with Hollie Landi. She was totally on our case from day 1 & kept us informed of each and every development! Lucy carried out the property inspection…excellent! Hollie did all the viewings and kept us informed regularly of any interest in renting! Some references took a while to come through, but hey that’s the way it goes, not the fault of Hollie or Linley & Simpson!

If I could leave a 0 star rating I would. We have had a horrible experience with them. Hollie made us homeless twice even after we waited a whole month just for them to process things and let a property. They waited until the day before to change their mind about letting the property to us leaving us with nowhere to go. They stressed me out so much I had a breakdown, wouldn’t recommend renting through them. And my friend had the exact same problem with them as they even had to move into a bnb with their kids due to their inconsiderate requests. Hollie kept holding off on us moving in with excuses upon excuses, inhuman behaviour honestly.

After agreement on a rental I found myself losing the property on a flagged up CCJ that was around £400. I honestly didnt realise I had one. I paid a holding fee of £143... in the terms you lose this should anything crop up. I was disappointed and felt they could have asked for me to pay up the CCJ and the agreed terms would be still acceptable. Instead it was a total blank by the landlord you are not now been accepted.
So been disappointed I sent an email.
I offered to pay off the CCJ and pay a month's rent in advance. They went back to the landlord and the term's offered were changed to such an extent they wanted a guarantor and £720 deposit plus the CCJ to be paid today. Obviously money grabbing and making the term's very difficult to do within the time scale needed. Please becareful and make sure you don't have a CCJ you know nothing about. Giving some money over and it not been returned to me is how these organisations make extra money. Legalised crooks

AVOID!! ????????AVOID!! ????????Came to Keighley to view a property, traveled over 4 hours and paid for a hotel accommodation for 2 nights just to get a viewing for a property. Viewing was for 11am even got a call at 9am confirming that everything was going accordingly. Waiting outside the property for over an hour (30 mins early) (30 mins after scheduled time) phoned them up to be told. “There’s a tenant inside property , the keys are in the door from the inside.we can’t access the flat. I don’t know what else to say….”
Very very unprofessional if I never phoned them up I’d of been told absolutely zero. Was supposed to receive a phone call at 3pm to follow up what had happened tried phoning myself at 3pm and it just run out no suprise guys have ZERO Respect and no professionalism about the people and there company ????????????

God Awful.
We went to view a property today, called ahead to tell them we were going to be 10 mins late and were told by Jasmine she would call the person on site and let us know if this was not Okay. Arrived (8mins late) and noone at the property. Called the office spoke to Jasmine again who said the person doing the viewing had left... they hadn't called us back to tell us and then said "who was it you spoke to?" She had clearly put the phone down and completely forgotten. An hour and a half round trip wasted due to incompetence.

After applying to rent a property, they took more than 2 weeks to give me an answer on my application even after I called a few times and sent them emails. Even though my offer was pretty good, they tried to ask me for more money until they formally rejected it which took more than 2 weeks from the application date. It seems they did not want to accept my offer (which they did not) but they did not formally reject it either in case they do not receive any better offer.

She attended to matters very quickly, chased solicitors and others, and gave me regular updates. The gift box which I received on completion was a very nice touch. I recently had a disappointing experience with a property agent, and I feel compelled to share my experience with others. The level of professionalism and service provided by this agent left much to be desired. Here are some specific reasons why I would not recommend working with them:
Poor Communication: Throughout the entire process, the property agent displayed a lack of communication skills. They were consistently unresponsive to phone calls and emails, making it frustrating to stay updated on any developments or progress related to the property. It seemed as though my inquiries and concerns were not a priority to them.
Lack of Knowledge: The agent's lack of knowledge was glaringly evident. They were unable to answer basic questions about the property or the local market. Their limited understanding left me feeling uncertain and unsupported throughout the transaction. It was apparent that they did not invest enough time in staying updated with current trends and regulations.
Negligence in Documentation: The agent's negligence with important paperwork was concerning. They failed to provide essential documents on time, causing unnecessary delays and complications. This lackadaisical approach to vital paperwork displayed a lack of professionalism and disregard for their clients' time and interests.
Misrepresentation of Property: The agent grossly misrepresented the property I was interested in. They provided misleading information about its condition, amenities, and neighborhood. This not only wasted my time but also caused disappointment and frustration when the reality did not match the agent's descriptions.
Overall, my experience with this property agent was highly disappointing. Their poor communication, lack of knowledge, negligence in documentation, misrepresentation of the property, and pushy sales tactics made the entire process arduous and unpleasant. I would strongly advise against working with this agent if you value professionalism and want a smooth and transparent property transaction

We bought a house through this letting agent in 2021
At the time they were great as they were very approachable and responsive, leaving us as very happy customers.
It turns out they’ll happily tell lies to make a sale!
We live down a dirt track and the agent told us that the council carries out repairs every year / as & when required - this was a lie as it’s a private road.
We were also told that a particular room had undergone a damp course. We’ve found out today that that was another lie which will cost thousands due to the hidden extent of damage over the years.
I’m left wondering what else they may have lied to us about.

