How much does it cost to sell a house?

Your costs depend on the agent you choose and the legal, certification and moving services you need. This calculator adds typical allowances to a local agent-fee range. These are budgeting estimates, not quotes or a guaranteed maximum; check the listed exclusions.

Who pays for what when selling a home?

The seller normally pays their estate agent, their own solicitor and any required EPC or Scottish Home Report. Each party pays their own moving costs. The buyer normally pays their purchase tax and their own conveyancing costs.

When is each selling cost paid?

An EPC or Home Report is normally arranged before marketing. A solicitor may request money upfront for work or disbursements, with the balance due at completion. Many agent fees are paid on completion, while removals follow the provider’s booking terms. Check each agreement.

Do I need a separate EPC with a Scottish Home Report?

A Home Report includes an EPC, so you should not budget for the same certificate twice. If your property is exempt from a Home Report, an EPC may still be required. If you already have the documents you need, remove those allowances from the calculator.

Estate agent fees

Your agent supports the valuation, marketing, viewings, negotiation and progress of your sale. The range here comes from current local agent schedules and includes VAT. Comparing agents lets you discuss the service and get a quote for your home.

Conveyancing and legal work

Your solicitor or conveyancer handles the legal transfer of ownership. The allowance covers typical sale conveyancing; leasehold information packs, unusual title issues and other disbursements can add to the cost. Conveyancing is always included in the calculator’s total.

EPCs and Scottish Home Reports

Check whether your property already has a valid EPC before budgeting for a new one. In Scotland, most homes need a Home Report, which includes an energy report and EPC. The calculator includes either the Home Report or a standalone EPC to avoid counting the certificate twice.

Removals and other costs

Removals depend on the distance, volume, packing and storage you need. Our upper figure is open-ended because larger moves can cost more. Mortgage exit fees, early repayment charges, leasehold extras, any Capital Gains Tax and the costs of buying your next home are excluded.
