We used London Reclaim Brick Merchants when renovating our Victorian town house. It was imperative to our project that we had the perfect match of brick. They sourced exactly what we were after, and made a stressful build, easy. Superb customer service and expert knowledge. I could trust the advice I received implicitly. Would recommend to anybody taking on a renovation project.

AVOID. I've rented with my fair share of bad London letting agencies and Abacus were by far the worst. They are completely incompetent, and are only helpful up until the point they've secured enormous sums of money from you. Once you've paid fees and initial rent, they aren't of any use. Some examples: - tried to delay our move-in date less than 24hrs in advance - we lived there for a year and they never managed to fix issues reported at move in (e.g. broken window) - told us bills were included and then, when we received outstanding payment requests from utilities companies several months into the tenancy, backtracked on this - refused to acknowledge that this was theirs & the landlord's responsibility given it was written in the contract we all signed and we eventually had to pay the remainder as British Gas were threatening to install a pay per use meter, including the debt accrued - repeatedly ignored emails and avoided our calls during the issue with the bills, but were miraculously no longer 'in a meeting' when we phoned using different names - tried to charge us for there being no working lighting in half the property when we moved out, even though this was a massive issue for us (obviously!) which we had reported to them and the landlord and the landlord was unable to fix until we moved out - incredibly poor record keeping and communication between employees, e.g. complained at check out that the dishwasher had 'changed brand', when we had reported it to them when it broke and it was them that replaced it - ended up charging us ridiculous amounts for tiny items when we moved out e.g. £15 for a missing plastic toilet brush. Were you really not going to replace that between tenancies? Revolting. Avoid, avoid, avoid. The stress and frustration isn't worth it, and is ultimately why we moved out of such a nice, well-located property. Like many others, I have given 1 star because it's not possible to give 0.

My experience with this estate agent has been disastrous. Our point of contact in the agency Alexandra is totally incompetent. 5 days before we were due to move in we received a very casual email telling us we would not be able to move in. Alexandra was not at all concerned that we were homeless and had no where to store our belongings. She was slow to get back to us with any information and was not at all transparent. When our new move in date had been established we were given the keys and turned up to an absolutely filthy house covered in builders dirt and mess from the previous tenants which Alexandra was fully aware of and yet failed to communicate this to us. It was down to other colleagues to sort the mess out and help us on a Saturday which Was stressful and unfair for them and a waste of time for us. There have been a few other issues with If you expect to be treated fairly avoid this estate agents at all costs because of they are totally incompetent.

Shelley Hampton at Abacus in West Hampstead was the hardest working, most committed negotiator I have ever dealt with. She clearly understood what I was looking for and was very proactive in providing options to view. I cannot commend her highly enough.

My boyfriend and I have rented a flat in Ulysses Rd, West Hampstead for the past 18 months and yesterday some lowlife scumbags broke the door down, ransacked the place and made off with pretty much everything of any value including many things of sentimental value. This was the second time this has happened in 6 months, despite numerous requests for improved security by us and our neighbours in the flat above. I am now, understandably, too terrified to stay in the flat and so we have reluctantly had to instruct the estate agent, Abacus Estates to terminate our tenancy agreement forthwith. So far they seem to have accepted our position with good grace and have promised that we will be refunded our deposit in full with compensation for our stolen property as this second break-in could have been avoided… we will have to wait and see as so far it’s just been broken promises... I will keep you all informed of the outcome.