I was met by Holly of Lindley &Simpson. On time. I found Holly to be friendly and humorous. Holly was knowledgeable in regards to the property, previous, tenants the landlord and the neighbours. An issue with a viewing at the beginning of the sale of the property. There was also an incident with the company who erect the " sold" sign on the property, on behalf of Linley and Simpson...I had to get the gatepost rebuilt!! My advice would be... don't have a board!!
However once Ruby took over, communication was excellent, when things became more complex Ruby was supportive and knowledgeable..

The decision to rent our "home" out was not an easy one to make, we had only been there 3 years, it's our dream home and we had worked tirelessly to make improvements and alterations to the property. We found out that we would be moving out the country and to the States with work for several years, so I contacted a few agents to value the property for sale and rental (I really didn't want to sell but was also very uncomfortable with renting as the house is big and very old with land). I was so happy to meet Verity! She totally understood my predicament and was very understanding with my decision making!!!! she offered loads of suggestions and advice which helped get the house ready for rental without jeopardising any of its charm and beauty. The house went on the market on a Friday, Saturday morning we took a call to book a viewing on Tuesday and the new tenants moved in 4 weeks and 2 days later, just in time for Christmas! We could not be happier with our tenants, one of my discussions with Verity was that I needed the tenants to be right for the house, someone that would love and care for the property and enjoy living there, and I am pretty sure that Verity found the right tenants for us. The finance department has also been fantastic, with only 4 weeks between the house going on the market and us moving out and new tenants in, the whole process very fast, however everything was dealt with very professionally and calmly, it was nice to have Linley & Simpson on the other end of the phone to help keep me sane during a very stressful time, they have defiantly help make our transatlantic move less traumatic and chaotic.

If I could give less I would. We arrived for a viewing a few minutes before allocated slot, stayed in the car whilst we rang to find out which property it was as no for sale sign. Upon finding out we get out and knock a few times but no answer. Rang them again to ask where their colleague was, so they rang her and informed us that she had left and waited outside 5 mins after our time slot. We were parked opposite the house and nobody came out of there between the times they stated. A bunch of liars who wasted our time -avoid. There are much better estate agents out there

I used the Bingley office and had very positive experience. Dan went to value the property and take photos and then Ruby dealt with the viewings and sale.
I live in London so it was hard for me to work out which agency to use as they all have very mixed reviews online. It was also the worst time to sell but the mortgage on the property was coming to an end ( my mum is 80 so couldn’t get another mortgage )and it just needed to be sold ASAP.
I contacted 4 agencies and Dan got back to me the quickest, viewed the property the following day and did a lot of leg work right form the off so decided to go with him.
Ruby was outstanding from the off and understood the flat sale was extremely time sensitive. She found a buyer stayed on top of things and pushed hard to get the sale through. It was not plain sailing as the buyers solicitors were beyond dreadful and kept delaying/ loosing documents.
There was no messing around with Ruby -called ALWAYS returned and she honestly went above and beyond.
I also used local solicitors recommended by Ruby called Switalskis who were also super efficient

****RESPONSE IS A LIE***** I was the first Tennant and linley and simpson were the FIRST AGENCY - these issues came up whilst I was living there because no one had resided in the property about a year prior to me and we moved agencies because they did nothing to help other than blame the landlord. How disgusting.

DON'T DO IT. I was left for 2 years with serious damage in my home. I was advised constantly that random people in their agency would be given keys to enter my home whether I was there or not (that I never agreed to from the start) and medical problems are no concern to them. They defended a landlord unwilling to complete mandatory, legally necessary repairs. And I was left to financially deal with it. Agencies were changed.

Estate agents often get a bad press, however we cannot criticise Linley and Simpson's Bingley office. Throughout our recent purchase of a house in the Riddlesden area, they could not be faulted. We received weekly, sometimes daily updates from Ruby Sievewright who was allocated to manage our purchase. Polite and good humoured at all times, she kept in regular phone and email contact with us, ensuring we were up to speed with what was happening with our purchase. When we rang the Bingley office with a query, it was evident that there was an excellent team spirit amongst those working there. At times when Ruby was not available, other members of the team ensured that messages were passed on. At one particularly key point of our purchase when Ruby was out of the office, Carla took up the reins and made phone calls on our behalf to chase up solicitors ensuring that we got our keys at the earliest possible point on completion. Our move with Linley and Simpson went relatively smoothly from start to finish. Communication was a little patchy but it was an extremely busy market due to the stamp duty holiday. Superb professionalism. I was undecided if I was ready to move after 30 odd years here. Dan visited my home and we discussed my situation. He helped with explaining everything Linley & Simpson can offer with every aspect of moving and made it clear the process doesn't have to be daunting. I felt no pressure to "get on with it" and follow-up contact from the sales staff at the Bingley branch was also extremely good. I have decided not to move yet, but when the time is right, I will certainly contact Linley & Simpson again.

I needed to secure a rental property in May which was difficult due to the Covid restrictions. I contacted Linley and Simpson and spoke to Tracy Priest about a property I liked and she was really helpful in making sure I had a Covid safe viewing and helping me with the rental process. Tracy was extremely friendly, polite and professional and I felt very comfortable asking her lots of questions which helped me decide to go ahead with renting the property. Tracy was also very caring and helpful during the moving in period, she knew my father was ill and checked how I was and was very kind when unfortunately he passed away. These are trying times for all of us, especially when moving, but Tracy was upbeat and positive which made a huge difference. I would happily use Linley and Simpson, especially Tracy Priest, again.
