Swansea's city-wide average hides a varied property market. The Marina offers waterfront apartments, Uplands and Brynmill sit close to university life, Sketty and Killay have a more suburban character, and Mumbles brings the coast firmly into everyday living.

Prices vary just as widely. Some northern and central areas have much lower entry prices than Swansea's western and coastal neighbourhoods.

Swansea's Property Market in 2026

The latest ONS housing data for Swansea puts the provisional average house price at £206,000 in June 2026. First-time buyers paid a provisional average of £178,000, while average private rent reached £848 per month in July 2026.

GetAgent's August 2026 market data shows an average asking price of £264,764 across Swansea.

These figures measure different things. ONS house prices reflect completed transactions, whereas asking prices represent homes being marketed. Buyers can explore the differences further through GetAgent's Swansea house price data.

Data note: ONS house-price figures for June 2026 are provisional. Unless otherwise stated, neighbourhood asking and sold prices below are from GetAgent's August 2026 local market data. Area averages can change as different properties enter and leave the market.

Mumbles

Coastal living at the western end of Swansea Bay

Mumbles has a distinct centre of its own, with shops, cafés, restaurants and everyday services close to the promenade. The coastline continues towards Langland, Caswell and the wider Gower Peninsula, making this one of the clearest choices for buyers prioritising access to the sea.

Housing ranges from cottages and terraces to apartments and substantial detached homes. Views, parking and proximity to the waterfront can all make a significant difference to value.

The average asking price is approximately £441,486.

Mumbles is further from Swansea railway station than the inner suburbs, so frequent rail commuters should factor in the additional journey along the bay.

Families should also check school catchments for the precise address, particularly around Mumbles, Newton and West Cross.

May suit: Buyers prioritising coastal access, families looking for larger homes and downsizers wanting amenities nearby.


Sketty

An established residential option in west Swansea

Sketty sits between central Swansea and the western suburbs, close to Singleton Park, Swansea University's Singleton Park Campus and Singleton Hospital.

Sketty Cross provides local shops and services, while housing ranges from period homes and inter-war semis to detached properties and flats.

The average asking price is approximately £348,089.

The sizeable rise between three- and four-bedroom averages shows the premium attached to larger family homes.

For university and hospital employees, Sketty can offer a practical location without the denser feel of Uplands or Brynmill. Families should still compare individual streets because parking, property type and school catchment can change over relatively short distances.

May suit: Families, professionals, university employees and healthcare workers.


Uplands

A livelier option close to central Swansea

Uplands has a stronger concentration of restaurants, cafés, pubs and independent shops than Swansea's quieter residential suburbs.

The city centre, Brynmill and Singleton Park are nearby, while Victorian and Edwardian terraces, converted properties and flats make up much of the housing stock.

Because a clean Uplands-only series is difficult to isolate, the wider SA2 postcode provides useful market context.

The average SA2 asking price was approximately £316,783 in August 2026. These figures cover other parts of west Swansea as well, so street-level comparisons remain important.

Uplands may appeal to buyers who want walkability and central amenities. Those prioritising quieter streets, larger gardens or easier parking may prefer Sketty or Killay.

May suit: Young professionals, graduates, students and buyers wanting amenities nearby.


Brynmill

Period housing beside parks and university life

Brynmill sits close to Swansea University's Singleton Park Campus, Brynmill Park and Singleton Park.

Older terraces dominate much of the neighbourhood, alongside flats and converted properties. Students form part of the population, but the area also includes university staff, professionals and longer-term residents.

The average asking price is around £267,208.

The unusual relationship between these averages reflects the mix and number of homes sold in each category rather than a general rule about property values.

Buyers considering former student accommodation should check its planning status, licensing position where relevant and general condition as part of the normal property and legal checks.

May suit: University staff, graduates, first-time buyers and people wanting parks and central Swansea nearby.


Swansea Marina

Waterfront apartment living near the centre

Swansea Marina has a very different housing market from the western suburbs because apartments dominate.

The Maritime Quarter, waterfront and city centre are close by, which may suit buyers who want central amenities but do not need a conventional family house or large garden.

The average asking price was approximately £186,326 in August 2026.

One- and two-bedroom prices sit below typical family-house values in areas such as Sketty and Mumbles.

