I signed a contract through this agency. Unfortunately the landlord decided to broke it so we lost the flat, but then the agent became really difficult to reach and did not explain the situation clearly. Then I had to wait for my refund for two weeks during which I thought I got scammed due to the absence of answer to my calls/ texts and the general lack of professionalism. Put an offer on a rental and the agent asked for my email in order to send over the details for the holding deposit. After a few hours, I asked it if he was sending it through. We were appalled by the service by this agency. We originally agreed to have the flat for £519 pw (which we were told was not put on the market before we saw, but it was), and then when we saw the same flat being advertised once we’d paid the deposit for £500 pw we queried this, and were quickly shot down that it was a mistake with the agency. It wasn’t, they lied to us. When leaving the property, they provided a 150 page document of pictures of the flat (it was tiny, literally every corner was photographed) and tried to scam us out of our deposit. Luckily, the landlord was stupid and we realised he had nothing to compare it to, so we got our deposit it back. But the way we were treated was genuinely shocking. I’m convinced the 5* reviews by the agency themselves, please avoid at all costs for your own sake.... Read more

As a tenant leaving a rented property, this company has been an absolute nightmare to deal with. Incompetent, unprofessional and non existent communication - good luck getting a response from them.
Getting your deposit back...
Chased our deposit return for 2 months with email after email being ignored daily. Had to resort to calling the office twice a day for a couple of days in a row to finally get some response that wasn't "We'll get back to you ASAP". Tried every trick in the book to charge us for something - excuses which changed regularly, total of 5 excuses tried none of which stuck - clearly clutching at straws. Direct emails from the landlord to the agents were copied and pasted and sent to ourselves during disputes/discussions - Absolutely no service from the agents here to filter and resolve between ourselves and the landlord themselves. We were one step away from going directly to the deposit scheme ourselves. Finally resolved our deposit, and then find out they've sent too much and need £500 back - a month later! Complete lack of any account handling to have known that money was returned 2 weeks into our tenancy when the law changed - something perhaps we should have noted but 4 years laters and 10 weeks of trying to get the deposit back we were relieved to have thought we were done with them.
Mice/Damp Issues?...
Whilst tenants we reported both mice and a damp problem - was told to 'stop letting the mice in, they learn your routine' which is a ridiculous response - and for the damp a builder came to investigate the damp told us verbally he'd need to investigate under the floor but response from the agents was that 'it was all fine'.
Viewings Communication...
Viewings were not communicated, agent called us 15 minutes beforehand claiming to have given notice and expecting to be let in, to which we refused as none of us had seen anything about a viewing - agents tried claiming we were lying and in breach of our contract etc etc - highly unprofessional and rude on the phone when this was their mistake and tried coercing us into letting them in at short notice to save them looking unprofessional in front of new clients. Shame how much new clients are valued over existing tenants who had a wholly unproblematic tenancy for nearly 4 years.
Check Out...
On checking out of the property agents messed us around with check out inventory times - unsurprisingly there was a lack of communication or any plan for check out - we had to outline the process ourselves to which they couldn't even book or confirm times until weeks after we'd requested it. Even when confirmed they rang on the day to rearrange because they were late. No respect that this was time out of our working day. Also had to explain to one agent how 4 sets of keys all had matching top and bottom lock keys because she didn't get why there were so many keys!? Madness...
Also use of WhatsApp to keep calling/messaging tenants when dealing with property matters is highly unprofessional - we are not friends. Email your tenants when necessary putting everything in writing properly. Should a phone call be required follow up with details of that call in an email, again so everything is in writing. Some basic customer service training and professionalism is needed by all at the company including CEO's.
Glad to finally be rid of this company - Take 2022 to brush up your skills and reassess how you handle all your accounts. Some serious organisation is needed.... Read more

These agents have been great. They let out my apartment in SE1 rapidly. Jaspal and the team approached negotiations in a professional manner and were upfront about fees from the start. I’ve had very bad experiences with other local agents and it was refreshing to deal with someone like this.