For individual apartments, buyers should review the lease, service charges, ground rent where applicable, parking and information about planned major works as part of their usual legal and financial checks.

May suit: Professionals, couples, downsizers and apartment buyers.


Killay

More space in a quieter western suburb

Killay lies beyond Sketty and has a more suburban character, with local shops and services and easy access towards Dunvant and Upper Killay.

Semis and detached houses are more prominent here than in Uplands or Brynmill, making the area relevant to buyers prioritising bedrooms, gardens and parking.

The average asking price is approximately £328,409.

Killay is more dependent on road and bus travel than Swansea's inner neighbourhoods. For buyers working in west Swansea or regularly travelling towards Gower, that may be less important.

Families should check the designated school for the exact address rather than assuming all Killay properties share the same catchment.

Morriston

Lower entry prices in northern Swansea

Morriston lies north of the city centre and has a long-established centre of its own.

Morriston Hospital is nearby, access towards the M4 is relatively straightforward, and house prices generally sit below those in Swansea's western suburbs.

For buyers looking for a conventional family house, the three-bedroom average is considerably lower than equivalent figures in Sketty, Killay or Mumbles.

Morriston is less convenient for Swansea railway station than the inner-city neighbourhoods, so road and bus connections tend to matter more.

Gorseinon

A self-contained town north-west of Swansea

Gorseinon feels more like a town in its own right than an outer city neighbourhood.

Its local centre provides everyday shops and services, while housing ranges from older properties to semis and detached family homes.

Three- and four-bedroom averages remain below comparable figures in several west Swansea areas.

Gorseinon is more car-dependent than central Swansea, although nearby Gowerton railway station may provide another option depending on the property.

Pontarddulais

Small-town living on Swansea's outer edge

Pontarddulais sits near the Carmarthenshire border and feels less urban than the areas around Swansea Bay.

Local shops and services give it some independence from the city centre, while the housing stock includes terraces, semis and larger detached properties.

The average asking price is approximately £267,670.

Pontarddulais has its own railway station and road access towards the M4, making it relevant to people travelling across South Wales.

The main compromise is distance from Swansea Bay and the city centre.

May suit: Families seeking more space, buyers who prefer a small-town setting and commuters who value road and rail access.


Getting Around From Different Parts of Swansea

Where you live can make a substantial difference to commuting.

Uplands, Brynmill and the Marina are relatively close to central Swansea. Sketty works well for Singleton Hospital, the university and west Swansea, while Mumbles and Killay add a longer journey towards Swansea station.

Morriston provides easier access towards the M4, while Gorseinon and Pontarddulais suit different commuting patterns again.

For travel east, Transport for Wales lists direct Swansea to Cardiff Central services, with the fastest journeys taking around 50 minutes.

That is only the train journey. Someone travelling from Mumbles will have a longer door-to-door commute than someone living close to Swansea station.


Schools and Catchments Across Swansea

School catchments are an important consideration for many families, particularly in west Swansea.

Swansea Council's school admissions guidance states that living within a catchment area does not guarantee admission. Having a sibling at the school or attending a partner primary school does not guarantee a place either.

Families should check the council's guidance for the relevant admissions year, including:

  • the designated English or Welsh-medium school for the property
  • oversubscription criteria
  • application deadlines
  • transport arrangements where relevant

These ranges illustrate current property prices rather than personal affordability. Borrowing and affordability depend on individual financial circumstances.

Narrowing Down Your Swansea Shortlist

The areas above suit different priorities rather than forming a simple ranking.

Mumbles may suit buyers who place coastal living first and can accommodate its higher prices.

Sketty offers an established residential setting close to the university, hospital and west Swansea, while Killay provides a quieter suburban alternative with more family housing.

Uplands and Brynmill are more relevant to buyers who want university access, parks and central amenities.

For apartments, Swansea Marina offers lower typical entry prices than many western suburbs, although leasehold costs need to be assessed separately.

Further north and north-west, Morriston, Gorseinon and Pontarddulais have lower current prices for some family-sized homes but generally place buyers further from Swansea Bay.

Once you have narrowed the search to two or three areas, compare recent transactions at street level and test the journeys you expect to make regularly.
